queetz@home December 21st, 2009, 02:46 PM It looks like the site of the former World Commerce Plaza, an old 48 story office tower proposal from Megaworld that was to be built beside the Rufino Pacific Tower, will still be developed by Lucio Tan. We know Eton Properties had the site for a while, and I think a 24 storey BPO building was proposed but nothing happened. The latest proposal for the site is a 40 storey mixed used building called Eton Tower City, and it looks interesting.

MANILA, Philippines - Eton Properties Philippines Inc. remains upbeat about the real estate sector as it announced its initial list of new projects slated for next year which include its entry into SOHO (Small Office Home Office) development.
SOHO is designed to support a quality life-style with minimal upkeep burden. It refers to the category of business which involves from one to 10 workers.
In a luncheon with reporters Friday, Eton president Danilo Ignacio said he expects sales momentum in the second half of 2009 to continue through next year especially with the company’s venture into SOHO development.
For its first SOHO project, the company is putting up a residential and office building in a SOHO development in Makati to be called Eton Tower City. To rise on a 2,300 square meter property located behind the Rufino Towers on Ayala Ave., Eton Tower City will make available a total of 1,200 units (600 residential, 300 office and another 300 SOHO).
The units with a standard size of 22 square meters, will be sold at below P2.5 million VAT free.
The SOHO has gone through a great transformation in recent years as technology has enabled anyone working from a home office to compete globally. Technology has made this possible through webinar systems and telephone connections by VOIP and the like.
According to Ignacio, Eton Tower City will be the company’s fourth condominium project in Makati City after Eton Residences Greenbelt, Parkview Residences and Belton Residences.
Eton is also set to build a special events venue and the first of 12 residential condominium buildings in Eton Centris, a 12-hetare township project located at the corner of Edsa and Quezon Avenue.
Eton Centris is already home to Centris Station, a 2-level commercial center anchored by SM Hypermarket. Centris Walk, a strip mall featuring an international mix of restaurants, bars and entertainment spots whih is slated for opening in the first quarter of 2010.
Aside from this, the company will build the second phase of West Wing Residences at North Belton Communities in Novaliches which will involve larger-cut lots and houses as demanded by buyers in the area.
Eton began operations in February 2007 and has evolved into a full-range property developer with a wide portfolio of projects in mid-range to high-end residential developments, office and commercial projects and township developments.
Eton is an established real-estate brand in Hongkong, Shanghai, Beijing, Dalian and Xiamen.
During the first nine months of this year, Eton reported a net income of P67 million, a reversal of the P120 million loss incurred in the same period a year ago as consolidated revenues surged to P1.5 billion.

LISTED Eton Properties Philippines Inc. is launching four new projects next year as the real estate developer expects to replicate its strong 2009 performance next year, a top company official said.
The new projects include a new high-rise residential and office development in Makati to be called Eton Tower City, a special events venue and the first of several residential condominiums in Eton Centris and Phase 2 of the West Wing Residences project in North Belton Communities in Novaliches.
“With the real estate industry on the rebound from the 2008 economic crisis, the company is confident that the market will sustain its growth in the coming year,” said Eton president and chief operating officer Danilo Ignacio.
Eton Tower City, which will be two-year-old listed company’s fourth condominium project in Makati City, is located behind Rufino Towers in Ayala Avenue.
In the works are studio and one-bedroom units with prices starting below P2.5 million. These residential units will be complemented by small offices at the lower half of the building as well as a mix of SoHo (Small Office, Home Office) units.
Eton Centris, the company’s 12-hectare township project at the corner of Edsa and Quezon Avenue, is already home to Centris Station, a two-level commercial center anchored by SM Hypermarket and Centris Walk, a strip mall featuring an international mix of restaurants, bars and entertainment spots.
Ignacio said the company is looking to put up a 1,000-square meter events venue ideal for weddings, parties, seminars and other activities. Likewise, the company is finalizing plans for the first of the residential condominium projects set to rise in the township project.
Phase 2 of the company’s successful West Wing Residences at North Belton Communities, marketed under Belton Communities Inc., will see the launch of larger-cut lots and houses as demanded by buyers in the area.
For the first nine months of the year, Eton said net income grew to P67 million from a loss of P120 million during the same period last year on the back of consolidated revenues of P1.5 billion.
Ignacio said earlier that reservation sales, a demand indicator in the real estate sector, is expected to end between 5-percent and 10-percent higher than in 2008.

No I think Eton Tower has a different market than EPG. And much much nearer to Ayala. EPG dont have studio and I think they will put studio here which means its gonna be more affordable. They probably target working singles around the area. And this one has a SOHO component. Im excited for this project! Im thinking of investing in a condo and I believe this has high yield. :okay:

Eton Properties has several projects which look good and affordable but I have not seen them deliver yet so I am excited to see the projects that will be due for turnover quite soon.

