IdealGroup December 12th, 2009, 07:49 AM The Nyali Mall will become Mombasa’s first truly ultra modern shopping mall and leisure centre. The mall will adjoin the existing Nakumatt Nyali complex, already the most popular and busiest shopping outlet in the North Coast, and once complete the two developments will be inter-connected to form a single shopping and leisure experience for the public. The new mall will create close to 90,000 square feet of new lettable space to complement the existing buildings.
The Nyali Mall will fulfil a lack of retail and leisure space in Mombasa – it will also set new standards by offering an ultra modern shopping environment and facilities. The mall will cater for the needs of a fast expanding middle class income group residing in the surrounding areas and for tourists staying in the numerous nearby hotels and apartments.
The mall will comprise 7 floors – these will include 2 lower basement parking floors, 3 shopping and leisure floors above ground with retail units, banking halls, cinemas, fast food stalls, restaurants and cafes, followed by 2 floors of office space. All floors will be served with elevators and shopping and leisure floors will also have escalators.
Safe and secure parking will be well provided for in the new mall. The two lower basement floors will contain 200 parking spaces. The ground floor will have a further 200 parking spaces to ensure that traffic moves swiftly in and around the complex, and with minimal disruption to all visitors. The ground floor is house retail units and banking halls and will connect to the existing Nakumatt Nyali complex that will bring the new and old together as one shopping mall. The first floor will feature additional retail units and fast food stalls while the second floor will have cinemas and restaurants.
LOCATION
The mall is situated along the main Mombasa-Malindi Road in the North Coast of Mombasa at the northern end of the Nyali suburb. The new development is adjacent to the major existing shopping complex Nakumatt Nyali and will be connected to this complex to create an exemplary shopping mall experience.
The existing complex’s anchor tenant is the leading supermarket chain in Kenya, Nakumatt. Other tenants include Kenya Power & Lighting, Kenya Airways, Telkom Kenya, Safaricom and NIC Bank amongst others. The Nakumatt Nyali supermarket averages approximately 10,000 shoppers on a daily basis.
The developed surrounding areas are all commercial enterprises which makes the location once of the busiest corners on the main Mombasa-Malindi Road. The mall is also within close proximity of over 33 hotels with a total bed capacity of 8,000 and 24 self-catering apartment resorts.
BUILDING SCHEDULE
Construction on The Nyali Mall shopping mall began on August 25th 2009 and is envisaged to last for a period of 14 months. The anticipated completion date is therefore November 2010.
In general all materials shall meet standard BS construction norms and Kenya Bureau of Standards (KBS). Care will be taken to ensure that an optimal choice of fixtures and fittings are utilized and that the best construction procedures are used in this development. The project will go a long way to ensure the use of local skills and hence will provide local employment.
LETTING AND MARKETING
As demonstrated by the ever-increasing number of clients on real estate agencies databases, demand for retail units in Nyali and the North Coast is fast rising.
The rise in demand is attributed to a rapidly increasing middle income population residing in surrounding areas. These areas have in the past few years seen the development of numerous housing estates for an ever growing middle income population.
The project is scheduled for completion around November 2010 by which time the global and Kenyan economies are likely to have emerged from the current economic gloom.
Due to high demand for space, there has been a considerable shift in preferences, with people opting to go for upcoming rather than existing units – the principal benefit in this is the ability to work with the developer to provide tailor made solutions to the letting requirements of tenants.
This project is anticipated to be over-subscribed to its unique offering as Mombasa’s first truly modern shopping and leisure centre, that will be safe, clean, entertaining, with secure parking and with the ability to provide all-under-one-roof shopping.

So the two parts combined should be almost the size of Sarit centre in Nairobi. That's pretty big. :cheers:

I read an article some time back about fox drive in cinema being torn down to make way for some mall. It hasn't been built yet and I haven't seen any renders. But in all honesty, Thika road is the only place in Nairobi without a big shopping centre outside Eastlands (and in any case, Eastlands will get a number of malls soon. So that would leave only Thika road without a mall)

Hi Kenguy, the big empty circular spot is the atrium correct. It will bring natural light into the building and serve as a very nice feature for shoppers.

