the number next to project name indicates number of stories, then height. However a lot of information remains unknown as you can see below...

They are mostly apartments and condominiums!

1. Amcorp Service Suites, PJ State - previously the Awana Hotel, this abandoned project which is part of the Amcorp Trade Center has been revived as a serviced apartment (the first in PJ City). It is also one of the few significant high-rise developments in the "old" PJ (areas not part of the "boomtown" of PJ North).
2. Millennium Place, Sec. 14 - condominium and shopping arcade located very near the popular Jaya Shopping Center and Metrojaya in Sec. 14.
3. Bayu Puteri Condo, Tropicana - three 17-storey blocks near the Tropicana Golf & Country Resort. My new apartment is located here!
4. Palm Springs @ Damansara - huge condominium complex at Kota Damansara, comprising six towers overlooking the North-South Expressway.
5. The Curve, Mutiara Damansara - 1utama's rival, this complex follows the "street-mall" concept popular in the USA and is expected to open by end-2004. Its existing "tenants" include IKEA, Ikano Power Center, and Tesco, with the massive 20-screen Cathay Cineleisure slated to commence business in 2005.
6. 22-storey condominium in Kelana Jaya (i do not know the name of this development) - three towers, this is the first high-rise to cross 20-storeys in this PJ suburb that is very near the former Subang Airport.
There are many other major developments around PJ, particularly in the North area. I'll post more about these projects once i get more info...

3) K Avenue (shopping mall) - Opposite Menara Maxis......its condo cum service apartment project K-Residence are supposed to be resumed pretty soon.
4) Parkview ( 45 storeys .....I think.....I am very bad at numbers! :D ) - Service apts
5) Dua Residency (20 storeys twin) - A super luxurious and snobbish condo
6) KLCC Apartments (one at 45 storeys and another 44 storeys)

I visited the showroom..not so inspiring. And even in the rendering I notice the bulging lines between floors. Why can't they make the facade smooth like those old apartments? :no:

And the building are tall!! 20++ i guess..

That is fine for me if the building is nice,beautiful and well-maintained. Unfortunately, all the low-cost condo are so terrible and ugly!!! Its just spoil the skyline eventhough it is tall. Citing the example in Klang(bukit raja), the low cost flat are in terrible condition. the roof already black in colour.

the same thing is happening here in Penang. i'm sure the Klang Valley will have more of those houses as the population is more. i think low cost houses are still not sufficient. there are still many that still could not afford medium cost homes.
however, i agree that the design of these buildings are somewhat, well, borong and monotonous. i hope they could at least have some maintenence but i'm sure they got mo money :bash:

The Mt Kiara condos not all are new as some are older than 15 years. It took Sunrise Bhd a long time to built such an impressive skyline! :okay:

I seriously think you guys should be grateful that these so-called 'ugly' buildings are built as most of them is to displace the slums and squatters. I would rather see these 'monotonous and boring' buildings than slums and squatters everywhere! :D

One utama using NKVE highway? That's not mont' kiara my friend... Kiara's cluster is far more dense and the buildings higher (numerous 30-40 storey tower blocks)...

7. D'aman Ria - recently completed and should be occupied pretty soon... It seems to be the tallest one in the area, much higher than those three 20-storey condo towers in Kelana Jaya town...
8. OneUtama hotel - the pit for the basement carpark garage is already fully excavated and piling has commenced... The hotel is around 23-storeys and there is also a companion, a 20-storey office tower (should be See Hoy Chan's new corporate HQ)... Hope that an international chain will be brought in to manage the hotel (Holiday Inn?), as the only true int'l one in PJ is currently the Hilton...
9-11. Platinum Damansara - which one is this? So many buildings in that PJ North area until i'm also confused...
12. Armanee Terrace - this 20-something storey condo is unique in the sense that all units are two levels except the penthouse, which have three floors!
13-14. Ritze Perdana / Metropolitan SQ. - These two are part of the Damansara Perdana development. I'm not too sure as to whether construction has commenced or not...
Other PJ constructions:
15. Apartments on Bukit Lanjan - i'm not too sure what the name of this project is, but the blocks there are pretty tall (nearly 30-storeys!)... These buildings are on the side of Bukit Lanjan just next to the Penchala Toll of the Damansara-Puchong Highway (LDP)...
16. Condominium next to Dataran Prima - very "mong cha-cha", also forgot the name of this development... A reasonably tall condo, around 20-storeys...
PJ's hotspots for high-rise development seems to be around Kota Damansara-PJ North and Kelana Jaya... In a few years, when most of the construction is completed, the skyline of these areas will look more dense than PJ State CBD...
Speaking of PJ State, this used to be the main hi-rise cluster, as evidenced by the building boom of the 90s when such buildings as Menara PKNS PJ (1995), Menara Choy Fook On (1995), Amcorp Trade Center - PJ and Amcorp Towers (1997), and recently, Menara Axis (2003), came up... Other than Amcorp Suites and Millennium Place, there has been little hi-rise construction in this area due to the fact that land is scarce and becoming expensive...

really??? maybe i was wrong :P i am not really sure about the place. Coz they got too many place which contain the word "damansara".

I think he could have drove further down till he reaches the Mont' Kiara area cos NKVE is connected to PLUS thru Bukit Lanjan....... :D .....some people can't differentiate between PLUS, Jalan Duta and NKVE as all are kinda connected to each other well. ;)

Agree with Szehoong that those low cost flats though "boring-looking", they are still laudable as a slum clearance scheme. :cheers:
Imagine slum areas scattered around among those modernised buildings and skyscrapers. That would certainly be an eyesore. There are also some buildings which seriously need a facelift.

The Orion has just resumed their construction. It's part of The Selborne project. The news of it's resuming was on the The Star in February this year ;)

Not true actually... Remember when the Legend Hotel-Putra Place Tower was being constructed above The Mall in the early 90s? That was more risky, as the work was taking place above Mall's glass roof... However, it was protected by a huge safety net suspended above...
If anything fell out from the construction site on the roof, goodness knows what will actually happen... Thats y if the two towers are being constructed above Avenue K, still considered ok... The building's foundations are meant for that weight anyway...

