Emaar Properties today announced a new release of apartments for immediate sale in The Residences at Burj Dubai to satisfy growing demand for upscale family homes that possess the world’s most exclusive address and luxurious lifestyles right in the heart of Dubai Downtown area.
Going on sale is a selection of one, two and three bedroom apartments located in two high rise towers facing Burj Dubai, the world’s tallest tower, looking across landscaped parks and with a view of the skyline of Sheikh Zayed Road.
The Residences at Burj Dubai, launched earlier this year to a positive response, offers a choice between six towers on the shores of a spectacular man-made lake. Details are available at The Residences Presentation Centre, which is located at the Burj Dubai Development site and is open from 9am to 8pm, seven days a week.
Jackie Reed, Sales Manager, Emaar Properties, said this new release satisfies growing demand from around the world for these exclusive upmarket apartments. “Homeowners are increasingly moving into upscale residences. No longer are homes looked upon as only providing shelter, but now, more than ever, are also places to find the luxury of an exclusive address and upscale lifestyle. The Residences has become the most desired address for homeowners with a penchant for city living,” she said.
“We sold all apartments - nearly 220 - in a very short period of time when we released two of the six-building project earlier this year. The demand clearly outstripped supply. With this new release, we will be able to satisfy some of that demand.
“The lifestyle in the Burj Dubai Development is urban with all the amenities of a metropolitan centre but with the comforts and security of an exclusive community. The close proximity of Burj Dubai, the facilities of Dubai Mall, the unique attractions of The Boulevard and the grand heritage of The Old Town add to the appeal of this exceptional residential property,” she said.
“Burj Dubai embodies the dreams and aspirations of the people of Dubai. It represents the city’s determination to create something that stands comparison with the best available elsewhere in the world,” Reed added. “The Development is going to be a magnet for tourists, drawn to the city’s new elegant downtown area where hotels, cinemas, shopping centres and entertainment sites will radiate out from the Tower.”
The interiors of The Residences will feature design themes with Far East and metropolitan elements, expressed in elegant woodwork and rich finishes. The Far East interiors are a modern interpretation of Arabic style and architecture and use Islamic patterns and details. The Metropolitan style strives for cool refinement in its use of sleek contemporary fittings and hardware.
Facilities at The Residences include swimming pools, squash courts, a golf course, fitness centre, a mini theatre, library, business centre and guest suite. The apartments feature the latest in IT and communications technology and 24--hour security and maintenance, basement parking and concierge facilities are provided.

Dubai-Lover August 8th, 2004, 11:56 AM i was at the sales center yesterday. there are still some apartments left in the residences 1 which will be finished in late 2005.
i asked for floor plans, availabilities, prices,...
it turned out that the other parts of the residences haven't been launched yet and there also is no launching date.
if you'll buy an apartment in residences 1 you will live in a huge building site for almost 5 years!!! i mean to see these babies growing is an adventure, but would you like to LIVE in there???
omce it will be finished it will sure be one of the most desirable places, but the prices range from minimum 1.8 million aed to max 3.5 million for those who are left. i don't want to pay this amount to live in a construction site for 5 years.
but i suppose for many people it's just an investment and they will resell it in 5 years for double price!!!
SA BOY August 8th, 2004, 12:03 PM where in Dubai isint a building site at the moment, everywhere is undergoing some sort of development at the moment
Dubai-Lover August 8th, 2004, 12:15 PM sure, but this one is a long lasting one!!!
here's an updated masterplan that was included in the official info brochure.

Dubai-Lover November 4th, 2004, 02:15 PM will take some more time i think

Dubai-Lover February 14th, 2005, 05:45 PM now that some of the huge glass facades are up they turn out to look way better than before!!!
DUBAI February 14th, 2005, 06:15 PM mmm. very nice. i hope they remove that crane at some point though.
AltinD February 14th, 2005, 07:20 PM now that some of the huge glass facades are up they turn out to look way better than before!!!
Yeah, but the glass facades makes just 1 1/2 of total. The rest 2 1/2, not facing the burj, is still commie block like.
dubaiflo February 14th, 2005, 07:44 PM well perhaps they will put the glass facade on the hole building in near time...is this visible from the renders...?
SA BOY February 15th, 2005, 07:27 AM dennis
can you add these to emporis and get dubai daves consent. Would dubai dave know heights?????
Dubai-Lover February 15th, 2005, 07:52 AM well i'm not allowed to upload somebody else's pics
but yes, if dubai dave new the heights that would be awesome, but i guess he would have already posted them here
SA BOY February 15th, 2005, 10:16 AM me neither, only someone elses completed building pics not U/C ones. I still find that strange. Ill post something about it on editors page
AltinD February 15th, 2005, 12:17 PM well perhaps they will put the glass facade on the hole building in near time...is this visible from the renders...?
What is clearly visible from the building itself, is that only the part facing Burhj Dubai will be all-glass facade. The other sides will not and the clading of the first tower is already compleated as it is very clear even from the pictures posted here.
dubaiflo February 15th, 2005, 03:06 PM MHMMMM that is what i do not like on emaar. they are NOT ABLE build a completely nice tower...
well, let us be happy with one side of glass..better than nothing..

