It would be ideal if every homeowner, moving into a new home could acquire the services of a space planner or an interior designer. Arch. Lynn Del Rosario, tapped by Robinsons Land Corp. to create models for Escalades at 20th Avenue, a mid-rise residential development in Cubao, Quezon City, gives this advice to those just stepping into condo living: “It is important that the homeowner first defines the different spaces of the condo according to their function. What are your needs for this particular space? Do you need more storage? Are you the type of person who needs to have a space to lounge in and relax?
Do you want the space to be homey and inviting, or minimalist and functional? This way, you will be able to identify requirements and prioritize based on your lifestyle — and also avoid costly mistakes in the design process.”
“Choose a style that speaks best to you,” said Arch. Del Rosario. Recognizing the space limitation inherent in condo living, she also exhorts the homeowner to “get inspiration from nature. Bring the outdoors in — that way, you can visually open up the limited space you have so that coming home after a day at work becomes a refreshing experience every day.”
Of course, you don’t have to be literal about bringing the outdoors in. A thoughtful selection of colors can bring similar experiential benefits. According to her: “Colors can dramatically alter any space within a home, and the color possibilities available today are almost limitless. Colors can convey the feelings or emotions of a room, or of the homeowner. By the clever use of colors, our homes are transformed.”
Here are some color tips: pale colors and white can refresh a tired room, give it a clean look as well as a bright and spacious atmosphere. Rich colors create an intense effect and can make a room more cozy and intimate. Neutral tones work best with almost all types of furniture and are easy to mix and match with different types of fabric.
As a final word on color, Arch. Del Rosario said, “We cannot change the color of our walls and ceilings as often as we change our clothes, thus we must be practical in our color selection.”
She also provides these tips on making space: Find unusual places for storage (built-in wall storage, overhangs, under the bed). Select furniture that are compact, multi-purpose (if you are using painted furniture, painting all the pieces in the same base color pulls the room together visually and avoids the look of having clutter). Maximize light by avoiding single overhead lighting in small spaces as it has a tendency to draw the walls in.
Escalades at 20th Avenue will no doubt appeal to those in the market for a space that will reflect their inner creativity. The units — which come in studio, one-bedroom and two-bedroom cuts — are turned over to the homeowner in a finish that is ready to receive design inputs from the homeowner, a clean canvas with which one can impress her sense of aesthetic.

I agree with you TJ, the retail segment relly compliment a condo. Say you need to buy office supplies or buy foodstuffs, will you still went out to commute and go to a mall?

anyway, since i've been renting a place near the area for many years, i'm interested in procuring a unit for myself at Escalades. i would just like to know if there are forum members here who already bought a unit there. if yes, i would like to know if RLC will be able to turnover Tower 2 on time. from what i know, Tower 2 is the first to be constructed (actually construction is already ongoing), while Tower 1 is to follow. also, they're already preselling Tower 3 now.
any first-hand experiences/info from forum members on this project would be highly appreciated. many thanks!

If u get a chance to check one of the exhibits of Escalades, andun sa brochure ang site plan. L shape ang buong project site. So an exist along Aurora is really possible.

Part of the future development plan is also a commercial component within the community. Although this is not yet definite.

ppastorjr October 23rd, 2010, 10:25 AM Tower 2 had been turn-over already to unit owners. However, entrance to the tower are not yet fully finished and accessible. Contractors say they will complete it by end of October.
Tower 1 is structurally complete and Tower 3 adjacent to Tower 2 is in full swing. Kindly visit the site for more updates and post it here.

If I may suggest, another option worth looking into is Bright City Center. It's located just 3 minutes away from both Araneta Center Cubao MRT and LRT stations. With other condominium giants around the area, Bright City Center offers the best deal. It's almost half the usual condominium price in the area.
They sell condominium units that go as low as Php888,000 for 1 BR and Php1.2-1.5 for 2-3 BR condominium units. They also provide an in house financing plan to make the payment more flexible for buyers.

Their ads say that it will have commercial spaces. I hope they will open a Robinsons Bank branch there. It's quite a hassle to go all the way to Morato Ave. to pay the association dues. Also, a MiniStop branch will be helpful to the residents. =)

I believe it will be turned-over on time. Robinsons will furnish you move-in guidelines and require you additional advance payment for three (3) months of association dues over and above your contract price.

You may now pay your association dues and water bills at the admin office at the ground floor of tower/building 1.
For the Ministop branch, we will wait until the completion of the east tower (Building 7).

correct. we are currently undergoing with the plan review, estimate and selection of contractors. construction group is excited and ready to begin this week, hopefully, construction will begin in a month or so, depending on Friday's meeting. will update you guys later. :D

I wonder what they will build at the north end of the compound. Some people told me the south end, fronting Mirasol St., will be developed into a Phase 2 project. nicorobin January 19th, 2013, 01:04 AM Hi everyone. Our unit is finally for turnover. We bought a 2BR unit at Building 6. I am excited to move in, however; there is still the prospect of designing/constructing the unit. I was wondering if anyone could share a pic of their completed bedrooms for design "inspiration." Maybe the 42sqm living space is actually too small for two bedrooms. I'm kinda worried about that. Maybe we should have bought another studio unit earlier. By the time we realized it, the other units were already sold. :(
And can you guys suggest a contractor/designer? Thanks!

Based on experience with RLC's other project (Trion tower 1), turn over date was two months ahead of schedule :)