Yea.....I was about to give that example too! :D . Another very good example would be MEnara Weld atop its already completed podium which was also done in the 90s. ;)

Yeah, agree with u sze... The Weld is another good example... However, the thing is that Legend Hotel was constructed out of concrete whilst Weld Tower used a lot of steel (something like Suria KLCC and Maju Perdana Tower)...

Dun need to be confused......the info on the Vortex lighting is very dated and I think they got it wrong in the first place. Duta Plaza - when planned initially had planned for a 30-storey hotel and a 50-storey office tower. Now the 50-storey tower would be K Residence and the podium mall - K Avenue. The 30-storey building would be designated as serviced-apartments which is currently still unamed ;)
Dun worry....I've seen enough press released and statements announcing the project and there is no 60-storeys towers :D

Well......heard of high-speed lifts? :D
......with modern lifts.....going to the top floor is painless.......For example: It took me less than 20 seconds to reach the 45th floor (if no one stops in between lah) ........ so lift rides isn't an issue here ;)

KUALA LUMPUR (Dow Jones)--Malaysia's IGB Corp. (1597.KU), a property development and investment company, said Wednesday its Tan & Tan Developments Bhd. unit is paying 28 million ringgit ($1=MYR3.80) for a piece of land in Kuala Lumpur's upmarket U Thant area.
Tan & Tan plans to build luxury condominium units on the land, said IGB in a statement to the stock exchange.
In payment for the land - owned by a group of individuals - Tan & Tan will give each seller a portion of the completed apartments.
Apartments totaling 80,000 square feet in size will be given to the sellers, IGB said.

You'll get a more severe ear block due to the fact that KL Tower is so much higher than any 40+ residentials and that the lifts are the super high-speed ones. Of course lifts in residential buildings wouldn't go that fast but nevertheless it would be fast and going up to the 40th floor would be a breeze. ;)

I dunno would it still be managed by Novotel or not cos I think they took down the Novotel logos already. Furthermore Novotel is the operator of Royale Bintang so I am not too sure if they would have another 'Novotel hotel' nearby. :sly:

BANDAR Raya Developments Bhd is all geared up to be a blue-chip company after nearly a decade of uncertainties affecting the property market industry.
And with a new charismatic shareholder at its helm, Bandar Raya, formerly part of the Multi-Purpose group, is now making a comeback with a line-up of new projects that has put the company back on the radar of research houses.

Chairman Datuk Mohamed Moiz Ali Moiz said in an interview with StarBiz that Bandar Raya would be “very profitable” in the financial year ending Dec 31, 2005, with the expected launch of its property projects and the commissioning of its particleboard expansion plant, undertaken by subsidiary Mieco Chipboard Bhd.
“Bandar Raya has a good track record with over 40 years in the industry. We have good products – Bangsar and Bukit Bandaraya – to our credit and we are banking on the two brand names for our future launches,” he said.
Since taking over the company three years ago, Mohamed Moiz has come up with an impressive product line, also upmarket like all those high fashion boutiques he owns at Suria KLCC.
“I want to be ready with the product just in time for the public to accept it. That's why I have been developing the concept since I took over the company three years ago,” he said.
Bandar Raya recently launched the RM1.2bil CapSquare project, on a stretch bordered by Jalan Munshi Abdullah, Jalan Dang Wangi, and Jalan Ampang.
The CapSquare project is a mix of commercial, retail and residential properties anchored by a 300m retail boulevard. The concept was developed in collaboration with renowned retail consultant Sudhakar Thakurdesai, who had worked on projects like the Raffles City Shopping Centre in Singapore, Orlando Marriot World Trade Centre in Florida, and Darling Harbour in Sydney.
Another upmarket project to be launched this year is a condominium block in Jalan Binjai, Kuala Lumpur, where the concept and design is being handled by Lord Norman Foster, a famous British architect.
Mohamed Moiz, who prefers to talk about ideas than the specifics, said the most important thing about selling a property was getting the right product at the right time.
“Just by observing the growth in our economy, we can conclude that the future generation would be wealthier and well travelled and would have specific requirements on the type of property they want,” he said.
“One case would be the gated community properties people have been talking about before. But when we launched our gated community in Bukit Bandaraya, our houses were snapped up by people who had been waiting for such concepts to be implemented,” he said, adding that people were willing to spend up to RM5mil on this kind of property.
Bandar Raya is also looking at developing townships, and is scouting around for land measuring between 300 and 400 acres to be developed in a way similar to Bangsar.
Mohamed Moiz, who purchased his 32% stake in the company at RM2.20 per share, said the current price of RM2.25 was still very much undervalued compared to what the company would be in due course.
Other than property development, Bandar Raya owns a 56% stake in Mieco Chipboard, a company producing particleboards.
While Bandar Raya's revenue would be mostly from within the country, Mieco is all out to capture more market shares in China, North Asia, India, the Middle East and other Asian countries.
The company has embarked on a RM300mil expansion plan to increase its production capacity by three times.
Credit Suisse First Boston (CSFB) in its June 8 sector review has given an outperform rating on Bandar Raya, putting a 12-month target of RM3.55 from Friday's close of RM2.25. The stock was trading at RM2.21 when the recommendation was made.
CSFB has made a forecast of RM63.4mil in net income for the current financial year ending Dec 31 from RM42.5mil last year. In 2005, the figure is projected to increase to RM101.8mil and then to RM110.9mil in 2006. That would translate to earnings per share of 9 sen this year, increasing to 13, 21 and 23 sen in subsequent years.
CSFB said Bandar Raya's strengths lay in its solid 40-year track record, hands-on professional management which had weathered three recessions, and small but very well located land bank.
CSFB said the company's weaknesses included its very focused high-end luxury condominiums and small land bank which had to be constantly replenished.
Mohamed Moiz refuted the comment, saying that Bandar Raya had been very successful in residential and township development through Bandar Baru Permas Jaya in Johor Baru, a 1,300-acre development.
He also pointed out the success of Bangsar, in which the terrace houses launched at about RM200,000 twenty years ago, now commanded RM800,000.
JP Morgan in its March report has also made an overweight rating on Mieco with a 12-month price target of RM4.50. Mieco closed Friday at RM2.80.
JP Morgan said Mieco was set to be the second largest player in the region after Vanachai of Thailand. The research house said Mieco was a market leader in an attractive industry where Malaysia had a sustainable competitive advantage over China due to ready access of rubberwood, the key raw material.

