UM Land, MRCB to develop high-end condo project in KL Sentral

United Malayan Land Bhd (UM Land) and Malaysian Resources Corporation Bhd (MRCB) have formed a 70:30 joint-venture company, Panorama Prominent Sdn Bhd, to undertake the development of a luxurious condominium project at Kuala Lumpur Sentral.

The project would feature two 36-storey towers of 600 luxurious condominium units with an approximate gross development value of between RM270mil and RM280mil, MRCB and Kuala Lumpur Sentral Sdn Bhd chairman Datuk Seri Syed Anwar Jamalullail said.

The project, to be launched by the end of this year, was due for completion by 2008, he told reporters at the signing of the joint-venture and shareholders agreement and the accord for the land acquisition by Panorama Prominent in Kuala Lumpur yesterday.

''Today's signing represents not only an extension of our existing collaboration with CapitaLand Ltd, which is one of UM Land's major shareholders, but also the beginning of a new relationship with other major shareholders of UM Land,'' he said.

Under the sale and purchase agreement, Panorama Prominent would buy 2.04 acres, known as Lot L, from Kuala Lumpur Sentral for RM38mil. MRCB has jointly developed, with CapitaLand Ltd, the first condominium project at Kuala Lumpur Sentral, called Suasana Sentral. The project, with a gross development value of about RM243mil, was completed in February 2002. The luxurious 400-unit condominium project is fully sold.

Anwar said the proposed condominiums would benefit from the successful take-up of Suasana Sentral, reflecting the growing demand for property within the convenience of a city-within-a-city in a world-class transportation hub.

UM Land joint deputy chairman Datuk Ng Eng Tee said although the company's core competency was in township development, the group was also focusing on niche property development to complement its existing product range.

I believe this will be developed on the land of the last-time-proposed for Suasana Sentral 3 and 4. I hope they are of a different design! Great news! :cool:

If you take a PJ-bound Putraline train.....you'll notice some construction going on just right after Plaza Sentral on the left side of the train. ;)

I hope the retail mall construction would commence fast as I want to conveniently change from Putraline/KTM Komuter to Monorail.....The current monorail station is just too far from KL Sentral. :rant:

I think it would take more than 10 years lah........there is no specific time frame as the buildings are co-developed with the tenants....something like KLCC ;)

Nothing yet....still under planning I guess.......UDA just acquired the parcel so I guess it would take a while for some action taking place ;)

Cool.. does that mean that the completion of the retail mall will somehow bring the two lines together? Or at least make it more convenient to transfer between them?

High take-up rate for Suasana Sentral phase two


THE second phase of luxury condominiums in Suasana Sentral Loft in KL Sentral has achieved a take-up rate of 70% only about a month into its sale to the public.

Suasana Sentral Two Sdn Bhd vice-president for operations Alan Koh said the condominiums were expected to record a full take-up rate within the next few months.

So far, he said, foreigners had taken up 15% of the condominiums, which were expected to generate gross development value of more than RM350mil.

“Suasana Sentral Loft is due to launch this quarter and has already registered a staggering take-up rate of 70%.

“It will offer model tropical themed landscape amidst the emerging commercial and transportation hub of KL Sentral,” he told a media briefing on the project in Kuala Lumpur yesterday.

The project is developed by Suasana Sentral Two, a joint venture company between United Malayan Land Bhd and Malaysian Resources Corp Bhd.

Suasana Sentral Loft, which comprises two 37-storey towers of 600 condominiums, would be completed in the first quarter of 2008.


Koh said the impressive take-up rate was due to the project’s proximity to Stesen Sentral, which was connected to the integrated Putra and Monorail lines.

He said the condominiums would have an average price per sq ft of RM420. Its expected yield for investors would easily be 10% per annum, he added.

Koh said 40% of phase one of Suasana Sentral was taken up by foreigners, of whom about 25% were from Singapore.

Initial construction work on the Suasana Sentral Loft, located on 2.04 acres of freehold land, began this month. The 1+1 units (811 sq ft) and 4+1 units (3,000 sq ft) are priced between RM350,000 and RM1.4mil. Some 95% of the units are between 811 sq ft and 1,500 sq ft.

But seriously, KL Sentral will be the new pulse of KL... Which brings me some old thoughts - remember that the construction hoarding around that project that mentioned KL Sentral as "Nucleus of the Nation"? That is indeed becoming true now, with the completion of the CAT, Hilton and LeMeridien hotels, five office blocks, and two condo towers... Way to go!

Well, when it is complete, will the monorail go inside the mall? If it dose, how bout the current station, which is just beside the mall??Wat r they going to do about it?? demolish, and make a new station inside the mall??

And do they propose a skybridge which link to KL sentral from the Mall??

Eh? :? You sure or not?

The mall mana ada goes seberang jalan? I dun think the mall would go over the street to the current station lah. :D

From the reports I've read.....all said that the monorail would go inside the mall. So the station would be in the mall thus physically linking the Monorail with the rest of KL Sentral rail services ;)

As for the fate of the current station....dunno leh.....nothing been said. :?

hey guys!
Just got back from KL:D was there for an interview then balik.How i miss Malaysia:D
My dad stayed over a nite at Hilton, so when i arrived in the morning,got the opportunity to take a shot of Plaza Sentral.Will upload later.As for the Lot N,i think i saw the construction,not mistaken there are about 2 new contruction sites there

BINA Goodyear Bhd is believed to have won a RM147 million contract to help build two blocks of condominiums in KL Sentral, people familiar with the matter said yesterday.

Mail Money was told the company was notified last week, that its proposal has been accepted by Suasana Sentral Two Sdn Bhd.

The high-end Suasana Sentral condominium project is expected to commence early next month and completed within 24 months.

Suasana Sentral, the core developer of KL Sentral, is a 70 per cent unit of United Malayan Land Bhd, while the balance 30 per cent of Suasana Sentral is owned by Malaysian Resources Corporation Bhd (MRCB).

Bina Goodyear, a building contractor traded on the second board of Bursa Malaysia, submitted its proposal to Suasana Sentral two months ago.

Mail Money was told several other public listed companies (PLCs) had also made bids for the job.

Among the PLCs are MRCB, Sunway Construction Sdn Bhd, Crest Builder Holdings Bhd and Bina Puri Holdings Bhd.

Bina Goodyear won the job based on technical merits, Mail Money was told, adding that Bina Puri had submitted the lowest proposal, offering to undertake the job at RM143 million.

MRCB, Sunway and Crest made bids of between RM158 million and RM146 million for the job, in yet another sign that margins in the construction industry is becoming razor thin.

The stiff fight, Mail Money was told, had led to IJM Corp Bhd to back off from the whole exercise despite being invited by Suasana Sentral to make a bid for the job.

UBS Corp Bhd said it has accepted an offer from Malaysian Resources Corp Bhd to buy a 9,917 square feet office suite in Plaza Sentral, Phase II in Kuala Lumpur for 4.81 mln rgt cash.

