THE FIRST mixed-use commercial development on A.S. Fortuna St. in Mandaue City broke ground yesterday to officially start its construction.

J Mall is also the first venture of Everjust Realty Development Corp., a family corporation headed by Justin Uy, founder and president of food processing company Profood International Corp.

Uy said the company decided to use the name J Mall so it will be easy to remember, especially by tourists who don’t speak English.

The letter J also stands for the names of the Uy brothers, who all have a role in the corporation.

The two-story J Mall sits on a 3.2-hectare property that used to be the manufacturing compound of Royal Match before it was foreclosed.

“Our company wants to be the engine, the missing link for economic revitalization in this side of Mandaue City,” Uy said.

Uy did not disclose how much the company would invest in the project, but he said the financing is backed by Banco de Oro.

Construction of the project is expected to be completed in two years.

During the peak period of its construction phase, which will be in February, the company may hire 2,000 people, said Harrisson Pow of HS Pow Construction and Development Corp., J Mall’s managing contractor for the project.

Once the mall starts operations not later than October 2011, it will also provide more job opportunities to Cebuanos.

Since most companies located on the A.S. Fortuna St. stretch are industrial firms, J Mall will provide the commercial and leisure component of the district, he said.

Uy said the total usable floor area of the project is 92,000 square meters, 7,000 of which have been set aside for its anchor tenant, SM Hypermart.

The company is negotiating with other possible tenants through a Manila-based consultancy firm. The mall will have space for 271 outlets.

Aside from this, the mall will have space for lease for a contact center. The one-hectare space for the contact center can accommodate at least 1,500 seats.

Negotiations are also ongoing between J Mall and various business process outsourcing (BPO) companies. Uy said that talks have been opened with BPO players already in Cebu and those that are yet to expand operations here.

J Mall will also have a two-level basement parking that can accommodate 800 cars.

The second phase of the project, to start on its third year of development, will include the building of two towers that can be made into a hotel or serviced apartments.

But Uy said the concept for the two towers may still change, depending on the progress of the development.

Everjust Realty Development Corp. is also looking at acquiring more properties since it plans to venture into more commercial developments.

A successful exporter of processed tropical fruit products has just launched his first commercial property development in Mandaue City.

Justin Uy of Everjust Realty and Development Corp., who also owns Profood International Corp., said he decided to put up the establishment on A.S. Fortuna Street in Mandaue City because he saw the potential of the area.

“The area is like an accessway from the airport to other areas and if you go to Banilad area, it is very congested already. The reclamation area already has malls so we see great potential for this property,” Uy said during the groundbreaking ceremony of JMall held yesterday in what used to be the site of the Royal Match Compound.

According to Uy, JMall will be a mixed use commercial property that will house a three-story mall, an office space for call centers, and two towers for a hotel and an apartelle or condominium building.

“The land area of the whole property is at 3.2 hectares. This is a five-year project: two years will be dedicated for building the mall or phase one, and the remaining three years will be for the hotel and apartelle. However these plans might still change, especially the hotel which is dependent on tourist visits.”

The lot area for Phase 1 covers 92,000 square meters with 7,000 square meters area dedicated to SM Hypermart which will be their anchor tenant. “There will be about a hectare floor area dedicated for call center office space that is right on top of SM Hypermart or the second level of the building.”

According to Uy, they are already negotaiting with call center companies both existing in Cebu and new players who only have offices in Manila. “They did not commit yet because they will need at least a year's time and we have to develop the area for two years. So maybe next year.”

Uy added that the mall will house 271 shop areas for lease with 800 slots for car parks including covered and basement parking. “We are targeting before October 2011 to turn over the shop areas to tenants,” said Harrison Pow of HS Pow Construction and Development Corporation, a partner in developing the property.

According to Uy, it took them two years to plan the development of the area, which they believe will not only be another commercial establishment but a catalyst for economic development. It will create more job opportunities and promote new economic activity.

“Hopefully this will create a different kind of activity in the area because of the mall.”

Pow said that at the moment, they have hired a few hundred people for the construction of the area and will expect to add more, up to 2,000 people at most by February 2010.

Pow added that once the first phase is done, they expect more jobs to be generated with the opening of call centers which will require at least 1,500 seats.

Uy said they have more property development plans which will involve commercial establishments which allows continuous business compared to developing residential properties.