Kuala Lumpur’s Golden Triangle is irrefutably the prime property hotspot of the nation. And if the premium pricing of property there is not enough to convince you, then consider the quality of the developments that have materialised in the vicinity of the KL City Centre (KLCC) project.

The Binjai will also boast 14 penthouses that come in various sizes. The four-plus-one Sky Apartments will average 5,000sq ft while the double-level Sky Penthouses will range from 17,000sq ft (Tower B) to 19,000sq ft (Tower A).
The three Sky Penthouses will come with the added feature of private swimming pools.
Located at the intersection of Persiaran KLCC and Jalan Binjai, sprawling over 1.8 acres, The Binjai’s units are priced from RM2.3 million or RM1,000psf, making it the first project in Malaysia to hit the four-figure mark for a square foot of space.
Its common facilities will include swimming and spa pools, tennis and squash courts as well as a gym and sauna, besides 24-hour security and broadband Internet access.

This baby of Beneton Properties Sdn Bhd offers 71 condominiums housed in a pair of 20-storey blocks on a one-acre plot along Jalan Stonor.
Touted as the first in the country to be launched with a floor layout of two units per level, served by a pair of lifts, the development will feature standard units with built-up areas ranging from 2,200sq ft to 4,000sq ft, while the penthouse sizes will be between 6,000sq ft and 8,000sq ft.
Pegged from RM500psf to RM750psf, a buyer is looking at paying anything from RM1.1 million to RM5.6 million to live in Stonor Park, where the design features will include 10ft-high ceilings, 8ft-high doors and glass balconies.
Recreational facilities will include a swimming pool, gym and meeting and function rooms. Owners will be charged 35 sen per square foot for the first two years for maintenance.
Launched in April 2003, Stonor Park is among the pioneer luxury residential projects within the KLCC area. It has hit off well with buyers, with all its units sold.

At the entrance lobby, there will be two private lobbies, each with a pair of lifts providing access to designated units. A separate external service lift and loading bay will allow access for the maintenance crew, maids and also, for moving furniture.
Facilities will include a swimming pool, gym, function room, reading-cum-meeting room, children’s play area and a room for drivers.

Located next to Concorde Hotel along KL’s Jalan Sultan Ismail, the RM700 million Berjaya Central Park is based on the design concept of the completed Berjaya Times Square in Jalan Imbi.
It is being developed on a three-acre plot by Wangsa Tegap Sdn Bhd, a wholly-owned subsidiary of Berjaya Group Bhd, at the junction of Jalan Ampang and Jalan Sultan Ismail, directly opposite the Renaissance Hotel.
Berjaya Central Park will feature a twin block of 50 storeys situated atop a podium block. Both blocks will have 814 units, with the first block serving as a hotel and the second, for serviced suites.
With built-up sizes starting from 400sq ft, the serviced suites, with 23 units per floor, will be priced on par with The Binjai at RM1,000psf - or RM400,000 for the smallest unit.
Three levels of basement car-parking and the elevated car-park from levels two to eight will provide ample parking space for the residents.
According to the developer, the buyers are guaranteed a six per cent nett rental return for the first two years. The project will be completed in three years’ time.

Located on a 0.8-acre freehold plot, The Binjai Residency will feature 100 condos housed in a 32-storey block. The project will offer built-up sizes starting from 2,096sq ft, which translates into RM1,193,450 for the smallest unit.
Gauging from the sales performance, buyers must believe that the offer is too good to resist. More than 60 per cent of the units have been snapped up since its launch last November.
All the three penthouses have also been sold. Each of these units will come with a built-up size of 6,000sq ft and will include a 42-ft long swimming pool.

This new flagship project of Glomac Bhd, spread over a 2.06-acre freehold plot in Persiaran Stonor, will offer 138 condos with a “garden-in-the-sky” concept.
Offered in five designs, the units will be housed in two blocks of 25 and 26 storeys, with the prices pegged from RM1.8 million to RM8 million or between RM450psf and RM941psf.
Catering to occupation by families, Suria Stonor will offer sizes of between 4,000sq ft and 8,500sq ft for its single-floor units, duplexes and penthouses. Spacious landscaped balconies and gardens in open areas will lend credence to its “garden-in-the-sky” concept.
Glomac plans for the units to come with built-ins, but no decision has been made on whether kitchen appliances will be provided to complement the cabinets.
The facilities will include swimming and wading pools, a gym, café, sauna room and multi-purpose hall.
Slated for official launch in the first quarter of this year, Suria Stonor, with a gross development value of RM300 million, is expected to be completed in 2007.

Launched in late 2003, Marc Service Residence, developed by Beverly Tower Development Sdn Bhd, offers 607 condos in a pair of 35-storey towers on a two-acre plot.
Priced from RM700psf, all 278 units of one- to four-bedroom units in the first tower were sold out soon after its launch.
Buoyed by this success, project manager CapitaLand Commercial Sdn Bhd launched 230 units out of the 329 units in the second tower late last year.
The developer priced units in this phase from RM310,000 to RM447,000 for the one-bedroom condos, RM520,000 to RM760,000 for the two-bedroom units and RM810,000 to RM1.2 million for the three-bedroom units.
The four-bedroom units, with a built-up area of 3,300sq ft, are between RM2.5 million and RM3 million.
The built-up sizes for the one-bedroom units will be in range of 409sq ft to 590sq ft. The two bedroom units will range from 686sq ft to 1,002sq ft, while the three-bedroom units will be from 1,068sq ft to 1,584sq ft.
According to the developer, the rest of the units will be either sold off individually or as one block to a single party to manage as serviced apartments.
The developer is currently looking at lease-management companies to manage the property, one of them being Ascott, CapitaLand’s serviced apartment arm that currently operates The Ascott Serviced Residence, which is located opposite Marc Service Residence.
Though the first block was offered as condos, a tie-up with a lease-management company for the second block will allow CapitaLand to offer buyers an option to lease back their units as serviced apartments once they are renovated and furnished.