In a statement to Bursa Malaysia, the company said that the property is currently under development and is 65 pct completed.

UBS said it will finance the purchase with internally-generated funds.

It added that the office suite will be used as its headquarters.

KL Sentral goes cyber

Two questions pop into mind when one learns of Kuala Lumpur Sentral’s new status as the country’s first Multimedia Super Corridor cybercentre.

The first is whether it will trigger an increase in rentals as technology companies scramble for space there in order to take advantage of the incentives that come with the title. And the second is whether it will be a competitor of sorts to the properties in the Klang Valley’s existing cybercities.

On the first issue, Francis Quah, head of investment at Zerin Properties Sdn Bhd, said he expects an uptrend of around 10 per cent in less than two years.

“The rent is currently around RM4.50psf, but with its MSC status, that could go up to between RM4.80psf and RM5psf within the next 12 to 18 months,” he said.

Knight Frank Malaysia’s executive director Sarkunan Subramaniam agreed, but puts the upward adjustment at around six per cent, caused by the diminishing of vacant space.

“There is a lot of space being built there,” he said. “In the long run, rents will go up only when its office space becomes scarcer.”

So, the answer to the first question is in the affirmative, though the jury is still out on whether the demand is due to KL Sentral’s MSC status or the consequence of offices searching for modern space in city fringe locations.

On the second issue of being a competitor to properties within Klang Valley’s existing cybercities, such as those in Kuala Lumpur City Centre, Cyberjaya and Technology Park Malaysia, Sarkunan said this would not be the case as KL Sentral caters to a different business segment.

“It is the option for those seeking alternative space outside the city centre,” he said, “whereas companies wanting a city address would select KLCC.”

Badlisham Ghazali, chief executive officer of Multimedia Development Corp (MDC), the agency responsible for managing all things MSC, said KL Sentral would in fact “complement the cybercities”.

“For example, Cyberjaya caters to large multinational and international companies, while KL Sentral is suitable for start-up as well as small- and medium-sized enterprises,” he said.

“Furthermore, unlike cybercity properties, KL Sentral’s cybercentre status means its qualified occupants won’t enjoy all the 10 incentives in the MSC Bill of Guarantees.”

The answer to question two, therefore, appears to be in the negative, even though office space in KLCC is about one-and-a-half times higher than that of KL Sentral’s; that affordable staffing is still an issue in Cyberjaya; and that it is full house in Technology Park.

What brought about these questions was the signing between KL Sentral Sdn Bhd (KLSSB), a subsidiary of Malaysian Resources Corp Bhd (MRCB), and the MDC last week that inked an Aug 11, 2005, decision by the MSC Implementation Council - chaired by Prime Minister Datuk Seri Abdullah Ahmad Badawi - to give KL Sentral cybercentre status.

With its new role, Shahril Ridza Ridzuan, KLSSB’s chairman said, “We plan to nurture and grow the creative content industry as well as facilitate a cluster formation for this industry.

“KL Sentral will make a good cluster because it has many service providers such as legal and accounting firms.

“This will give it a good tenant mix,” he said, adding that the company would also provide facilities such as high-tech telecommunication infrastructure and a multimedia lab.


Currently, KL Sentral, with more than 40 ICT-related companies already under its roof, has 75,000sq ft of available space, but this portion can only be granted cybercentre status when its facilities have been upgraded.

Until then, technology companies can park themselves in the 200,000sq ft, Plaza Sentral Phase two (located in a portion of KL Sentral described as Lot M), slated to be ready by mid of next year.

“The RM300 million Plaza Sentral Phase two plays host to companies such as content incubators,” said Shahril.

Another commercial precinct in the 72-acre KL Sentral is Lot N (http://www.skyscrapercity.com/showthread.php?t=168730), a one-acre development site which was sold in March 2004 to Lembaga Tabung Haji for RM161.46 million, inclusive of a 30-storey corporate office tower with a gross floor area of 453,000sq ft.

The building is expected to be ready by the first quarter of next year, and KLSSB said tenants such as MRCB (http://www.skyscrapercity.com/showthread.php?t=230430&page=2&pp=20) and a top-five accounting firm have already registered their interest to occupy space in it.

Also in the pipeline for KL Sentral are four highrise office towers with a combined gross floor area of 1.3 million square feet, sitting atop an eight-storey car-park deck.

Situated in a precinct known as Lot J, they will front Jalan Travers and will be complemented with a six-storey clubhouse which, when completed in 2007, will contain 180,000sq ft space.

A 50,000sq ft footprint that makes up one of the four towers was reported to have been sold to United Engineers (Malaysia) Bhd in May last year for RM54 million. Upon it, UEM will erect a 29-storey office block.

The underlying concept of Percinct A Clubhouse is a provision of a leisure space which will not only complement but also enhance the beautifully integrated office, hotel, retail and residential developments in Kuala Lumpur Sentral. SUBANG JAYA: Malaysian Resources Corp Bhd (MRCB) is finalising a government infrastructure project in the southern part of the country, said group managing director and chief executive officer Shahril Ridza Ridzuan.

''We are still in the process of finalising the contract but the government has asked us to expedite the clearance and earth works for the project,'' he said after the company AGM yesterday.

Shahril described the project, which comes under the Ninth Malaysia Plan, as ''fairly substantial'' but declined to disclose details.

''We will release detailed information once we have a final contract in place,'' he said, adding that it was also still ''too early'' to comment on other projects the company was bidding for.

Shahril said the bulk of MRCB's targeted RM600mil from new property development projects would come mainly from the high-end properties from its flagship project, KL Sentral.

''KL Sentral's location and its Cybercentre MSC status have driven up rental rates and attracted investor interest. Because of this, we will be launching a few new office buildings to cater to the high demand,'' he said, adding that KL Sentral had a remaining gross development value of about RM4bil in terms of space yet to be built.

To a question, Shahril said the group was not looking to set up a real estate investment trust (REIT) as the properties in KL Sentral were ''more of private investment interest'', adding that they now fetched about RM550 per sq ft and RM5 per sq ft in rental per month.

On the proposed MRCB-UDA Holdings Bhd merger, he said the company had submitted its proposals to the authorities and was waiting for the outcome.

''It’s now for the authorities to consider the proposals. We are waiting for the final decision,'' he said, adding that the company was hopeful of reaching a resolution by year-end.

For the first quarter ended March 31, MRCB turned around with a pre-tax profit of RM19.3mil on RM100mil in revenue, from a pre-tax loss of RM16.4mil on revenue of RM22mil in the previous corresponding quarter.

The company attributed the increase mainly to the realisation of sales at KL Sentral and expanded activities of the infrastructure and building services.

Shahril said the quarter's earnings were in line with the company's key performance indicators announced in March and that it was on track to achieving its targets.

KL Sentral gets RM720m loan to repay bondholders

KUALA Lumpur Sentral Sdn Bhd (KL Sentral) has obtained a RM720 million loan to repay bondholders, Malaysian Rating Corp (MARC) said in a statement.

