The one on top is the Acmar Hotel & Suites... Abandoned for quite a few years already...

The middle one (with one crane standing by itself) is Klang Tower, or also known as Menara Klang. This one is a 23-storey office tower with shopping mall and carpark all in one building. The tower is surrounded on three sides by shop-offices.

The bottom pix is the Ablelink Zenith Hotel. This one is an even sadder case, construction ceased at the halfway point. If i'm not mistaken, the hotel would have been the tallest in Klang, at 27-storeys. However, i heard some good news on this project - apparently some parties have plans to resume the Zenith project soon!

wow!! now i only noticed this thread! the first and the last building already abandoned for a long time.... the first picture located not far away from jaya jusco!!! i wondered will it collapsed... :P. the right hand highway on the first picture is FEDERAL HIGHWAY!!! one The most congested highway in klang valley!!

Well, i had an ex-gf who was from klang... So almost every weekend i was in klang...

As a result, always passed by those buildings and got familiar with the history...

If i'm not mistaken, the current tallest is the Hotel Goldcourse (that white building to the left of the third pix)... It's all of 23-storeys...

But noticed that the tallest in klang is not that tall (compare with PJ's 30-storey Amcorp Suites or even the 27-storey Wisma MBSA Shah Alam)... Apparently high-rises in the city center cannot be more than 25-storeys due to the muddy texture of the land... In other words, build too high and the building will start to sink in the long-run (dunno whether true or not, any soil geologists here?)...

WCT Land starts work on 2nd stage of flyover

PROPERTY developer WCT Land Bhd (WCTL) has recently commenced construction work on the second stage of its RM10mil flyover in Klang, Selangor.

The company said in a statement yesterday the second stage was expected to be completed by mid-2005.

The flyover consisting of four stages will likely be operational by September next year.

The company's executive director and chief operating officer, Lai Yeng Fock, said the two-lane flyover was needed to ease traffic in the Bandar Bukit Tinggi area, where a number of new townships were being developed.

The flyover would facilitate traffic flow from Klang towards the south, where developments like Bandar Bukit Tinggi, Taman Klang Jaya, Bandar Botanic and Pulau Indah were located, he said.

WTCL, which is going for a listing on the main board of Bursa Malaysia via a reverse takeover exercise, currently has about 534ha of freehold land in the South Klang New Corridor, which is under development or will be developed. ? Bernama

Is that true? I never heard of it. If that is the case,Klang is not going to have a taller skyscrapers. :( Anyway, i think the cluster of residential apartments near the "Klang Hokkien Association" are all pretty tall. Who knows, maybe even taller than the GoldCourse Hotel. :D Arghh..... If only i have digicam.... :(

I am glad to see this place is getting taller! :D All the 5 storeys terrace shop surrounded the "Menara Klang" already reach its maximum height while the "Menara Klang" itself with 3 storeys currently is going to be taller. For your information, there is a new mosque opposite "Menara Klang" are under construction. The whole place is so messy right now. There is another "Klang City Square" project which is also a skyscraper in that area. But so far i did not see any progression about it. Once the whole project finished, it will totally give North Klang a new face. :cheers:

Klang City Center will have a nice skyline when those projects are completed in a few years... At least the Goldcourse Hotel will have company...

As for those condos near the Hokkien Association, those are the Regency Towers and if i'm not mistaken, those buildings are around 22-storeys... The design is quite interesting, with those green onion domes on the roof...

Oklah, here's a list of high-rise projects around Klang:
- Menara Klang (23-storeys - the tower block has already risen to four storeys!)
- Klang City Square (15-storeys - yet to get off the ground)
- Palm Garden Condo, BBK (22-storeys - first tower completed already, construction has commenced on the second one)
- Intania, Klang South (38-storeys - what happened to that project? Seems to have no activity...)
- Ablelink Zenith Hotel (28-storeys - the abandoned building in front of Regency Tower... Apparently there are plans to resume that project...)
- Acmar Hotel, BBK (24-storeys - still abandoned... There is an oversupply of hotel rooms in the Valley, so might as well keep that place as it is...)

Wow.... Where did you get these information? Eventhough i am Klangite, i also do not know it. What a shame :( By the way, i thought Acmar is a very rich company. They have their own Kindergarden, secondary school and right now they have just finished the expansion of BKK. Not only the Acmar hotel's construction are halted, the acmar hospital which located infront of the Acmar school are also hatled. There is another shopping complex which also halted for few years but thanks god, the construction already resumed.

