Devilution April 30th, 2004, 11:51 AM Hmm I also took a couple of pics of this beauty during my visit but they´re pretty much the same as these pics presented here. And besides...I took mine through the window of a bus so they´re not very high quality either ;) But anyway, I really like this building, it´s well decorated and has all these nice statues and such to make it even more interesting. And the colour of it separates it from the mass also. It stands tall there located next to a nice park (hence the name :)) so it was a pretty unforgettable sight for me.

The consultant is James Adams ,who designed the Cesar's Palace in LV!

Facing an occupancy rate of less than 5 per cent and thousands of unused square footage there, the Hongkong-based developers also endured market talk that they were too selective in choosing tenants, especially given that the $400 million project had been completed in the weak office market of mid-2002.
Things are looking up these days.
The 24-storey Parkview Square, which looks so unlike conventional office buildings that some people mistake it for a hotel, is finally filling up.
Big names such as courier firm DHL and Emirates, the airline, have landed. An embassy and car giant Toyota will move in soon.
For many of the tenants, they are moving into posher surroundings - there is even a members-only lobby wine bar with a 2 1/2-storey storey wine tower - while paying less rent.
Of the 320,000sq ft that can be let out, 85 per cent has been occupied and developer Chyau Fwu Group hopes this figure will hit 100 per cent by the end of the year.
The business outlook, which is broadly better, helps.
There is also more demand for units in other top quality, or Grade A, office buildings - Springleaf Tower, The Atrium@Orchard and Keppel Bay Tower, for instance - that were struggling to fill space a year ago.
Their occupancy rates have risen from under 50 per cent in February last year and now hover at around 80-90 per cent, said Mr Donald Han, managing director of property consultancy Cushman & Wakefield.
His data shows overall Grade A office occupancy of 88.4 per cent in the second quarter of this year, up from 86.7 per cent a quarter ago and 85.6 per cent in the second quarter of last year.
But the change in Parkview Square's fortunes is probably the most outstanding.
Yes, it did turn away some interested parties, admits one Chyau Fwu official who did not wish to be named, when asked about those reports of 'choosiness'.
But, he added, 'we are not choosy. We just want to make sure our tenants fit in and feel comfortable.'
The average rent is now $4.20 psf, he said. It has been at that level since last year after dropping sharply from under $6 psf in 2002.
With overall Grade A rents inching up, to $4.05 psf, for the first time since the end of 2000, Parkview Square can expect better times as well as a varied mix of tenants.
The newcomers are the United Arab Emirates embassy, which is taking half a floor, and Cadbury Singapore and Toyota Motor Asia Pacific, each committing to a floor.
But the upswing for the building really dates from the second quarter of last year, when courier company Global Express, an anchor tenant, and DHL took four floors, or just over 60,000sq ft in total.
DHL wanted a bigger office for a new Asia Pacific regional office here, following the integration of DHL Express' and DHL Danzas Air & Ocean's regional teams last year.
'We chose it because it's right outside the CBD and a lot of our customers are nearby. We are also near logistics and marine infrastructure,' said Ms Christina Koh, corporate affairs manager for DHL Asia Pacific.
The building's proximity to the Central Business District was also a selling point for Mr Stephen Chu, area manager for Singapore and Brunei at Emirates, not to mention its grand facade and lobby.
Emirates moved from Wisma Atria to Parkview Square, where it has taken up a five-year lease for a space of around 7,300sq ft.
There was another factor too.
Said Mr Chu: 'We ran out of space at the old office. With the new office, I have increased our office space while paying a lower rental. We have savings of 40 per cent.'

I love this building but isn't this the one that struggles because of the other building nearby? If you look across the open green area you see two buildings with a wedge shape and this wedge points directly at this building giving it bad "feng shui" (spelling?) and as such few chinese owned businesses want to occupy the building?
I've heard this many times ...
HOWEVER, I wouldn't care for the bad luck associated, one look inside the atrium and "WOW!"
Also they have an exclusive club at the top, by invitation only .... sigh, one day! :D

Yes the bad fengshui of the gateway is quite well known. But notice the "blades" actually pass by the building on both sides instead of landing squarely on it? Perhaps we could interpret it as the gateway directing all the good "chi" onto Parkview Square! :D

They will have to redesign it actually if its that big....its not just about blowing up the intricate designs by a factor of two.