The property developer, which built a terminal and rail link to the Kuala Lumpur International Airport, got the draw-down credit facility from state-owned Bank Pembangunan Malaysia Bhd to cover two bond redemptions in April 2007 and April 2008, MARC said.

"Cashflow projections appear to lack robustness for 2007 and 2008 due to lower net cash and higher development costs," the rating company said in the statement posted on its website.

The company is highly likely to draw on the credit facility to ensure timely repayment, it added.

About RM200 million in bonds is due in April 2007, RM150 million in April 2008 and RM370 million by April 2011.

KL Sentral, which is 64 per cent-owned by builder Malaysian Resources Corp Bhd, sold RM920 million of Islamic debt in April 2001 with maturities ranging from one to 10 years.

The funds helped finance the redevelopment of a colonial-day railway station into a transportation hub with linkages to the city's mass transit system and the nation's US$3.5 billion (RM11.3 billion) international airport.

MARC on Wednesday raised the company's ratings by one level to A+, the fifth-highest investment grade, because bondholders are likely to be repaid.

KL Sentral has the rights to develop retail and office complexes, hotels and apartments on the site surrounding the railway hub, with a gross development value of RM1.1 billion, according to MARC. :cheers:

Kuala Lumpur Sentral's efforts to attract prominent companies to occupy its premises has been further boosted with the entry of Maxis Communications Bhd as the latest tenant.

Maxis moved into the newly completed RM300 million Plaza Sentral phase two early this month, occupying office space of 152,450 sq feet, for its technology and innovation centre.

Maxis chief executive officer Datuk Jamaludin Ibrahim said the centre grouped together personnel from its central engineering and IT divisions in a single address, instead of four different locations previously.

In a statement on Nov 21, Kuala Lumpur Sentral Sdn Bhd chief executive officer Chan Chee Meng said Plaza Sentral phase two comprised four blocks with 174 office suites and a total gross floor area of 849,790 sq feet.

Each tower has office space ranging from 1,000 sq feet to 4,000 sq feet, with an average selling price of RM48 per sq feet.

Plaza Sentral phase two is the first building in Kuala Lumpur Sentral to host technology businesses under the newly attained MSC Cybercentre status awarded to the company in February 2006.

The entire development of KL Sentral is currently 35% completed. Chan said that new developments worth an estimated RM2 billion were in progress, which upon completion by 2008 would signify a midway point for its 10-year blueprint.

Malaysian Resources Corporation Bhd (MRCB) is selling a building at its RM300 million Plaza Sentral Phase Two (PSP2) to the Employees Provident Fund (EPF) for RM80 million.

MRCB said on Dec 1 that EPF had purchased Block 1A of PSP2, which covers 152,450 sq ft. Maxis Communication Bhd has moved into that block under a 15-year lease.

PSP2 comprises four blocks with 174 office suites and a total gross floor area of 849,790 sq ft.

“Kuala Lumpur Sentral, which is developed in phases, is presently 35% completed.

“A current surge in new developments worth an estimated RM2 billion are in progress, signifying the midway point of its 10-year blue print,” it said in a statement.

On a separate matter, its group managing director Shahril Ridza Ridzuan said it planned to utilise the gross proceeds of RM264 million from the disposal of shares held in 24.93% associate UDA Holdings Bhd for working capital and cutting its borrowings.

Speaking to reporters after its EGM in Petaling Jaya, he said the proceeds would be used to reduce MRCB's gearing level from 1.91 times as at Dec 31, 2005 to 1.44 times.

The exercise is subject to UDA’s shareholders’ vote at an EGM next week.

Security manned by auxicillary police..yet worst as I just walk in & out & do not need registration.. Wonder are they going to improve it as this is part & parcel of the World Transport Hub. Or they just maintain that way.. Semuanya OK!?

"In the next three to four years, we will be launching more new buildings," he told reporters after the signing of the tripartite sales and purchase agreement between MRCB, CCM and KLSSB in Kuala Lumpur on Dec 11.

He added that the company would be able to reduce its gearing ratio to 1.1 times in the first quarter next year from 1.5 times now, in anticipation of clinching more deals in the future.

On Dec 1, MRCB sold Block 1A of Plaza Sentral Phase Two to the Employees Provident Fund for RM80 million.

Meanwhile, Domestic Trade and Consumer Affairs Minister Datuk Mohd Shafie Apdal, who witnessed the signing ceremony, said CCM would fund the project through internal funds and borrowings.

THE Kuala Lumpur Sentral (KL Sentral) project, which is due for completion by 2014, will accommodate up to RM4 billion worth of properties in the final half of the development, its developer said.

Malaysian Resources Corp Bhd (MRCB) group managing director Shahril Ridza Ridzuan said the group plans to build condominiums, apartments, offices, besides another hotel, and an entertainment and exhibition centre.

The estimated RM8 billion KL Sentral, on a 29ha land near Bangsar, is home to Malaysia's largest transit hub comprising six rail networks linking major spots in the Klang Valley.

Work on the remaining tracts in KL Sentral is scheduled to start in 2007. Upon completion, the entire project is expected to have built-ups of some 19 million sq ft.

About RM2.4 billion worth of jobs have so far been completed, including the "Suasana Sentral Condominium" project, and the first phase of the Plaza Sentral commercial units.

Two hotels namely the Hilton and Le Meridien have also become KL Sentral's notable landmarks.

"The remaining space in KL Sentral will generate about another RM4 billion in development value. That is for around 10 million sq ft of space," Shahril said.

Shahril was speaking to reporters in Kuala Lumpur yesterday at the sale and purchase agreement signing ceremony involving MRCB, its subsidiary Kuala Lumpur Sentral Sdn Bhd (KLSSB), and the Companies Commission Of Malaysia (CCM).

CCM will pay MRCB RM147.5 million for a 280,890 sq ft tract within KL Sentral where CCM's new headquarters will sit.

The contract sum includes the cost of building CCM's 31-storey office tower, due for completion in 2008.

CCM, a unit under the Domestic Trade and Consumer Affairs Ministry, is currently headquartered at Jalan Putra, Kuala Lumpur, near the Putra World Trade Centre.

"KL Sentral will enhance CCM's public profile and further enable CCM to keep pace with the increase in business activity, and trends in the registration and monitoring processes," said Domestic Trade and Consumer Affairs Minister Datuk Mohd Shafie Apdal, who officiated at the event.

Also present were KLSSB chief executive Chan Chee Meng besides CCM's chairman Datuk Seri Talaat Husain and chief executive officer Abdul Karim Abdul Jalil.

develop KL Sentral land on lot D

CONSTRUCTION and engineering firm Malaysian Resources Corp Bhd (MRCB) is partnering Singapore's CapitaLand to buy and develop a piece of land in the Kuala Lumpur Sentral (KL Sentral) area in Brickfields.

The joint-venture company, which will be controlled by MRCB, will buy the 9,505 sq m land for RM140 million from Kuala Lumpur Sentral Sdn Bhd.

