I don't have any pics of it...

I just past through that bungalow last week..i'm not so sure the exact building is same as the rendering or not, cos i nvr comepare the real 1 to the rendering...But if i'm not mistaken it is curve in shape, the green colour things cover on the bungalow, but the rendering show it is more boxy... :)

隆CP Landmark注资7千万 百安湾广场复工

(槟城25日讯)多年来经过复工计划7次失败后,耗资2亿7千万的百安湾广场终于又再重新动工了!

工程已经完成60%的百安湾广场,终于在这个月头重新开工。

在一项拯救计划中,来自吉隆玻的CP Landmark将会注入7千万令吉的资金来接手百安湾之前的债务,并且会再注入2千900万来完成该项建筑工程,预计两年内该工程将可建竣。

该座完成60%工程的五层楼广场建筑计划在1998年因为发展商面对技术与财务问题而被逼停工。

百安湾发展机构是一家Anson Perdana Bhd.与槟州发展机构的联营合资公司。前者拥有70%的股份,而后者拥有30%的股份。

CP Landmark发言人说,那项拯救计划,是去年11月该公司在公司法令176条文获得高庭的批准之下,进行重组。

他又表示,槟城市政局已经在上个月批准了该建筑物最新的建筑工程。并且在建筑工地已设立了一个新的建筑蓝图。

除了该广场与16层的酒店商业与住宅综合发展之外,原发展计划还包括了一个帆船俱乐部和一个主题游乐场等。

百安湾复工计划工作委员会州政府代表,槟州旅游发展及环境委员会主席邓章耀行政议员已经证实了百安湾广场的复工计划已经进行在当中。

他说,这是第8次提出复工计划的申请,他也感到庆辛终于成功了。

yeah wish it was taller too!! Evergreen Laurel is one of the shortest highrise in Gurney Drive. that building should be taller to cover up the "hole" in the skyline:D

Ya..there is a rendering on the bord..but i can't snap it..the car drive too fast, and i didn't prepair my camera cos i don't know there is a building which is U/C there, but i manage to read the words..hehehe..just a few lines only, i hav eno idea wat is its name..
But if i'm not mistaken, its top is like ''pyramid'' shape..hehehhe:D

Equine to unveil plan for turf club in March

PENANG: Equine Capital Bhd’s master plan to redevelop the Penang Turf Club site in Batu Gantung will be unveiled next March, according to its group executive chairman Datuk Patrick Lim Soo Kit.



Lim said the group was proposing a mixed development project comprising residential, commercial, and public amenities on the 256-acre Penang Turf Club site.



“Seven internationally renowned architects have submitted their proposals to develop the Penang Turf Club. These architects, who were specially invited, come from countries such as France, the United States, Germany, the Netherlands, and Japan,” he said in an interview.



The architects are Naserine Seraji (France); Hani Rashid, Michael Sorkin, and Thom Mayne (US); Almut Ernst (Germany); Ole Scheeren (Netherlands); Riken Yamamoto; and Tetsuo Furuichi (Japan).



“They spent several months in Penang, studying the culture and the needs of the locals before drafting their master plan. We have also partnered them with local architects to ensure that their drafts contain elements of Malaysian culture and heritage,” Lim said.



“Their drafts of the master plan incorporate the latest designs that take into consideration the need to preserve the environment, energy conservation, and the interaction between human beings and space. They were invited because of their work on modern urban development in their respective countries.”



Lim said the objective was to bring into the heart of Penang an iconic development project that contained solutions to issues for tomorrow’s cities.



“The plans are now undergoing a second round of fine-tuning and discussion,” he said.



Lim said the drafts contained designs of landscaping and buildings that would draw attention from people, enticing them to explore the project further.



“The interior and exterior of the buildings are designed, for example, to harness the forces of wind, light, and rainwater for cooling purposes, therefore reducing the usage of energy.



“Some of the drafts of the master plan contain designs of low-rise buildings that maximise the entry of light, reducing the reliance on artificial lighting.



“The landscaping is designed to be in harmony with the buildings, environment, and local surroundings, in other words taking into account of good feng shui.”



Professor Datuk Dr Ken Yeang from Asian Design Forum, an internationally recognised architect, headed the panel of seven judges, Lim said.



The other judges include internationally renowned architects and critics such as Professor Peter Cook from the Barlett School of Architecture & Archigram in Britain; Clifford Pearson, senior editor of Architectural Record, a renowned architecture journal in the US; and Professor Leon Van Schaik from RMIT Melbourne, Australia.



“The judges will select the best master plan for the Equine group to adopt,” Lim added.