Yes there will definitely be an Investor's Launching Night sometime after March 22 (the Official Launching date). Based on current demand, it seems that this project will be sold VERY quickly. In fact, some clients have already given advanced Reservation Checks even though the details have not been given yet. They are confident of the project's location and Eton's reliability it seems...

I'm not surprised if ETON does not follow the rendering. Eton's cyberpod mall and its residential near Manila bay were short-funded as evidenced by its more concrete structure and revisions in renderings. I do hope, its 2residentials under construction in Greenbelt area will be faithfully executed.

Eton Properties Philippines Inc. said it expects its sales growth to double as it plans to build new residential, commercial and office projects this year.
In a briefing, Danilo Ignacio, Eton president, said the company is eyeing a 20-percent growth in revenues this year from 10 percent in 2008.
The Lucio Tan-led company is building eight projects, consisting of four residential, three commercial, and one office project.
“2010 is seen to be a very good year for the real estate industry with the holding of national elections that is, hopefully, peaceful and orderly,” Ignacio said.
He said election spending and the continued remittance growth from overseas Filipino workers (OFW) would help spur expansion of the local economy that is starting to emerge from the global slump.
The company is set to launch this yearthe 40-storey Eton Tower in Makati, the 12-hectare Eton Centris in Quezon Avenue, the 5.2-hectare West Wing Villas in Novaliches, and the 5.7-hectare River Grove in Sta. Rosa, Laguna.
These condominium and house and lot projects are aimed at the upper middle market.
Ignacio said studio and one-bedroom units in Eton Tower are already available for sale, starting at P2.3 million, while Eton Centris would be launched in the third quarter.
West Wing Villas, which is the third phase of the North Belton Communities, will feature three- to 6-bedroom house-and-lot units. River Clove will sell lots with an average size of 500 square meters each.
Eton’s commercial projects include the introduction of a lifestyle and commercial strip in its residential project called 68Roces in Quezon City and a new events venue in Centris, also in the same city.
The company also plans to build its second business process outsourcing (BPO) building in Centris.
On Monday, the property developer opened Eton Cyberpod Corinthian, a four-storey BPO office campus at the corner of Ortigas Avenue and Edsa.

At the launch of Eton Cyberpod Corinthian yesterday, company president and chief operating officer Danilo Ignacio said the firm has lined up more projects this year on the assumption that there would be peaceful elections.
“2010 is seen to be a very good year for the real estate industry with the holding of national elections that is, hopefully, peaceful and orderly. History has shown that economic growth immediately followed all post-martial law national elections. This, plus continuously growing OFW remittances and the recovering global economy, all point to a very positive outlook for the industry,” Ignacio said.
As of end-2009, Eton had 28 projects in its portfolio and is expected to end 2010 with a total of 36.
Four new residential projects are slated for launch this year -Eton Tower Makati, West Wing Villas, River Grove and the first condominium building within the 12-hectare Eton Centris at the corner of Edsa and Quezon Avenue.
Located at the corner of V.A. Rufino (formerly Herrera St.) and Dela Rosa St., the 40-storey Eton Tower Makati will feature a mix of residential, Soho and serviced apartment units that will have a direct connection to the elevated walkways of the Makati central business district. The units will be available in studio and one-bedroom units, priced at P2.3 million, VAT-free. The first two floors will comprise the retail component of the project.
West Wing Villas, on the other hand, is the third phase of North Belton Communities, the group’s first foray into the middle-income market through wholly-owned unit Belton Communities. Situated on a 5.2- hectare property, the project will make available three to six bedroom house-and-lot units.
River Grove meanwhile, will rise on a 5.7-hectare lot within Eton City -the company’s nearly 1,000-hectare township development in Sta. Rosa, Laguna. The project, which will feature lot cuts averaging 500 square meters, is targeting the upper middle market.
Ignacio said construction of the planned condominium building in Eton Centris will start in the third quarter this year.
On the commercial center side, Eton will begin selling commercial lots in Eton City and development of a lifestyle and commercial strip in the company’s 68 Roces townhouse project in Quezon City. Also in the pipeline is an events venue in Eton Centris.
Following the strong take-up of the first building and continued interest from major business process outsourcing (BPO) companies, plans are in the works for the second BPO building in Centris.
Meanwhile, Eton Cyberpod Corinthian, a three-building four-storey BPO office campus at the corner of Edsa and Ortigas Avenue, opened yesterday with tenants getting a 50 percent discount for starting commercial operations. Among its tenants include Northgate Arinso and StarTek International Ltd.