The land will be used for the development of high-end residential or service apartments, MRCB said in a statement to Bursa Malaysia.

The Government recently made it easier for foreigners to buy residential property in Malaysia. Foreigners no longer have to seek approval from the Foreign Investment Committee to buy houses worth more than RM250,000.

"The development of residential/service apartments on Lot D is expected to commence in the first quarter of 2008 and will be completed by 2012," MRCB said. The project will have a gross development value of some RM650 million.

MRCB will hold 51 per cent of the venture, CapitaLand 39 per cent and Quill Construction Sdn Bhd, an interior decorator and contractor, the balance.

"The joint venture with CapitaLand and Quill will enable the parties to pool their resources and expertise to develop the Kuala Lumpur Sentral development into the premier property location in Kuala Lumpur," MRCB said.

KL Sentral already houses an integrated transport hub for normal rail and light rail services. In addition, the area is already home to some hotels, apartments and offices.

The deal requires the approval of the Foreign Investment Committee and local authorities, MRCB said.

Shares of MRCB closed 2 per cent higher to RM1.03 yesterday.

Change of plan perhaps.

Great development, but lack of iconic towers. Hopefully these lots would turn into really eye-catching towers that in the same league as the Petronas Twin Towers or Four Seasons Centre.

MALAYSIAN Resources Corp Bhd (MRCB), which owns and manages the RM2 billion Kuala Lumpur Sentral property development, is eyeing the Real Estate Investment Trust (REIT) market.

MRCB group managing director Shahril Ridza Ridzuan said the conglomerate sees the REIT market as one of the many development funds of the future.

"But we must first allow the assets, revenue and yield to mature before looking into any REIT disposal," Shahril told reporters in Kuala Lumpur yesterday after launching the company's latest RM50 million property project the "Sooka".

On another note, Shahril said the company expects better growth this year riding on its RM400 million property projects in Dubai, United Arab Emirates.

"We are focusing on Dubai but at the same time we are looking at other operations in the region as well," said Shahril.

He reiterated that the group, which also owns a power plant, is ready to propose to the Government with a transmission solution for power to be generated at the Bakun Dam and denied reports that it is eyeing a stake in Talam Corp Bhd.

Shahril said MRCB, which is an engineering, property, infrastructure, construction and power group, currently has an order book of RM1.8 billion and derives 20 per cent of its revenue from overseas.

On the "Sooka" project, Shahril said the leisure centre will be fully completed in the third quarter of this year with an occupancy rate of 85 per cent.

Spanning 180,000 sq feet, the six-storey oval-shaped Sooka can accommodate 40 retailers and has already roped in The Sweat Club, Gold's Gym, Secret Recipe, Nosh, Istmus and Kelantan Delights as part of its tenants.

KUALA LUMPUR: KL Sentral is well on its way to becoming a one-stop foreign investment gateway, with Malaysian Industrial Development Authority's (Mida's) decision to build its headquarters at the transport hub, said Malaysian Resources Corporation Bhd (MRCB) group managing director Shahril Ridza Ridzuan.

“The new Suruhanjaya Syarikat Malaysia (also known as the Companies Commission of Malaysia) headquarters will also be built at the same time and we are looking at an immigration centre for foreign investors at a later stage,” Shahril said.

He was speaking to reporters at the signing of a sales and purchase agreement yesterday between MRCB, Kuala Lumpur Sentral Sdn Bhd (KLSSB) and Mida for the development of a 30-storey office tower at KL Sentral to be used as Mida's new corporate headquarters.

The tower, with a built-up area of approximately 283,000 sq ft, will be constructed by MRCB for RM149mil.

Completion of the project is expected to be in mid-2009. It will be the first of its kind in Malaysia to incorporate a feature known as Sky Cubes, where additional space would be provided in certain parts of the building.

The development of the Mida headquarters completes the quartet of new developments that will prominently anchor the frontage of KL Sentral. Mida has been a tenant of Plaza Sentral since 2002.

“The UEM headquarters is halfway to completion and the Suruhanjaya Syarikat headquarters will rise in conjunction with the Mida development,” said Shahril.

“Future projects on the remaining 50% of the KL Sentral development are estimated to generate over RM6bil in development value.”

The new developments in progress, estimated at RM2bil, represents the midway point in KL Sentral's 10-year blueprint.

Mida director general Datuk R. Karunakaran said that the new office tower would enable Mida to expand and employ 184 more staff under the organisation's restructuring plan.

The KL Sentral development sits on 72 acres, of which 20 acres have been fully developed.

Another 20 acres is currently undergoing development; the remaining 32 acres is for future development.

MALAYSIAN Resources Corp Bhd (MRCB) plans to replicate its KL Sentral project, the country's largest transportation hub, in other cities in Malaysia and overseas, as early as next year.



"We have made several presentations before interested parties. We are in advanced stages of planning," group managing director Shahril Ridza Ridzuan told reporters at a press conference held at the Invest Malaysia 2007 conference in Kuala Lumpur yesterday.

On another issue, Shahril said KL Sentral's ongoing developments are expected to generate a gross development value of RM6 billion over the next eight years with further developments in the pipeline.

He also said MRCB expects its engineering and construction and property development divisions to outperform last year's achievements backed by RM1.5 billion worth of new contracts it expects to win this year.

MRCB expects revenue and net profit to grow by some 51 per cent and 77 per cent this year over RM529.5 million and RM32.8 million respectively last year, helped by better-than-expected growth in all its core activities.

In West Asia, Shahril said MRCB expects better growth in the next two years, riding on its RM400 million property projects in Dubai, United Arab Emirates (UAE), and a new country in UAE it expects to venture into by the year-end.

"We are focusing on the Middle East. We are pitching for property and infrastructure jobs currently," he added.

MRCB sees 2007 order book of RM3b

Malaysian Resources Corporation Bhd (MRCB) expects its order book to breach RM3 billion by year-end, its group managing director Shahril Ridza Ridzuan said.

“Right now we have an order book of about RM2.5 billion but with the projects that are finishing this year, we anticipate to finish close to end of the year with a RM3 billion plus order book,” he said.

He added that there was another RM6 billion of gross development value to be developed at its KL Sentral project over the next eight years.

Speaking to reporters at Invest Malaysia 2007 in Kuala Lumpur on March 22, Shahril said the government's waiver of the real property gains tax (RPGT) was a positive step for the property market as a whole.

'It will have a big boost for people's ability to reinvest and move up the property ladder. Clears one of the financial hurdles to participate in the property market,” he added.

On its expansion overseas, he said: 'There has been a lot of interest shown internationally on what we have done for KL Sentral in terms of bringing together the infrastructure required for transportation needs or a **** together with the surrounding property development.”

'We have done a lot of presentations to other cities and countries in terms of what we have done in KL Sentral. We are exploring other opportunities to do the same model in other property markets,” Shahril added.

He said the group's focus overseas would be the Middle East. 'We are already in *****. We hope to expand to another country in the Middle East before the year is out,” he added.