Yeah, i have also heard that Acmar is a strong company... They have investments in China, mostly in property development...

Just my guess but the Group must have been screwed up in china, resulting in heavy losses... Therefore, as they try to get their finances back in order, many "unnecessary" projects have to be halted/scaled down until things get better...

As for the tons of info, i am those "kay-poh-chi" type who likes to drive around the Valley looking at anything new... When i see a construction site, i observe the info board to find out what project is it... Furthermore, i had an ex-gf who was from port klang...

WCT Land tapping potential in Klang

WCT LAND Bhd will be tapping the growing Klang residential property market with an array of affordable and higher-end properties in its flagship township, Bandar Bukit Tinggi in south Klang.

The group, en route to a listing on the main board of Bursa Malaysia in November, has become one of the leading developers in Klang with its three ongoing projects there.

According to WCT Land executive director-cum-chief operating officer Lai Yeng Fook, about 67% of the group's land bank of 1,335 acres in Klang is still available for development.

The Bandar Bukit Tinggi development, which has a total gross development value (GDV) of RM3.5bil, is expected to take another eight years to complete.

The project is undertaken by the group's wholly-owned subsidiary, Labur Bina Sdn Bhd, and so far more than 6,000 properties worth RM1.6bil have been completed and delivered to buyers.

The 346-acre Bandar Bukit Tinggi I, which has so far reached 90% of its planned development, would yield a GDV of RM1.06bil. Located in the northern part of the township, about 42% of Bandar Bukit Tinggi I features commercial properties, with the balance comprising residential units.

As for the RM1.53bil Bandar Bukit Tinggi II, which is located in the southern part of the township, some 50% sales have been registered since its launch in 2001.

Since making its debut in 1998 as the second township development in Klang after Bandar Baru Klang, Bandar Bukit Tinggi has become one of the fastest growing in the Klang corridor with its wide range of affordable and semi-detached homes, commercial properties and vacant commercial land, as well as the presence of two hypermarkets, Tesco and Giant.

?Property prices here have appreciated by as much as 83% over the past three years. A typical shop house priced at RM580,000 is now changing hands at RM1.2mil while a semi-detached unit has appreciated to RM588,000 from its launch price of RM528,000,? Lai told StarBiz in an interview.

The accessibility to the township would be improved with the RM10mil flyover currently under construction in front of the Bandar Bukit Tinggi commercial precinct to facilitate traffic flow from Klang towards the south. The Jalan Langat flyover is scheduled to be opened to the public by September next year.

In addition to the ongoing development of Bandar Bukit Tinggi I and II projects, the group?s wholly-owned unit Gabungan Efektif Sdn Bhd, plans to start development of another mixed property development project at a later stage.

Known as Bandar Parklands-Bukit Tinggi 3, the project is expected to commence in 2005 and to be completed in seven to eight years.

?This will enable us to leverage on the strong brand name of Bandar Bukit Tinggi and generate greater interest in our properties,? Lai said.

A seven-acre parcel beside Tesco has also been identified for some specialty offices for launch over the next two to three years.

Lai said Bandar Bukit Tinggi had been identified by the Klang Muncipal Council as the new regional commercial hub to serve the growing population of this part of the Klang corridor.

Of the population of 700,000 in Klang, more than 60% are residing in south Klang. New townships currently under way include Taman Klang Jaya, Bandar Botanic and Pulau Indah.

?We are also planning to build a shopping complex with net lettable area of between 500,000 and 600,000 sq ft in Bandar Bukit Tinggi II. The project, scheduled to kick off in the next two years, will generate greater growth stimulus in this area,? he said.

Lai said the group was also on the lookout to expand its land bank in other growth areas in the Klang Valley.

?With improved market for residential properties and our experience in township building, we see good outlook ahead for the group.?

On WCT Land?s listing, he said the group?s parent, WCT Engineering Bhd, saw the potential to venture into property development in a bigger way and at the end of 2002, WCT Engineering?s property holding company, WCT Realty Sdn Bhd, successfully bid for the listing status of Bescorp Industries Bhd from Danaharta.

Since WCT Realty Sdn Bhd was formed in 1994, the company has expanded into a full-fledged property development concern.

It purchased its maiden land, a 346 acre-parcel from Kumpulan Guthrie in 1996, and the construction of Bandar Bukit Tinggi I took off in 1998.