Another high-end project located in Jalan Binjai, the still unnamed project by Bandar Raya Development Bhd (BRDB) has already received wide attention because it is designed by world-renowned architect Lord Norman Foster.
The yet to be launched project is planned to comprise 237 condos housed in three towers of 51 storeys on a 2.07-acre plot.
The towers will be linked by skybridges at the 26th to 28th floors, where the facilities such as gyms and restaurants will be located.
The units, with built-up areas ranging from 1,000sq ft to 3,000sq ft, will have an indicative pricing of RM700,000 or RM700psf.
As with other Norman Foster designs, this project will emphasise the best views for residents to enjoy.
Based on a 70 per cent margin and a 6.15 per cent interest repaid over 20 years, buyers are looking at a minimum monthly loan repayment of about RM3,500.

Little is known about this project as it is still in the planning stage. According to a source, it will be a high-end condo, to be launched sometime this year.
The yet-to-be-named project will be developed on a one-acre freehold portion of the 4.3-acre site Bolton acquired in Jalan Mayang, off Jalan Yap Kwan Seng, in 1991.
The nett book value of this land is estimated at RM41.5 million, or almost RM1,000psf.
The project could be similar to Bolton’s luxurious D’Mayang Condominium in the vicinity. D’Mayang comprises 17 condos on a 24,480sq ft plot.
The new project is expected to offer units at an indicative pricing of between RM500psf and RM600psf.

LOW Yat Group is to launch its Rivercity, which is a five-in-one development comprising condominiums, a retail podium, offices, a hotel and serviced residences, to be developed on a 9-acre site along 3½ mile Jalan Ipoh, Kuala Lumpur.
With a total built-up of 3.6 million sq ft, Rivercity is set to transform the landscape of the neighbourhood. It is also said that there will be a dedicated link from the Duta Flyover into the heart of the development and a new link near the Jalan Kuching-Segambut interchange.
The commercial component will occupy 2.3 million sq ft, while the residential segment will occupy 1.4 million sq ft with 572 condominium units having a total gross development value of RM180mil.
A 28-storey block of 191 condominium units will be launched early next month. The condominium units, with built-up from 1,135 sq ft to 1,581 sq ft, have a price tag from RM220,000 to RM370,000. From its soft launched, the company is said to have secured overwhelming sales.

PECD Bhd, Peremba's parent company, said in a statement that the project, awarded by KLCC (Holdings) Bhd's wholly owned subsidiary Layar Intan Sdn Bhd, comprised a 44-storey block and a 45-storey block with a total of 171 exclusive condominium units.

THE Kuala Lumpur City Centre (KLCC) project has spawned much excitement among real estate developers and investors alike.
The 15 million sq ft development has resulted in a very positive spillover effect on the surrounding periphery that created a building frenzy for developers and as a new status symbol for investors of residential properties in the area.
By itself, the Petronas Twin Towers is a sight to behold, with its futuristic architecture and glittering aura, whether during the day or night.
Its architectural splendour has put Kuala Lumpur on the world map as a rising star in international real estate play. It is no wonder that KLCC is today a world-renowned address for many international and local corporate offices.
More importantly, the surrounding neighbourhood has become a gold mine for developers as the KLCC has become a much sought-after residential address for the many high-end condominiums and exclusive residences that are dotting the landscape.
Kuala Lumpur's inner city is expanding with the ongoing developments that are seeing new residential enclaves and commercial belts being added to the city landscape.

While inner city living has endeared visitors to many parts of Europe such as London and Paris, as well as New York, it is still a relatively new phenomenon in Kuala Lumpur, especially in the context of well-planned residential enclaves.
Many believe that Kuala Lumpur, with its unique characteristics and way of life, has the ability to stand on its own in the finer aspects of inner city living although there is no harm picking some inspiring features from the other established cities.
Glomac Bhd group managing director Datuk FD Iskandar Mohamed Mansor said KL was unique, just like any other city with its own distinctiveness and attractions.
''We should learn from larger cities with successful inner city living. However, we should tailor the concept to suit our needs and the Malaysian lifestyle.
''Inner city living is still a new phenomenon for KL folks. The trend has started for people to enjoy inner city living as it lessens the hassle of being caught in traffic congestion and allows more time for their personal and social activities,'' he said.
Although quite a number of projects have been planned for this area, construction activities only started to heat up last year.
Henry Butcher Malaysia president Lim Eng Chong said KL could be another Manhattan in the making.
''Along Fifth Avenue and other notable streets, apartments stand side by side with office towers, making New York one of the most exciting cities in the world. There is also charming old London, where city living has been in vogue for decades, drawing visitors and migrants from all over the world.
''This is a new wave of lifestyle that has become inevitable, just like Starbucks, Coffee Bean, Fitness First, Beach Club and wireless communications, sweeping through our city. We must embrace this exciting era with anticipation,'' Lim noted.
While the KLCC has become the hype of inner city living, other popular suburbs where residences are integrating with commercial districts are Bangsar and Sri Hartamas.
Other hot areas where residential developments, both landed and stratified, co-exist side by side with commercial offices and establishments are in Damansara Heights, Taman U-Thant in Jalan Ampang and Jalan Damai.
Tan & Tan Development marketing and sales director K.C. Chong observed that inner city living had been very much an inherent feature of Kuala Lumpur.
''It was only a few years ago that KL city folks started to move out to the suburbs, due to the lack of landed properties, and the subsequent popularity of gated communities.
''We will see some of this population moving back to the city, as a result of better planned residences available now. There will be some concern over traffic, the noise and air pollution, but generally these problems are deemed secondary compared with the thrills and spills of living in the city,'' he added.

