MOTORISTS and residents in the city, particularly Brickfields, can now breathe a sigh of relief with the opening of the 600-metre ramp connecting Brickfields (through KL Sentral) to Lebuhraya Mahameru and Jalan Damansara.

Federal Territories and Urban Wellbeing Minister Datuk Raja Nong Chik Raja Zainal Abidin said he hoped the opening of the RM28.3mil second package of the traffic dispersal plan in Brickfields would help ease the congestion in the busy area.

“I am sure this ramp would save a lot of time for road users as earlier they were forced to endure the traffic congestion in Brickfields especially along Jalan Tun Sambanthan.

The flyover which goes through Jalan Stesen Sentral 5 near the Quill 7 building was completed ahead of schedule.

Malaysian Resources Corporation Berhad (MRCB) began building the ramp in February 2010 and was given till May 2011 to complete the project.

Pravin Ganesan, 27, who works for a private firm in Quill 7, said the road would provide an easier route out of the KL Sentral area during peak hours.

“In the past, from KL Sentral we had to take a long turn leading us directly into the traffic congestion on Jalan Travers. Now, with the ramp heading straight into Mahameru, we can avoid the congestion and save travelling time,” he said.

Pravin believes those working around the area as well as residents of the condominiums surrounding KL Sentral will benefit from the project.

The ramp under package two is part of the RM110mil Brickfields traffic dispersal system under the Government Stimulus Package. In all, there are five packages planned for Brickfields and aimed at ensuring smooth drives.

The first package involved the new Jalan Travers flyover followed by the ramp (package 2). Next is the upgrading of Jalan Tun Sambanthan (package 3), construction of pedestrian bridges and linkages (package 4) and the final package consists of upgrading and repair work in Kuala Lumpur Sentral.

MRCB inks pact for construction work in exchange for land

KUALA LUMPUR: Malaysian Resources Corp Bhd (MRCB) has signed a privatisation deal with the government and Syarikat Tanah dan Harta Sdn Bhd to carry out government construction work in return for land.

Its 70 per cent-unit Country Annexe Sdn Bhd (CASB) will carry out three construction projects valued at RM128.7 million, MRCB said in a statement to Bursa Malaysia.

The projects are Little India upgrading works in Brickfields, the construction of Pines Bazaar, a three-storey building consisting of office space and 28 units of stalls and Ang Seng Development which involves the construction of 212 units of new government Class F quarters to replace the government quarters at Jalan Rozario, Kuala Lumpur.

In return, CASB will receive two pieces of land at the intersection of Lorong Chan Ah Tong and Jalan Tun Sambanthan, measuring 14,297 square metres and 5,642.71 sq m.


The land is valued at some RM601 per square feet. CASB will have the opportunity to develop the exchange land into a mixed property development.

The estimated gross development value of the mixed property development on that land is some RM1 billion.

CASB is a 70:30 special purpose vehicle between MRCB and DMIA Sdn Bhd to construct the projects. DMIA is principally engaged in construction and property development activities.

It did not say who the owners of DMIA or Syarikat Tanah were.

A mixed development is planned for the site at Lorong Chan Ah Tong and Jalan Tun Sambanthan.

MRCB set to achieve RM1.3b revenue

KUALA LUMPUR: Malaysian Resources Corp Bhd (MRCB) is confident of achieving the target revenue recognition of RM1.3 billion for the financial year ending Dec 31, 2011.

In a statement today, MRCB said barring any unforeseen circumstances, the strong demand momentum for the group’s property projects and the active progressive works from its construction and engineering activities the target was achievable.

For the first six-months period ended June 30, 2011, it recorded a revenue and pre-tax profit of RM677.797 million and RM48.236 million, respectively.

For the second quarter ended June 30, 2011, its pre-tax profit rose to RM24.2 million from RM18.3 million in the same quarter last year.

Revenue increased to RM456.3 million from RM363.6 million previously.

MRCB said the higher turnover and profit for the quarter was mainly contributed by the recognition of progressive profits of ongoing property projects derived from its Kuala Lumpur Sentral development.

Its chief executive officer, Mohamed Razeek, said the group’s major property investment expansion at Kuala Lumpur Sentral, known as KL Sentral Park, which was due to be completed in the second half of the year, continued to attract strong rental interest with occupancy reaching 80 per cent.

"A condominium development within Kuala Lumpur Sentral, known as The Sentral Residences, is scheduled to be launched soon," he said.

He said another contribution came from its recent sales launch of its Q Sentral strata office at Kuala Lumpur Sentral development which has recorded encouraging sales.

Mohamed Razeek said the profit was also further boosted by MRCB's
construction activities in Johor, particularly, the Permai Hospital, Eastern Dispersal Link Expressway and Marlborough College. - Bernama
