Durham Gate is a £200m development for the former Black and Decker site at Thinford near Spennymoor to the South of Durham just off the A167. The development is by Carillion Arlington Spennymoor Trust (CAST), a joint venture by Carillion and Arlington of Hartlepool. I think there have been proposals for a while but recently there seems to be more activity. The current proposal is for:
440,000 sq ft of offices from 25,000 sq ft to 100,000 sq ft
Hotel and family pub
20,000 sq ft of restaurants
9,500 sq ft of retail space
376 houses
£8m of road improvements including a larger roundabout at Thinford with a fifth exit and traffic lights

Any thoughts? I think it looks quite good, better than anything I'd expected. The road improvements are desperately needed and it'll certainly be a boost for the area.
Talisker November 14th, 2009, 04:34 AM Not bad. It's a shame they've used the potentially great public space in the centre for car parking, although this is a fairly out-of-town development.
denm November 14th, 2009, 09:29 AM Looks a decent Development marra, ---and will create employment for the area, ---btw, is the Thinford pub still there, --I used to travel passed regularly in the late 80s.
JetStreak November 15th, 2009, 10:28 AM The pub is still there and there is also a McDonald's on the other corner of the roundabout. The traffic on the roundabout is a nightmare at peak times with big ques forming on the approaches. The redesign of the roundabout will help but I think it could do with dual carriage way approaches from all directions. The problem is the proximity of the pub and the buildings opposite to the road mean that the current single carriage way just squeezes through.

The website is working now working http://www.durhamgate.com/ which has a new promotional video and a news item from 18th December stating work will begin early 2010 on upgrading the road network.
There was some utility works being carried out on one of the approach roads and I suspect that will be finished before any work on the roundabout begins. The good news is that when I last drove past the work looked completed.

So same as before really, I can't see the work on the roundabout being able to start until the other works on the approach road have been completed.
Looking at Durham County Council's website the roadworks are scheduled to finish by the end of this month. So far no dates for the roundabout work, but the works listed seem generally to be current and imminent.

APPROVAL has been given for an £8.5m funding package to upgrade the highways at the entrance to a proposed £200m mixed-use County Durham scheme.
The first phase of the Durham Gate project near Spennymoor will see old buildings on the site knocked down.
This follows the approval of an £8.5m funding package by the developers, One North East, Durham County Council and the Homes and Communities Agency (HCA).
The scheme on the A167, at the site of the former Black & Decker factory, will see the construction of 440,000sq ft of offices, a hotel and family pub, 9,500sq ft of retail and 376 houses.
The reshaping of the highways around the site will tackle a years-old problem in the area, which has seen congestion and delays on the A167 Great North Road, as well as other routes which cross it south of Durham city at Thinford.
The first stage is to double the size of the main roundabout on the A167, creating an additional spoke that will be the main entrance into the site.
Other developments, including a new roundabout where York Hill Road meets the A167, along with further related work, are aimed at making it easier for traffic to access Spennymoor from the north without having to use the existing roundabout at Thinford.
Neil McMillan, director of Carillion Developments, a partner in Durham Gate, said: “The highways congestion has been an issue for some time and we have always been aware that the roads need upgrading before we can make Durham Gate a success.
“One of the first things we resolved to do was to enable that work to be done and we have joined with One North East, Durham County Council and the Homes and Communities Agency to do that as the first phase of the development.
“We appreciate that this work will take some time and it will not be without disruption for motorists. However, we will do everything we can to ensure people in the area are as well- informed as possible and to keep the inevitable disruption to a minimum.”
Allan Cook, director of Arlington Real Estate, the other partner in Durham Gate, said: “This agreement is an exciting step forward, not only for Durham Gate, but for the area as a whole, because it will resolve a major transport issue. Since planning permission was achieved last year, work has been non-stop behind the scenes and this funding will allow the first visible signs to take place for the outside world to see.
Coun Neil Foster, portfolio holder for regeneration at Durham County Council, is sure the scheme will have a positive impact.
He said: “Durham Gate is the most significant regeneration in County Durham and this highways work is of vital importance for the area, so we are very excited about what has been agreed to tackle the traffic issues.”
David Cramond, director of capital development at One North East, said: “We are supporting infrastructure development at Durham Gate that will open up 26 hectares of brownfield land for high-quality business accommodation, with associated retail, leisure facilities, a hotel and new residential development.”

