Consultant Cyril Sweett has been appointed to work on the Crystalline tower in the King Abdullah Financial District in Riyadh for the Capital Market Authority.

The 385m tower will be the tallest of five towers in the financial plaza scheme.

The CMA will occupy the upper section of the tower whilst the remainder of the floors are to be leased to other world leading financial organizations and banks.

Cyril Sweett will be providing cost and project management services on the CMA Tower project, which is being designed jointly by HOK and Omrania & Associates.

The project is due to complete beginning of 2012.

Cyril Sweett will be providing cost and project management services on the the iconic "crystalline" tower, in The King Abdullah Financial District in Riyadh. The King Abdullah Financial District (KAFD) is a mega scale new development that will provide a new economic platform in the heart of the capital city. The focal point of the KAFD is the Financial Plaza which contains the five tallest towers in the scheme, of which the tallest is an iconic 'crystalline' tower which will be the Capital Market Authority (CMA) Tower . The CMA will occupy the upper section of the tower whilst the remainder of the floors are to be leased to other world leading financial organisations and banks.

The tower soars 385m above the surrounding cityscape and will provide an anchor for the district as a whole. The 'crystalline' tower will join the top-table of world tall towers. There will be a podium structure at the base of the Tower which integrates public circulation (via the district 'sky-bridge' system of the Masterplan) with the private amenity spaces (including the CMA Dining Facilities and a two storey state-of-the-art Auditorium) all within a breathtaking contemporary design. The project is due to complete beginning of 2012.

The building will incorporate energy efficient design to the very best Leadership in Energy and Environmental Design (LEED) credentials and it will make use of leading edge technologies such as photovoltaics.This premier 'Class A' office space integrates intelligent, cutting edge and adaptable services while adhering to the inherent principles of a 'Green Building' and at the same time creating an enjoyable working environment.

Contractor to build a 79-floor structure at King Abdullah Financial District

Saudi Binladin frontrunner for Capital Market Authority tower deal



Saudi financial regulator the Capital Market Authority (CMA) has selected the local Saudi Binladin Group for the contract to build the kingdom’s tallest tower at King Abdullah Financial District on the outskirts of the capital.

According to sources close to the project, the value of the contract has not been finalised.

Once the contract is awarded, the contractor will build a 400-metre-tall tower with three basement floors and 79 storeys above ground. The building will have a total built-up area of 185,000 square metres.

When complete in 2012, the tower will supercede the 309-metre-tall Kingdom Tower in Riyadh and will be the country’s tallest building (MEED 25:9:09).

The regulator wants to move into the tower in early 2012.

The CMA tower is one of several high-rise developments planned for the SR36bn ($9.6bn) financial district.

The Saudi Stock Exchange (Tadawul) and other Saudi financial institutions, such as Samba, Alina Bank, Al-Raj hi Bank, and the Public Investment Fund, are all seeking high-rise office space in the financial district.

In November, Saudi bank Samba invited companies to qualify for the contract to build its new headquarters.

The main construction contract involves building the structure and a basic fit-out of a 39-floor office building with three levels of basement parking.

The total built-up area is about 110,000 square metres. A contract to complete the fit-out will be awarded later, once work has started on the main contract. The client expects construction to start during the second quarter of 2010.

Walter P Moore provided structural engineering design services for this 80-story high-rise office tower in Saudi Arabia. At 400 meters tall and 1,991,000 square feet, this world class office tower is to be the landmark project of the new King Abdullah Financial District in Northern Riyadh.
Walter P Moore analyzed over 20 lateral systems for the tower during a six month design period, and ultimately recommended a composite scheme. In the composite scheme, a central Y-shaped concrete core works in conjunction with a composite perimeter braced frame. No columns are vertical, as they sweep in and out with the faceted curtain wall. In keeping with Walter P Moore’s theme of integration of building systems, the sloping braces and columns are fully integrated with the façade which maximizes lettable floor area and minimizes structural materials.

During the structural system selection phase, Walter P Moore performed a carbon emissions comparison of multiple schemes. Even though the composite scheme would require a significant amount of structural steel to be imported for the project, the required concrete in the composite scheme was 40% less than that of an all concrete scheme which resulted in approximately 30% less total embodied carbon emissions for the structural frame.