Hi actually this is connecting with the Nakumatt building and they will operate as one Mall! Will become Mombasa's answer to Westgate in Nairobi.

They are not. I guess Costa Marina was to b located right at the CBD. Probably at the grabbed Uhuru Gardens. But when the scam was revealed and the land reprocessed, the project stalled.......

Above is what I managed to get hold of, an inside picture of City Mall Mombasa, I have personally seen it, and it is nice inside, fully air con, lifts, escalaytors etc.
Has underground parking.
Shops I know off which are
Doormans Coffee shop
Perfect Pizza
Pizza Inn
Hanndi
Al-Baik
and a few others which I cannot remember of by heart, although City Mall should be open by 1st week December, their could be further delays as I have heard, but it is unlikely.

The extension to the Nova Centre (or Nakumatt Nyali as it is more commonly known) opened while I was away, though there is still a lot of work going on, particularly in the areas linking the old with the new. The new area is very big, with shops on 4 floors ranged round the circular atrium, complete with water and rock feature down at the basement parking level.
The Nova Centre is being integrated into the new section and the whole is now the City Mall. The entrances to the car park are in the new area, the previous entry points are now exit only. (Rather annoyingly they no longer allow motorcycles, but the nice security people told me to park on the pavement next to them at the back pedestrian entrance)
Some of the shops are already occupied, there is a blast from the past for UK visitors - a Woolworths, a couple of sports shops, clothes shops, a lingerie store, at least one bank, a food hall, lots of the other units are being fitted out including those long abandoned ones on the first floor of the old building.
A word of warning the ATMs are being relocated, the old ones are no longer in use and the new ones are not yet in service
Just been to City Mall and it has exceeded my expectations. True international quality with central AC, escalators, lifts and great finishes - definitely the first place of its kind in Mombasa.
Only about 8 shops open right now, but it looks promising - been told there will be an Apple store, a SONY store and lots of fashion.
Keep it up - Mombasa can only get better if more places like this open.

This mall is extremely busy Adm, I took this pics first thing in the morning to avoid the human traffic. All the malls i visited in Kenya were packed and due to the wonderful location, City Mall is among the busiest.
Just across the road is a massive Naivas Mall that was also full. I will post the pics. Further on in Mtwapa is the new Mtwapa Mall, another stunning development with Tusky's as the anchor store!

Why not? I think in most Kenyan cities this is feasible. Take it to Eldoret, Kisumu, Nakuru and it will survive. May be even three such large ones or even more. Mombasa is so large and it needs more like this I imagine.

I doubt Mombasa would cope with more- the class that can afford such malls is still small in the vast majority of SSA cities. Even Accra which is bigger and richer than Mombassa is struggling with low patronage in its biggest mall which looks maybe smaller than this (25000 Sq m).

You must be joking. The Kenyan coast ranks 2 in the world in returns on real estate for the high end segment of the market. Mombasa is affluent.
Opposite city mall is the Naivas mall and further on in Mtwapa is the Mtwapa mall that is just as busy if not busier than city mall. I was lucky eoughh to visit friends and saw some of most expensive homes in the country and beaches dotted with yatchs. The city is teaming with tourists and well off locals and the market has responded. Do you know the price of a plot of land in Mombasa?
Mombasa is where the rich go to dine.

In most countries in SSA, the retail sector is not very established. People still prefer to shop at their local kiosks or neighborhood grocery stores. In Kenya, the shift in preference to shopping in large retail chain stores which usually exist as anchor stores in large malls is what is driving the mall boom here. A large number of urban areas in Kenya now have malls.
I can argue that the mall culture has been in existence in Kenya since the 80's as compared to many other countries which started seeing their first malls in the 90's or later. That may also explain patronage to some extent.

Yeah I know. I was telling Popa that cause he was surprised to see big malls in Msa, that's why I was saying even a smaller city like Kisumu has malls. We are on the same page.
