Naveen Hotels Limited, a division of our Group has tied up with Taj Group for the hotel building under construction at Yeshwanthpur. The hotel consists of 350 rooms and is being built to 5-star standards. The hotel is being built by RNS Infrastructure Limited.
This is the second project being developed with tie up with the Taj Group, the earlier one being Taj Residency, MG Road, Bangalore.

Luxury Marriott hotel including 270 rooms, 30 luxury suites, 7 Pool villas, Banquet halls, Infinity pools, Coffee shop, Specialty restaurant, Conference and convention centre, Banquet halls, Quan luxury spa, 18 Hole championship golf course.

Prestige Group, the Bangalore-based property developer, has partnered Marriott International to build a luxury resort hotel — Prestige Golfshire — in Bangalore.

The resort, to come up on a 275-acre land, will have high-end villas and a golf course set against the backdrop of the Nandi Hills.

According to Irfan Razack, CMD, Prestige Group, “The project has been approved by the Karnataka Tourism Board. The hotel and villa project is being built for Rs 800 crore. About 300 rooms, 30 luxury suites and the golf course is part of the project. The resort, set in this green belt, will be opened for business in three years."

Zuri Hotels & Resorts Group which runs four hotels in India, on Wednesday, announced its aggressive expansion plans in the country.
Zuri Hospitality India (Private) Ltd, Indian arm of the global Zuri Group promoted by a consortium of investors from the Middle East, will soon start work on a new hotel project at Devanahalli, near the new Bangalore International Airport. This 150 room five star hotel is being built at a cost of Rs 200 crore on a 6 acre plot and will be operational in the third quarter of 2011.

The 250-room upscale Bengaluru Marriott Whitefield is owned by Magna Wharehousing & Distribution Private Ltd. and will open in 2011 as part of a mixed-used complex also including a mall and an office building in Bengaluru’s Whitefield area, the city’s IT and software hub and home to such international IT corporations as Dell, Oracle, Intel, IBM and SAP AG. When opened, it will be Marriott International’s seventh property in Bengaluru.

Guest accommodations will be comfortably appointed, featuring Marriott’s renowned bed and bath amenities, bathrooms with separate tub and shower and modern technological connectivity.

For dining and entertainment, the hotel will offer three restaurants, all with private dining rooms; two lounges and a poolside bar.

Recreational amenities will include a Spa and health club and an outdoor swimming pool.

Business travel-oriented services will consist of an Executive Lounge with a private meeting room and a full-service business center providing three workstations, a private office, a meeting room and a boardroom. Other amenities will include a gift and sundries shop, a florist shop and laundry/valet services.

Century Group’s mega project takes shape
TIMES NEWS NETWORK

Bangalore: Dayananda Pai-led Century Group's mega Rs 917-crore hospitality-cumretail project along with Goldman Sachs has taken shape, with the project set to kick-off in this financial year.
Century has signed a MoU with the Karnataka government at the just concluded Global Investors Meet. The project will include a 5-star hotel, serviced residences and a 1 lakh sqft mall. The company is also developing a software park in Electronics City Phase II with an investment of Rs 40 crore.
Century, which had bought a 6-acre mill property near Mekhri Circle a while ago, is looking to cash in on government support in respect to water, power and other benefits that GIM brought with it.
The project has been delayed due to multiple reasons, including the economic downturn, finding a hospitality partner, and obtaining all government clearances. A source privy to the development told TOI that Goldman Sachs has a little over 70% stake in the project. Global hospitality major Four Seasons may be the hospitality partner. "It's a 250-room hotel and each room will cost around Rs 1.5 crore to Rs 2 crore to build," said the source.

Prestige Group has ventured into the hospitality space with a number of high profile tie ups. The company has entered into a partnership with the international hospitality giant, Hilton International, for the first Hilton city
hotel in Bangalore. Situated on Ulsoor Road, The Hilton, Bangalore will be spread over two and a half acres. This 300 room luxury hotel, will be owned by Prestige and managed by the Hilton International.

Holiday Inn Bangalore, being developed by Brigade Hospitality Services, a wholly owned subsidiary of Brigade Enterprises in management contract with Intercontinental Hotels Group is slated to be operational by 2011. The 250-room business hotel is being developed near the upcoming Bangalore International Airport and will have a contemporary design.

Speaking to Express Hospitality, Vineet Verma, CEO, Brigade Hospitality said "We are in the process of identifying an architect. Our effort will be to create a landmark project which will be different in its look and feel from the other hotels which are expected to come up around the airport." Speaking about the Bangalore market, Verma remarked that Brigade would be treading cautiously in Bangalore. "We are not being overtly aggressive in Bangalore considering the existing inventories and occupancies. We will be taking considered decisions before moving any further in Bangalore," explained Verma.

Brigade Hospitality is at present developing properties in various cities in South India. In the pipeline are projects like the 285-room Sheraton in Bangalore being developed in contract with the ITC group and Sheraton Mysore, a 220-room convention centre which is expected to be operational by 2011. "We are presently only looking at entering into contracts with renowned international brands. However we are not ruling out the possibility of setting up properties under own brands in the future," informed Verma. According to him, all projects are being financed through debts, in-house financing options and also possible equity options. Brigade Enterprises had recently announced an IPO; part of the proceedings from which would be used to develop Sheraton Bangalore Hotel.

Speaking about the company's future plans, Verma said "Our focus will primarily be on developing clubs, service apartments, hotels and resorts. We would also focus on the hotel cum mall options as we feel that mixed use is the only way forward, especially when it comes to business and budget hotels." The Brigade Metropolis, a business hotel being developed at Chennai would follow the mixed use format of hotel cum retail under the same premise.

Adarsh Realty and Hotels Pvt. Ltd, the hospitality arm of Adarsh Group plans to open Adarsh Shangri-La at Outer Ring Road and Palace Road in Bengaluru by the end of 2011. Adarsh Realty and Hotels has signed management contract with Hong Kong-based Shangri-La Hotels and Resorts for operating its upcoming properties. Presently, Adarsh Realty and Hotels owns and operates Palm
Sou Meadows Club on Varthur Road, Bengaluru and has recently opened Adarsh Hamilton, a business hotel at Langford Road with 64 rooms in Bengaluru.

Informing about the development to Hospitality Biz, Rajiv Seth, Vice President – Hospitality, Adarsh Realty and Hotels said, “Adarsh Shangri-La Palm Retreat, Outer Ring Road will have 650+ keys which will be a mix of hotel rooms and serviced apartments. In addition, Adarsh Shangri-La Hotel, Palace Road will have around 400 rooms. However, at present, both the properties are under construction and we aim to open them by the end of 2011. Being owned by Adarsh Group, the hotels will be managed by Shangri-La Hotels and Resorts. Both the upcoming hotels will cater to leisure, corporate, business and MICE clientele.”

Matthan, a 198-room five-star hotel, becomes the latest to join Bangalore's buzzing hospitality scene.

^^ So many new 5 star hotels coming, mostly by well known branded chains.. Our good old Leela or Taj may go out of business :) Or taj can sell off one of its hotels in bangalore to those brands.

But Im excited about hotel at airport. That will add value to the bengaluru airport..

where exactly is this hotel? there are so many hotels in whitefield around itpb. there is a taj (vivanta now) as part of itpb itself, zuri just a few metres before. premier inn (3 star) on itpl main road (mahadevpura). there is another one about 100m south of premier inn (mapple hotel) and i think couple of more 3 star within epip zone.

another one at prestige shantiniketan. basic structure here is complete but not sure who would be running it. it was planned as 5 star (radisson has backed out) but could be 4 star.

that means there are 3 hotels within 500m on that road. all these are very close to epip zone.

and i just checked google to get names of other hotels i have seen within epip zone - there is fortune select trinity, radha hometel, ginger, mark boulevard & clarion (choice hotels).