Cyril Sweett International (Cyril Sweett) is pleased to announce that the concrete pour on the foundations of Saudi Arabia's prestigious Capital Market Authority (CMA) tower has been successfully completed, following a deep excavation of over 30 metres and over 4,000 tonnes of steel reinforcements.

The pour was executed by the Saudi Bin Laden Group (SBG), under direct management of Cyril Sweett. The CMA tower is the tallest tower in the Kingdom of Saudi Arabia currently under construction and this was the single largest concrete pour recorded in the history of the Kingdom to date. With one and half consecutive days of concrete being pumped into the raft foundation, 13,000 cubic metres of concrete mix were used to complete the 4.5 metre high foundation.

Commenting on the pour, Des Pike, Project Director of Cyril Sweet, said, "The concrete pour was scheduled to last 42 hours but was successfully completed within 36 hours. Throughout the operation, mobile truck mixers were arriving on site at an average of one every 90 seconds, a significant logistical feat in itself. This is a great achievement for all parties involved who worked continuously around the clock to ensure its success."

Dr. Said Rabiah, CMA Project Department Manager, said, "We are delighted to see the foundations of the CMA Tower have been completed on schedule. The success of this massive undertaking was the result of the remarkable efforts and collaboration of all parties involved. This could not have been achieved without the strong leadership of Cyril Sweett's project management team. I would like to thank the entire project team for achieving this monumental task and very significant milestone."

The CMA tower is the focal project of the King Abdullah Financial District and when completed will soar 385m above ground level. Designed by renowned American architects, HOK, and leading consulting firm Omrania & Associates, the building combines architectural ingenuity with the very best in environmental credentials to achieve a Gold LEED standard.

Guess what guys, the building has been under construction since last June. This picture of the building raft foundation last Augest Thanks to our friend Lonny who works there, otherwise we wouldn't have known about it.

"The last photo shows the CMA Tower raft foundation preparation. The contractor has placed concrete for the bottom and sides to create a neat level and plumb surface to construct the raft foundation for the tower on. Even though this building is not part of our scope of work here, I was able to meet with the designers on another mater and got a close look at the foundation and the building. The foundation has three distinct locations where there will be super columns. These areas of the raft foundation are designed to support the huge columns independently. If you look at the photo you will see the locations at 1/3 the distance around the foundation area, one directly in front of me, the others to the left and right. The columns will measure 3 meters wide by 3.6 meters thick. Pretty big. There is an excellent discussion about the design of the building on engineer Walter P Moore’s site. There is also discussion about the Samba Tower on the site as well. The Samba Tower will be in the Financial Plaza near the CMA and is being constructed by El-Seif."

King Abdullah Financial District (KAFD) is an unprecedented development that seeks to transform the Saudi capital Riyadh into a major hub for Middle Eastern business.

The CMA Tower, at its ultimate height of 385m, is arguably the stand-out structure of the near-50 skyscrapers rising from the ground at the site.

It will also be the centre piece of the KAFD’s Financial Plaza, which incorporates the five tallest structures in the development, including the CMA Tower, over a space of 50,000m2.

“It is a focal point and a landmark, visible from the North Gateway to the city,” said Ramzi Nawfal, regional director of Cyril Sweett, the project and commercial manager for the tower, in a presentation at last month’s Construction Week conference in Riyadh. He added that the structure will “eclipse” the present tallest structure, the 302m Kingdom Centre.

The slim tower with the wavy glass façade in the dreamy artist renderings will be just one of the distinctive features of the building that will house the Capital Markets Authority(CMA), Saudi Arabia’s chief financial regulator.

The tower’s inner total floor area is 185,000m2 and will contain commercial and corporate offices, a 450-seat auditorium, dining areas, leisure facilities, with the CMA occupying 28,000m2 in the top section.

The first stand-out fact about the tower’s construction is that it is built with no piles and no dampers. Nawfal says it was a challenge to build the four basement levels in the solid rock excavation. After that there was the challenge of dewatering – with the foundation level being the lowest in Riyadh, approximately 11,000m3 per day flowed into the area.

The second stand-out fact about the CMA Tower’s construction is that it contained the biggest raft pour ever in the Middle East. Supervised by Cyril Sweett, Saudi Binladin poured 13,000m3 of concrete over a 36-hour period last October.