Just add like 30 floors to the centre of the building, and extend the top grille and statue deco by a few floors.So that it'll be a huge window, inside would be a restaurant that looks like the lobby, and a private bar that is super-luxurious at the top floor rather than those ugly green walls at the sides.:D :cool:

I was allowed, yes, for some reason ^^ I wasn't allowed the first time. I tried to ask if I could go up the balconies to take shots but the guard said no. Do guards say yes sometimes in Singapore ? ^^ They already prevented me for going up Pearl Hill Appts and taking a shot of NTUC building east elevation !!! It looks to me that they always say no :-/ ^^

There are Sun Yat Set, Churchill, Lincoln, Dali, Mozart, Chopin, Newton, Picasso, Rembrandt, Einstein, Shakespeare, Plato, Dante, huh... That's all I can remember ^ ^
I went there with a Chinese friend who tried to tell me about the poem written on the golden bird statue ( this one: http://www.singapenguin.net/img/baz/pvs/parkview_square03.jpg ).
Well her english is still not very good and she told me the poem is written in old chinese so she did not understand anything anyway... So it's a bit confuse but I got the general idea :-)
The bird is actually coming from a famous temple in China (I cannot write the name to you sorry ^ ^ ), where it is kind of a holy place. So this bird came to Singapore (yeah, the funny thing is that it's written in old chinese but is about nowadays ;-) ), to bring wealth to the building, and now it's flying back to his temple in China. Which makes sense, the bird is headed north east :-)

hmm...maybe the bird is a phoenix. There is a mural of a phoenix flying from China to Singapore in the Chinatown MRT station ^^.

Sori mistake there.......the 5 million was refering to the price of constructing the "wine tower" inside the bar........not the price of constructing parkview(price of constructing parkview about 500million)......

new mimicking an old style.......the new poem basically means the poet is is happy to see the "黄鹤" in Singapore( the building originally in China......).... bcos seeing the stature reminds the poet about the one in China (the original poem is about the ancient poet writing about how he misses the 黄鹤楼 ).......and hence how he can "relieve" his homesickness when he sees this in Singapore........

The translation of the poem( roughly)....
There is a huang2 he4 lou2 in my home country,
Looking northwards for a long time (which means the poet has left his homeland China for a long time already)
Now the huang he( yellow stork) flies a million miles (to Singapore)
Seeing the huang he in Singapore is like seeing the magnificent huang he lou in my homeland........
Thats roughly what it means......:)

Parkview Square is a building that just stunned me earlier this year when I was holidaying in Singapore with my b/f. The first visit was a bonus as the security guard allowed us to take photos inside the building but only allowed a handful of shots. My b/f was very happy to olblige as I just stood looking all around with an amazing look on my.

Parkview Square is what led me to Skyscrapers forum and I have been meaning to post the interior photos that my b/f took for months. I have been reading that a lot of people have been scared off by security or told no to taking photographs so I couldn't wait to share them with you!
The intricate nature of the interior design in the Art dECO style blew me away!!! Naaaa.............I'm not joking........ :eek2: really BLEW ME AWAY!!! :eek2:
I am now staying in Singapore till March 2005 and cannot wait to get back down to Parkview to take some arty farty photos/brilliant perspectives of such stunning architecture.
I am a very big ART dECO fan !:applause:
I have been to New Zealand (used to live in Auckland) and have seen the ART dECO in Napier, Hawkes Bay! I thought that was beautiful until I saw Parkview!! Such a masterpiece.