Tim Christ, a senior architect from Morphosis, a California-based architecture firm, said their master plan draft incorporated the latest designs of landscaping to bring the legacy and heritage of Penang Hill into the redevelopment project.



“Our plan is to develop more buildings on a smaller area, so that there is space for landscaping and greenery. There will be a mixture of high and low-rise buildings. The low-rise ones would be designed to ensure there is cross ventilation of view from the interior to allow better penetration of natural light,” he said.



“The high-rise buildings would be designed to harness the forces of wind, rainwater, and light for cooling purposes. These designs are aimed at reducing the usage of energy,” he added.



Michael Sorkin, the principal from Michael Sorkin Studio in New York, said his draft master plan aimed at creating a self-sufficient community.



“We want to create a community where the residents can play, work, and shop at where they are living. The draft also allocates for an energy loop centre, which will distribute energy to the community, a transportation hub that will reduce traffic congestion within the community, and higher education and medical facilities,” he said.



Ole Scheeren, a partner of Office Metropolitan Architects in Holland, said his draft master plan contained designs that confined buildings to specific areas.



“Our design is also porous so that contemporary culture and heritage can claim space and existence in the project,” he said.

Seven teams to design plan for turf club



PENANG: Seven Malaysian architectural firms have been short-listed to team up with seven international firms to participate in a competition on the redevelopment of the Penang Turf Club site in Batu Gantong.



Asia Design Forum chairman Datuk Dr Ken Yeang said the competition was held to achieve a visionary and financially viable master plan for the 104.8ha site currently occupied by the Penang Turf Club, which would be relocated.



The competition, he added, provided an opportunity for local firms to collaborate with and learn from international firms from the United States, France, the Netherlands, Japan and Germany.



He told a press conference that the competition began in June and the final presentation was made on Friday.



The competition is being organised by Asia Design Forum and sponsored by Equine Capital Bhd on behalf of its associate company Abad Naluri Sdn Bhd.



Dr Yeang also said the new master plan development sought to establish Penang within the Indonesia, Malaysia, Thailand growth triangle (IMTGT).



He said the competing teams were expected to produce a high quality master plan that would set new standards in master planning and urban design.



According to the press release from Equine Capital, the master plan would optimise the existing topography and potential of the site, with consideration to the proposed Penang Outer Ring Road which would traverse the site.



The seven foreign participants are Morphosis, Michael Sorkin Studio, Atelier Seraji, Office for Metropolitan Architecture (OMA), Asymptote Architecture, Riken Yamamoto & Field Shop and Furuichi & Associates, and Ernst & Gruntuch Architects.



Their respective Malaysian team mates are ATSA Architects Sdn Bhd, Veritas Architects, Axis Architectural Partnership, Chee Ang Architect, Pakatan Reka Arkitek Sdn Bhd, RSP Arkitek Sdn Bhd and SA Architects Sdn Bhd.

Highway work in final stage

Traffic at the Jalan Kampung Jawa/Jalan Mahsuri junction will be diverted from today.

This is to clear the busy road junction for work to be carried out on the Bayan Baru elevated highway stretch there.

Traffic at the junction will be diverted daily for 10 days - from 10am to 11.30am, 3pm to 4.30pm and 8.30pm to 10pm.

The traffic diversion was announced by project contractor Sri Meraga Construction Sdn Bhd yesterday.

The company's senior project manager Zaini Ramli said the company would be unloading and erecting bridge segments at the road junc-tion.

Motorists from Bayan Lepas going to Jalan Kampung Jawa/ Free Trade Zone Phase 3 should use the Bayan Baru roundabout to turn back to Jalan Kampung Jawa.

Those from Jalan Mahsuri could turn left towards the roundabout, using the roundabout to get to Bayan Lepas or to Jalan Kampung Jawa.

Motorists from Jalan Kampung Jawa could turn left into Bayan Lepas and make a U-turn, also at Jalan Sultan Azlan Shah, and head towards the roundabout or go to Jalan Mahsuri.

Traffic flow from the roundabout to and from Bayan Lepas will not be affected.

The RM215mil project is 97% completed and is ex- pected to be ready for the trial run at the end of June or early July, Zaini said.

RM5mil facelift for aquarium

ATUNNEL-like viewing gallery will be among the new additions to the Penang Fisheries Research Institute Aquarium in Batu Maung under a RM5mil facelift.

Its curator Mushidi Hassan said the Tourism Ministry had approved the allocation for the upgrading works.

He added that the works would be conducted in stages over three years, during which the aquarium would remain open to the public.