Well i didn't count the exact number of floors but the structure looked complete the last time i saw it(10 days back)

Just need to wait for cladding and fit-outs.

Thank you for the up date. Normally when the scaffolding is down it takes another 9 month to open the doors.

Not really a strange location, Peenya is a big industrial area and will have business visitors. Also the 'mess' and traffic is due to metro construction. The metro will provide great connectivity to the area when completed.

Malleswaram/Rajajinagar are residential areas. Don't expect huge changes.

its beautiful, I dont know why in India all spg brands hotels have sheraton tag even spg 4 level ones, in US sheraton is usually 3.5 or 4 star max where as westin and st regis goes with higher star.

Bangalore: The rich and the famous traded millions of dollars for the pretty wealthy but more famous cricketers inside an upscale hotel here Saturday as Bangaloreans went about their business as usual.

The streets remained crowded, perhaps a bit more due to the weekend and holiday for government offices as it is the second Saturday of the month. Every second Saturday the state government offices are closed in Karnataka.

The venue of the auction of 350 cricketers for the Indian Premier League (IPL) T20 matches, ITC Royal Gardenia, is located at such a busy junction that it would be difficult to make out there was an extra crowd outside to get a feel of the big business inside.

The hotel is a stone's throw from Richmond Circle, a confluence of four arterial roads. A flyover was built to end traffic jams at the junction about four years ago. But with a 1,000 vehicles added every day to Bangalore roads, it takes up to 30 minutes to get out of the area, particularly in the morning and evening peak hours.

The flyover was a butt of jokes till a few months ago, for there was a traffic signal and a cop on top to man it at one point.

Unlike the match days when the shops selling TVs remained crowded as the show was live, there were not many Saturday even though the sets blared professional auctioneer from London Richard Madley coaxing bidders to loosen the purse strings for each player.

The news of who bought whom and for how much was being almost constantly exchanged through SMSes. Occasionally the passers-by did ask the ones who were watching the proceedings live outside the shops, 'what is the latest' and moved on.

I think it is 7 star hotel.. why did they choose bangalore for auction? no specific reason i beleive

I think it is 7 star hotel..

As per my understanding, there is no organization or formal body awards or recognizes any rating over five star deluxe, such claims are meaningless and predominantly used for advertising purposes.

I had a chance to be with Mr. Vivek Nair, Vice Chairman and Managing Director of the Leela Group of Hotels for a day, way back in 2001-2002 at Trivandrum. (He is the Honorary Secretary of the Federation of Hotels & Restaurants Association of India, which represents 1800 hotels and 800 restaurants in the country.) I had started my career at Kerala Industrial Infrastructure Development Corporation (KINFRA) and Mr. Nair was the State Guest for some business meet or so and I was his guide for the day. I thought of clearing my doubt with him whether any 7 star classification is there to which he replied as NO.

Bangalore: Baring Private Equity Partners India (BPEP) along with some of its international investors is likely to invest about $75 million,or approximately Rs 350 crore,in the Bangalore-based Century Real Estate.
Baring's individual commitment to the deal is around $53 million,while overseas investors who are backing the fund may bring in a little over $20 million in additional investment.Industry sources say that Baring has just initiated the diligence process.As the realty firm is still working out the commercial terms,sources say the deal could be closed in February.When contacted,the managing director of the company Ravindra Pai did not confirm or deny the development.
The Baring-led investors may pick up around 26% stake in the holding company,which is one of the largest land aggregators with an estimated 3,000 acres of land bank in south India.The investment may be deployed as seed capital to develop multiple townships around Bangalore.E&Y and KPMG are assisting with the due diligence.E&Y,alongwith 130R Capital,is also advisor to the deal.Century Real Estate is majority owned by real estate e n t re p re n e u r Dayanand Pai and his family.The Manipal Education and Medical Group (MEMG) promoters also have minority investments at SPV (special purpose vehicle) levels.BPEP,which manages assets wor0th about $1 billion,issued a term-sheet for a possible investment two months ago,sources added.An alternative possibility of the PE fund investing into a SPV holding a clutch of assets is also being considered.A Baring India official refused to comment,when contacted.Last year,Century embarked on raising $120-150 million and has held talks with PE investors including DE Shaw,Apollo Management,Morgan Stanley and Baring.
US-based Fortress Capital is an investor in the company,and a part of the $150 million investment was aimed at repaying some of the Fortress investment made through convertible instruments.BPEP,spearheaded by Indian private equity veteran Rahul Bhasin,roped in Varun Batra who headed Citigroup's real estate investments in India to cut opportunistic deals in this comeback sector.
Century has 14 projects spread across 1.2 million sft under various stages of development.The realty company raised Rs 400 crore in debt some six months back to fund its projects.The firm is planning to develop an additional 1.7 million sft in the next financial year.It is investing Rs 250 crore in a 68-acre integrated township close to the Bengaluru International Airport.The company has also entered into a management contract with hospitality major Four Seasons to set up a luxury hotel in Bangalore.The project,which broke ground last week,is expected to be completed by 2013.It will also house 100 branded residences,high-end retail stores and commercial complexes.

The Ascott Limited (Ascott), CapitaLand’s wholly-owned serviced residence business unit, has signed a joint venture (JV) agreement with India’s leading property developer, RMZ Corp, to develop a 203-unit serviced residence in Bangalore.

Under the agreement, Ascott will hold a 50 percent stake in the JV Company for INR 151.75 million, while RMZ Corp will acquire the remaining stake.

Ascott will manage the new Citadines Galleria Bangalore — its first Citadines apart’hotel and second property in Bangalore — when it opens in 2014.

Mr. Ronald Tay, Chief Investment Officer of Ascott, said, “Our partnership with RMZ Corp will allow us to leverage on each other’s strong brand reputation and expertise to further scale up Ascott’s presence in India. With Citadines Galleria Bangalore, Ascott will have close to 1,600 apartment units across seven properties in Bangalore, Ahmedabad, Chennai and Hyderabad. BANGALORE: Putting an end to a three-decade-long dispute, the Karnataka high court on Wednesday directed the competent authority under Public Premises Act in the Karnataka Board of Wakfs (chief executive officer) to complete the eviction proceedings in three months regarding the nearly three odd acres prime land presently housing Windsor Sheraton Hotel on Sankey Road.

Disposing of a petition filed by ITC Hotels Limited and ITC Hotel Windsor Sheraton, Justice H N Nagamohan Das has held that section 2(e)(v) of the Karnataka Public Premises Act is constitutionally valid and the New Wakf Act 1995 contains provisions similar to those in the old act 1954.

The court also directed the petitioner to pay the rent at the rate of Rs 6 lakh per month till the end of the proceedings pending before the competent authority are completed in terms of the February 10, 2005 interim order passed by the high court.

THE HISTORY

The prime land which is situated next to the chief minister's official residence was dedicated to the Muslim community by one Aga Ali Askar on October 29, 1880 by way of a will.

In 1887, the will was altered and one-fourth of the property was given to Aga Ali Askar's son-in-law. The lease deed was executed on October 15, 1973 after getting approval from the wakf board. On June 3,4, and 5, 1981, the wakf board held a meeting and passed a resolution declaring the 1973 lease deed and the September 13, 1974 assignment deed issued by Msrs Monarch Corporation in favour of Ms Vishwaram Hotels Private Limited as invalid.

On November 12, 2001, the commissioner Aga Ali Askar Wakf made a representation to the competent officer requesting him to initiate eviction proceedings against Msrs ITC group of hotels on the ground that they were in unauthorized occupation. Based on that, the competent officer issued a show-cause notice on October 19, 2001.

The order was challenged before the HC and also SC. The competent officer resumed proceedings under the Public Premises Act in February 2005. The same was challenged in the high court.

The HC passed an iterim order of stay on the proceedings and asked the ITC Group to pay rent at the rate of Rs 6 lakh per month.