Unfortunately there's no progress I've noticed. The only sign of the project is a huge billboard.
The road works which where being carried out on the approaches seemed like utilities work. No progress on the roundabout yet which is supposed to be one of the first bits to be started.
So still a waiting game I'm afraid.

It appears to be in preparation for construction of a site office and to allow access for the demolition of the old Black & Decker factory.

A PROJECT manager has been appointed to lead one of the region’s largest proposed mixed-use regeneration schemes with work set to start on the development in a matter of weeks.
The £200m Durham Gate scheme on the site of the former Black & Decker factory in Spennymoor, will see the construction of 440,000sq ft of offices, a hotel and family pub, 9,500sq ft of retail and 376 houses.
Earlier this year One North East, Durham County Council and the Homes and Communities Agency (HCA) approved an £8.5m funding package for the scheme.
Initial works will see highway improvements to double the size of the main roundabout on the A167, creating an additional spoke that will be the main entrance into the site and this is due to start in a few weeks.
Development partners Hartlepool- based Arlington Real Estate and Carillion Developments have also appointed a project manager to oversee the first phase of the development.
The appointment of Glaswegian Darren Hepburn is something of a return to his family roots as his father was from Spennymoor, prior to moving to Scotland, and his uncle was a former employee at Black & Decker, which still occupies part of the site with its European Research and Development Centre.
Durham Gate is a long-term regeneration project, so the work which takes place here will be a part of the landscape and life in the area for a long time to come.

A FLAGSHIP £200m County Durham regeneration project has signed up its first occupier as builders prepare to move in and start work.
The Durham Gate project on the site of the former Spennymoor Black & Decker factory has secured sbh, a registered provider of social housing and social enterprise which manages and maintains 8,500 local homes, as its first tenant.
Construction will begin before the end of this year and sbh will move its 170 staff into the new purpose-built headquarters at Durham Gate by the end of 2011. Carillion Building, part of Carillion plc, will carry out the building work.
The Durham Gate scheme eventually aims to comprise 440,000sq ft of offices, a hotel and family pub, 9,500sq ft of retail and 376 houses.
The move marks a major milestone in sbh’s development, moving forward from the foundation-building period which followed the stock transfer of properties from Sedgefield Borough Council in 2009.
The business is already 18 months into a major capital investment programme worth many millions, to improve the availability of high-quality affordable homes for rent in County Durham.
Its new headquarters will mark a significant capital investment by sbh and will be built to BREEAM environmental standards, offering lower running costs than the current offices.
Colin Steel, chief executive of sbh, said: “Our purpose-built headquarters will be at the heart of the community we serve. Much time and effort is being spent ensuring it will be an accessible, efficient building which will suit the needs of our staff for many years to come.
“The design and construction will be a practical demonstration of the commitment we have to high quality building standards at a time when we are embarking on a major investment programme which will deliver new affordable homes for rent throughout County Durham.

DEVELOPERS Carillion and Arlington Real Estate have welcomed one of the first major occupiers to its £200m Durhamgate scheme near Spennymoor.
Sedgefield Borough Homes, County Durham’s largest social housing provider, is locating its purpose-built headquarters at the landmark development.
Construction will begin later this year and Sedgefield Borough Homes’ 170 staff will move in by the end of 2011. The company was established in 2009 and is responsible for 8,500 homes.
Durhamgate, a 60-acre mixed-use development being built on the site of the former Black and Decker site, will see the construction of 440,000sq ft of offices, a hotel and family pub, 20,000sq ft of restaurants, 9,500sq ft of retail and 376 new homes.
Director of Carillion Development Neil McMillan said: “This will be the first of a number of high-quality occupiers we intend to bring to Durhamgate. The public will now be able to see real activity taking place with significant new buildings emerging as roads and infrastructure are constructed.” Allan Cook added: “What places Durhamgate at the forefront of the county is that we have continued to use private investment to drive forward through the current economic climate in preparation for a more positive future.
“This is a destination for the future and we are confident that this investment will continue to be worthwhile.”
Sedgefield Borough Homes’ chief executive Colin Steel said: “We are fully supportive of the ambitions of the developers and Durham County Council to make Durhamgate a business gateway to Durham City and are proud to be a part of this exciting venture. Our purpose-built headquarters will be at the heart of the community we serve.”
The deal was advised by Newcastle-based law firm Watson Burton. Simon Scougall, head of real estate at Watson Burton, said: “It’s great to see Durhamgate drive forward active interest in the scheme. The size and quality of the development will have a significant impact on the county and the region and will help to bring new investment to Durham.
“We’ve been involved with Durhamgate from planning permission through infrastructure and on to individual agreements with end users. We will soon be at the exciting stage of seeing buildings come out of the ground which will transform the area.”