In June, WCT Realty, which owns 50% in Labur Bina Sdn Bhd, acquired the balance 50% in Labur Bina from MTD Holdings Bhd.

Under the company's listing exercise, WCT Engineering is offering 82 million WCT Land shares of 50 sen each at RM1 per share. This would unlock its investment of RM292mil in the property group.

Of the 82 million shares, 22.3 million will be offered to entitled shareholders of WCT Engineering, 24.7 million to bumiputra investors, 25 million to identified investors by private placement and 8 million to the investing public.

WCT Engineering's 100% stake in WCT Land would be reduced to 73.94% on completion of the listing exercise.

Btw, i was in klang last week and the Menara Klang is now higher than the shoplots around it! Should be up to 10-storeys now...

Mutiara Klang has been rebranded and is now known as the Emerald Hotel... So coincidental 1, Mutiara KL is also going to change management (takeover by Crowne Plaza, a brand of InterContinental Hotels)... The two hotels are not related though :) ...

There are two blocks of business park-like buildings on the Intania land in Chi Liung Garden (behind Panmour Villa)... Looks of quite reasonable height, around 7-storeys...

Port Klang's Port City Development To Start After March 2005


PORT KLANG, Dec 21 (Bernama) -- Port Klang Authority (PKA) will start its Port City development plan after March next year when the process of resettling squatters around North Port is expected to complete by then, said PKA Chairman Datuk Yap Pian Hon Tuesday.

He said the Port City development needed a large area for proper and planned development and this should exceed 80 hectares.

"Studies are being carried out to obtain a development plan that is appropriate for Port Klang to be in line with its reputation as a renowned port," he told reporters here.

Yap said the development plan would be forwarded to Transport Minister Datuk Seri Chan Kong Choy for approval.

Among other things, various facilities at Port Klang would be improved and established to enhance the reputation of Port Klang as one of the world's renowned ports, he said.

The land transport system around the port would also be improved along with increasing the number of proper signages to facilitate visitors and foreign investors to the port, he said.

Yap said a maritime institute, maritime museum and other tourist-related facilities would also be developed in the Port City.

He said the problem of squatters at Port Klang was expected to be solved by end-March with the completion of low-cost homes near the PKA office.

They will accommodate 1,622 squatter families from Kampung Sri Perantau and another 240 squatter families from Kampung Sungai Aur.

Yap, however, said squatters from three squatter villages -- Kampung Keretapi, Kampung Sungai Sireh and Kampung Sungai Sireh Tambahan -- would not be relocated because their villages were well-developed.

Infrastructure in those three villages had been upgraded by the Selangor state economic development corporation (PKNS), he explained.

Centro shaping up in Klang

Travellers to and from Klang would have seen a majestic-looking building fast taking shape smack at the entrance to this town made famous in part by its bak kut teh.
Those observant would tell you that of late, on the project site, are workmen in hard hats who, after an absence of nearly a decade, have returned.
What started as an ambitious, luxurious hotel with corporate suites — offering amenities like a discotheque, night club, bowling alley and swimming pool — was abandoned in 1997 but is now being given a second lease of life.
Replacing the planned hotel and corporate suites will be Klang's tallest building — a modern 28-storey freehold strata title office tower block called Centro sitting atop a three-level retail podium.
But that's not quite the news. What's also noteworthy are the ideas behind the rehabilitation bid and the personalities and expertise involved in the project. The person responsible for the RM80-million project, the cost of taking over and rehabilitating the abandoned project, is none other than Datuk Teo Chiang Kok of the well-known See Hoy Chan Group — the developer of the popular Bandar Utama, the award-winning 1 Utama shopping centre as well as Centrepoint, a neighbourhood convenience centre within Bandar Utama. 1 Utama recently clinched the platinum award for "Shopping Complex of the Year" at the Retail World Excellence Awards 2006/07, endorsed by the Ministry of Domestic Trade and Consumer Affairs.
Teo helms Centro through the Centro Properties Group of which he controls. For him, this project goes beyond just the numbers; it is to mark the debut of his children — two sons and a daughter — in the local property development arena. In a way, Centro also marks the return of the See Hoy Chan Group to Klang. "After two decades, we are going back to Klang. This time we are going to build in the royal town another icon and a landmark building," Teo tells City & Country.
For those who can remember, the See Hoy Chan Group developed the 180-acre Berkeley Garden and the 50-acre Port Garden in Klang back in the mid-1980s. The group's development activities, however, shifted from Klang after the state government, sometime in the mid-1980s, acquired its 90 acre plot of agricultural land. This same tract has since been developed by another party.
From a business perspective, the numbers in Centro's book look pretty exciting. Consider the following:

