I should mention too, construction is well underway on the downtown TD Ameritrade Park... a 25,000 seat stadium being built almost exclusively for the NCAA College World Series which Omaha has hosted for nearly 60 years... and has a contract in hand to host for another 25.

A row-house-style apartment project could replace a parking lot between Joslyn Art Museum and Creighton University.
Tetrad Development Corp. is proposing a $10 million project to build 82 apartments and a corner retail site northeast of 24th and Davenport Streets.
The Capitol Rows development is believed to be the first new private development proposal to emerge since Omaha adopted its downtown master plan last year.
Doug Bisson, an urban planner at HDR Inc. who led the creation of the downtown plan, said Capitol Rows is exactly the kind of project envisioned.
It would provide new housing downtown — one of the plan's key goals — and would do so in a neighborhood projected to develop into the Joslyn District. By repurposing parking lots, the project also would fulfill a goal of seizing small redevelopment opportunities.
“That's what we've always envisioned,” Bisson said. “Little by little, people are starting to find those neat opportunities.”
The project would be geared toward Creighton upperclassmen and graduate students, said Don Mohlman, president of Tetrad Development. It would have 60 one-bedroom apartments and 22 two-bedroom units — all renting at market rates, Mohlman said.
The buildings would be designed in an urban row house style. Two apartment buildings along 24th Street would be three stories high, and a building along Davenport Street would be four stories tall.
The developer would like to finish construction by late summer 2011. “We're quite excited about the project,” Mohlman said.
Tetrad Development is a subsidiary of Tetrad Corp., a development and construction services firm headed by W. David Scott, son of Omaha businessman and philanthropist Walter Scott.
America First Real Estate Group would manage the property. America First is a subsidiary of Burlington Capital Group, headed by Lisa Roskens, daughter of Omaha businessman and philanthropist Michael Yanney.
The project is going through the city approval process.
The Omaha Planning Board has signed off on the necessary zoning changes, land plats and a redevelopment plan that would provide the project with $765,000 in tax-increment financing, or the temporary use of new property taxes generated by the improvements to pay some of the project's costs.
The City Council is scheduled to hold a public hearing and vote on part of the plans on June 29.

The developer was quoted as saying that financing was in place... but he's made a lot of statements like that over the past couple of years... most of us following the situation have pretty well given up (even placed it in the 'Projects never built' section on a populate local discussion forum).

Finally, because our AAA baseball franchise ownership decided TD Ameritrade was way too big for minor league baseball (I agree with him)... Downtown is closer to getting a second convention hotel near the Qwest Center Omaha.
With the expansion of the Hilton Omaha set to be finished by year's end, the president of the Metropolitan Entertainment and Convention Authority says he's in talks with a hotel developer about building a new hotel on the former Pinnacle Foods site.

There has been a lot of discussion about light rail, but nothing yet. Omaha used to have one of the most extensive street car systems around back in the 40s/50s. Hopefully we can eventually head down that road again, because our public transportation is lacking.

RaphaelO7 November 24th, 2011, 12:27 AM Oh, and there are way more apartments going up now that the economy is rebounding. I believe someone on the Omaha forum said we should have around 800 new apartments open by 2014 just with announcements and construction this past summer. A lot of it is occurring on the outer edges of Downtown. These are just some of them.

After more than a decade of dreaming about streetcars, Omaha is beginning what promises to be the definitive study on the idea.
If the streetcar concept is meant to move toward reality, it will have to prove worthwhile in an 18-month analysis of mass transit options for the developing area from downtown to the University of Nebraska Medical Center.
The study also will add a new twist to the idea, looking at the possibility of extending a route to the main and south campuses of the University of Nebraska at Omaha, Aksarben Village and a redeveloped Crossroads Mall.

Hyatt Hotels Corporation announced today, Tuesday, Feb. 21, that a Hyatt Place hotel will be built at the corner of 12th and Jackson streets in Omaha’s Old Market.
The Greater Omaha Economic Development Partnership became acquainted with Hyatt representatives at the International Council of Shopping Centers annual global convention about five years ago and has kept the relationship going and growing since.
“Maintaining our relationship at ICSC provided time for us to have in-depth conversations about Omaha’s market,” said Rod Moseman, economic development vice president at the Greater Omaha Chamber. “We also hosted Hyatt representatives multiple times over the years when they visited Omaha to analyze potential sites.”
The 159-room hotel, designed by the Chicago office of Omaha-based DLR Group, is expected to open in 2014. Construction is slated to begin in the second quarter of 2012.

It'll be 9 stories instead of 11, unfortunately. But because most of the buildings around it are 3-5 stories, it should still have a nice presence in the area.

In other news, the bicycle momentum continues in Omaha! Leavenworth St, a 3 lane one way street that leads
into downtown that doesn't see much traffic, will turn into a 2 lane road with a bike lane.

In an effort to expand multimodal travel options in Omaha, the City will be improving conditions along Leavenworth Street from
31st Street to 13th Street with dedicated bicycle and shared use lanes.

Similar announcements were made for 24th street in Omaha, which will undergo a similar lane diet, and Harney street.
Harney is another large, one way corridor that leads into downtown that doesn't see enough traffic to warrant three east-bound lanes.

Gavilon's plan for a new world headquarters is moving forward, with a tax-increment financing request to the City of Omaha and a groundbreaking ceremony slated this fall at 14th and Dodge Streets.
The grain and commodity trading firm, which has outgrown leased quarters at the downtown ConAgra campus, hopes to have its five-story, 131,225-square-foot office building ready by December 2013.
Not a huge development as far as height is concerned, but keeping Gavilon in Omaha and downtown is huge for us. Plus, it's another empty lot developed.

Hmm, I'm not sure. The only project in the works that fits that description is the Shamrock project, but that's probably not what is being referred to as that was announced way before Dec.