The Wakf Minister has said yesterday that he prefers continuance of Windsor Manor with a new agreement. He has two conditions - first that they should not serve pork and second the new agreement should be based on the current real estate rates. Looking at the volume of business and its prime location, I am sure Windsor Manor will renegotiate and continue.

Backed by UK-based Westcourt, CityView will have a Four Seasons Hotel and private residences. Apartment owners can make use of the hotel’s many facilities
International development group Westcourt has launched a hotel-cum-private residences project, CityView, at Bellary Road, north of Mekhri Circle and Palace Grounds, in Bangalore. The project will consist of three buildings, including two 30-storeyed towers, set amidst landscaped gardens.

CityView will be a mix of Four Seasons Hotel, private residences, and boutique retail.

CityView is an equity joint venture of London-based Westcourt, New York-headquartered Goldman Sachs and its affiliated real estate funds, and Bangalore-based Century Real Estate.

The Four Seasons Hotel will be located in CityView’s 30-storeyed South Tower leading up to the 21st floor. The hotel will offer 230 luxurious guest rooms, including 31 executive suites and a presidential suite.

The private residences will be located in the 30-storeyed North Tower and the top nine floors of South Tower. The South Tower will offer one- and two-bedroom options, while the North Tower will offer three- and four-bedroom apartments, all equi*pped with modern amenities, direct-to-residence lifts.

In addition to the residential infrastructure, apartment owners can enjoy the services and amenities offered by the hotel, including concierge service, dining options, fitness centre, pool and spa access.

Westcourt claims that the project has been designed by eminent architects, interior designers and landscape designers like Studio u+a, Yabu Pushelberg and P Landscape.

I do have high standards where my living spaces are concerned,” says Raj Chawla, who is among the first set of clients to buy a Four Seasons branded residence in Bangalore. A two-bedroom apartment on the 24th floor of the building that will also house the Four Seasons hotel will be Chawla’s retirement home. “By the time I am 50, I hope,” laughs the 43-year-old, Singapore-based investment banker.

For Chawla, a Four Seasons Hotels and Resorts regular, the choice was a simple one. “Though I don’t live in Bangalore, there is an assurance that I won’t be short-changed because of the brand involved,” he says.

Being built by Westcourt builders in collaboration with Four Seasons, the project, named CityView, stands on a 6.5-acre site north of Palace Grounds on Bellary Road in Bangalore. Of the three buildings, one 30-storey tower will house the hotel along with one- and two-bedroom apartments priced at Rs. 4-7 crore on the top nine floors. The second 30-storey building, labelled the North Tower, will be dedicated entirely to residential spaces, and will have generous three- and four-bedroom apartments priced upwards of Rs. 10 crore.

Designed by Studio u+a, with interiors by Yabu Pushelberg and landscaping by P Landscape, both buildings will include duplex penthouses that will be custom-made for buyers. Each floor in the residential tower will have two units with independent elevators. “The biggest distinction is the service component,” says Westcourt’s president and CEO, Vinay Kapoor. In addition to services such as 24-hour valet parking, concierge services and complex-wide Wi-Fi, all residents will be able to enjoy the hotel’s paid services such as room service, limousines, apartment cleaning services or even supermarket shopping and delivery. “We haven’t yet decided on the price points for these services, and might discount them for residents,” says Christopher Wong, vice-president, development, Asia-Pacific, Four Seasons Hotels and Resorts. The North Tower will also have a wine room with dual-temperature wine refrigerators, a media room and sports centre independent from the hotel. The residents will also have a discreet entrance to the hotel lobby.
All 110 residences are being marketed by Sotheby’s International Realty, the real estate division of art auction house Sotheby’s, which has entered the Indian real estate market with this project. “The buyers can be categorized as mostly NRIs and Indian executives in the age group of 35-50 years,” says Philip Grant, project director, real estate sales and marketing, Blueprint Global/Sotheby’s International Realty. Grant is on the look out for clients who want to live the high life, which is perhaps why he is scouting for buyers at Sotheby’s global art events. “I would imagine that people with fine taste will appreciate what we have on offer here,” he says.

CityView is expected to be ready in 2012, but the fact that several similar projects are in the pipeline across the country is an indication of a recovery from the economic lull of 2008-09. Property consultants believe that the new concept of high-end, branded residences in India lends a different flavour by mixing both hospitality and residential elements in the same space.

“Developers can easily fetch a premium of 15-20% on the pricing of such residences, and these are good investment options as well,” says Karun Varma, managing director, Jones Lang LaSalle, a property advisory firm.

While the trend is relatively new, developers in Mumbai and Bangalore have begun toying with the idea of building such branded residences.

Mumbai-based Oberoi Realty is in the last stages of finalizing an international hospitality operator for its south Mumbai (Worli) project, where it plans a hotel and branded residences. Bangalore-based Nitesh Estates, which is developing the Ritz Carlton hotel in the city, is planning similar residences for its second Ritz Carlton project in Chennai.

“These residences would be considered in our mixed-use development projects where you can also build a hotel alongside,” says Ashwini Kumar, chief operating officer, Nitesh Estates. Though they won’t come with a hotel, Mumbai will also get its own set of Trump-branded residences, which will be developed through a tie-up between billionaire Donald Trump’s Trump Organization and local developer Rohan Lifescapes. Priced at around Rs. 40,000 per sq. ft, the 60-storey tower will come up on Hughes Road in south Mumbai.

Announces India hotel pipeline of 9,000 rooms currently under development

American hotel operator Hyatt Hotels Corporation has announced that their India project pipeline will consist of more than 9,000 hotel rooms, which are currently under development, covering the entire gamut of brands from Hyatt's portfolio. The hotels are expected to be commissioned over the next three to five years. Apart from the Hyatt brands operational in India, the forthcoming projects will comprise of two new offerings - Hyatt Place, the mid-market brand that will debut in India along with Hyatt's newest boutique brand 'Andaz' coming up in New Delhi.

“Hyatt is present in India since 1982 and we intend to have units in markets where our customers are present. Our experience in managing properties with third party capital speaks volumes about the value that can be created for hotel owners. Going forward, our strategy will be focussed on setting up hotels in destinations where our customers are travelling. Over a period of time, we plan to bring all Hyatt brands to India, given the latent demand for quality hotel rooms across India. Also, the potential locations viable for hotel development is also increasing rapidly. The pipeline that we have announced accounts for all the deals that have been signed by far indicating that the hotels are currently under various stages of development,” said Steve Haggerty, Global Head – Real Estate and Development, Hyatt Hotels Corporation.

The India pipeline of 41 projects announced by Hyatt Hotels Corporation includes 14 Hyatt Regency properties that will come up in Ahmedabad, Bengaluru (Jakkur and Koramangala), Chandigarh, Chennai, Chennai OMR, Ghaziabad, Guwahati, Hyderabad, Jaipur, Lucknow, Navi Mumbai, Surat and Vishakhapatnam. Park Hyatt, the upscale brand targeting business and leisure tourist will come up in Chennai, Hyderabad, Kolkata and Mumbai, while five new Grand Hyatt's will open in Bengaluru (Hebbal), Goa, Gurgaon, Noida and Pune.

Hyatt Place the mid-market brand will debut in India in 2012. The first property is expected to be operational in Whitefield, Bengaluru apart from 13 other Hyatt Place properties slated to open in Aurangabad, Bengaluru (Devanhalli and Varthur), Gurgaon (Sector 80), Hyderabad, Indore, Hinjewadi (Pune), Lucknow, Mangalore, Seepz Mumbai, Mundhra, Mysore and Vadodara.

Haggerty perceived Hyatt Place to gain significant momentum in India and opined that the country possibly has the most locations suited for developing this brand. “Given the fact that very few hotels sell/change hands in India, there is not a lot of liquidity in Indian hotel real estate market; hence, greenfield development will be Hyatt's primary mode of growth. But, this is likely to change in the future, as more supply comes in, thereby making the market more dynamic,” added Haggerty.