Mushidi said that the 26 tanks featuring marine life at the exhibition area would have a more attractive layout instead of the current squarish one.

The building entrance where the lobby and ticket counter are located will also feature aquatic scenery in the back- ground.

This huge jewfish is one of the main attractions at the Penang Fisheries Research Institute Aquarium which will undergo a RM5mil facelift.
“We hope that with the new look, more foreign and local tourists will visit the aquarium,'' he said, adding that landscaping at the site would also be im- proved.

“The aquarium will have its own carpark and visitors need no longer park their vehicles at the nstitute’s parking area.”

Statistics showed that since the aquarium opened in May 2001 until Oct 2004, there were 165,175 visitors. The figure however, did not include about 1,000 kindergarten children who visited the aquarium monthly.

Mushidi said colourful corals from the Philippines and Bali in Indonesia were among this year’s attractions.

“We hope to place both the hard and soft corals in two giant tanks by May,'' he said, adding that each tank of corals cost between RM6,000 and RM10,000.

Depending on the budget, he said the aquarium would get at least three new attractions annually.

“In 2003 we had a turtle pool and last year, we introduced the starfish and coral lobsters,” he said.

Mushidi added that the aquarium would be easily located when signboards promoting it were put up near the Penang Bridge and at the Bayan Lepas International Airport.

The state tourism action council also plans to include the aquarium as a tourism destination in its pamphlets and website.

Mushidi said the aquarium was now looking for sponsorship from private organisations to “adopt” its marine life.

The monthly contributions from the sponsors would go towards the maintenance of the tanks and pools, he said.

He said volunteers were also needed to help the aquarium staff feed the fishes, turtles and other aquatic life and to clean the tanks and pools.

4) The Penang Hill cable car was scheduled to start end of this year ( i don't really belive it..cos, from wat i know..they are still on the planning stage..

Elevated road to open in July

The RM215mil Bayan Baru elevated highway will be open to traffic by middle of July.

The 2.37km highway would help reduce traffic congestion by 50% along Jalan Sultan Azlan Shah, state Works, Public Amenities and Transport Com-mittee chairman Datuk Koay Kar Huah said at a press con-ference yesterday.

He said the project was now 98% completed.

Work is on schedule with only about 250m of the elevated highway left to be constructed, he added.

Phase I of the project covering 1.7km from the Pesta site to the Bayan Baru roundabout was open to traffic last No-vember.

Koay said construction work on Phase II, involving another 675m from the roundabout to the Komag factory in Jalan Sultan Azlan Shah was expected to be ready by end of June.

“Following this, the project's turnkey contractor Seri Meraga Construction Sdn Bhd would require a few weeks for commissioning and to carry out safety checks before the highway is open to traffic in mid-July,” he said.

Koay said work involving utilities, installation and landscaping were being carried out along the stretch.

He urged motorists to be patient and to bear with the works, especially at the Jalan Kampung Jawa–Jalan Mahsuri junction.

“The segment casting plant in Gurun ran into a glitch recently,” he said.

Some parts for the straddle carrier, the machine used to lift the segments, will be brought in from Italy in the next two weeks, he said.

Seri Meraga senior project manager Zaini Ramly @ Ali said his workers were working round the clock to complete the project.

He said the project, which started in January 2001, was originally scheduled for completion in August 2003.

It was re-scheduled to accommodate the 675m extension of the highway from the roundabout to the Komag factory.

The extension work was due to be completed last May but the project ran into technical problems due to the change in the piling system.

The highway is part of Penang’s road improvement programme which includes the Penang Outer Ring Road (PORR), proposed second link and the Jelutong Expressway.

Great Eastern sees Penang ops premium reaching RM63mil

GREAT Eastern Life Assurance (M) Bhd expects the annualised premium of its Penang branch to increase by 26% to RM63mil this year.

Its director and chief executive officer Alex Foong Soo Hah told reporters that its investment-linked products would spearhead the growth of its premium income.

“We also expect the number of policies in force in Penang to increase to 280,000 by year-end from 260,000 at present,” he said, adding that by the end of next year, the number of policies in force in the state should reach 300,000.

The Penang branch is the third largest premium contributor for the company, after its branches in Kuala Lumpur and Johor Baru.

The branch has about 40 staff members and a network of 1,780 agents to service policy owners.

Foong said Great Eastern planned to set up more branches on the mainland. “Butterworth and Sungai Petani are our immediate targets,” he said, noting that the company had 24 branches nationwide.