dubaiflo March 10th, 2005, 02:35 PM nice renders, though the towers itself don't look that nice...
but i like the glass facade...
DUBAI March 10th, 2005, 07:27 PM I really hate these sand tones that emmar love to use.
there good colours for dubai but they really dont go with reflective glass. they need to make their minds up!
Dubai-Lover March 26th, 2005, 05:03 PM believe it or not, i have the heights
(W1) 85m
(W2) 115m
(W3) 135m
(E1) 76m
(E2) 122m
(E3) 70m
edited on emporis
AltinD March 26th, 2005, 08:10 PM The tallest just 135 m tall???? It doesn't look right
Dubai-Lover March 27th, 2005, 04:32 AM The tallest just 135 m tall???? It doesn't look right
135m is fine
i was right in front of them and they're not tall
and they don't have any spire and rooftop features, but alumco mixed something up!!!!
another emporis editor gave me a hint on a possible mistake, here's my reply to him and explanation what went wrong:
i checked my burj dubai sales brochure which i took with me from the sales center
there is a large render of the residences and it seems like they have mixed up a couple of towers.
they have given me the following order:
E3, W2, E1, W1, E2, W3 (=> haha) seems like they can't count
i have checked the height differences and perspectives (a few towers are set back)
it has to be like this: (from left to right in the render)
E3 = 70m (24 floors)
E2 = 122m (34 floors)
E1 = 85m (29 floors) [mixed up with W1]
W1 = 76m (26 floors) [mixed up with E1]
W2 = 115m (34 floors)
W3 = 135m (41 floors)
now it's perfect, i have checked the proportions and compared E2 to W2, which are both 34 floors, but E2 is 7m taller. both rest on the same type of podium with the only difference that the rootop of E2 is a bit higher than W2's rooftop. (watch the blocks on top of the towers)
dubaiflo March 28th, 2005, 10:55 PM 41 floors and 135m... how did they do that. well ok no spire at all...
dennis you wouldn't fit into that flats i guess.lol

Dubai-Lover March 30th, 2005, 01:47 PM bb is not emaar and they look different

ahmedr March 30th, 2005, 04:34 PM how do you guys know how executive towers look like?
Dubai_Boy March 30th, 2005, 04:38 PM They are in the newspaper :P well i`m off to watch RING 2
ahmedr March 30th, 2005, 04:53 PM There are small renderings on www.dubai-properties.ae but they aren't very clear but they're nothing like the towers in the ad which Altind posted. Have you guys seen them somewhere else or you're just going by the newspaper ad?

Grollo April 5th, 2005, 03:55 PM This is from a Multiplex press release, although it isn't very clear on which towers are at Burj Dubai Residences Development and Dubai Marina Development:
Multiplex has been awarded the contracts to build 12 additional residential towers within the within the exclusive Burj Dubai Residences Development and Dubai Marina Development.
Multiplex Constructions, through its subsidiary Nasa Multiplex, has been appointed by Emaar Properties, one of the region's leading developers and for whom Multiplex is building nine residential towers of between 27 and 42 storeys in phases 1 and 2 of the development.
The new construction project is known as Burj Dubai. The residences phase 3 and District 7WX include the design and construction of 12 residential towers (two 23-storey, four 31-storey, four 36-storey and two 44-storey luxury apartment towers), 58 townhouses and villas, associated podium, parking, landscaping and facilities.
Phase one of the development has now completed structural completion on all six towers. With similar designs to those being built in phases 1 and 2, the project provides opportunities for resource management.
Bahraini Spirit April 5th, 2005, 04:00 PM they are not ugly!
normal ...yes!
but dalma and sheik essa are ugly!
Hehe Thank God Sheikh Isa tower wasn't built in Bahrain :D , and if your wonderin, this Sheikh from Bahrain wanted to build a tower after the late Emir of Bahrain and that's why this tower was born, hehe not really a nice tribute.
DUBAI April 5th, 2005, 04:08 PM the real question is... what could poses an architect to put roman columns at the base of a glass skyscraper?, but back on topic:
i think these will make a nice forground to BD, from R44. hopefully these new ones will look nicer, wonder where the're going?
Trances April 11th, 2005, 03:58 PM Not sure they wil be any "nicer "