Andaz Delhi, the upper upscale offering from Hyatt will also make its first apperance in India by 2013 in the National Capital Region (NCR). Andaz is the new brand from Hyatt's stable targeting transient business and lesiure clientele and will focuss on enhanced service offerings to its guests.

Apart from being present in key Indian markets, the pipeline of 41 upcoming hotels will expand Hyatt's reach in 15 markets across the country. Across all its brand, Hyatt opened 30 hotels globally in 2010 and expects to open 15 in 2011. 40 Hyatt hotels are currently under various stages of development in India.

Sabari Inn files papers for IPO, to raise Rs 170 crore

Hospitality firm Sabari Inn, which operates and manages a chain of hotels in Tamil Nadu and Karnataka, has filed a draft red herring prospectus (DRHP) with the Securities Exchange Board of India (Sebi) to tap the capital market to part-fund its expansion projects.

The public issue will comprise fresh issue of shares to raise up to Rs 125 crore and share sale offer by ICICI Prudential Asset Management Company, portfolio managers on behalf of its clients and India Opportunity Real Estate Fund, aggregating to Rs 45 crore.

Promoter KV Ramani and his group hold 51 per cent in the company, while ICICI Pru and India Opportunity Real Estate Fund hold 25 and 24 per cent, respectively. The company is also considering a pre-IPO placement of up to 5,000,000 equity shares aggregating to Rs 20 crore with certain investors, prior to the completion of the issue.

Sabari Inn intends to use the net proceeds of about Rs 125 crore to part-finance its new hotel project in Bangalore, expand its network through long-term lease of properties and repay some debts, according to the document. The company is setting up a four star deluxe hotel at Devanahalli, Bangalore with a total room capacity of 120.

Ya, anyway the hotel main entrance/drop off point is inside, within the Brigade Gateway complex, next to the World Trade Centre.

And inside this 40 acre complex, Auto rickshaws are not allowed. There are battery operated buggies which are available at the gate and service to the different zones for the occupants.

Starwood Hotels and Resorts announced on Friday the launch of Sheraton Bangalore Hotel at Brigade Gateway, the first property managed by the group in India. The 230-room property, situated in Malleswaram, is the first greenfield Sheraton hotel in the “upscale” segment since the U.S.-based group entered into a new franchising agreement with ITC Hotels in 2007.

The property has been developed in association with the Brigade Group, a player in the real estate business. Hoyt Harper, Senior Vice-President, Brand Management, Sheraton Hotels and Resorts, said the company was planning to invest $5 billion in India in the next four years. “India is one of the fastest growing markets in the world,” he said.

Dilip Puri, Managing Director, India, and Regional Vice-President, South Asia, said the company planned to have a portfolio of 50 hotels with the Sheraton brand by 2012 and 100 hotels by 2015. Mr. Puri said India was the fourth largest market for Starwood. He said the company proposed to introduce its St. Regis brand in India soon. The revenues from managing fees, franchising and royalties generated by the Sheraton brand are significant, he said.

He said bulk of the spending in the next few years would be on the “upscale” segment, although Starwood would also make forays into smaller Indian cities. “By 2015, about 25-30 per cent of our portfolio will be under the Sheraton brand,” he said.

Starwood Hotels and Resorts, on Friday, announced the opening of the Sheraton Bangalore Hotel at Brigade Gateway.

The hotel, which the company calls as the flagship property of the brand in India, is the first new built and managed Sheraton in India. The hotel, located within the Brigade Gateway enclave, is connected via-skywalk to the upcoming Orion mall and the World Trade Centre.

Boasting of 230 guest rooms and suites, the hotel also comprises of health club, infinity pool, the Angsana Spa and also, Sheraton’s own gymming centre.


The hotel has an array of dining options - from the ‘Feast’ for all-day dining, Italian restaurant ‘Bene’, the ‘Persian Terrace’ for Middle Eastern fare to the ‘Durbar’ for cocktails. With this hotel, Sheraton plans to firmly establish its foothold in the country.

Speaking to Deccan Herald on the sidelines of the opening event, pointing out the exclusivity of the hotel, Sheraton Hotels and Resorts Managing Director (India) and Regional VP (South Asia) Dilip Puri said, “Bangalore is a mature market and is the biggest example of how a megacity must be. Different growth areas within the city have also developed as micromarket. This hotel would tap the corporate market in this part of town as hotels create their own demand.”

Sheraton, which has 6 hotels in the country, is planning an expansion with four hotels planned in the next two years. Sheraton Senior Vice-President (Brand Management) Hoyt Harper said, “Sheraton has been the first international brand in India. At present, we plan to establish a Sheraton resort at Visakhapatnam and Chandigarh in 2012, and we would also be establishing hotels in Mysore and Amritsar by 2013.”

Puri said that Sheraton as a brand has a great potential to grow in India and projected that by 2015, around 30 Sheraton hotels may open in the country. Starwood may also introduce some of its other brands in the country.

Five-star hotels operating in the commercial capital - Mumbai - have witnessed pressure during March 2011 as compared with the same period last year.

A business performance data compiled by Crisil Research indicated a southward trend in revenue per available room (RevPAR) for hotels in South Mumbai while north Mumbai hotels managed a very marginal increase, despite decline in average room rates (ARRs).

In fact, Mumbai and Agra were the only hospitality markets among other cities such as Delhi, Bangalore, Goa, Chennai, Kolkata and Jaipur that experienced decline in ARRs.

“The south Mumbai hospitality market witnessed a decline from last year’s occupancy levels resulting into a downward pressure on ARRs due to competition, which lead to RevPARs declining 12% on a year-on-year (y-o-y) basis.

However, despite an increase in ORs, saw downward pressure on ARRs, which declined 5% (y-o-y), due to additional inventory and competitive business scenario,” said Ajay Dsouza, head of research, Crisil Research. The business performance data compiled by Crisil pertains to five-star and five-star deluxe hotels only.

Occupancy levels in south Mumbai hotels declined from 70% in March 2010 to 65% in March 2011, while the north Mumbai hospitality market witnessed an increase in occupancy from 64% in March 2010 to 68% in March 2011. “Though south Mumbai witnessed a decline in occupancy levels, it is most likely a temporary dip rather than a signal of declining demand,” said Dsouza.

The average room rate in both south and north Mumbai markets was down 5% from Rs11,050 to Rs10,508 in March 2011 and Rs8,932 in March 2010 to Rs8,511 in March 2011 respectively. The decline in room rates significantly impacted RevPAR for south Mumbai hotels, down from Rs7,715 to Rs6,805 in March 2011.

Despite decrease in ARRs, hotels in north Mumbai saw a marginal 1% increase in RevPAR from Rs5,716 in March 2010 to Rs5,787 March 2011, mainly owing to increased occupancy levels. RevPAR is total room revenues divided by total room inventory of a hotel — irrespective of the number of rooms occupied. It shows how much the whole asset is actually earning.

Officials from Taj and Oberoi groups with very significant hotel room inventory in south were not available for comment. A detailed questionnaire sent to representatives of both the companies remained unanswered at the time of going to print. However, requesting anonymity, a senior official from one of the groups said business has progressed well and hotels did register growth in the said period, though it wasn’t very significant.

“The south Mumbai market saw new room supply as Taj’s Palace Wing and The Oberoi got re-introduced at various stages in 2010. While there was initial pressure, new inventory has got absorbed and room rates have stabilised. I’d say a decent growth was registered in March 2011 vis-a-vis same period last year,” said the
official.

In April and May, the official said that the new fiscal has started on a very positive note. “We see the momentum continuing in the coming months, except for the monsoons which traditionally is a lean season. However, meetings / conferences and weddings will make it up to a large extent,” he said.

