36-storey high twin towers - The Duke and The Duchess

204 luxurious units comprising of 2+1 (study), 3-bedroom apartments, 3+1 (study) and 4-bedroom penthouses - Ranging from 1,055 sf to 3,025 sf

Quality finishes and fittings

Intelligent digital lockset, LAN to living, bedrooms and study room, and wireless LAN enabled in common areas

Towering over the vibrant Balestier area, the twin towers enjoy commanding views of the city and suburban skyline with an elevated environmental deck.Simplicity and clarity is the driving concept in the design of vation. Visual interest is created through rhythmic insertion of horizontal planes that juxtaposed against the strong vertical form of the towers. Cantilevered canopies and roof features are introduced to create a coherent imagery reference between the blocks; hence enhancing their implied ‘interactiveness’.

You are so right! I was walking around there and came across 4 separate construction sites. But I photographed one of them as the other 3 are between 10-20 storeys.

And more will be bound to come as there is a lot of vacant land near Keng Lee, Lincoln and Wee Nam Road.

Novena/Newton already has its own skyline which is littered with slim resdiental scrapers:cool:

LOL..I guess the developers pick the names and the buyers seem to have no problem flocking there too. The 'Duke' and 'Duchess' has to be extremely tacky though, and there is nothing royal about that area except that these 2 will probably be the tallest there and claim to offer an oasis.

That whole stretch of Balestier Rd needs a cleanup IMO.

There are a lot of very impressive highrise condominiums in Novena/Newton.Like the Lincoln Modern and the 'Great Eastern condos" (the ones with the huge Great Eastern logo at the top). All three are very flat ,like dominos!:coo:

Looks like we'll have a new skyline soon.

huaiwei

About $700 000+ for a unit.

I agree that Balestier Road needs a revamp. It feels dusty and old, reminds me of the streets of Bangkok. It also has several Buddhist temples there and interesting shophouse architecture.

That place is in a transition, with quite a few highrise constructions going on.

Yah that place has a lot of Burmese road names like Mandalay and Martaban. They even have a Burmese Buddhist temple there..I wonder if there was some history to that. They also have a hotel 81 there and maybe some hookers at night. It needs a cleanup but still has to preserve its charms.

While De Royale isn't the nicest-sounding of names to call a condo by, it beats the usual "residences" or "suites" or "crest" or "gardens" or "heights" or "towers" suffix. In recent years we have seen an increase in usage of the "edge" suffix, first we've got the original edge, The Paterson Edge, then we have got The Edge on Cairnhill, now we have The Platinum Edge. What's next?

Also, the "-ium" suffix. Infinium, Iridium, etc. We Singaporeans are an imaginative lot.

I think there were only 7 units unsold when they relaunch in Feb 2005 and here are the last 10 transactions for this project:

Row Project Name Price Sq Ft PSF Month
1 DE ROYALE $ 680,000 1,055 $ 645 09-2005
2 DE ROYALE $ 800,000 1,281 $ 625 07-2005

4 DE ROYALE $ 813,000 1,281 $ 635 04-2005
5 DE ROYALE $ 1,300,000 2,939 $ 442 03-2005
6 DE ROYALE $ 1,300,000 2,939 $ 442 03-2005
7 DE ROYALE $ 848,000 1,281 $ 662 02-2005
8 DE ROYALE $ 850,000 1,281 $ 664 12-2004
9 DE ROYALE $ 1,438,000 3,025 $ 475 12-2004
10 DE ROYALE $ 838,000 1,281 $ 654 11-2004

So it means all must be sold now, including those 6 fabulous penthouses, 3 on each block.

At 3000 sqft, comprising of 2 bedrooms+1 dining+1 loft-styled living+1 huge balcony+dry/wet kitchens on the first floor at level 35.
Followed by 2 more bedrooms, a family hall and a huge master bath with skylight jacuzzi on level 36. And top it with a a open air rooftop garden with BBQ/picnic area and an outdoor jacuzzi (sits 4). This must be heaven for people living there!!!

Any guess from seasoned Skycraper watcher, how long it will take for the TOP once the full structure is completed? 6-9mths? 9-12mths?

Your pic doesn't show for me.
I've seen them from the expressway and they are quite impressive :-)
They looked pretty much topped out.

Structure has definitely topped out, but construction of facilities are still going on.

similar to Urbana.

Anyway the top portion of the structure is supposedly to resemble the prongs of a tuning fork

I notice a few cool modern condos rising in Balestier these few years from Novena influence maybe... :)

RafflesCity

I think Balestier area has lots of enbloc potential.

Lots of older-generation apartment blocks, plus relatively central location would help as well.

So far, this project is the tallest apartment in the area.

D'Lotus is also now u/c at 20 floors.

RafflesCity

It will be 20 floors.

Right now theyre digging the site. Used to occupy a former flatted factory I think...and its surrounded by flatted factories and a canal/park connector behind....

The Top 10 floors of The Duke (31 Jalan Rama Rama) has completed its exterior white paint and the scaffolding are all taken down. I have call ed the developers (Hoi Hup) and they gave a mid-year TOP date.

Would the noise from PIE be a problem for this development?

Just taken today. You can see De Royale in this picture next to HDB hub. About noise from PIE. It shouldn't be an issue. :)

Based on my humble experience, I have 2 friends living near the PIE. One at (HDB 19th floor) Toa Payoh Lor 1 near Trellis Towers, the other at Paya Lebar Way (HDB 8th floor).

When I visit them, the noise from PIE is quite irritating. :bash: Like a constant buzzing mosquito, only lower frequency. Not to mention the occasional screeching of tyres and horn blaring.

I usually cannot stay long (max 2hrs) before I get a headache. :mad2: But my friends at both locations seem immune to it. I am surprised they are still sane!

Highway noise is mostly annoying at night. I got to live with it two years ago as the flat my company was renting for foreign students was just next to AYE. I got headaches because of the buzz for the first ~1mth. After that I got used to it ;-)