RM220mil condo project launched

PUNCAK Kencana Sdn Bhd, a subsidiary of Mutiara Goodyear Development Bhd, yesterday launched its high-end RM220mil Mutiara Upper East Ampang condominium project at a cocktail reception in the low-density enclave which houses the Embassy row in Ampang, Kuala Lumpur.
Upper East Ampang is located on almost six acres of 99-year leasehold land, just down the road from the Raintree Club and The Selangor Polo & Equestrian Club.
Piling works had already started at Upper East Ampang, said Mutiara senior general manager Edmond Yow.
“With the size of our land we could have applied to build more units. However, we wanted to create something different. Instead we only have 312 units in two blocks. With so few units, we should be charging more per square foot (psf) but we are only selling around RM320 to RM350 psf,” Yow said.
The key features of the project are the lush landscaping which features a series of themed gardens and a two-tier cascading swimming pool with a minimum of two free covered car park bays, a private lift lobby for each unit, smartcard access and a 24-hour manned security system.
The condominium combined “modern artistic design with the ancient science of placement”, Grandmaster Datuk Yap Cheng Hai said in his feng shui talk at the cocktail .

“Bagaimanapun, kita masih membina baki 880 unit dan setakat bulan lalu kerja pembinaan sudah hampir 17 peratus dan dijangka siap sepenuhnya pada Mei tahun depan,” katanya.
Dalam perkembangan lain, beliau berkata DBKL menerima 15 hingga 20 aduan setiap bulan berkaitan pelbagai perkhidmatan, termasuk mengenai sampah, longkang dan kemudahan awam.
“Aduan yang diterima ini tidak akan kita biarkan begitu saja, sebaliknya ia akan disemak untuk tindakan segera,” katanya.

A LITTLE-KNOWN newly-formed company that counts a former minister as a director has beaten a bigger rival to a RM420 million contract to build part of the Plaza Rakyat integrated transport hub located next to the Puduraya bus station.
Former Agriculture Minister Tan Sri Sulaiman Daud is a director of Jetwork Engineering Sdn Bhd, a RM2 firm, that bagged the job last week, edging out listed engineering firm PJI Holdings Bhd that has a market value of RM79.2 million.
Plaza Rakyat’s developer is financially-troubled Wembley Industries Holdings Bhd which has been trying to get the project off the ground since it was stalled by the 1997/98 Asian financial crisis.
The project is valued at RM1.2 billion and Phase One comprises a bus and taxi terminal, a six-level retail podium and a budget hotel.
PJI lost the job despite its offer of arranging the potential financing for the Phase One work. Wembley told PJI in February that the contract had been mutually terminated.
Before PJI, Wembley awarded the work to Global Upline Sdn Bhd, a company controlled by Wembley’s chairman Tan Sri Ting Pek Khiing, in June 2003.
However, Global Upline withdrew from the job as it could not accept certain undisclosed conditions.
Interestingly, the directors of Global Upline and Jetwork Engineering, Plaza Rakyat’s newest contractor, are the same.
Apart from Sulaiman, Jetwork also has Mohamad Danel Abong as a director, according to documents from the Companies Commission of Malaysia.
Petaling Jaya-based Jetwork was registered only in February this year and it has no financial information.
Its shareholders are Salasiah Mohd Said and Asiah Osman, the documents showed. Sulaiman, Danel, Ting and the shareholders could not be reached for comment.

I really hope this bus and tax terminal idea is canceled. Why can't these terminal be at KL Sentral - to make it a real transport hub.
Puduraya area is already jammed pack to the brim.
To make matter worse, Star LRT that stops here doesn't go through KL Sentral.

TA Enterprise Bhd expects its ventures into property to contribute between 30% and 35% to the current financial year’s net profit.
Executive chairman Datin Tan Kuay Fong said this contribution is set to grow to 40% in the next financial year and to more than 50% in two to three years.
Towards this end, the company recently acquired 48 acres of freehold land in Bandar Sri Damansara for RM189mil, she told reporters after TA Enterprise’s AGM in Kuala Lumpur yesterday.
''We hope to fast-track (the project), get approval and launch it as soon as possible, as the land has commercial status.
''It is quite challenging as we are planning to build a community in that area, not just concentrate on high-end bungalows and high-rise condominiums.''
Tan described the piece of land as being strategic as it is located next to the Damansara-Puchong Expressway. Gross development value (GDV) is estimated at RM700mil, but Tan conceded that the amount would depend on population density and land scheme.
The Bandar Sri Damansara project, the latest in TA Enterprise’s property portfolio, includes Damansara Idaman, a low density bungalow project, and Idaman Residence, a 248-unit and 34-storey condominium block in Kuala Lumpur which is expected to be launched in October.
The company also owns another piece of land in front of KLCC, originally planned for a 43-storey tower. With the additional acquisition of an adjacent piece of land, it will be re-configuring the plan for the area. ''We are (sitting) on a gold mine and there is no big hurry to develop it. We can afford to wait,'' Tan added.
Tan said the company's focus on property reflected its intention of not being too dependent on only one line of business.
''Our property business may eventually outstrip our finance division, with over 50% of net profit from it in two or three years, depending on the stock market situation.''

WEMBLEY Industries Holdings Bhdกฆs wholly-owned subsidiary Plaza Rakyat Sdn Bhd (PRSB) has received an offer from Jetwork Engineering Sdn Bhd to carry out Phase 1 of the Plaza Rakyat Project.
The project was previously given to PJ Indah Sdn Bhd but the contract was terminated last month.
While the finalisation of the contract is taking place, PRSB has accepted Jetworkกฆs offer to carry out urgent preliminary works at the project site using Jetworkกฆs own funding of RM30 million.
Among the areas of negotiation include terms of contract, and arrangement of Jetworkกฆs further funding of RM70 million for the project.
Wembley told Bursa Malaysia Bhd yesterday that it will try to finalise the contract before May 31 2005.

