Background
In downtown Welkom on the corner of Stateway Boulevard and Buiten Street is the location of the Goldfields Casino. Contiguous with the Casino there was the Goldfields Mall measuring approximately 8000 m2 and anchored by Joshua Doore. Retail Africa, Retail Property Projects and Shoprite have joined forces to refurbish and expand the mall to 34 000 m2 shopping complex. The development will cost R500 million and Sedgeley Developments (Pty) Ltd is project managing the construction of the complex. Construction started in August 2009 and the shopping centre will open in October 2010. It is envisaged that the mall will serve a population of some 400 000 people, coming from inter alia Welkom, Odendaalsrus, Virginia and Hennenman.

Retail Africa to invest R500 million in mall in Welkom
Retail Africa will invest about R500 million in the construction of a 34 000 m² shopping mall in
Free State gold mining town, Welkom. The new development is expected to boost the local
economy and provide jobs in the area. ptly named Goldfields Mall, the new centre will be anchored by major retailers Checkers, Woolworths, Edcon Group, Foschini Group, Truworths Group and Pepkor Group.
Retail Africa national leasing director, Richard O’Sullivan, says breaking ground for the new
construction will take place in August this year. “Goldfields Mall is positioned to become the
dominant retail destination in Welkom, offering consumers a convenient and comprehensive
one-stop shopping experience,” he says.
Goldfields Mall will cater to a catchment area of over 400 000 people, servicing the retail needs of Welkom and its immediate surrounds, as well as satellite towns such as Virginia,
Odendaalsrus and Heinnenman.
O’Sullivan says development of the shopping centre is eagerly awaited by both the Council
officials and the local community. “Construction of the centre will boost the local economy,
provide jobs and contribute significantly to the municipal rates base,” he says.
The actual construction of the mall is expected to create about 1 600 temporary jobs for a
period of 18 months to two years. Once operational the Mall will provide direct employment in the form of shop assistants, packers, cleaners, till operators and store managers at an estimated one job for every 40 m² of retail floor space developed.
The new mall is highly visible and excellently positioned on the fringe of the Welkom CBD, with convenient access from the main road, State Road.
Although contemporary in design, the architectural style of the mall is a modern interpretation of the original sheet metal architecture rooted in the vernacular of the early mining town settlements.
A formal restaurant area is located in the central piazza space, which functions as the heart of the mall and forms the traditional “town square” with all the associated ambience and
interaction.
Internally, the mall is characterised by ample natural ambient light and as much exposure for
the tenant shop fronts as possible.
“Care will be taken to underline the past and the specific location of the shopping centre within the town by introducing subtle references to its history in elements such as signage, demising columns, bulkheads and amenity facilities,” says O’Sullivan.

Contractor Grinaker-LTA reports that it is providing a much-needed boost to the economy of Free State town Welkom, with the construction of a new shopping mall atop the existing Goldfields Casino
The new shopping centre - a 34 000m2 mall, with leading anchor tenants including Checkers, Woolworths, Edgars, Mr Price, Truworths, Foschini and Ackermans - is scheduled for completion in October 2010. The centre will connect to the existing casino.
Job creation and training are important elements of this project, states contracts director Mark Bowen. The firm kicked off its R302-million contract for the construction of the Goldfields Mall in September last year, for client Retail Africa.
Bowen notes that Grinaker-LTA is committed to creating employment opportunities for local people, suppliers and subcontractors, and, to this end, is working closely with the local municipality and the Chamber of Business. "At present, 80% of people employed by Grinaker-LTA on this project are locals," he states. "We have employed a full-time local Safety Officer, and all of the independent sub-contractors thus far employed for the wet trades are local. There are certain standards that have to be met with regard to elements like quality, price, capacity and programme. Where local suppliers and subcontractors can meet these requirements, we are more than happy to utilize them wherever possible," he stresses. He says that the local municipality is being notified of the statistics of local content on a monthly basis.
The time frame is the biggest challenge facing the contractor, Bowen says. Grinaker-LTA has twelve-and-a-half months to complete the centre, but the first tenants take occupation as early as the end of June 2010. In just three-and-a-half months, Grinaker-LTA will erect 900 tons of structural steel. A total of 40 000m2 of roof sheeting will also be used in the construction.

Upington October 20th, 2010, 01:07 AM .....welkom is the ONLY city in South Africa that was meticulously designed with a proper CBD; a complex road network with traffic circles to allow for the free flow of traffic.....all these infrastructures were laid in advance way back in the 60s coz welkom was to become the next igoli after the discovery of the goldfields in the area......gold went bust after that and poverty set in.....so, with the current $1300 an ounce for gold, the CBD is being revitalized......
At least the mall is in Welkom's CBD. Never knew Welkom had such a thing.