Come the third quarter of 2007, KL Sentral will welcome a new member —* Sooka Sentral — to its growing "family". This lifestyle component of the integrated development in Brickfields is expected to be completed by then. The oval-shaped building is being developed by Malaysian Resources Corp Bhd (MRCB) group, and is described by its managing director Shahril Ridza Ridzuan as "unlike any other".
A creative play of words tweaked the simple Malay word "suka" into chic "Sooka". Like its name implies, the centre aims to offer everything for the urbanite who enjoys a trendy lifestyle. The 6-storey building has 180,000 sq ft of space to accommodate its three main elements — fitness, beauty and well-being, and food and beverage.
Sooka Sentral sports several interesting features. One is a plan for valet service for patrons of the lifestyle centre (hence, there will be limited parking lots). MRCB sees this as one of the ways to create an overall ambience of comfort and stress-free luxury. "This is, after all, what the project is all about," says Shahril.
A take-up of more than 85% has already been achieved so far, and Shahril confidently tells City & Country that he does not see a problem for a full take-up upon Sooka Sentral's completion. "None of the tenants whom we approached declined. It was easy convincing them to take a spot in Sooka Sentral as our concept is rather unique."

One-of-its-kind
Sooka Sentral gels perfectly with the entire KL Sentral development, says Shahril. "The main catchment for the lifestyle centre is the people who live and work in KL Sentral and its surroundings. It will serve as the residents' playground for leisure activities," he says. The over 400 residents at the completed Suasana Sentral with another 600 or more residents expected to move in when Suasana Sentral Loft is ready in 2008, will create the demand for the lifestyle services offered at Sooka Sentral.
Shahril also says Sooka Sentral would not be competing with the hotels nearby. "We are not in competition with KL Hilton and Le Meridien as Sooka Sentral complements them. The food and beverage outlets as well as the in-house spas of the two hotels are doing well, but we have identified certain gaps in the types of products offered and have positioned Sooka Sentral to fill just that. We hope to also attract the hotel guests."
As for UDA Holdings Bhd's shopping mall, which will be coming up in Lot G of KL Sentral, Shahril doesn't think there will be a clash of offerings as both are different. "Due to Sooka Sentral's nature and size, we dropped the retail element to make it a more focused lifestyle centre. Besides, there are other shopping malls coming up. We offer lifestyle elements, while the other mall is a pure retail shopping centre."
Even Sooka Sentral's gastronomical offerings target a different market from the rest of KL Sentral. "Although there are many food and beverage outlets in KL Sentral, they mainly cater to travellers… people who are on the go. Sooka Sentral is meant for leisurely lunches and nice dinners," he says.
MRCB is positioning Sooka Sentral as a niche, high-end centre. "Rather than the common rectangular shape, which most shopping centres have, we wanted to create something which evokes a catchy avant-garde feel. Hence, the oval-shaped bubble… This design plays efficiently to create a branding," says Shahril.
Sooka Sentral will house Synargym, a designer gym with indoor rock-climbing facilities, spas, beauty salons, slimming centres, health centres, food courts, local diners, fusion restaurants, alfresco cafes and bistros.

KL Sentral
In 1994, Kuala Lumpur Sentral Sdn Bhd, a consortium led by MRCB group, clinched the government concession to build and exchange Stesen Sentral — which integrates KTM Intercity, KTM Komuter, Putra LRT, KLIA Express, KLIA Transit and KL Monorail — for the development rights over the surrounding commercial land.
The whole KL Sentral development spans 72 acres, of which 20 acres have been developed. Another 20 acres are being developed and the remaining 32 acres are planned for future development.
Most recently, the Malaysian Industrial Development Authority (Mida) signed an agreement worth RM148.5 million with MRCB and its subsidiary, Kuala Lumpur Sentral Sdn Bhd, to purchase a 30-storey office building at KL Sentral. The office tower with a built-up of 283,000 sq ft would be completed in 30 months from the date of the agreement, tentatively in mid-2009.

Other projects
On MRCB's other projects, Shahril says the company would be concentrating on developing its landbanks in Perak, Kajang and Negeri Sembilan. "We are finalising a few more deals, which we will announce by year-end. These properties will be mixed developments in the Klang Valley and also Penang."
MRCB is developing a 5,000-acre integrated township in Perak. The development of Bandar Seri Iskandar comprises bungalows, semidees, 1-storey superlink houses, a shopping complex, an industrial park, an agro-eco park, a health retreat, a theme park and government offices. The first phase of 250 acres, made up of 1- and 2-storey terraced homes, shopoffices and the Sri Iskandar Pharmaceutical Park, has been completed.
MRCB is also developing the Senawang Sentral Business Park in Senawang, Negeri Sembilan, which comprises 165 units of 1½-storey terraced and semidee factories and 2-storey shoplots. Phases 1A and 1B have been fully sold since their soft launch in late 2006.
In Kajang, MRCB is developing the 296-acre Taman Kajang Utama and has handed over more than 2,000 homes to date.
The developer recently launched its Balinese-themed Laman Suria e-resort apartments there. The township is located in the Putrajaya-Kajang growth corridor.

Malaysian Resources Corporation Bhd’s (MRCB) 64.88% subsidiary KL Sentral Sdn Bhd expects to save RM92 million from the refinancing of its outstanding Islamic debt notes totalling RM720 million.

MRCB group managing director Shahril Ridza Ridzuan said the Sukuk proceeds would be used to refinance the 10-year Al-Bai Bithaman Ajil Islamic debt securities (BaIDS) issued in 2001 then totalling RM920 million.

“We are taking advantage of the current yield in the market today. We anticipate until the year 2011, we will make gross interest savings of about RM92 million,” he said on April 10 after the completion of the Sukuk issuance.

The Islamic debt notes (Sukuk Musharakah) would replace the BaIDS for the completion of the Stesen Sentral Kuala Lumpur development.

Kuwait Finance House (Malaysia) Bhd (KFHMB) and HSBC Bank Malaysia Bhd are arrangers of the Sukuk issuance while Newfields Advisors Sdn Bhd is the financial adviser. The Sukuk transaction is the first for KFHMB in Malaysia.

The Sukuk, rated AA2 by the Rating Agency Malaysia, was issued in seven tranches with tenures of one to seven years. Malaysia has the largest Sukuk market in the world, with a 68.4% share.

KL Sentral chairman Dr Roslan A Ghaffar said the new Sukuk structure provided working capital that would continue the momentum of the development at a financing cost that was substantially reduced from the existing BaiDS structure.

“This new Sukuk puts us in a position to fully realise the value of the upcoming developments at this project, while simultaneously reducing our cost of financing substantially and giving us added flexibility in an increasingly globalised environment.

KFHMB managing director Salman Younis said the banking group, which is positioning Malaysia as its regional hub, expected new corporate bond issuance of RM35 billion to RM40 billion in the country this year, with Islamic bonds accounting for 70% of it.

Islamic bonds accounted for 58% of total corporate bond issuance last year.