The property is adjacent to the property of Norkis.. i think twice bigger than this property, which is originally rumored to be under negotiation by the SM Group.. however, there was no final agreement since the Quisumbing also had big plans for the said property....

If ever our own Makro would be converted, wouldn't it saturate our market too much? SM Supermarket (@ SM City Cebu) is just a stone's throw away... agree. we should not blame kung naay bag-ong projects na mag cause ug traffic as long as the developers follow building regulations. para nako ang traffic diha problema na sa city hall ug DPWH/NG. kanang 2-lanes overpass diha sa highway mandaue nahimong bottleneck. nagdugang sab na ug traffic diha.

and if i may add, dapat nga thankful pa kay may mga investors and developers na nakahunahuna ug invest. unsa na lang ang ibang lugar na kakapiranggot at nag iisang mall they go into overhyped hyperdrive na. eh diri sa cebu booming ang expansions sa mga mall tapos more are set to open pa. hotels, condos etc etc. uban intawn nga lugar wala. be thankful for what you have, its ok to demand a nicer kind of development like green and eco-friendly stuff, but please tone down on arrogance. and if ever may mga sidewalk vendors, sala diay na sa developer? diba kaya nga andyan ang city government to regulate them? jeeeshhh...

CEBU CITY -- Bent on expanding operations in Cebu, SM Prime Holdings, Inc. is negotiating for the acquisition of a property that would be developed into a pocket mall aimed at serving the northern towns of the province.

Marissa N. Fernan, SM Prime senior vice president for the Visayas and Mindanao, said negotiations were in the final stages and a second SM mall in Cebu was expected to open by 2011.

SM Prime is hoping to acquire a property with an abandoned building in Consolacion town, a second-class municipality situated about 12 kilometers north of the city.

"They’re finalizing the terms. This will be smaller, about 35,000 to 55,000 square meters," Ms. Fernan added. The SM City Cebu mall, which is the fourth largest in the SM network, has a total floor area of 130,000 square meters, or 13 hectares.

An SM Hypermart is also expected to open in 2011 as the anchor store of J Mall, a three-hectare mall being developed in Mandaue by the Uy family, who also owns fruit processor Profood International, Inc.

The two new SM outlets will open ahead of the proposed 26-hectare mall at the South Road Properties, the reclaimed property of the Cebu city government in the southern part of the city.

SM Prime has proposed to acquire a 30-hectare lot within the South Road Properties and build a mall that’s twice as big as SM City Cebu as well as an exhibition center, two hotels and a condominium building. The proposal will still be subjected to a Swiss challenge.

Meanwhile, Ms. Fernan said the firm would roll out the "Global Pinoy" program and other special programs in Cebu next year.

Under the Global Pinoy program, a lounge for overseas Filipino workers and their families will be opened at SM City Cebu in January. The lounge will offer free calls, personal finance seminars, and consultations with government agencies Overseas Workers Welfare Administration and the Philippine Overseas Employment Administration (OWWA), as well as provide a remittance center.

"SM Cebu pioneered the tribute to OFWs through our annual OFW Day, which was started 10 years ago, in coordination with the OWWA. We were the first mall to recognize the value of OFWs," Ms. Fernan said.

Spending by OFWs and their relatives have helped fuel SM City Cebu’s sales growth, Ms. Fernan said. The Cebu mall is among the top five contributors to SM Prime revenues, she added.

2nd Level is the Mall Area.. ( A stair is the access point to the second floor)

glad to hear that.....the gaisano that will be bulit in the old o and m plaza is a good start.............para mahapsay tan awon dinhang dapita....the best idea is definitely to move the city hall to reclamation area to decongest that overly crowded area

The two tower cranes were used for the Mall..... while the other one is for the Condotel..

Perhaps when the Hotel Building will start construction nasad.. they will just have to remove the one tower and place it in the Hotel construction site, since by that time, the Mall will now focus on the interior na.

yup... Gi sugdan na nilang bungkag ning warehouse sa atubangan Sir. Then kanang mga structures sa atubangan idemolish gyud na nila tanan ig human daw :okay:

exactly bai.. kay they got P/ 3 BILLION for this project.
P/ 2 Billion is from a BDO Loan while P/ 1 BIllion is Equity.

They also got a major tenant " SM Hypermarket" and i was informed a major Call Center for their BPO Offices.

The mall also has a good mixed of tenants as of date.. So viability is not a question, all they have to do is rush things in time for the delivery to heir prospective tenants :)