Centro office tower

This boasts a total of some 300,000 sq ft of net saleable space which is marketed in modules, sized from 600 sq ft to as huge as 23,000 sq ft, which basically stretches the entire floor of the lowest level of the building. Because of the step-up design and cascading footprint, the floor size shrinks with every level up. Aesthetics aside, the layout design affords more corner offices and maximum window periment. There is also the added option of corner offices with sky balconies that can be used as roof gardens, smoking areas, staff lounges or even for informal meetings, points out the developer.
Though just about five months into the rehabilitation works with the expected official launch not till two months away, 20% of the office space has been sold for RM250 to RM300 psf. Except for a huge "For Sale" banner and board displayed on the project site, there is no indication about the people behind the project. However, word must have got around, especially in Klang, about Teo's involvement — which perhaps explains the interest in the project. The track record of a developer, no doubt, counts for property investors.
So far, the profile of buyers includes the likes of shipping and logistic companies which, obviously, have business interests at Port Klang, and insurance firms operating in Klang or nearby Subang Jaya and Petaling Jaya. Some multinational firms have also expressed interest, says Teo.
As for maintenance, it has been set at 20 sen psf plus another five sen psf for the sinking fund. The developer will pick up the tab for the first two years upon handing over of the project.
The developer is also absorbing the cost of the signing of the sale and purchase agreement.

Retail podium

The concept of the retail podium, a new feature in the building plan, bears some resemblance to that of the successful Centrepoint neighbourhood convenience centre. Teo's rationale for replicating this model in Klang is straightforward — Centrepoint is a success story that has been tried and tested. So, there's no need for trial and error.
Like 1 Utama and Centrepoint, Teo is not selling any of the 150,000 sq ft of net lettable space in order to preserve the desired tenant mix. On the rates, Teo would only say that these would be some 20% cheaper than Centrepoint's — a level, he says, comparable to existing rates in Klang. (Teo had, in December, told theSun that rentals for the original phase of Centrepoint were RM12 psf [ground floor] and RM7 psf [first floor]. Office space on the second and third floors stood at RM2.50 psf.)
At press time, some 30% of the space has been let out with the developer not yet decided on the banking tenant. Says Teo: "We have several names that have shown interest and we would like to work with one that gels with our market positioning as a niche, modern and high-tech development."
Who is the developer targeting? That would be retailers now active in Klang and those who see the potential of a neigh--bourhood convenience centre in Klang. "With comparable rents, Klang retailers are able to upgrade from non-air-conditioned premises to a happening venue where even the common areas are air-conditioned," says Teo.
What is the retail podium's buzz word? Teo says convenience is the word. "We do not aspire to be a sprawling mall. We are creating a convenient shopping place primarily for people in the neighbourhood. A shopping destination that serves their need."
Besides food and beverage outlets, fashion and health services can be expected at the podium. The developer is now talking with a gym operator. Teo is also planning to create a "grape vine" that will blend in with the alfresco dining ambience. Towards this end, tropical grapes could be planted along the purpose-built alfresco dining and café strip that is designed to ooze with rustic charm.
The developer is realistic — it does not expect to see international retail chains but home-made brands making a presence at the retail podium where patrons will be greeted by their names. Like what is portrayed in the popular TV series Cheers? "Yes...." responds Teo.
Away from shopping, the developer has also carved out a huge banquet hall of 18,000 sq ft. This grand ballroom will boast double-volume ceiling height of 30ft. There are also no pillars to mar the views of the 1,200 sit-down diners. Instead of having an in-house caterer, the developer is building an executive kitchen. Teo explains: "We have noticed that there are a lot of association-type dinners held at the school halls in Klang. We hope to tap this market — the executive kitchen would enable the respective hosts to bring in their desired caterer."
The developer has also created a forecourt at the retail podium. This would be rented out for activities such as exhibitions — activities that will definitely help to create buzz.