Texas-based Walter P Moore, the structural engineering firm for the tower project, had thought long and hard about the materials needed for the structural system, and conducted a carbon emissions study to help the building to achieve its target of a LEED Gold rating.

Despite the huge order for steel, the company calculated that this choice would cut by 40% the amount of concrete needed in the composite structure, reducing emissions by 30%.

The inner structure of the building is perhaps the most substantially different element, and combines many engineering feats to be able to securely support the lofty building above.

The core wall, usually square or elliptical in most towers, is instead nine-sided, and the inside of this core is split into three sections to create a Y-shaped concrete shape looking from above.

Probably because it still has 50 floors to go, and pretty much the entire area is still in the earlier stages of construction. I'm sure interest will pick up significantly by the end of the year. This tower is poised to become a personal favorite of mine.

Tough assignment on CMA Tower


Set to top out at 400 m, the 76-storey CMA Tower in Saudi Arabia will be the tallest building in the city of Riyadh, in whose King Abdullah Financial District it stands. The CMA Tower is being built by SBG, a firm with a huge fund of experience in highrise construction. The tower stands out for its gigantic nine-sided CIP concrete core, whose 40 m cross-section makes it big enough to be a skyscraper in its own right. An ingenious formwork solution from Doka is in use for the 100 casting sections. At present, SBG has an uncommonly tough challenge to deal with: incorporating a three-storey-high steel construction into the CIP concrete core.
Work on the up to 2.50 m thick reinforced concrete wall of the structure core has now reached the 29th floor, in some cases progressing in a 4-day-cycle. The colossal structure core serves as the bearing element for a gigantic steel construction to which the exterior facade and floor-slabs are to be attached. This steel construction will take several weeks to install, a procedure which will have to be repeated at the 51st floor.

2800 tonnes of structural steel, 2000 tonnes of rebar

The complex fitting operations had to be carried out from the 26th to the 29th floors. In these three storeys, the steel construction was embedded in the CIP concrete core as this was poured, to assure a tension-proof connection between the core and the exterior facade. For this, 10 cm thick steel plates of up to 14 m in height were erected ahead of the casting operations, ready to be diagonally embedded. In addition, 12 m high reinforcement rods were also emplaced. Placement of the horizontal rebar proved particularly laborious, as every single rebar item had to be bolted onto the steel construction by way of welded couplers. The result, in the so-called ‘outrigger levels’, is a reinforcement ratio averaging 1500 kg per m³ of concrete. With so much steel in the concrete, tying the two formwork-halves and preparing the suspension points for the self-climbing system was quite a challenge.

Overclimbing a 70 cm wall-return

Another big challenge is a wall-return from 2.50 m to 1.80 m, which has to be hydraulically overclimbed by the platform levels. For this 70 cm set-back, the climbing scaffold is pushed away from the finished casting section, causing the scaffold to slant inwards in the next casting section. For this reason, Doka uses extension shoes in the casting section for the set-back, enabling the climbing scaffold to be pushed upwards and slanted inward by 20 cm in this casting section. Doka’s vast experience and wide-ranging project management are making it possible to solve the highly demanding requirements directly on the site, in teamwork with all the professionals involved. In consequence, the complex worksteps are proceeding as planned. Due to the decreasing rebar quantities, once the steel construction has been installed the site team are even aiming at a 3-day cycle.

The 385m-tall Capital Market Authority (CMA) Tower in the King Abdullah Financial District (KAFD) in Riyadh has reached the halfway mark.

The occasion was celebrated by CMA chairman Dr. Abdul Rahman Tuweijri visiting the tower site, which will be the centrepiece of KAFD's Financial Plaza.

"It is a focal point and a landmark," said Sweett Group regional director Ramzi Nawfal. The consultant is the project and commercial manager for the development.


As well as destined to become the tallest commercial tower in the Middle East upon its completion, the CMA Tower will also be one of the tallest comemrcial towers in the world.

KAFD currently comprises about 50 towers over a 500ha commercial hub. It will also be the new headquarters of the Tadawul, Saudi Arabia's stock exchange.

Wow, this has to be one of the largest skyscraper developments as a whole in the world. Really impressive.