Echoing the sentiments were hoteliers in north Mumbai. Rajiv Kaul, president of The Leela Palaces, Hotels & Resorts, said, “Occupancies are certainly holding up and we are seeing 10-15% improvement in business on a year-on-year basis. The situation is very much true for all our operational hotels in the country.”

On the outlook going forward, industry experts are of the opinion that hotels in most destinations have managed to arrest the downward trend in ARRs seen over the last couple of years and some destinations have even seen a substantial increase.

“Overall most destinations are likely to continue to see improved demand over last year. While there will be a decline in occupany and ARRs in coming months, it will be more due to seasonal reasons (end of the tourist season). Having said that, increasing costs and competition will place pressure on profitability,” Dsouza cautioned.

BANGALORE: With the city emerging as a hub for international business travel, global hospitality brands are checking into Bangalore rather rapidly. Starwood Hotels and Resorts opened Sheraton Hotel at Brigade Gateway in Malleswaram last week. Switzerland-based Movenpick Hotels & Resorts is opening its first 5-star property in the country in Bangalore on June 1.

Many more are in line, and over the next two years, the city will witness an addition of 2,500 rooms across categories (3-star budget to 5-star luxury). Bangalore currently has about 5,550 rooms in these categories.

Several of the new launches will be in the five-star deluxe category. Prestige Estates Projects has partnered with JW Marriott to build a 300-room luxury resort hotel —Prestige Golfshire — on Nandi Hills Road. Shangri-La on Palace Road and Ritz Carlton on Residency Road are expected to be ready within the next two years.

"A fair amount of supply has come into Bangalore which has allowed for some rate rationalization. However,there are many micro markets in Bangalore that continue to do well," said Manav Thadani, chairman of hospitality consultancy firm HVS.

Micro markets of Whitefield, Electronics City and Outer Ring Road are seeing new supplies with many IT/ITeS companies expanding on the periphery. MDB Zephyr, part of New Delhi-based MBD Group, is setting up a 200-room luxury hotel in Whitefield. Hospitality brand Alila is doing a 120-room luxury hotel in Whitefield.

Business travellers account for 80% of the demand for rooms in Bangalore. The meetings and conferences segment and the leisure segment account for 5% and 3% , according to real estate consultancy Cushman & Wakefield. "A large chunk of business is driven by corporates. Except for Aero India, there aren't big events coming to Bangalore," said Akshay Kulkarni, executive director for hospitality services South Asia, in Cushman & Wakefield. The average room rate peaked at Rs 8,500 in 2007 as per Cushman & Wakefield hospitality report 2010 . It dropped to Rs 6,600 in 2009, and has since hardened by 10-15% because of rising demand.

The incremental room supply will result in softening of room rates in the short to medium term. "Occupancy rates in Bangalore are improving with average rates more or less flat compared to last year. With the new supply, the growth in business will be absorbed leaving occupancy and average daily rates flat," said Chris Moloney, COO, South West Asia, Intercontinental Hotels Group (IHG), which will soon launch Holiday Inn Hotels and Resorts in Bangalore.

"The average room rate for luxury hotels shot up to $400 some three years back. The recession brought about a reality check. Rentals are exactly where they should be today. Hyatt now has 38 hotels under development in India

HYATT Hotels Corporation affiliates have signed agreements for nine new Hyatt-branded hotels in India. The new agreements bring the number of new hotels under development in the country to 38.


The agreements cover three Hyatt brands: a Grand Hyatt hotel in Noida, Hyatt Regency hotels in Jaipur, Surat, Ghazibad, Chandigarh, Lucknow and Guwahati, and Hyatt Place hotels in Bangalore Devanhalli and Mumbai Seepz.


In addition to the agreements, Hyatt also announced that the Hyatt Regency Chennai and Grand Hyatt Goa will open later this year.

DUET India Hotels Group has signed a partnership with InterContinental Hotels Group to develop 19 Holiday Inn Express locations throughout India. IHG will invest through a 24 per cent equity stake, making a multi-year investment of US$30 million into the partnership. This investment will go into a fund to support the building of the 19 hotels over the next five years. These 19 Holiday Inn Express hotels will add approximately 3,300 rooms to IHG's current India development pipeline of over 10,000 rooms (46 hotels) and are expected to be operational by 2016.


Holiday Inn Express hotels will be primarily located in India's major metros and key secondary cities, including New Delhi, Mumbai and Bangalore.

Swissotel to set up two hotels in Gurgaon and Bangalore along with investee companies of the PE firm.

Swiss international hotel chain Swissôtel Hotels & Resorts has signed management contracts for two more hotels in India, the Swissôtel Gurgaon and the Swissôtel Whitefield, Bangalore.

For both these projects, Swissôtel has partnered with different investee companies of The Xander Group Inc, the leading international private equity firm. This month, Swissôtel opened its first hotel in India in Kolkata.

The proposed hotel, Swissôtel Gurgaon, plans to open in 2013 and will offer 240 rooms and suites.

In one among major deals, Xander Real Estate Partners invested $110 million (Rs 515 crore) in the hospitality division of Pune-based Panchshil Realty Pvt. Ltd. this month.

In April 2007, Xander had joined hands with Tata Group to launch a $650-million global fund specializing in institutional real estate. Tata's retail arm, Trent was to be the PE fund’s anchor tenant. In 2006, Xander Real Estate Partners had bought a 20% stake in a joint venture between Reliance Industries and the Maker Group, to develop commercial, residential and retail real estate in Bandra Kurla Complex in Mumbai.

India's hospitality industry, which has a high growth potential, witnessed private equity investments worth above $350 million till date in 2010. Apart from the Xander deal, IL&FS India Realty Fund II, acquired approximately 30% stake in New Delhi based Aria Hotels and Consultancy Services Pvt. Ltd. for approximately $17.8 million (Rs 80 crore). Aria Hotels and Consultancy Services Pvt. Ltd. owns and operates 400+ room hotel Hyatt Regency in Mumbai. In May, Clearwater Capital Partners LLC invested $12.49 million (INR 560 million) in Pune-based Sayaji Hotels Ltd while Kohlberg Kravis Roberts, New Silk Route Partners and Standard Chartered Private Equity acquired 20% stake in Bangalore based Coffee Day Resorts & Hotels Ltd. for a price of $200 million (INR 9.21 billion). In January, JP Morgan India Property Fund acquired 49% stake in Bangalore based Viceroy Bangalore Hotels Pvt. Ltd. for a price of $16.73 million (INR 740 million).

According to the release, Swissôtel Gurgaon is being developed by a company co-promoted by The Xander Group Inc. and Kohli One, a leading National Capital Region based developer.

Swissôtel Whitefield, Bengaluru, proposed to be opened in 2013, will have 151 guest rooms and suites. The hotel is an integral part of a 559,000 sq ft mixed-use project that will include leading retail formats, a state of the art multiplex, restaurants, and entertainment and leisure facilities, stated the release. The project is being developed by Virtuous Retail Limited, a Xander investee company.

Starwood Hotels & Resorts has announced expansion plans for key global markets for its Aloft brand.

The brand is set to open ten new hotels in the coming year, with half of its 2010 pipeline consisting of international properties. With nearly 40 hotels open since its June 2008 debut, the Aloft brand became the talk of the hospitality industry by going global while in launch mode, opening China's Aloft Beijing Haidian and Aloft Abu Dhabi in the United Arab Emirates in the brand's first 15 months.

Simon Turner, President of Global Development, described the brand as "an important source of fuel for for Starwood's strategic, global expansion," pointing to openings in Beijing and Abu Dhabi in the first 15 months since its launch.

"The brand, which has an existing presence in four countries, is at a pivotal point in its growth cycle and is poised to continue to break new ground in 2010 as it debuts in India and Europe, while further establishing its presence in the U.S. and China." said Turner.