Penang Hill-Teluk Bahang cable car on the cards



GEORGE TOWN, Apr 30:

Work on the cable car system linking Penang Hill and Teluk Bahang is expected to begin in January.
The system will be operational by mid-2008 with design and preparation work to be completed by the end of the year.

Chief Minister Tan Sri Dr Koh Tsu Koon said the system would be based on the one in Cairns in Queensland, Australia.

He said this after opening the Gerakan Bukit Bendera division annual general meeting at the State party headquarters in Jalan Macalister here today.

There were also plans for shuttle services from hotels in Batu Ferringhi to the cable car station.

Koh, who is also the State Gerakan chairman, said work will start soon to convert five bungalows on Penang Hill into boutique hotels.

They will follow the design of the Ye Olde Smokehouse bungalows in Cameron Highlands.

Earlier, addressing members of the Bukit Bendera division, Koh reminded them to provide "extraordinary service" to the people if they wanted the party to stay in power at state level. The division passed four resolutions.

Mutiara Beach Resort to spend RM60m on face-lift

MUTIARA Beach Resort in Teluk Bahang, Penang will invest over RM60mil to undertake a major renovation exercise in the third quarter of this year to upgrade its facilities.

General manager John Malins said this was the first major renovation for the 438-rooms hotel since it started operations about16 years ago.

Malins said that over this period, the hotel has had soft refurbishments and touch-ups, with the last one being carried out seven to eight years ago.

“This time, we will focus on upgrading the rooms, restaurants, and the mechanical and electrical systems of the hotel. The exterior will be repainted but there will be minimal structural changes.

“The highlight of the renovation will be the installation of a grand spa called the i-Spa,” he told StarBiz.

“After the renovation, the hotel will be re-branded as a member of the Intercontinental Hotel and Resort group.

Malins said the renovation exercise would give Mutiara Beach Resort the edge in targeting the individual tourist market segment.

He said the hotel industry in Penang had suffered a significant decline in occupancy rates after the Dec 26 tsunami.

“The hotel rates did not drop correspondingly because we did not believe that demand could be stimulated by lower pricing.

“Furthermore, the hotel rates in Penang are already very competitive in the region,” he said, adding that the tertiary industries supporting the hospitality business such as transportation, food and beverage, and the retail sector were also badly affected.

Malins said the hotel industry expected some recovery in the second half of 2005 due to the strong Middle-East market.

“The school holidays in the Middle-East start in the July-August period,” he said.

PLB expects RM160mil sales from Penang projects

PLB Engineering Bhd, a construction and property development specialist, expects its two projects launched in Penang recently to generate revenue totalling about RM160mil over the next two to three years.

Group executive chairman Datuk Ong Choo Hoon told StarBiz that PLB was a turnkey contractor for the Serina Bay high-rise project on 8.6 acres in Jelutong that had been privatised to the developer, Pembinaan Kasporat Sdn Bhd.

“Serina Bay, launched in late April and scheduled for completion in 2008, comprises 754 medium-cost apartments and 75 shop lots.

“So far, we have launched and started work on 555 units, of which 90% have been sold ,'' he said.

The Serina Bay apartments are priced between RM125,000 and RM145,000. The project would generate about RM120mil revenue for the group, Ong said.

The other project is the Taman Cendana housing scheme in Juru on the mainland, which PLB is undertaking as the developer through it’s wholly owned subsidiary, Landsdale Development Sdn Bhd.

“The project, comprising 163 terraced and semi-detached houses, is about 80% sold since the launch last month.

“It is expected to generate RM40mil in revenue,'' Ong said, adding that the project was scheduled for completion in 2007.

The Taman Cendana units are priced between RM199,888 and RM368,390.

He said PLB would launch another state privatisation project at Gat Lebuh Nordin in Georgetown in the third quarter of this year. The project, which has a gross development value of RM181mil, comprises 2,304 apartments and 62 commercial properties.

An associate company, PLB-Wonder Bay Sdn Bhd, will undertake the project.

“We have in the pipeline another two landed residential projects, comprising terraced and semi-detached houses in Batu Maung and Teluk Kumbar, which will be launched soon,” he said.

Ong said PLB, in its capacity as a turnkey contractor, had early this year delivered the Taman Jerjak project, comprising 59 terraced and semi-detached houses in Pantai Jerjak for the developer, Talian Selasih Development Sdn Bhd.

For the second quarter ended Feb 28, PLB group posted RM2.3mil in profit after tax on the back of RM95mil turnover, compared with RM1.3mil and RM56mil respectively in the corresponding quarter a year earlier.

