I seem to remember it being advertised as an A3 site, which is permission for food and drink premises. Might have changed though.

Went past today, and the to let boards are still up, so I'm wondering whether the owner is fitting it out to make it more attractive to prospective tenants? Not sure what would be suitable for that site really -- probably another restaurant most likely? Can't see a bar or shop in that location, although a decent bar would be good.

It's something quite different to that, actually. It will be occupied by esg, a training and skills provider.

...which I believe leaves one vacant unit at the bridge end of the building. A nice boutique or cocktail bar for that site, please...

I don't believe they have, I think their head office is in Sheffield. They're hiring for quite a few decent jobs, which is obviously good news for the city.

ESG have opened up at the base of the Echo Building - looks much better coming across the bridge to have activity evident in the large central section of the ground floor. Should hopefully be a long-term fixture too, since it's a large organisation in the business of apprenticeships and skills.

New tenant moves into Sunderland office space in just six weeks
Apr 28 2010 by Peter McCusker, The Journal

DEVELOPERS Glenrose have welcomed new tenants to their Echo 24 development in Sunderland – just six weeks after receiving the inquiry.

Vocational skills service the ESG Group has taken Suite 1A on a five-year lease at a headline rent of £15 per sq ft.

Chris Watson, managing director of Sunderland-based Glenrose, said: “We became aware of ESG’s requirement for Sunderland and reacted quickly to accommodate their needs.”

Simon Barratt, letting agent at Knight Frank, says: “We were aware of their tight timescales and once we had agreed terms, the offices required a full fit-out from shell.

“Fortunately the professional attitude of all parties meant that our building surveyors were able to design and project manage the fit out so the tenants were open for business within six weeks from agreeing the terms which is remarkable.”

Alan Akester, facilities manager of ESG Group, said: “While we were up against it in terms of timescale, we were able to crack on quickly and deliver our Sunderland branch on target. Echo 24 provides us with just the right sort of accommodation we were looking for which was a high-profile building with open-plan, disability-friendly offices within the centre of Sunderland.”

Echo 24 is a mixed-use building with apartments on the upper floors and commercial space on the ground floor.

As KB says, ESG took the middle suite quite a few months ago.

Only one now remains, at the bridge end of the building. It is by far the smallest of the units by the look of it.

This proves that all Sunderland needs is the quality to attract people in, there's far too many pubs/restaurants that are basically lacking any quality.

But how long has it taken for this site to finally come to fruition? Would it take this long anywhere else?

Good news all the same. :)

Agreed. Exactly what I keep saying.

A lot of people seem to be under the impression that quality retail, restaurants, bars, etc are lost on the people of Sunderland because they won't use them or 'can't afford them', but I think that's rubbish.

Cases I can think of, in particular are:

New Vodka Revolution bar on Low Row - a bit more expensive but better quality, clean and pleasant, well done out, and it has been rammed everytime i've been in.

Asiana Restaurant - as mentioned above

Thai Manor - beautifully done out and great food, a little more expensive than your typical Trattoria but still very successful

There are plenty of people who live in Sunderland with plenty of money to spend but the offer just isn't there a lot of the time. If you build it, they will come.

I think the 1 unit left, refers to the business units on the ground floor, and not the residential apartments, which I'm sure there's quite a few unoccupied

I believe all of the flats are now sold; the only empty ones are a few which are up for let. One of the windows on the 'city side' of the building, nearest St Mary's roundabout, has been boarded up for some time now, and although a relatively minor matter, it looks unsightly.

Pleased to see Asiana go from strength to strength. Hopefully it won't be too long before the third and final commercial unit is taken.

It's certainly one of Sunderland's best restaurants. The ongoing and other proposed developments in the Sunniside area can only be a good thing for its prospects.

Sad to see the third ground floor unit of this building still unlet but pleased to see the boarded up window was replaced - was causing an undue degree of consternation!