didn't know about any stage 3 so far. hopefully these towers will look better
SA BOY April 12th, 2005, 08:14 AM added the 12 towers and Im almost possitive all 3 stages will be simmilar in design . Typical EMAAR design is precast clading with exposed agregate, aqua reflective curtain walling and a bit of a podium.
Works so why change
Dubai-Lover April 12th, 2005, 08:29 AM cool
12 more

Dubai-Lover August 25th, 2005, 08:40 AM Emaar turns the spotlight on upscale living as Penthouses in The Residences come up for sale
Emaar Properties today announced that the 16 exclusive luxury penthouses that are the defining lifestyle features of The Residences towers at the Burj Dubai Development, will go on sale Thursday (August 25).
The Penthouses, offering spectacular views across the emirate's new Downtown district, will be the most sought after address in Dubai.
The 3, 4 and 5 bedroom, 2,900 to 7,000 sq ft penthouse apartments, with extensive sweeping terraces, go on sale from 3:00pm onwards at the Downtown Living Presentation Centre within the Burj Dubai Development. Sales are on a first-come, first-served basis.
'The Penthouses are the ultimate in luxury,' said Naaman Atallah, Emaar Properties' Director of Sales. 'These are some of the most desirable properties in Dubai and are a match for the best. Middle East lifestyle will be redefined by these apartments.'
'The privileged few who will be able to call The Residences home will live in one of the most coveted urban developments located in close proximity to top class leisure, dining, entertainment and business facilities,' Atallah added.
Owners are the only ones to have access to their floor at The Penthouses, while double glazed windows and an advanced security system provide them unblemished privacy. Whereas terraces lead from the master bedroom and enable the privileged owner to enjoy the spectacular views, appliances with luxury brand names, timber veneer cabinetry in the kitchen and superior finishes add to this statement of luxury.
The six towers that make up The Residences are located within the heart of the Burj Dubai Development between The Boulevard and the man-made lake. They offer modern urban living, embrace the latest technology and use the finest materials and cutting edge design to create individually styled apartments.
Facilities for residents include swimming pools, a squash court, a golf simulation room, fitness centre, a mini theatre, library, business centre and guest suite. The homes also feature the latest in IT and communications technology, 24-hour security and maintenance, basement parking and a concierge.
The 500-acre mixed use Burj Dubai Development is Emaar's most ambitious project to date combining commercial, residential, hotel, entertainment, shopping and leisure outlets in open green spaces dotted with lakes and numerous water features. Along with the Burj Dubai - the world's tallest tower, the development will also include The Old Town, The Dubai Mall, The Old Town Island, The Burj Dubai Boulevard, Burj Dubai Business Hub, Burj Dubai Lake Hotel and Serviced Apartments, The Residences and Burj Views - all located on the banks of a spectacular man-made lake.

The villas offer spacious luxury and one of Dubai's most desirable locations in the six The Residences towers. The 2 and 3 bedroom villas are two-storey with a lower floor terrace.
Naaman Atallah, Director of Sales for Emaar Properties, said: 'The villas offer some of the most desirable properties available in the Burj Dubai Development. The new owners will have all the space associated with villa living and the advantages that stem from being located at the heart of Downtown Dubai one of the most invigorating and exciting venues in the emirate. It offers lifestyle living at its best.'
The villas are within easy reach of the Burj Dubai lakes, ideally placed to share the gentle charm of The Old Town or the urban chic of the Burj Dubai Boulevard with its multitude of dining, socializing and shopping experiences. Their design is simple yet stylishly elegant and will offer a visual contrast as Downtown Dubai takes shape.
Facilities for residents include swimming pools, a squash court, a golf simulation room, fitness centre, a mini theatre, library, business centre and guest suite. The homes feature the latest in IT and communications technology, 24-hour security and maintenance, basement parking and a concierge.