“It is evident that Islamic banking is fast being widely accepted as one of the alternatives of banking globally. We will continue to use Malaysia as our regional hub to boost Islamic banking,” he said.

On KFHMB’s interest to have equity participation in the Rashid Hussain Bhd (RHB) banking group, Salman said: “We are here; we want to grow our business.

“Wait (and see) if they (Employees Provident Fund or EPF) invite us, then we would know and then, we would make an announcement. There is nothing to neither confirm nor deny,” said Salman.

Roslan, who is also EPF deputy chief executive officer, declined to comment on the matter.

EPF had said on March 9 that after the takeover, it would de-list RHB but would keep RHB Capital’s listing status by reducing its stake in the latter to 75% to maintain the public shareholding spread.

The fund said it would also eventually sell 35% of its stake in RHB Capital within two years to strategic partners.

EPF did not rule out forming partnerships with the two other bidders, KFHMB and EON Capital Bhd.

KUALA Lumpur Sentral Sdn Bhd (KLSSB), the developer of the mega Kuala Lumpur Sentral project, expects to save some RM92 million in financing cost by 2011 from its issuance of RM720 million serial sukuk musharakah.

The sukuk musharakah issued on April 6 has been fully taken up by local institutional investors. It replaced KLSSB's current outstanding 10-year RM920 million Al-Bai Bithaman Ajil Islamic debt securities (BaIDS) issued in 2001.

"The new sukuk structure provides working capital for us and it simultaneously reduced our cost of financing substantially as it takes advantage of the current yield curves in the market.

"In terms of savings, the old BaIDS coupon rate was 9 per cent and has been dropped to 4.8 per cent from this new sukuk. By 2011, we expect to make savings cost of RM92 million," said Malaysian Resources Corp Bhd group managing director Shahril Ridza Ridzuan. KLSSB is a subsidiary of MRCB.

Shahril, at a press conference in Kuala Lumpur yesterday, said the sukuk has been assigned an enhanced long-term rating of "AA2(s)" by Rating Agency Malaysia Bhd, which is a much improved rating from its present BaIDS rating of "A+ID(s)".

The sukuk issuance was lead arranged and managed by HSBC Bank Malaysia Bhd and Kuwait Finance House (Malaysia) Bhd (KFHMB) while Newfields Advisors Sdn Bhd acted as the financial adviser for the sukuk.

KFHMB managing director Salman Younis said the sukuk was issued in seven tranches with tenures of one to seven years and attracted strong demand due to its structure and the improved credit profile of KLSSB.

He said the globally syariah-compliant structure, based on the diminishing musharakah, as approved by KFHMB Sharia committee, provides a platform for market participants to capitalise on the growing demand of sukuk here and the region.

Salman said KFHMB expects new corporate issuance of RM35 billion to RM40 billion in 2007 with sukuk continuing to dominate the primary market at 70 per cent of the new issues.

The RM8.3 billion KL Sentral project, which includes massive commercial developments, is set to spur Malaysia’s property and tourism sectors

CHAN Chee Meng remembers how hard it was to convince businesses to open at KL Sentral six years ago. He was responsible for the development of a transport hub that would also double up as a massive commercial development.

Investors were not prepared to make the move. It is located in Brickfields, famous for quarters of the national railway staff, a stark contrast to its up-scale neighbour Bangsar.

"It was difficult to convince business people to open shops at the main building at Stesen Sentral when it was launched in 2001 as many thought they would not prosper due to the location and lack of infrastructure," Chan, CEO of Kuala Lumpur Sentral Sdn Bhd (KLSSB) said.

But it is different today.

The main building at Stesen Sentral is now fully occupied and bursting at the seams with shops, allowing travellers and shoppers to buy goods ranging from shoes to luxury items.

Brickfields has also changed drastically.

There are new pedestrian walkways, old buildings repainted, roads upgraded, shops being transformed and more quality retailers and budget hotels moving in, spicing up the area.

Property prices have also shot up.

"Since the landmark of Brickfields has changed, many business people are flocking to the area to have a presence at KL Sentral while prices of neighbouring properties such as shoplots, shophouses, offices, serviced apartments and condominiums, have shot up by three times," Chan added.

History has proven that KL Sentral is a good idea. However, like many large projects during the late nineties, it had to contend with the Asian financial crisis.

KLSSB's parent, Malaysian Resources Corp Bhd (MRCB), had more than RM800 million in short-term debt and it made a net loss in 2001. This is hardly the position that a firm wants to be in when it's supposed to develop a multi-billion-ringgit project.

Chan admitted that financing was the main problem and the project only took shape starting 2004 because investors' confidence started to build up.

"In terms of development, the early start was difficult but now we are in a stronger position as we have refinanced our existing bonds with a new sukuk (Islamic bond)," he said.

The project also got another boost when pension fund the Employees Provident Fund, an investor with deep pockets, became MRCB's new major shareholder.

Today, about RM1.8 billion or 27 per cent of the project has been completed. There are some RM2 billion worth of projects or 29 per cent of the entire development that is being carried out currently.

Apart from Stesen Sentral, the other completed components include Plaza Sentral Phase 1 in 2001, three blocks of corporate office towers that made total sales of RM254 million, and Plaza Sentral Phase 2.

This consists of office suites that was done in 2006.

The Suasana Sentral condominium, completed in 2002, fetched a total revenue of RM249 million, while five-star Hilton Kuala Lumpur and Le Meridien Kuala Lumpur opened their doors for business in 2004.

MRCB, meanwhile, has completed building a purpose-built 30-storey corporate office tower for Lembaga Tabung Haji for RM161.46 million, early this year.

"The estimated RM8.3 billion KL Sentral project is now undertaking one of the largest commercial developments, which are estimated to generate over RM2 billion in GDV," Chan said.

He said the commercial development comprises of the Suasana Sentral Condominiums with a total of 600 units and four blocks of office buildings to house the headquarters of UEM Group, Malaysian Industrial Development Authority (Mida), Suruhanjaya Syarikat Malaysia (SSM) and the Quill group.

It would also have a lifestyle centre, known as Sooke Sentral, which includes a fitness, spa and business centre, restaurants and alfresco dining facilities.

Additionally, a massive RM450 million retail development comprising a mall, which will be linked with Stesen Sentral through the KL Monorail, is also being built now.

The commercial and retail developments are due to be completed by late 2008 or early 2009.

And after all of that, KL Sentral will still have about 13 hectares of land for future developments. These include a massive commercial centre and entertainment and media hub.

KLSSB is also in the midst of building an immigration centre, a one-stop investment approval centre, for foreign investors.

Chan, however, refuted claims that the project was doing well as it was getting a lot of support from government-owned companies and agencies.

He said government bodies like Mida and SSM came in as they saw the huge potential at KL Sentral.

"Properties around transportation hubs have always generated good values around the world. People like staying next to infrastructure.

"It just so happens that we have government agencies that want to be here such as Mida and SSM as they see great potential here, where they can estimate the kind of customers they would get, thanks to the infrastructure," he said.