This year, three Aloft hotels will open in India. The Aloft brand plans properties for Chennai, India's fifth-largest city and its second-largest exporter of software and infotech; Bangalore, the "Silicon Valley" of India; and Coimbatore, one of India's fastest-growing cities and a powerhouse in textiles and engineering.

Europe's first Aloft hotel will open its doors in Brussels, near the heart of the Belgian capital and European Union hub, in September 2010. And stateside, the Aloft brand will open two New York City properties - one in the Big Apple's Brooklyn and the other in the heart of Harlem.

Marriott Courtyard,a highend business hotel coming up at HSR Layout,has run into trouble.A joint venture of Marriott Group and Pacifica Companies,the hotel is being built on a one-acre-30-gunta prime land,purchased in 2007.But suddenly it has become a disputed territory,with another person staking claim of ownership.Things have come to such a pass that the hospitality major has sought police protection to carry on with construction work.
The hotel group says that it bought the land after go-ahead was given by a reputed law firm,which thoroughly checked the title deed.But one L Srinivas,who claims to be the original owner of one acre of the land,says that his property had been transacted with fabricated documents.He filed a complaint with the Lokayukta,and an inquiry has been taken up.
The land in survey number 20/5,Rupena Agrahara in Begur Hobli,bang opposite the Central Silk Board building,was purchased' by Pacifica for a proposed business hotel,and excavation work had begun.But on May 18,Srinivas wrote to Ash Israni,head of Pacifica Companies,challenging the land sale transaction.He accused that the mother deed of the land was fake the fabrication done by land mafia in 2002 with fabricated khata documents and conversion.An FIR filed for this violation is still pending with the Madivala police station,Srinivas claimed.
We have got the title of the land vetted by one of Indias most reputed law firms,Luthra and Luthra,which has cleared it.Srinivas has no locus-standi in this issue,and we see some vested interest behind the objections he is raising, Rocky Israni,director,India Investment,Pacifica Companies,said.The matter is in court.With all our documents in order,we have the civic sanctions for construction.
Navjit Ahluwalia,Marriott Group's head of hotel development,told Bangalore Mirror,The land was purchased by Pacifica Companies,our partner in the project.Srinivas is using some flimsy documents to trouble us.We have informed the police.Construction work is continuing with police protection.
Srinivas says that the land mafia had initially made him a sale proposal.When I did not give in,they created fake documents to show the land as theirs and constructed a compound wall all around it to prevent me from entering my plot.The police have colluded with the mafia.I have complained to the Lokayukta,' he said.
Meanwhile,the Lokayukta has issued notices to police commissioner Jyothiprakash Mirji,asking him to look into Srinivass allegation about the police being hand-in-glove with the land mafia.

Reuters) - Indian property developer Oberoi Realty (OEBO.NS) plans to expand its land holdings in key cities as debt-laden rivals struggling with rising costs and slowing sales look to cut assets, its managing director said on Tuesday.

Mumbai-based Oberoi, which is sitting on $350-million cash reserves after an initial public offering and steady sales in the last financial year, is eyeing projects in Delhi, Bangalore, Hyderabad and Pune.

"We are loaded with cash. When some of the highly leveraged players get desperate, that is going to be an opportunity for us. We will replenish our land bank," Vikas Oberoi told the Reuters Global Real Estate and Infrastructure Summit.

Property prices in major Indian cities have more than doubled over the past 18 months, but sales volumes are down almost 40 percent from a year ago as high prices and rising borrowing costs deter buyers.

India's central bank has been one of the most aggressive to tighten liquidity to curb inflation, raising rates 10 times since March 2010, including a 25-basis point increase last week.

Any further slowdown in property demand is expected to hit cashflows for highly leveraged real estate firms, which have also not been able to sell equity in a volatile stock market.

"Projects have already started trickling in, but obviously these are the early days of pain. Once it is unbearable for a lot of people, we will start getting land which is lot cheaper," Oberoi said.

The developer focuses on large integrated projects in Mumbai, which include premium apartments, retail space as well as hotel projects. It is currently developing 10 million square feet, but hopes to double this by March 2013.

The company, which listed in October 2010, reported net profit of 5.2 billion rupees for the fiscal year ended March 2011, on revenue of 10.6 billion rupees, with net profit margin of nearly 50 percent.

LOOKING FOR PARTNERS

Oberoi Realty, which counts Morgan Stanley (MS.N) and T Rowe Price (TROW.O) among investors, is open to joint ventures and stake sales in individual projects although it is not looking to dilute further equity at the company level.

Oberoi, which partnered Starwood (HOT.N) through its brand Westin for a hotel project in north Mumbai, is also scouting for global chains to manage and operate its second hotel at a 3.1-million sq ft mixed-use project in central Mumbai.

The company is in talks with several global hotel chains, including Starwood, Mandarin Oriental (MOIL.SI) and Hilton, and hopes to finalise a partner in three to six months.

"Hotels is always a strategy, not a standalone business for us. It has to be within a complex, where the values will increase due to the hotel branding," Vikas Oberoi said.

The company is interested in buying a 125-acre plot in Thane, near Mumbai, where Raymond (RYMD.NS) earlier operated a plant. He did not comment on valuations, but industry experts have estimated the plot to be worth about 22 billion rupees.

Shares in Raymond jumped 4.1 percent after the news, while Oberoi shares rose 2.4 percent.

Shares in Oberoi Realty, valued at $1.7 billion, are down 8.5 percent so far in 2011, compared with a 14 percent fall in the main stock index .BSESN and a 30 percent slide in the sectoral index .CNXREAL.

Vikas Oberoi, who inherited the property business from his father and has now spent two decades in the sector, was ranked India's 46th richest person by Forbes in 2010, with networth of $1.4 billion.

"We are in value creation and we want to be a company that will have constant income," he said. "I tell my investors that I am virtually a first generation entrepreneur. We made wealth for ourselves, and we will continue to do that."

European hospitality major Swissotel is set to come up with three more five-star hotels in India by 2013.

Ferry Warnke, general manager of Swissotel Kolkata, the only Swissotel in India, said two hotels would be in Bangalore and one at Gurgaon. “Among the three, two will be newly-built ones and will be opening by 2013, while the remaining one will be a reflagging in Bangalore next year,” Warnke said.


Swissotel is also in talks with a number of companies to set up hotels in other cities. “We have many other letter of intents for new hotels, but until it comes under the hotel management agreement, we cannot really announce it,” Warnke added.

Swissotel Hotels & Resorts is a group of deluxe hotels, owned by Fairmont Raffles Hotels International — a leading global hotel company, with more than 90 hotels worldwide under the Raffles, Fairmont and Swissotel brands.

He did not reveal the investments and the partners, as Swissotel is an asset-free company.

The Kolkata facility, owned by Ambuja Realty and spread over 160,000 sq ft at Rajarhat in north eastern fringes of the city, marked the entry of Swissotel into India. Ambuja was understood to have invested around Rs 100 crore in it.

Harsh Neotia-led Bengal Ambuja Housing Development Ltd had signed a 10-year management contract with Swissotel in 2009. According to Warnke, Swissotel has about 30 hotels across the world. “There are many plans for India on the pipeline by all our three brands. Fairmont is also planning to open in Jaipur and Hyderabad,” he added. Fairmont Raffles may come up with hotels in the Philippines and China.

Regarding the Kolkata facility’s performance, he said, “We have not finished one year going into operations. We are satisfied, as the facility is doing operationally and financially well. The hospitality industry in the city is going to grow above eight per cent. Today, there are about 1,250 five-star rooms in the city and in the next three to five years, it is expected to double.”

BANGALORE: Food inflation is hitting both families and restaurants. While families are cutting down on eating out, some restaurants are finding it so difficult they're planning to shut shop and others are wary of increasing prices for fear of losing customers. They're gearing up to manage with lower profits.

