As for the West facing,it is only will be facing the the Pte Lift lobby,kitchen and the Fire Lift lobby.The whole entire living and bedrooms are facing the East which makes the units bright and totally unblocked! On the other hand, if you are buying, it is a good time to squeeze the desperate deferred payment sellers. TOP real soon. Some sellers are going to get squeezed if they haven't lined up a loan. I look at relative value. The Orange Grove isn't much better. All the units are very close to Stevens Road and the back faces RELC. No view, noisy and still get afternoon sun from the back. Orange Grove Residences' layout is poor. Most units have two very dark bedrooms and it is a pain getting to the pool level. Plus it is only 5 stories sitting on low ground. No playgrounds for either of them although the units are big. CDL beats Ho Bee too. Avalon and Chelsea Gardens are transacted around 1400-1500 psf. Parc Stevens last transacted at 1695 psf. At under 1700psf, the price isn't too bad for new development at that location. Can probably rent out stack 1 for around for 11k. Now, let's see if anybody is desperate enough to sell. On the other hand, if Ardmore Park goes back down to 2000 psf, all these properties will drop below 1400 psf. |