Apart from being the heart of the country's transportation hub, the KL Sentral project would be a catalyst to the country's property and tourism sectors, which would indirectly boost the economy further.

"We have shared our success story with countries like Singapore, Indonesia, Malawi, India, Nepal and some countries in the Middle East, which do not have such a massive infrastructure development similar to KL Sentral. The KL Sentral concept is still new in South-East Asia," Chan said.

In fact, MRCB has pitched to replicate the concept of the project in other Malaysian cities and abroad.

In developed countries, there are integrated hubs similar to KL Sentral such as IFC in Hong Kong, Shinjuku in Japan, Canary Wharf in London and Atlantic Station in the US.

OVER the last eight years, the profile of Brickfields has slowly developed, according to international property consultant C H Williams Talhar & Wong Sdn Bhd senior executive director P’ng Soo Theng. “There has been hardly any land in Brickfields for further development and improvement the lastseveral years. The image of Brickfields was built on efforts to develop the RM8 billion integrated KL Sentral transport and commercial hub located just opposite,” P’ng said. He said Brickfields will be further enhanced when the three million sq ft of commercial properties, currently under construction at KL Sentral, is completed by 2010.

About 19 million sq ft was approved by the Government for thedevelopment of KL Sentral. So far, 4.5 million sq ft of commercial and residential projects have been completed. A further 11.5 million sq ft of land will be utilised for future developments. P'ng told Business Times that Brickfields will enjoy the spillover effects of KL Sentral, which is expected to be completed by 2016, boosting property prices further. In fact, prices of properties in Brickfields have been rising since the integrated commercial hub started in 1997, he added.

OFFICE ZONES

Office zones in KL Sentral account for more than 50% of the total land. The developer aims that KL Sentral will ultimately be the business and financial hub of Kuala Lumpur.

Lot A-D have been proposed to be developed as financial precincts of KL Sentral. This is a future development as there is no development at the area yet.

Lot F is planned for future office block. Currently, the base is used for a furniture exhibition mall and Food and Beverage (F&B) centre.

Lot J is a proposed development lot for four 35-storey office towers of identical architecture. A six-storey clubhouse will also be built within the precinct. This clubhouse will house a cafe, health and fitness club, specific retail outlets, gymnasium, bowling alley and daycare centre.

Lot M or Plaza Sentral is a completed office complex in the west of KL Sentral. The complex were completed in two stages.

-Phase I was completed in June 2001, comprising three blocks and total gross floor area of 1,635,525 sq ft. Its take-up rate is reaching 100%.

-Phase II comprises two towers - 18-storey and 26-storey - made up of four blocks and a total gross floor area of 879,381 sq ft.

Lot N, Sentral One is a site for a 30-storey office tower, offering a gross floor area of 453,000 sq. feet. Lot N is owned by Tabung Haji, and it may be the future PricewaterhouseCoopers Malaysia HQ.


ENTERTAINMENT ZONE

Lot E will be a hub for entertainment and covention centre in making KL Sentral an entertainment hub of Kuala Lumpur. The deck of the this development has been completed.

Lot G, located in the south of KL Sentral will consist of 1,200,000 sq ft shopping complex, 600,000 sq ft office block, 500,000 sq ft serviced apartments, and a 546,000 sq ft three-star hotel. The Integrated Centre, as it will be called, will offer an integrated connection with the KL Monorail Sentral station. This parcel is owned by UDA Holdings.


TRANSPORTATION

Lot H, Stesen Sentral (English: Central Station) is designated to be the transportation hub within its KL Sentral development project. Stesen Sentral will be able to accommodate 50 million passengers a year and up to 100 million by 2020 (KL Sentral website).

Located within Stesen Sentral, the KL City Air Terminal (KL CAT) is virtually an extension of the Kuala Lumpur International Airport. It has the high-speed rail service to Kuala Lumpur International Airport (KLIA). It is recognised by the International Air Transport Association (IATA) as a city destination, with the code XKL.


HOTELS

Lot I consists of two hotels skyscrapers occupied by Hilton Kuala Lumpur & Le Méridien KL, owned by Daito Asia Development Sdn. Bhd. and Daisho Asia Development Sdn. Bhd. respectively. The completed 5-star hotels have 934 rooms.


RESIDENTIAL

Lot K is the location of a serviced appartment, Suasana Sentral. Suasana Sentral consists of two blocks, or 400 units, of exclusive and luxurious apartments.

Lot L is an extension of of Lot K and will house two blocks of condominiums comprising a total of 600 units.

New niche projects to rev up sales for UM Land

KUALA LUMPUR: United Malayan Land Bhd (UM Land) sees future sales driven by its three new niche projects in the Klang Valley with a combined gross development value of over RM1bil, according to group chief executive officer Anthony Yap.

The three developments are located in Bangsar, Persiaran Raja Chulan and Jalan Mayang.

UM Land hoped to launch the Bangsar and Raja Chulan projects by year-end and the Mayang project next year, Yap told StarBiz.

For year ended Dec 31, 2006 (FY06), revenue grew over 90% to RM417mil from RM215mil in FY05.

For the new developments, UM Land would incorporate a safety design feature to comply with the US Zone 1 earthquake structural specifications, Yap said. The feature was first implemented at Suasana Sentral Loft.
Its current projects include three townships - Bandar Seri Alam and Taman Seri Austin (both in Johor Baru) and Bandar Seri Putra (in Bangi) - and niche projects Suasana Sentral Loft and Seri Bukit Ceylon.

As at end-March, unbilled sales amounted to some RM123mil. The take-up rate for its townships range from 68% to 94% while niche developments at Suasana Sentral Loft and Seri Bukit Ceylon could be considered fully sold as only two of 846 units were yet to be taken up, Yap said.

“We're uniquely placed as townships and niche developments give us a more balanced earnings,” he said.

Yap noted that townships took time to mature and capital would be tied up in the land. To unlock value, UM Land is working with other developers to expedite the growth of the townships. For example, it sold parcels of industrial land at Bandar Seri Alam.

“These developers are our non-competitors. It's a win-win situation for our partners and us,” Yap said.

The two Johor Baru townships, on undeveloped land totalling 2,000 acres, are located within the Iskandar Development Region.

Bandar Seri Alam would benefit directly from the improvements to the Pasir Gudang Highway and the East West Link, which would relieve the current congestion and reduce both the distance and travelling time from central Johor Baru, he added.

The police force had also chosen Bandar Seri Alam to house the Eastern District Regional Headquarters for Johor, Yap added.

Meanwhile, the magnetic train project from central Johor Baru to Tebrau City would pass through Taman Seri Austin, hence providing alternative mode of transport, he said.

Bandar Seri Putra in Bangi, on the other hand, is experiencing the ripple effects from rising property prices.

“For the price of a terrace house (in the Klang Valley) you can buy a semi-detached house in Bangi,” he said, adding that traffic congestion at the Sungai Besi exit had now eased with the opening of the SMART tunnel.