MALAYSIA retail sales are expected to outgrow gross domestic product (GDP) by between 1 and 3 per cent from 2005 to 2007.
Retail Group Malaysia Sdn Bhd (RGM) has forecast Malaysia retail industry to chalk up a year-on-year growth of 8 per cent for each year of that period.
This means that from an estimated RM51.5 billion in sales in 2004, retail sales excluding big-ticket items such as cars and houses are forecast to reach RM69.92 billion in 2007.
The catalysts expected to boost sales next year include stronger consumer spending, given the healthy overall economy.
RGM managing director Tan Hai Hsin said that employment is expected to remain stable while employees are forecast to enjoy reasonable salary increments and bonuses.
RGM, which tabulates data for the Malaysia Retailers Association (MRA), has estimated retail sales to expand by 7.7 per cent in 2004, up from 3.6 per cent in 2003.
With some retailers like Dairy Farm Retail Giant, Carrefour and Bonia projecting over 10 per cent growth, industry players say they will not be surprised if the retail sector chalks up double-digit growth in 2004.
Tan said last year has been relatively good for the retail sector, compared to 2002 when the US went into a recession, the September 11 2001 incident and 2003 when sentiment was affected by the US-led war against Iraq and the outbreak of the Severe Acute Respiratory Syndrome in the region.
In 2004, we had the oil price crisis, but it has not resulted in a major negative impact on consumer spending, Tan said.
The retail industry was also given a boost with regained confidence in the Kuala Lumpur Composite Index, which hit 900 points recently.
Retail formats that are doing well include hypermarkets which are popular as a one-stop centre for grocery as well as non-food items.
Tan said that there have been no major changes since the Asian financial and economic crisis in 1997-1998.
This year, the Klang Valley is expected to have an additional 3.23 million sq ft of retail space from 34.5 million sq ft in 2004.
New shopping centres scheduled to open in 2005 are Galaxy Ampang, Tesco Kajang, Giant Kajang, Tesco Shah Alam and Centrepoint Bandar Utama Phase 2.
Also expected to be ready this year are Jaya Jusco Balakong, Cineleisure Damansara, Carrefour Kepong, Bangsar Village Phase 2, Mydin Hypermarket USJ and Shah Alam City Centre.
In 2006, the Klang Valley is expected to have an additional five million sq ft of retail space in the shopping- centre segment.
Major shopping centres expected to be ready in 2006 include Plaza Rakyat, Pavilion Kuala Lumpur, Capital Square, Vision City, Rhythm Avenue and NAS Pavillion.

VENUS Assets Sdn Bhd, a company controlled by tycoon Ong Beng Seng, will submit a development order application for its planned RM1 billion mixed development project in Kuala Lumpur, people familiar with the matter said yesterday.
The Venus project, known as Four Seasons Centre Kuala Lumpur, will be built on the existing open air carpark spread over 2.6 acres, situated between Menara Maxis and Wisma Central.
Venus Assets had acquired the land from Intan Sdn Bhd, a privately held company controlled by the family of the late billionaire Tan Sri Khoo Teck Puat, for RM90 million in cash in October 2003.
The project will comprise the six-star Four Seasons Hotel and service apartment with retail shopping area covering 750,000 sq ft, and a 70-storey Four Seasons Condominium which will have 173 super luxury units.
Mail Money was told that prices have not been fixed yet but will be in excess of RM1,000 per sq ft.
Venus Assets is waiting for the building plans to be approved. This is expected to be finalised in the current quarter, Mail Money was told.
The company, however, hasn't decided if it is going to undertake the construction job itself or to appoint a turnkey contractor.
The 59-year-old, Perak-born Ong controls Hotel Properties Ltd, a company listed on the Singapore Stock Exchange, which has hotel, property and retail investments worldwide.
His 70 per cent investment in Venus Assets is believed to be private in nature. His partner in the company is Sultan Sharafuddin Idris Shah of Selangor.

hahahaha.....actually the informant is the mixed-rice lady boss whom told me last year (while I am still with Maxis) that they are developing the piece of land belonging to the carpark into a hotel. That is all I've got :D

You're right. Not to mention the nearby Anenue K and the down-the-road Troika. These buildings will blend preety well with the surrounding architecture.

My thoughts exactly. Was wondering if its too much too hope that another stunner will replace Wisma Central. Altho I know a lot of people in KLCC will feel deprived of cheap lunch food if Wisma Central goes :)

Stunning ain't it? However, I feel worried that the condos built along stonor/kia peng, binjai will block this particular perspective. This view is what you will see from behind American Embassy. But with the new condos, it might be partially blocked.

KLCC Holdings Bhd's unit Heritage Lane Sdn Bhd, which is bullish about the hospitality industry, expects more than 70% occupancy of its new flagship hotel - the Impiana KLCC - in its first year of operation.
The company, which has invested RM200mil in the refurbishment of the 335-room four-star hotel which was formerly Holiday Inn on the Park, is slated for opening next month.
KLCC Holdings is a wholly-owned subsidiary of Petroliam Nasional Bhd (Petronas).
“We expect to recoup our investment in the hotel in the next 15 years,” KLCC Holdings group chive executive officer Datuk Ishak Imam Abas said after signing the hotel management agreement with Impiana Hotels & Resort Management Sdn Bhd (IHRM) chairman Datuk Seri Ismail Farouk in Kuala Lumpur yesterday.
The management agreement is for 10 years, with an option to renew after that period.
Ishak said the hotel, acquired for RM55mil in 2003, was targeted at business travellers who would find it convenient to just walk across to the Kuala Lumpur Convention Centre for their conferences.
“We are bullish about the tourism and hospitality industry in Malaysia and we expect a 100% occupancy rate if that is possible, but the 70% rate is our conservative estimate,” he said.