I drove past the site today and noticed that the above roadworks don't seem to be taking place yet.
There seemed to be some other utilities works instead. There's been a lot of that type of work going on around that area recently so either the sign was for a second phase or there's been a change of plans because the work has overrun.

Maybe there is, I'm not sure. But just wanted to correct my first post and say that work on the remodelled roundabout doesn't appear to have started yet.

Thinford will look very strange when its gone, just like Merrington Lane does after Thorns was flattened.

JetStreak November 15th, 2010, 06:03 PM I noticed while driving past today that the demolition of the old Black and Deckers plant is well underway.
Thinford will look very strange when its gone, just like Merrington Lane does after Thorns was flattened.
It will look strange and that whole area will be transformed over the next year with the new layout for the roundabout and the office developments. It's good to know that there will be a quality development to replace the building and the site isn't going to stand dormant for long.
Also, welcome to the forum. It would be good to have someone else from the Durham area (assumption from me) able to contribute to the Durham threads. I'm a bit of a lone voice on here in that respect.

I drove past today and the demolition is well underway with a huge pile of scrap ready to be shifted. They're current building an access road to the site (the one from the plans earlier in this thread) so I expect the site will be cleared once that is complete.
There's still road works on the roundabout but again, it just looks like utilities work and nothing to do with remodelling the road layout.

Good they are moving on a pace, ----should see some real progress early next year, if not before, ---as for the Road works, --maybe they are moving or re-aligning some of the drainage/lighting water etc, --before they start on remodelling the road network, just a thought, cheers.

The first unit is well underway with what looks to be most of the steel work erected. If you look at the plans I think it will be the unit to the right of the new entrance from the roundabout.

It's always good to see Construction begin, --and better still when the Steelwork goes up, ----regarding the Thinford Roundabout, --I thought I heard something on the news the other day --saying expect delays, ---I must have heard it wrong if nothing has started though, ---but thanks for the update Jet.

A £200m mixed-use scheme has secured its latest tenant with Marstons pub chain signing up to build an outlet on the site.
The 60-acre DurhamGate development on the site of the former Black and Decker site in Spennymoor will see the construction of 440,000sq ft of offices, a hotel and family pub, 20,000sq ft of restaurants, 9,500sq ft of retail and 376 new homes.
Marstons has acquired a prominent site close to the entrance at DurhamGate, where it will build a two-storey 7,000sq ft pub. Work has started, with the pub expected to be open for business in September 2011.
Marstons aims to create around 45 new permanent full and part-time jobs for local people.

A SOCIAL housing company has become the latest business to move into a flagship County Durham business park. Livin, formerly Sedgefield Borough Homes, has moved its 170-strong workforce from its old Spennymoor headquarters to the new purpose-built facility at DurhamGate in the town.
It brings the total number of people based at DurhamGate to 400 where some £45m has now been invested.
Colin Steel, chief executive of livin, said: “We are proud to be part of DurhamGate’s ambitions to regenerate this area of County Durham.”
DurhamGate is being developed in partnership by Carillion Developments, part of Carillion plc, and regional property business Arlington Real Estate.

The Durham gate Development is becoming a success, --with 400 people working their already, ---long may it continue, --good news.

The building under construction in the last photos is occupied. There's lots of groundwork going on elsewhere on the site but not much in the way to construction. Not sure why that is and I hope it's not a bad sign.
The works continue on the two new roundabouts with the new filter lanes taking shape at Thinford. I would have though these should be completed fairly soon.