Project fast tracked

The retail podium is expected to be ready for fit-outs in just another seven to eight months, with completion of the office tower targeted in May next year. The quick completion is possible because about 40% of the structure and brickwork of the original building had been completed before work stopped. Given that Centro Properties Group's investment outlay is RM80 million, with the project's gross development value standing at RM140 million, the return on investment is very respectable, bearing in mind the relatively quick turnaround time for the project.
Clearly, the quick completion is only possible because of the good condition of the abandoned building, says Teo. "We have done a structural integrity study which showed that the building has fully settled," he explains.
That the original project — a joint venture featuring a Klang-based timber businessman and a contractor — was a hotel with corporate suites and therefore was not put on the market, renders the rehabilitation exercise straightforward.
Teo concedes that he might not have been attracted to the project had it been either a residential or commercial project, with some of the units already sold, before it ground to a halt. Otherwise, he would have to deal with not only the original developer, bankers and other creditors but also all those who had put their money down.
Why Klang?
Teo explains that he has been sourcing for landbank and it was one of his bak kut teh friends who had pointed to the abandoned project. "Frankly, before that, I had never considered rehabilitating an abandoned project," admits Teo.
Market research followed and revealed that Klang lacked modern, WiFi-enabled offices, complete with security features. "Security is an increasing concern. Right now, most of the offices are in shoplots," notes Teo, adding that only recently, six robbers walked into a prominent businessman's office located in a shoplot in Klang and emptied the pockets of all those present.
In Centro, access cards will only be granted to occupants of the respective floors in the office block. Visitors will have to report to the security counter. There will be dedicated entrances to the office and retail areas. The use of the lifts will also be distinctly different.
Teo also points out another problem with housing offices in shophouses — lack of parking fa-cilities. Centro will, he says, provide 700 covered car parks in two basement levels with another 100 for surface parking. But are these enough? "There will never be enough. If there are enough car parks, it could mean that business is bad!" laughs Teo.

For the next generation

Teo, who is also the International Real Estate Federation (Fiabci) Malaysian Chapter president, laments that property development in Malaysia is getting more and more challenging with choice land getting scarce. He no longer sees prospects in township development, saying "we cannot fight plantation owners and their landbanks".

Jusco’s largest mall in SE Asia

BANDAR Bukit Tinggi, which is fast establishing itself as the catalyst that attracts people from outside to Klang, will be home to the largest Jusco mall in South-East Asia.

The mall. which will be known as AEON Bukit Tinggi Shopping Centre, is taking shape on a 26ha site and is expected to be ready in about a year to meet the needs of the middle class and those who seek an upmarket experience.

Besides those from the southern parts of the Selangor royal town, consumers from other areas such as Port Klang, Banting, Shah Alam and Subang Jaya are expected to patronise the shopping mall which is strategically located on Jalan Langat, about 500 metres from the Klang interchange via the Kesas Highway.

This shopping complex will be the third largest after two others in Japan. It occupies a total gross area of 2.1 million sq ft and will have a built-up area of 1 million sq ft, said WCT Land Bhd chairman Datuk Chua Soon Poh.

Work on the complex, which started in June, Chua said, was scheduled to be completed in Nov next year, Chua said, adding that the complex would have three levels of retail floor and three levels of elevated parking space.

He said the complex would call on a combination of WCT Construction Sdn Bhd’s experience and expertise in undertaking huge projects, such as the Sepang F1 Circuit and its ongoing RM720mil upgrading of the Kota Kinabalu International Airport in Sabah, and the astute and efficient project management skills of AEON.

“The shopping complex will act as a catalyst to generate more economic and commercial activities resulting to the growth of the economy in the region,

“It will create job opportunities for people in Klang and the neighbouring areas as well,” said Chua in his speech at the ground-breaking ceremony.

Chua said the mall would complement several other commercial developments planned in Bandar Bukit Tinggi, such as BBT One - The Towers, a business hotel.

BBT One, he said, would comprise a 12-storey office block and a four-storey office block with a Boulevard concept.

“We are proud that these projects will completely change the skyline of the royal town. Gone are the days when people knew Klang only for its bak kut teh and seafood.

“The landscape and infrastructure of Klang and the lifestyle of its people have changed rapidly and are comparable to those in Subang Jaya and Petaling Jaya,” he said.

Klang Municipal Council president Abdul Bakir Zin, who officiated at the ground-breaking ceremony, observed, “This is not a mega project but one that will make a difference to the people of Klang,”

He commended WCT for its success in carrying out mixed development projects in Bandar Bukit Tinggi 1, 2 and 3.

“BukitTinggi has become a town in itself and attracts a lot interest, not only from Klang but from other places.