Positioned in the mid-scale segment of the full service hotel category, Impiana KLCC's rates start from RM380 for normal room to RM650 for the premier deluxe.
KLCC Property Holdings Bhd, another unit of Petronas, also owns the more established five-star Mandarin Oriental in the Kuala Lumpur City Centre (KLCC).
On the management of the chain of hotels under the KLCC Holdings group, Ishak said: “Mandarin Oriental will be in a class of its own while Traders Hotel (scheduled to be fully operational by the second quarter of 2006) and Impiana KLCC will be positioned as business hotels.”
IHRM general manager Mohamad Halim Merican said Impiana KLCC represented an important addition to the expanding hospitality market in Kuala Lumpur.
“With the opening of Impiana KLCC, we hope to be able to fill the gap for discerning travellers, especially those in the corporate, as well as the conference, exhibition and industry sectors,” he said.
Halim said the IHRM group, a wholly-owned subsidiary of the KAB group, planned to open and manage more Impiana hotels and resorts in the Asia-Pacific region.
The group currently has a hotel in the east coast, Impiana Resort Cherating, and two in Thailand - Impiana Samui Resort & Spa and Impiana Phuket Cabana Resort & Spa.

A new entrant into the property sector is making its presence felt in Kuala Lumpur with the launch of a 12½-storey high-end low-density condominium, the Taragon Yap Kwan Seng (TYKS), on 18,000sq ft of freehold land in Jalan Yap Kwan Seng and close to its intersection with Jalan Tun Razak.
When completed, the project - developed by Taragon YKS Sdn Bhd and managed by Bluestone Capital Sdn Bhd - will add its name to a desirable list of upmarket condos in the prime KL City Centre area that includes The Binjai, The Troika and Park Seven.
The project, on the fringe of the KLCC area, comprises 32 standard units, four sub-penthouses and four penthouses. Prices for the standard units in built-up sizes of 1,767sq ft to 1,895sq ft range between RM676,000 and RM790,000 - or an average of RM400psf.
Prices of the sub-penthouses and penthouses, which come in sizes of 2,241sq ft to 3,210sq ft, start from RM431psf onwards.
“On a per square feet basis, the pricing of our units is probably the lowest in the area. We are able to do this because we acquired the land at a good price. We are confident all the units will be taken up quickly and so we have no intention of embarking on high profile marketing strategies,” Bluestone Capital’s managing director K.H. Sim said
As a comparison, similar sized units in the neighbourhood are tagged at between RM600psf and RM800psf.
This puts the TYKS condos at least 30 per cent cheaper - a bargain for property that is readily accessible to the amenities, facilities and entertainment centres in a prime area of the Federal Capital.
Another selling point for TYKS is that there are only four units per floor, making them all corner units. The development comes with a full range of facilities that include swimming and wading pools, sauna, gymnasium, multipurpose hall and barbeque area - all of which will be located on the first floor.
The standard units, which will occupy the second to ninth floors, will have four bedrooms and three bathrooms while the sub-penthouses on the 10th and 11th floors and the penthouses on the 11th and 12th floors will have five bedrooms and four bathrooms.
The project also comes with 55 car-parking bays that are located in the basement, ground and mezzanine floors.
Launched late last month, the development has so far recorded sale of 40 per cent of the units. It is expected to be completed by September 2008.

After lying low in the Klang Valley’s property market for a while, Am-El Group has reemerged with a bang, unveiling a project called the Merc Condominium.
After completing the Setapak Ria condominium in Kuala Lumpur in the mid-90s, the firm moved out of the Klang Valley to Penang to undertake two projects - the township of Bandar Baru Teluk Kumbar and a high-end condominium called Halaman Kristal.
Expected to be launched at the end of this year, the Merc will comprise only 36 units in a 10-storey block.
Situated on a 26,000sq ft freehold site along Jalan Taman Bukit Desa, off Old Klang Road in KL, the RM10 million Merc will be developed by subsidiary Am-El Development Sdn Bhd (AED).
Based on a 90 per cent margin of financing repaid over a 30-year tenure, buyers are looking at a monthly instalment starting from RM1,354 to own a unit.
“The Merc is designed for young executives and families. It will offer not only privacy but also exclusive living with a modern touch, reflected in its glass and stainless steel design,” AED’s executive chairman Michael Low said.
“Buyers can choose from four layouts offered,” he said.
“The smallest unit will have 988sq ft of space, followed by sizes of 1,024sq ft, 1,205sq ft and the largest at 1,317sq ft.
“The largest unit will have three bedrooms and two bathrooms while other designs will feature two bedrooms and two bathrooms,” Low said.
Served by two high-speed lifts, every unit will be a corner because every floor will only have four units.
Residents can enjoy the existing amenities within the established neighbourhood, which include Taman Desa and Danau Desa, located off Old Klang Road.
The site is a short drive from the MidValley Megamall, while the New Pantai Expressway and Federal Highway provide quick access to areas such as Bangsar, Subang Jaya, Petaling Jaya as well as the city centre.
“Based on the inquiries we have received so far, we are confident all the units will be snapped up soon after the launch,” Low said.
With construction already in progress, the Merc is expected to be completed by March 2007.