Emaar promised Jan 2006 originally and then claimed construction was ahead of schedule throughout. Now they say the surrounding infrastructure may not be ready for several months so there is inevitably going to be much further delay.

juiced January 9th, 2006, 05:53 PM I think people live in them already, I've seen a few lights in some windows at night time, they looked occupied, not construction type of lights
dubaiflo January 9th, 2006, 07:07 PM doubt that really...

dubaiflo January 15th, 2006, 12:55 AM there will be a total of 21 Residences tower with similar design.
Multiplex is pleased to announce it has been awarded contracts to build 12 additional residential towers in Dubai within the exclusive “Burj Dubai Residences Development” and the Dubai Marina Development.
Multiplex Constructions, through its subsidiary, Nasa Multiplex, has been appointed by Emaar Properties, one of the region’s leading property developers and for whom Multiplex is currently building nine residential towers in Phases 1 and 2 of the development.
The new construction projects, known as “Burj Dubai – The Residences” Phase 3 and District 7WX, include the design and construction of 12 residential towers (two 23 storey, four 31 storey, four 36 storey and two 44 storey luxury apartment towers), 58 townhouses and villas, associated podium, parking, landscaping and facilities.
The design of each of the new towers is very similar to those being built in Phases 1 and 2, providing opportunities in terms of design and resource management. Phase 1 of the development has now achieved structural completion on all six towers, allowing for transfer of structural resources to the new projects and benefits in terms of design knowledge and milestone achievements.
The total gross construction area of the new buildings is over 340,000 square metres, with a construction value of approximately A$392 million in total.

dubaiflo January 15th, 2006, 01:03 PM i like it. this means 12 new highrises, in rather ok design around burj dubai, and not everything looks like a total mess.
Dubai-Lover January 15th, 2006, 07:49 PM this press release on multiplex' website is almost 1 year old
giles has added them to emporis back then
all i can say is, 3 of them are well under c and are next to the current residences
dubaiflo January 15th, 2006, 09:06 PM i am sure there will be 21.
i read this in propert.ae magazine a few months back.
also, the article was published in april 2005 i think.

Face81 January 22nd, 2006, 01:06 PM i dont think i could ever love these buildings. :(
Dubai-Lover January 22nd, 2006, 06:23 PM get closer altin
from here they don't look great
once you are right in front of them, it's very nice, guaranteed!
LMC January 24th, 2006, 01:55 AM i like them... :runaway:
docc January 28th, 2006, 10:34 PM doubt that really...
poor guys who bought in burj views...
:bash:
Why "poor guys" ? Whats wrong with Burj Views? Are they planning on cancelling it or changing its location or something?
dubaiflo January 28th, 2006, 10:49 PM i think the location is rather crappy execept if you bought in the top 10 floors.
docc January 28th, 2006, 11:00 PM Actually, it might seem crappy now but once Business Bay begins getting built, the people will have great views on both sides ;).
Dubai-Lover January 29th, 2006, 05:50 PM burj views views are at least not blocked!
they are behind the old town, a high-rise free zone
dubaiflo January 29th, 2006, 05:55 PM dennis they r not directly behind the oldtown there is a chance of another row of towers in front actually.
Dubai-Lover January 29th, 2006, 05:59 PM i don't expect real high-rises there
should be maybe bigger than old town but smaller than burj views
city of the future January 29th, 2006, 09:01 PM I dont know if you guys know this but old town has 2 towers, one of them over 40 floors.
dubaiflo January 29th, 2006, 09:28 PM where did you hear that? more information?
docc January 29th, 2006, 09:39 PM I just enquired with an Emaar sales representative today and he told me that there will be a few towers in front of burj views i.e right behind old town but nothing more than 9-10 floors high. I guess Burj Views will have some great views then.
docc January 29th, 2006, 09:42 PM The towers behind the residences will have some good views too, but only of Business Bay towers which are still quite some time away. Well, everyone can't be a winner!

Dubai-Lover February 11th, 2006, 08:33 PM this is the south ridge altin!
dubaiflo February 12th, 2006, 02:21 AM can somebody tell me what the building in front of south ridge is?
the cannot be a AC/Electricity or water facility, can it?
AltinD February 12th, 2006, 03:19 PM I think it was discussed before that is ia a district cooling facility.
dubaiflo February 12th, 2006, 03:23 PM but this was just guessing.. wasn't it..