“It has a good mix of retail and food outlets, and hypermarkets such as Tesco and Giant, too,” he said.

He added that he was confident the shopping mall would give a new economic impetus to South Klang.

THE BBT_One commercial centre will offer the public a high-end retail experience at Bandar Bukit Tinggi in Klang.

The opening of a Maybank branch and telecommunication fair last week marked the unofficial opening of the new commercial centre.

Unlike ordinary retail areas, the two blocks only offer a total of 20 shop lots.

Yeong Yuat Lan senior marketing manager of WCT Land Sdn Bhd, the developer of the Bandar Bukit Tinggi integrated township development, said the ground and second floor of the units were meant for retail outlets while the upper floors were for offices.

She said BBT_One was a special place that offered dining, beauty, telecommunication, banking and several more execlusive retail areas.

“The two blocks are connected by two pedestrian bridges located at both ends of the buildings.

“In fact, the BBT_One is also connected to Bandar Bukit 1 shopping area via a pedestrian crossing over the main road,’’ she said, adding that the bridge offered the public protection from the sun and rain.

Yeong said WCT Land would provide security and cleaning services to keep the whole area safe and clean at all times.

She added that the commercial centre’s Towers comprising two blocks of 12-storey office buildings would also be opened soon.

The tower houses 25 corporate offices that are being sold at RM3.50 per sq ft and rented out at RM2.50 per sq ft.

^^ The U/C hotel tower beside the One Commercial Center (not sure about its proper name,just a large banner in front of it saying 'New Business Class Hotel Opening In 2010') just recently topped out,taking pics tomorrow and posting them here soon.

And on the construction of a new highrise (Possibly a new hospital block) next to Hospital Tengku Ampuan Rahimah looks like T/O too and its around 13 storeys tall,plus the new Emergency extension of HTAR also recently completed but not yet opened,in regarding on that U/C hospital block,it was raining alot lately and there was less activity on that site,the building is tall and i can even see it when i come out from my house or from a far distance. :)

Hmmm, I may be wrong but from what I heard, the hotel may be managed by Allson (Sunway Resort & Spa's operator)... If that's the case, it will be the first international-chain hotel in Klang! :)

Well, an Allson (or any other well-known brand for that matter) will surely enhance the accommodation options in Klang... Right now, the few good ones are Crystal Crown, Prescott, and maybe even Histana (Goldcourse looks like crap now) but with the opening of this BBT hotel, things will get better! :D

Apparently, there is demand for better-quality accommodation from outstation folk who head to Klang for business but have to stay in PJ (hotels in Klang are so-so)... Is that true?

^^Most hotels in Klang memang still not up to standard,especially the Goldcourse,pity about it cause it is located at a very strategic location and near Klang Town,it looks very dirty and like never maintained for many years...

Prescott Hotel is nice,been there recently and it was good,Histana not very sure but im really looking forward to the opening of the BBT one lah :)

True, I've been to Goldcourse and it was of quite a high-standard during the early days... They even had a mat-salleh GM running the show but he apparently left not long after that... Since then, that hotel became something like a whorehouse in Klang, what a comedown!

What's the news about that large abandoned hotel in Bandar Baru Klang, btw? Seems to have been in that condition for many years already...

Ah the Bandar Baru Klang one is called Acmar Hotel,heading into Klang via the Federal Highway,dunno about that la,till today like that only,damn sad lah not seeing that moving,and i have doubts that people will take over that project and to complete that...

I remember seeing the renderings last time,it looks very modern,got a spire on the top and looks very lively

EDIT: Founded the Acmar Hotel website,idk why the site still available while the building is rotting day by day :ohno:

Klang is such a lovely town, got great potential to be a world class city with it ports,mosque,castle,islands,great river,history and the only seaside town in KV.. it had the potential to be incheon or rotterdam of malaysia.

i hope the river rehabilitation could start soon,

anyway can the string of islands off the shore of klang be develop?

Hmm,about the river rehabilitation,still no news yet lah daeng,and yeah Klang has alot of potential,just that alot of these people here dont realize...

If you are speaking of those islands around the shores of Klang,im still not sure on whether is gonna be developed or not,now the local authorities are more into improving the road systems in most parts of Klang,especially the Downtown Klang New Flyover,still under construction and maybe completing end of this year lah...:)

Speaking of the Acmar Hotel, I was flipping through old albums and even 10 years ago, the building was already in that half-finished stage... Until now, there is no news about future construction progress eh...