EVERYONE wants to be as near to KLCC as possible.
Well, this is my impression after visiting nearly all the newly-launched condominiums and serviced apartments in the vicinity of KLCC.
KLCC, or Kuala Lumpur City Centre, is a mega development that boasts the Petronas Towers that, until recently, are the tallest buildings in the world.
This iconic landmark has become a sort of giant “magnet” where more than a dozen new upmarket condominiums and serviced apartments had been launched over the past year or so.
As one of the best-planned projects in the country, it boasts a 50-acre landscaped park, elegantly-designed mosque, the newly-opened KL Convention Centre, Mandarin Oriental Hotel, Menara Maxis and others – all making the KLCC a much sought-after location these days.
Owning a piece of prime land there has become a dream for many property developers. A few thousand condominium and serviced apartment units had been launched in recent years, and more are believed to be in the pipeline.
Can the market sustain the sudden surge in these upmarket units, most of them being priced over RM1mil? Some are as high as over RM5mil for a penthouse unit.
Every month or so, one hears of another developer jumping onto the “KLCC bandwagon”, but there are fears that some proposed projects may not come out of the drawing board if this “strong wave” of launches continues in a way that may lead to a glut.
Another newcomer is the Idaman Residence that was officially launched on Oct 22. About 400 guests were treated to a buffet dinner and classical music by a string quartet under large white tents outside the project's show units in Jalan Pinang.
A man claiming to represent an investment company had brought his family along. He asked me many questions, as he was curious to find out more about the market condition. My advice for him was to do some “leg work” and shop around first.
“Yes, I will definitely shop around. The trouble is developers may not be telling us all that we want to know. I am worried, as there seems to be so many units that will be coming onstream over the next two years. Are there enough expatriates to rent these condos?” he asked.
'I think there could be a bloodbath,” replied a manager from a renowned property development company, who said he was also looking for a good condominium unit around KLCC.
Seated at our table were two middle-aged women, who seemed to be interested in the Idaman Residence. The more elderly of the two said her link house in Bangsar was now worth over RM700,000. She claims to have invested in a property at the KL Sentral area.
They left soon after finishing their food.
The boss of a major real estate firm also came along with his daughter. The daughter recently bought a unit at the Fairlane Residences (next to Lot 10) in Kuala Lumpur. Coincidentally, Fairlane Residences by the Low Yat Group also launched 62 units of its North Wing that day. It sold 60% of its South Wing units before launch.
I am not sure whether those seated at my table bought any Idaman Residence units that night, but I was told by Datin Alicia Tan, executive chairman of TA Enterprise Bhd, that more than 30% of the units had been sold before the official launch.
“Is it only for the non-bumiputra units?” I asked. “No, it's a mix,” she replied, as she waved her hands to show me the quality finishes in one of the two posh show units. As that was her group's maiden high-end condominium project, she wants to make sure that it will be special.
Tan is proud that the Idaman Residence is just across the road from Suria KLCC and the Petronas Towers.
“You can even crawl there! Others claim they are near KLCC, but they are here and there and some are even in Jalan Ampang,” Tan said, adding that the price of just over RM700 psf was very reasonable.
There is currently a 2% to 5% discount. Each floor has nine types of units. The largest penthouse at 3,891 sq ft is priced at RM5.18mil. The lowest price is Type B, from RM797,000, while Type C is priced from RM1.2mil. The larger units range from RM1.3mil to RM1.5mil.
Other condominium projects in the vicinity of KLCC include Avenue K Residence, The Avare, The Binjai, Dua Residency, Suria Stonor, The Marc, The Meritz, 2 Hampshire, Park Seven, Binjai Residency, myHabitat, Lot 163 and The Troika, billed as the tallest residential project in Malaysia where the three blocks will be of 37-, 43- and 50-storeys high. The price is from RM950 psf.
There are many new and existing condominiums on the periphery that are also within a few minutes' drive to the KLCC. These will add a few thousand units.
These include the old Corinthian, The Orion, Taragon, 1A Stonor, Menara Marina (its has 60 units of luxury serviced apartments) and the 194-unit 8 Persiaran Hampshire launched in 1997. Its super penthouse is over 10,000 sq ft in size.
Don’t ask me about the investment potential of these KLCC condos. I do not want to be a soothsayer when the weather can be so hazy these days.
However, if you look at Ho Chin Soon's map of the Golden Triangle (get one if you are thinking of buying a property in the KLCC area), you will suddenly be aware that there is this big “green lung” (KLCC Park) and all the amenities and facilities one can ask for.
This is the best address in Malaysia!

IMPIANA Hotels & Resort Management (IHRM) Sdn Bhd, currently awaiting the opening of flagship city property Impiana Hotel@KLCC on Nov 18, is targeting group revenue of RM34mil in 2006, and an average 10% year-on-year growth over the next five years.
General manager Mohamad Halim Merican said the 335-room hotel, with the advantage of being close to the Kuala Lumpur Convention Centre (KLCC), would target business travellers, convention and conference participants, and local and foreign tourists.
Halim said he expected the spread of foreign and local occupants to be even divided.
“The convention and exhibition crowd will make up about 55% of our total customers, 30% would be corporate clients, and the rest tourists,” he told StarBiz in Kuala Lumpur.
Property owner KLCC Holdings Bhd, which bought the building (formerly known as Holiday Inn On the Park) and spent RM200mil on rooms and facilities makeover, said it expected to take 15 years to recoup its investment.

IHRM has a 10-year contract to manage the property, with an option to extend it by another 10 years.
Halim said the second IHRM property in Malaysia might also have a second phase as the company was planning to build an L-shaped building with 15 storeys on one side and 25 on the other, to add to the existing hotel building.
“Initially, we were planning to make it a serviced apartment, but that requires a different licence from that for hotels. Now, there is a proposed executive accommodation concept, with a club floor, butler service and others,” he said.
The hotel will have an opening 45% discount for its rooms, starting at RM209, compared with its normal prices of RM380 to RM650.
Halim said peak occupancy periods were expected to be from the third week of Feburary until October each year, as the hotel caters to the large number of corporate events and conferences that were usually held at the time.
IHRM will also operate a 423-room hotel in Putrajaya, which is scheduled to open in the first quarter of 2007. The group is also considering opening a wellness centre, featuring spa facilities, on Pangkor Island.
On its overseas projects, IHRM has put off a joint-venture resort in Bali, Indonesia. However, Halim said the group was planning two more resorts in Thailand (in addition to the ones in Koh Samui and Phuket) and would likely open a hotel in Vietnam in five years.