yea, you have a point that the eton cyberpod is nothing to get excited about, but i didn't really expect much from it from the get go cause its height will never allow it to have any considerable "impact" in the ortigas skyline or whatever skyline it's closest to any way.
i do have high hopes from this eton developer and am giving them the benefit of the doubt as they have really nice and glassy tall ones currently under construction in cities in china, in dalian and shenyang. you should check the threads here in SSC if you haven't already.:)
any way, i am totally with you in hoping for the best for all the UC's surrounding greenbelt, as i believe the place is THE most popular spot in the country to soak in all the best it has to offer in urbanity. we probably all want good impression for our country, i'm sure. so here's hoping for the best for greenbelt area, for makati cbd, and for the philippines!!:cheers:

my question is: does Eton have flexible payment terms with low monthly amortization and no lump sum, as I researched 42% downpayment is quite high compare to other investments. i see that this is a good one..but hopefully it offers a more affordable downpayment at 20-25% :)

MANILA, Philippines - Eton Properties Philippines Inc., the real estate arm of airlines and tobacco tycoon Lucio Tan, is converting the first seven floors of the 40-story Eton Tower Makati into a businessman’s hotel.
In a briefing following the company’s annual stockholders meeting Friday, Eton president Danilo Ignacio said they are now in discussions with possible hotel operators for the project.
Construction of the entire tower is slated in the third quarter of this year with completion targeted in December 2013.:)
Located at the corner of Dela Rosa and V.A. Rufino Sts. Eton Tower Makati will be a mix of executive residences, Soho (small office-office home units) and 161 hotel rooms.
Ignacio said the company is on track to meet its 2011 profit target of P1 billion, mainly driven by higher recognition of sales and increased rental income from completed business process outsourcing offices.
Eton expects to complete 11 residential projects, consisting of 3,600 units; seven residential buildings, four horizontal developments, two commercial developments, and The Elements (a modern type event venue which shall cater to both social events of middle to upper income families and corporate functions of business process outsourcing firms.
The Eton group, which has launched a total of 41 projects in its four years of operations, operates three major brands - Eton for the high end segment, Belton for the middle income segment and First Homes for the broad affordable market.

No one seems to have noticed that old and ugly structure below each picture is where Eton Tower will rise, and rise fast it will as there's no need to build for foundations as it will bee using the foundations and ground level structure already laid-out and built for the former unfinished World Commerce Plaza.

santiago125 September 3rd, 2012, 02:12 PM I did my initial inspection as early as May when they sent out the notice for turnover. I was disappointed with a number of things, especially the tile-work and the grouting in the CRs. The front door was severely damaged. The kitchen cabinets were also scratched.
The turnover guy said that the items were minor and would be done in a couple of weeks. When I started to follow up after two weeks, the first guy I was talking to was no longer around and I had to be passed on to someone else. Turnover person #2 clearly had no idea about the status of my unit and kept saying that she would text me the following week. In two weeks time, she two was replaced! Turnover person #3!
By mid-July, I finally get a text from Turnover person#3, that the unit was finally ready and that the items I had complained about were already done. When we went there, it was clearly not the case. People were still working on the unit!! There were missing tiles in the living room area (which were fine before!). Apparently, they "broke" things while fixing other things. Items from my original punchlist from May were not even done!! I confronted Turnover person#3 about why he'd asked me to come when clearly they were not done. He of course could only apologize.
In early August, Turnover person#3, texts me again that the unit is ready. This time around the unit was at least clean, no workers. BUT, again, items from my original punchlist in May were still not done. By this time I find out, that the occupancy permit would definitely not be ready until October.
After that, I stopped getting updates from Turnover person#3. I did receive a letter from Eton date Aug 15 inviting me to inspect again. So I called Turnover person#3 to ask for an update. For a THIRD time, he tells me everything is done! So we visited the unit again (our 5th). When I met Turnover person#3, he tells me that the remaining items have NOT been done and that they no longer have a contractor to finish the work! I could not believe my ears! The supposedly simple things I had asked to be fixed have taken three whole months to NOT get done and now they couldn't even tell me when they would be able to. I wanted to pull out my hair!
We go up to the unit nonetheless and we find it in a worse condition than our last visit! Tiling was clearly unfinished, like someone left the job midway. They seemingly repainted some walls. They re-did the paint/varnish on the staircase and loft railings while they were absolutely fine a few weeks ago. Those were NOT on my punchlist and they got done or rather half done! The unit was clearly unfinished and my original punchlist, wala pa rin!
I spent today trying to get answers from Eton and got nothing! Still no contractor! Their Turnover assistant couldn't give me a target date. Their Customer Service Manager even told me that even their president can't commit a target date to me.
CLEARLY THIS COMPANY IS MISMANAGED!
Let this be a warning to anyone thinking of buying anything from Eton! They are 9-months late from their December 2011 commitment on this condo and cannot even give a definite answer as to when they can fix grouting or produce a permit to occupy. The HLURB should terminate their license!