Look at the slab shape of the building, the interior deco, the statues holding balls at the top and the entrance which is so reminiscent of Parkview's streetwalk gallery and bus stop !
At first I thought 'Oh shit, Parkview is a rip-off' :-)
Then in fact, I think it's a rather brilliant interpretation of an art-deco theme using the same elements in a completely new artistic creation, and associated with a completely modern building... Great !! :-)

But Rockefeller Center is an ensemble of buildings while Chanin is a solitaire, just like Parkview Square. :)

The two Art Deco skyscrapers were the Cathay Building, now demolished and Bank Of China Building.
Asia Insurance I don't think is Art Deco..
Cathay's tower block has Modern design.
Bank Of China Building is the only fully Art Deco old skyscraper here I think. :)

For instance, Raffi's PVS photo at the top of the page is top notch. :okay: Plus he introduces that ridiculous art work that seems to grace the Singapore landscape (=empty government-owned lots) these days.

I do hope that the huge empty space in front of Parkview Square (while not technically a park) will remain as it is for a long while more. Even if its developed I think the planners will keep it lowrise...based on models I saw.

JoSin, I politely beg to disagree with you. I love the idea of the lowrise conservation area adjoining PVS and would hate the idea of more thingies like Suntec City and whatever is sticking out on the left of the building in the 2 photos by babystan to come anywhere near it. :down:

But it doesn't come anywhere close to Parkview in my mind, really :-) Parkview is directly inspired from one of NYC's 1930s giant. It's also interesting in the way Art Deco got mixed up with some Feng Shui and Asian cultural influence. I think it's really quite an unique and audacious building.
I believe it started construction somewhere in 2001, smack in the middle of the crisis, at the time where no one would dare to undertake anything even remotely luxurious. I'm sure they got tons construction companies fighting with each other to the last cent to get the contract ^ ^
When they opened the building in 2003, they had as low as 15% occupancy. And two years later, they filled up and show off some ultra-rich companies from the Middle East, embassies and such kind of prestigious clients.
Now that's some mastermind planning involved in this building ^ ^
Think about it, I don't think anywhere else in the world anyone built an art deco skyscraper for the last... phew... lotsa years ^ ^
RafflesCity June 19th, 2006, 04:49 PM Well I'm not so sure, I think I've seen some crazy proposals in China or Dubai that go all out to recreate skyscraper-castles, but those I've seen just make me cringe...they're really oversized monsters done in BAD taste.
I think Parkview retains its elegance well.

I think you missed out the old Cathay Building. Sadly it's demolished now.
There are many small art deco buildings here, sadly none are even close to grand.

Elriond June 30th, 2006, 05:49 AM redstone, actually my idea was to show it in a photo... but too bad, the security stopped me from taking any photos... anyway, the "secret" was that the wine bottles in the lobby lounge are kept in a very tall wine cellar (abt 8m?) and for the waitresses to get the wines, they need to use a safety line (similar to those used by stuntmen/stuntwomen) and "fly" up to retrieve the wine bottles...
josin, thanks... i've just joined and I'm already enjoying the warm & friendly attitude shown by everybody else so far... :)
seafan, i'm not too sure how to describe it... they do look unique when u step into the building for the very 1st time but I guess that after being here for abt 10mths the novelty kinds of wear off but i'm still not sick of the scenery! :P

actually, i realised sth... i can't take better night pictures from PV 'cos the windows will actually reflect the interior of the building... i managed to take a photo from my storeroom but even then it was quite blurry 'cos my shutter speed was set to slow... anyway, here's the photo...

hyacinthus June 30th, 2006, 10:33 AM if you are interested in taking night pictures, should consider getting a tripod and taking pics using remote control (if your camera has) or timer. If you have more $$$, can invest in a DSLR like what some of the forumers here do. ;D

It might prevent your camera from autofocusing though, so you would have to operate it on manual mode. I think you'll find it difficult to have absolutely no light in your office, 'cause there will always be power safety lights and other LEDs and all kind of small but critical light pollution ^ ^
Elriond July 1st, 2006, 09:30 AM er, v unlikely i'll do tat... i like to take pics but usin a DSLR is a bit intimidating for me... i'm juz aiming for a prosumer... for the previous nite shot, i actually placed my digicam on the window sill but i realised tat when i depressed the shutter, the camera was moving... tink i'll use the timer mode next time, like wat u said...
pengui, yeah... in the whole office, only the storeroom is able to in complete pitch black darkness... tat's y for nite photos you all will only see the eastern part of SG 'cos tat's the only window in the storeroom n it's facing tat direction... :P