Dr Seema Sunil, dentist and mother of two, says food and fuel inflation is impacting her family every day. "We think twice before we go out to eat and wonder if it's absolutely necessary. We have even cut down on meat products."

Most people seem to think ordering in food regularly and buying unnecessary items can be avoided. "We used to go out and eat at least thrice a month but now it has come down to once a month. We haven't cut down on essential products like sugar and rice but are avoiding buying junk food like chips, etc," said homemaker Vidya Sudarshan.

These cost-cutting measures may help families but they're hitting restaurants hard. "I myself have cut down on eating out so I can't really blame customers for doing it," said Santosh Mathew Koshy of Koshy's restaurant. It's not just the increase in prices of food products but fuel prices are also affecting restaurants. "If we have to eat out, we usually look for an economical place near the house so we don't spend much on fuel," said Seema Sunil.

"We're not altering prices or compromising on quality even though it affects our profits. We just hope things get better in the future," said a Bheema's restaurant representative.

Most restaurant owners are not optimistic about the future. "The conditions are pretty bad for restaurant owners like us. We had a meeting of about 75 restaurants in the city a few days ago and some are so fed up they're actually considering closing down," said Mathew Koshy.

The restaurant business depends on income of their clientele. "We have not faced a drastic decrease in number of people coming to our restaurant because most are from the IT sector," Bheema's representatives said.

Restaurants such as Copper Chimney and Bheema's feel it's not uncommon for profits to fluctuate. If it is becoming increasingly difficult for the upper middle and middle class to eat at restaurants, it must be nearly impossible for the lower income groups to even think about eating out.

Some restaurants even declined to state whether they had increased prices or were planning to do so for fear of losing customers. Many restaurants do it quietly and the change is stoically accepted by customers.

On the rise

Food inflation touched 9.13% in the week ending June 11, rising from the previous week's 8.96%. There was a considerable increase in prices of fish, milk, tea, chicken, fruits and vegetables.

Hyatt now has 38 hotels under development in India

HYATT Hotels Corporation affiliates have signed agreements for nine new Hyatt-branded hotels in India. The new agreements bring the number of new hotels under development in the country to 38.


The agreements cover three Hyatt brands: a Grand Hyatt hotel in Noida, Hyatt Regency hotels in Jaipur, Surat, Ghazibad, Chandigarh, Lucknow and Guwahati, and Hyatt Place hotels in Bangalore Devanhalli and Mumbai Seepz.


In addition to the agreements, Hyatt also announced that the Hyatt Regency Chennai and Grand Hyatt Goa will open later this year.


Brands open and under development include: 14 Hyatt Regency hotels under development, in addition to four already open; five Grand Hyatt hotels under development, in addition to one already open; four Park Hyatt hotels under development, in addition to one already open; 14 Hyatt Place properties under development; and one Andaz hotel under development.

Hotels, pubs must shut at 11pm: Mirji

BANGALORE: If you have no reason to be in a public place late at night, go home, says police commissioner BG Jyothi Prakash Mirji. As of now, he tells TOI, he has no plan to extend the deadline for pubs.

Some restaurants and pubs say cops are harassing them citing the deadline. These are baseless claims. I don't think there should be a discussion on this issue. A policeman would order closure only if they violate the deadline. Why do they remain open beyond the deadline? Why are they forcing cops to go to them? There's confusion on the deadline. When should enterprises shut down? There's no confusion - it's 11pm. Is there a plan to extend the deadline? We're discussing the matter. As of now, we have no plans to extend the deadline.

Pubs and restaurants in the CBD are feeling the heat: while patrons stay till 11.30pm, police are eager to hustle them out by 11pm, when the last order is still being taken. Owners of pubs and restaurants say police want shutters down and customers out and on their way home, and if that doesn't happen, they allegedly get rough with pub and restaurant staff. Any dilly-dallying, and both customer and pub owner are at the receiving end of police action.

They allege that police are behaving in a highhanded manner, and claim that policemen walk into their restaurants to rush them, and pick up their employees if they fail to close by 11pm. Pubs and restaurants now tell customers that the last order of the day is taken at 10.30pm, but in spite of requests, some customers refuse to leave at 11.30pm. "We try to convince customers to finish their food and beverages by 11.30pm, but some of them don't . Because of our customer service policy , we cannot be rude to them and throw them out. Police are not ready to understand this. They come in and take the owner to the police station," said the owner of a high-end restaurant in Bangalore's CBD.
Restaurant owners on MG Road, Church Street, Vittal Mallya Road and other areas, too, expressed anxiety.

"The policemen who come in are not ready to listen to these problems. They are ordered not to disturb the public so they eventually take our workers to task,'' said a bar owner on Rest House Road. It is not only restaurant owners, even the common man is complaining.

"Initially, we are asked leave the pub, or restaurant . Then we are told we cannot even hang around in the vicinity. Policemen chase us away," says Prakash Shastry, a software developer.

DEADLINE IS ACTUALLY 11.30pm

There is confusion over the nightlife deadline: while the commissioner claims it is 11pm, the excise licence issued to pubs and restaurants owners says 11.30pm. "The excise licence I have, which is a CL 9 excise licence (licence for pubs and restaurants) clearly states that I can do business from 10am to 11.30pm. About what the police are enforcing I would not want comment," says Ashish Kothare, president of Bars and Restaurants Association.

It's rather disappointing that Bangalore police commissioner has no plans to review the deadline to keep pubs and restaurants open later at night. Much as the nation's IT capital aspires to be a hip global city, its administrators seem determined to ensure it remains a small town. World over, truly global cities enjoy a vibrant life late into the night. It's up to the city's administrators, including police, put in place systems which ensure that citizens and visitors have the option of venturing out at night without fear of being targeted.

RIL may develop hotel projects with EIH

The Mukesh Ambani led Reliance Industries may jointly develop two hotel projects in Bangalore and Goa with EIH Ltd at an estimated cost of Rs 700 crore.

"In all probability we will develop the Bangalore and Goa projects in association with RIL," EIH chairman and chief executive P R S Oberoi said on the sidelines of the company AGM.

Having roped in the Mukesh Ambani group as a friendly-investor to stave off any takeover bid, the Oberois are now planning to float a joint venture to develop and run hotel properties in India and abroad.

This was revealed by EIH Ltd Chairman P. R. S. Oberoi during a pressmeet after the company's annual meeting. One property each in Bangalore and Goa, now on the anvil, “will in all probability be done jointly with Reliance,” he said. EIH Vice-Chairman S. S. Mukherjee said “Our interest is to manage the properties”.

Explaining last year's deal with the Mukesh Ambani group amid ITC increasing its equity stake in EIH, Mr. Oberoi told shareholders that he was looking for a friendly-shareholder who shared EIH's vision and would assist the EIH promoters. As such, while ITC now holds 14.8 per cent of the equity, Oberois have 34.5 per cent and RIL has 14.98. “So together we have that much holding,” he told reporters later saying Reliance was an important and friendly shareholder”. He also indicated openness to offering board-level positions.

The Bangalore project would be a 250-room hotel on an 8.5-acre plot opposite Hebbal Lake and in Goa, where EIH does not have any presence till now, would be a 130-room hotel on 55-acre beach-front location.

In Bangalore, there would also be 60-branded apartment, a concept that EIH plans to build as a future strategy. “Having luxury branded apartments or bungalows within the hotel project, is not a new-segment but a new method of building hotels,” Mr. Mukherjee said. The properties would be called Oberoi Residences and some were under implementation.

Mr. Oberoi also said that increasingly the company would go towards managing properties rather than setting up hotel projects on its own. “We own the largest number of hotels under the Oberoi and the Trident brand,” he said.

Beijing, Kolkata on scanner

He said he would visit China shortly to scout for opportunities there and Beijing and Shanghai are preferred locations.