UM Land intends to focus on Kuala Lumpur, the Klang Valley and Johor as there are still ample opportunities.

There were areas seen as having a “silver lining” as they stood to benefit from the spill-over effects but had yet to realise their full potential, Yap said.

On the pricing of landbank, he said: “It's not important what the land price is. More important is how much you can sell it for.”

The Government's initiative to expedite the delivery system for the property sector would bode well for the industry, he said.

“Shorter delivery time means we can be spot-on in our expectations as the market can change within two to three years,” he said, adding that the recent pay hike for civil servants would be positive to the economy and the property sector.

While UM Land had yet to have a dividend policy, it strove to pay a dividend of at least 10 sen per share, Yap said. The company paid out 9 sen per share in the last financial year compared with 7.5 sen in FY05 and FY04.

CIMB-Mapletree Management Sdn Bhd (CMM), manager of a privately-held property fund, plans to raise RM1 billion for its second fund.

CIMB-Mapletree Real Estate Fund 2 (CMREF 2) has already raised some RM200 million, CMM chief executive Raja Noorma Othman said.


It plans a road show to promote the fund to potential investors locally as well as abroad, namely in the Middle East and Europe.

"We are ready to launch the road show in two months' time. We target to complete this exercise by the first quarter of next year," she told reporters after a signing ceremony between CMM and Malaysian Resources Corp Bhd (MRCB) to build a RM400 million office tower at KL Sentral in Kuala Lumpur yesterday.

CMM is a joint-venture company between CIMB Group and Mapletree Investments Pte Ltd, a leading property company in Singapore.

Its first fund CMREF 1, which raised RM400 million, was launched in 2005, and so far, the fund has made four major commercial acquisitions, with the KL Sentral Tower being the single largest acquisition.


Based on CMM's track record, CIMB Group chief executive officer Datuk Nazir Razak said the company is optimistic of being able to raise the targeted amount for CMREF 2.

"Why we need a second round of real estate fund is largely because of the opportunity.

"We raised RM400 million in the previous fund and we have made RM1 billion investment out of that. We can leverage the fund. And with RM1 billion, we expect to be able to invest over RM3 billion," he added.

On the KL Sentral Tower project, MRCB group managing director Shahril Ridza Ridzuan said construction and development of the office tower will be undertaken by the company.

Upon completion, the building is slated to be the new corporate headquarters of the CIMB Group, he said.

The company expects construction of the office tower to begin in the fourth quarter this year with work targeted for completion in early 2011.

Shahril said MRCB currently has about RM5 billion of developments in various stages of planning and progress at KL Sentral.

"Our future projects within the development are estimated to generate over RM3 billion in gross development value, making the entire KL Sentral development the single largest commercial development of its kind in the country," he added.

KUALA LUMPUR: Malaysian Resources Corp Bhd (MRCB) and CIMB-Mapletree Real Estate Fund 1 (CMREF 1) will undertake the development of CIMB Group’s new corporate headquarters at a cost of over RM400 million.

In the deal, CMREF1, a real estate fund managed by CIMB-Mapletree Management Sdn Bhd (CMM), will acquire the land while MRCB will build the office tower.

The building, which will have more than 600,000 sq ft of floor area, is to be leased to CIMB group as well as third-party tenants.

At the sale and purchase agreement signing ceremony last Friday, MRCB group managing director Shahril Ridza Ridzuan said CIMB was a regional leader in the financial services industry and KL Sentral provided an ideal location for its growth requirements.

“The commitment of CMREF 1 in KL Sentral is an indication of investor confidence in the future of our development as the new financial and business hub of Kuala Lumpur,” he saud

CMM CEO Raja Noorma Othman said in a statement that the acquisition of Lot A KL Sentral represents CMREF 1’s single largest investment to date.

Construction on Lot A would commence in the fourth quarter of this year and is scheduled to be completed in 2011, the statement said.

KL Sentral is currently 35% completed, with on-going developments worth an estimated RM4 billion.

The office tower consists of 40 storeys comprising 29 levels of offices, 5 levels of car park above deck, 4 levels of car park below deck and 2 levels of basement car park. The construction of the office tower is expected to commence in the first quarter of 2008 with target completion in 2011.:)

MALAYSIAN Resources Corp Bhd (MRCB) is partnering Aseana Properties Ltd, a UK-listed firm, to build office towers and a boutique business hotel on a piece of land in KL Sentral, Kuala Lumpur. The venture, 60 per cent controlled by MRCB, will buy the land measuring 95,131 sq feet for RM99 million. The seller is KL Sentral Sdn Bhd, a unit of MRCB.

KUALA LUMPUR: Excellent Bonanza Sdn Bhd yesterday bought two parcels of land totalling 95,131 sq ft at Kuala Lumpur Sentral from Kuala Lumpur Sentral Sdn Bhd for RM99mil.

Excellent Bonanza is 60% owned by Malaysian Resources Corp Bhd (MRCB) with the remaining 40% held by Aseana Properties Ltd, a property developer listed on the London Stock Exchange.

The land would be developed into a boutique business hotel and office towers. It will have a gross development value of at least RM620mil, said MRCB in a statement. – Bernama

KUALA LUMPUR: Malaysian Resources Corporation Bhd (MRCB) has teamed up with London Stock Exchange-listed Aseana Properties Ltd to develop a boutique business hotel and office towers with a sales value of RM620 million at Kuala Lumpur Sentral.

The development, with a combined floor space of over 1.15 million sq feet, will be undertaken by their joint venture company, Excellent Bonanza Sdn Bhd, which is 60% and 40% owned by MRCB and Aseana, respectively.

Excellent Bonanza yesterday signed a sale and purchase agreement with Kuala Lumpur Sentral Sdn Bhd (KLSSB), a subsidiary of MRCB, to acquire two parcels of land measuring 95,131 sq ft for RM99 million.

In a statement yesterday, MRCB group managing director Shahril Ridza said: “Today’s signing demonstrates the continuation of MRCB programme to add more facilities and commercial space to KL Sentral to meet accelerating demand that is presently generated by our successful positioning as the city’s premier business hub.”

“The business hotel in particular is a critical component in our ability to offer a wider choice for our tenants and visitors,” he said.

Aseana chairman Datuk Mohammed Azlan Hashim said the
company believed it was a sound investment as KL Sentral was fast emerging as a premier development due to its location and successful
infrastructure.

“Aseana will typically invest in development projects at the pre-construction stage and selectively invest in projects-in-construction and newly completed projects with potential for high capital appreciation, making KL Sentral an attractive investment due to its physical quality, standards and accessibility,” he said.

Aseana is now undertaking four property development projects in the Mont’Kiara area, namely i-Zen @ Kiara 1, Tiffany by i-Zen, One Mont Kiara and Seni Mont’Kiara, as well as the development of the Sandakan Harbour Square in Sabah.

Also present at the signing ceremony were KLSSB chief executive officer Chan Chee Meng and and Excellent Bonanza director Chong Chin Ann.