Looks like it's the miniature version of the (previously) decaying and abandoned hulk of the Ryugyong Hotel in Pyongyang! :)

very difficult la when the state and federal government are two different parties who are not matured enough to work together...last year the Selangor government only got 400million out of the 16billion that was contributed thru various sort of taxes and revenues...

there's a JPP in Glenmarie,Selangor that oversees the development in Selangor(meaning bypassing the state government)...so very difficult la...unlike some state such as Malacca and Terengganu which can easily obtained funds to develop their state such as building the monorail,roads,etc..

SHAH ALAM, 12 Jan (Bernama) -- Laluan Persiaran Sultan Ibrahim ke Jambatan Kota di Klang yang menghubungkan Shah Alam dengan Klang Selatan, Pelabuhan Klang dan Banting akan ditutup kepada semua lalu-lintas mulai 22 Jan ini.

Majlis Perbandaran Klang (MPK) dalam satu kenyataan berkata, penutupan laluan itu adalah bagi kerja-kerja pembinaan jalan di bawah Sistem Penyuraian Lalu-lintas Bandar Klang Utara, yang kini telah menghampiri Jambatan Kota yang merentasi Sungai Klang.

"Berikutan penutupan itu, pengguna laluan Persiaran Sultan Ibrahim dari Shah Alam atau Jalan Sireh akan dilencongkan ke Jalan Batu Tiga untuk menuju ke Klang Selatan, melalui Jambatan Musaeddin atau terus ke Kapar/Meru melalui Jalan Pasar.

"Bagi pengguna yang ingin ke Kapar, Meru dan Pelabuhan Klang , mereka boleh menggunakan Lebuhraya North Klang Valley Expressway terus ke Lebuhraya Shapadu.

KLANG: Barely a year after the controversial Klang Sentral bus terminal was opened, many retail outlets there are vacant as shopkeepers have packed up and left due to poor business and high rentals.

There are 38 retail outlets in Terminal A and of these, 11 outlets are vacant, with most retailers closing shop after only a few months.

The food court, or "food station", which is located on the first floor of Terminal A, also closed down after operating for only seven months.

The food station operator was only given a day's notice to vacate.

A notice dated July 24 last year, which was pasted on the main glass door by NPO Management, the operator of Klang Sentral bus terminal, stated that the food station would be closed the next day, July 25.

The notice stated that NPO Management had decided to close down the food station as the operator had refused to sign a tenancy agreement with them.

The notice added that NPO Management could not afford to suffer further financial losses.

Charmaine Lim, director of the Titijaya Group of Companies of which NPO Management is a subsidiary, said the company was considering other plans for the food station.

"We have other plans for the place allocated for the food court. We may not reopen the outlet for the sale of food and beverages but we are seriously considering other businesses so that the public can have a variety when they patronise these outlets," she said.

Most of the traders at Terminal A complained that business was bad and it was hard for them to earn enough to pay for the rental of their outlets.

"Very few people patronise our shop which sells various kinds of souvenir items. We only see a crowd on weekends and public holidays," said Mohd Izwan Marjan, 29, an employee at one of the outlets.

Izwan said the operator should lower the rentals as the outlets were finding it hard to make a profit, resulting in many of them being forced to close down.

Another retailer, who wished to remain anonymous, said although the operator had given some discounts in the rentals, they were not enough.

"There is insufficient business. The operator should reduce the rental. They can always review it when more passengers make use of the terminal and there is more business for us," he said.

He is also unhappy as traders near the passengers waiting area are now selling the same type of food and drinks although they were earlier told that each trader would only sell a particular type of food or drink.

Lim, meanwhile, said the management empathised with the plight of the retailers and had reduced the rental by 40 per cent.

"When the number of passengers at the terminal picks up, the traders should be able to overcome their problems," she said.

The RM12 million Klang Sentral complex in Jalan Meru is located 10km away from Klang town.

It is a build-operate-transfer project and the developer was given a 30-year concession to operate the bus and taxi terminals after which it will be handed over to the Klang Municipal Council.

It is part of a RM300 million commercial hub developed by NPO Development on a 33.2ha freehold land.

The little-used Klang Sentral opened its doors in November 2008 and has been the subject of controversy as many residents in Klang complained it was too far from the town centre.

Most bus operators have refused to use Klang Sentral because of its poor location and the lack of passengers. Many said the location of the terminal had added to their operational costs.