To a question on whether there would be a second Oberoi hotel here, he said that the company was looking for private-land in New Town in Rajarhat where a 250-room Oberoi hotel, a 350-key Trident hotel with service apartment would be set up on four acres.

Brigade Hospitality Services, the hospitality arm of real estate developer Brigade Group, is looking at entering the mid-range hospitality segment in the South, according to a top official of the company. “We have 6-8 properties in the pipeline in the South. Among them would be mid-segment properties in the Rs 3,000-4,000 per night range,” Vineet Verma, chief executive officer, Brigade Hospitality Services, told Business Line. The company is looking at properties that will be “right fit and at the right location”, he said.
In all, the company plans to add about 1,500 keys in the next few years. “We are targeting 2015-16 for all the property openings,” he added. It is looking at a total investment of about Rs 1,000 crore. The properties in the pipeline include an upscale hotel in Chennai, for which construction work has already started, he pointed out. However, he declined to give further details on the services partner for the project.
Brigade Group, which recently opened a 230-key Sheraton Bangalore Hotel at its Brigade Gateway project in Bangalore, also plans another Sheraton property in Mysore. In fact, Sheraton Bangalore Hotel is the first property to be managed by global hospitality chain Starwood Hotels and Resorts in India. “We are also looking at budget category options in Mysore,” said Verma. Besides, there are plans to launch a Holiday Inn property in Bangalore, besides the two upcoming resorts in Kerala and Chikmagalur in Karnataka.

Accor to open ibis Bengaluru Techpark by mid-September

Global hospitality major Accor’s value hotel brand, ibis, would open its first property - ibis Bengaluru Techpark - in Bangalore in mid-September. This will also be the fourth property in India and the 100th in the Asia-Pacific region, according to a press release from the company.

The hotel, located on Outer Ring Road, will feature 332 guest rooms that will offer guests spacious and fully-equipped rooms with en suite modular bathrooms; features at guest rooms include a flat-screen TV, and wi-fi and broadband Internet access.

Mr Jean-Michel Casse, Senior Vice-President - Operations, Accor India, said in the release the company has 16 ibis hotels “committed to development”. On a regional basis, the ibis brand will debut in Vietnam and Laos by 2012, and will add nine more properties to the Asia-Pacific region before the year-end.

Branded Vivanta by Taj, the branded five-star hotel is located in the bustling northwest suburb of the city, 35 km from the international airport and 1 km from the Yeshwantpur railway station.

International hospitality company Mövenpick has entered India with Mövenpick Hotel & Spa Bangalore.

Jean Gabriel Pérès, the chain's president and CEO, said of their first foray into the subcontinent: "It is a contemporary property, which is in keeping with 21st century India and its rising stature on the global stage."

The 182-room hotel is located in India’s Silicon Valley, a 30-minute drive from the airport. Guests who stay in executive club rooms or suites will enjoy a 24-hour rate, starting from their check-in time, which will benefit international travellers taking early morning or late-night flights. Amenities include seven meeting venues, a swimming pool, spa and fitness centre and four restaurants.

Singapore-based The Ascott Limited, wholly-owned serviced residence business unit of Capital Land, opened two serviced residences in India.

It offers apartment units ranging from comfortable studios to spacious two-bedroom apartments. Facilities include swimming pool and children’s pool, pool-side cafe, fully-equipped gymnasium, residents’ Lounge, serviced offices, banquet and conferencing facility.”

Introductory rates are from Rs 4,500 per night for a studio apartment and
Rs 12,000 per night for a two-bedroom apartment. Besides Citadines Richmond Bangalore and Somerset Greenways Chennai, Ascott has five other serviced residences with more than 1,100 apartment units under development in India.

The five properties are scheduled to open progressively in Ahmedabad, Bangalore (Whitefield, Yelahanka), Chennai and Hyderabad by 2015. Ascott’s seven properties in India will have over 1,400 apartment units and cost more than US$250 million when fully developed.

Looks at the rates ..Studio costs (4000 rs)100 USD and 2 br costs 300 USD(12000 rs).. Much high compare to the rates in US Studios .. It seems in everything is catching up with US rates in india. .. so called Gloabalization totally going to spoil india advantage of cost effectivenes..

The city real estate sector has witnessed a stabilisation of prices, and the hospitality industry is grabbing the opportunity to expand.

Areas like Sarjapura Road, Yeshwanthpur, Marathalli, Kanakapura and Whitefield are set to see the opening of new star hotels.

The boom is resulting in a number of hotels in different ranges launching their projects.

"Any land bought for a hospitality project should be considered as an asset as usually there is a five-year window we place for such projects from the time it is conceived.


Land rates on the outskirts of the city had skyrocketed
about six months ago

"Many groups had invested in various projects when the BIAL started operations. Some are now ready, others are cashing in on this period of boom.

There was a time when it was difficult to find rooms in the city and even if you did find something, it was very expensive," said Irfan Razack, CMD, Prestige Group.

Industry data shows that there is more supply, and that is good for the consumer.

"There is enough and more choice, and the prices are quite affordable with more chains opening up," said Razack. "This means that the prices will remain affordable for the consumer."

Nailing the target
Experts who have been in the business for over two decades believe that the market has become quite mature in the city over the years.

"The supply and demand has stabilised, the market has become mature and each group today is focusing on appealing only to its target clusters," said Prem Joseph, director (sales and marketing) of Movenpick Hotels and
Resorts, which recently opened in the city.

Trends show that earlier a techie working in Electronic City would live in the heart of the city but now, with the land rates stabilising, there are a lot of residential options around that area itself.

For a hospitality group, the break-even period is between five years and eight years. "It is a long-term investment and many are showing faith in Bangalore," said Joseph.

Also, land rates on the outskirts of the city, which had gone through the roof about six months ago, are now stabilising and this is appealing to real estate tycoons too.

"North West Bangalore is becoming the highlight now and will see a lot of growth over the next two to three years with the development of Metro, the launch of the World Trade Centre and Orion Mall.

Bangalore has seen growth majorly due to the IT boom and hence it is quite true that hotels with close proximity to tech parks and the BIAL have seen a tremendous increase in demand," said Martin Wuethrich, general manager, Sheraton Bangalore Hotel (at Brigade Gateway).

For now experts have given the hospitality industry the thumbs up.

"The demands of customers are being met, people are only happy to cut down on the travel time and now
even the mid-level hospitality groups are cashing in on this period of boom.

There's a vast demand and Bangalore is living it up, by providing vast supply," said M Chandrashekhar, chief executive, Eco Pack real estate services.

The Indian Hotels Company (IHC), a Tata group listed hospitality firm, on Wednesday said it expects its Gateway vertical to be a 50-hotel brand by 2015. The company plans to come up with Gateway Hotels first in all the metro cities like Mumbai, Kolkata, Delhi, Bangalore and Chennai, the first one of which will open in early 2012, according to its top official, “We have 21 hotels operating under the brand Gateway in our portfolio today. And another 22 new Gateway hotels are under various stages of development,” said P K Mohankumar, chief operating officer (COO), Gateway Hotels.

Mohankumar was in Ahmedabad to announce the launch of The Hotel Gateway Gir, the fourth Gateway brand property in Gujarat, in addition to existing hotels at Ahmedabad, Surat and Vadodara. “The revival of resort in Sasan Gir will have a ripple effect. It shall offer a new experience of Gujarat to visitors from across the globe,” Mohankumar said.
“We expect Gateway to be a 50-hotel brand by 2015, what our vision and mission is,” he said. “Out of the proposed 22 properties 10 are greenfield hotels which are under various stages of construction and another eleven or so are at various levels of approvals,” Mohankumar said.

The company with over 2,000 room capacity under the brand Gateway aims to add close to 3,000 rooms by 2015. “The Gateway model typically has 150 rooms which can go upto 200, so say another 3,000 rooms could get added under the brand by 2015,” Mohankumar added.
