Hmm...Feel that this is something different from other projects. It's quite similar to Solaris Dutamas. Thus I have the intention to invest. Hehe...Car park problem? I think I'm fine with that.

Added on December 28, 2009, 7:38 pmI was there to sign SPA for a studio unit today. Went through the SPA and found that this was the most lopsided SPA I have ever seen....in favor of the developer. Anyways, just to share with other buyers, I have written a letter seeking clarification on some points. I would encourage other buyers to write to the developer to clarify your queries.

I write to you to seek some clarification in regards to some points in the Sales and Purchase agreement (SPA) for the purchase of unit B-xx-xx studio apartment in your Empire Damansara project. The points are: -


1. As noted, the Development Plans for this project has yet to be obtained. I understand that it is still being “processed”. There are also no copy of your “Proposed Development Plan” that was submitted for approval attached with the SPA. I would appreciate if you could attach that in the SPA. That would be more reassuring to me as buyer to note that the final product would not differ too much from your proposed (ie: another 20 storeys added to the studio tower).
2. The developer, being Mammoth Empire Estate Sdn Bhd bearing the loan interest up to 80% purchase price during construction period till Vacant Possession. This part has been left out of the SPA.
3. It is not stated that the purchased units are Fully Furnished, and there is no lists of all the “items” that will be included.
4. Strata Title. I hope you can clarify that you will apply for the subdivision said Building and strata title as expeditiously as possible at your own costs and expenses. This would be more inline with a “standard” SPA agreement.
5. In consideration of point no. above, I hope you can consider a lower (currently 1% of purchase price) “administration fee” for subsale of of the units before Strata title is issued. I think RM500 would be highly reasonable amount for any administration charges incurred by yourself (if any).
6. Liability period of 6 months only. Standard liability period is 18 months from VP from all developers for residential projects. I hope you can adjust this appropriately.
7. RM5000 rebate to be given by the Developer to the Purchaser (conditional of SPA signed before end of 2009). I hope you can put that into writing.


I hope Mammoth Empire Estate Sdn Bhd can issue me an official letter clarifying all the above points. I look forward to signing the SPA as soon as possible (before the end of 2009).

Guys... MK Land's Metropolitan Square will be launching/constructing another 2 blocks soon. (the earlier block D is currently underconstruction)

Looking across the LDP is even more shocking.. the no. of cranes and I can say almost all the buildings are going up together in Empire City...

Just a silly thought, are those building safe to be built below the slope (Metropolitan)? And Like those buildings they build near Bukit Kiara Tunnel.

Meanwhile, at the right side of the picture you are seeing Mudajaya Tower already completed. Under construction next to it is TSR Capital Tower.

^^ After moving out from Pavilion, I believe they can open 1 or 2 more TANGS...more cash flow... Might be in Damen also..