Another building which is 38 stories, located just beside Tanjung Beach Hotel..i'm not sure the so called 38 stories condominium include the 2 stories car park or not...If it did, that means it is 40 stories.;)..no pic from me..cos i past it at night..i can't c the rendering clearly too..i was busying reading the words when i past through it..

METROJAYA Bhd is set to boost its presence in Penang with the opening of a Metrojaya department store at an upmarket shopping centre in George Town soon.






It is learnt that the company will be the anchor tenant of Island Plaza in Tanjung Tokong and will lease an estimated floor space of 100,000 sq ft.

“Metrojaya is in the midst of finalising the tenancy terms pending the signing of an agreement,” a source told Business Times in Penang.

It is also learnt that part of the tenancy agreement includes the entry of a renowned supermarket chain at Island Plaza.

The Metrojaya group currently has a presence in Penang via its specialty stores “Toys ‘R’ Us”, “East India Co”, “Reject Shop”, “Somerset Bay” and the Cosmart hypermarket in Bukit Jambul.

In welcoming Metrojaya’s possible reinvestment in Penang, State Tourism Development Committee chairman Teng Chang Yeow said: “It will definitely create more retail choices for the consumer while helping Penang offer a retail experience of a different level to its residents and visitors since we do not have an upmarket branded department store here yet.

“We hope the shopping trends and tastes of the Penang people will now change with this offering.”

Henry Butcher Malaysia (Penang) Sdn Bhd deputy president Teoh Poh Huat said Penang’s retail scene will be more vibrant if Metrojaya reinvests in the state via its department store.

“The presence of an upmarket department store like Metrojaya will give both Penangites and visitors more choices of greater offerings brought to Penang,” he said.

If the deal between Metrojaya and Island Plaza goes through, other tenants in the shopping centre can expect a boost to their business, which has been in a slump since the former anchor tenant, Super Tanjung Dept Store and Supermarket, ceased operations less than a year ago.

Ahead of the opening of the new outlet, Reject Shop staff have begun encouraging shoppers in Penang to sign up for Metrojaya’s “MJ Privilege Card”.

The Metrojaya chain of companies began business operations in 1976 with the opening of its pilot department store covering 18,350 sq ft at the Pertama Complex on Jalan Tunku Abdul Rahman in Kuala Lumpur.

Today, the chain boasts of four departmental stores covering a total floorspace of about 600,000 sq ft.

Btw, what do you guys think about "The Waterfront" ? I was told it will be launch end of this year after The Straits Regency completed. Now SR I guess is 90% completed. Just left the tower and windows I beleive.

This will be the last condo project at Ratu Mutiara by Taman Ratu. Their last 2 were The Straits Regency and Coastal Tower.

One info, I hate the idea of water tank in the center of the tower. They used one of the unit to store the water tank. This is the design for SR and CT. But Waterfront will be ok, at the roof of the buiding near the lifts left and right.

yeah! you are right!! that building is outside of the Mayfair's fence

the original building that sits on the mayfair's site is being torn down. the developer is then forced to rebuild the facade of the building. i got no idea weather the old developer and the current developer is the same one though

Thanks for the warm welcome. Yes, I went to Henry Butcher Office at Burma road. Yes, the project will be launch this year end. I call Taman Ratu and they mention that too. Is going to be year end.

As for the bunglows, yes, you are right, Beverly Hills. Nice place actually. Starting from RM1.5Mil only the land. You could design and build your own bunglows or buy from them which cost RM500K each.

DO you know that Leader Garden is building bunglows and another 2 more condos beside it. Just above the link house they are building now.

paya terubong is in the centre of the island actually. it is easily accecible from George Town and Relau (in the south). i think it is a nice location to build a mall there as that area has a high population density and currently there's no shopping malls within that area. (there's Sunshine Farlim hypermarket though:D)

however what i dislike about that area is that the buildings there are so poorly designed. and that's not the real problem, the area has the most numbers of worstly maintained high rises in Penang. they really look as if they were burnt in the past, never given a coat of paint since they were completed i think..

hopefully this project will not end up like that

Same point as u..
The Geo Valley Commercial Center, i guess it is not a 100% shopping mall..i think it have the same concept as Krystal Point Commercial center which is located besdie BJ complex..
Building a shopping mall in Paya terubong is acceptable, eventhough there are some supermarkets and hypermarket around that area..such as Billion, Bandar Baru, and Shunshine Farlim..( anymore? I feel like i have left 1 shopping mall ) as this area have high population..and as we know, during weekend those shopping malls are packed with the residents, especially sunshine farlim.
But if i were to chose either supermarket or shopping mall to be built in Paya Terubong, i'll chose Supermarket. It will look unorganize if a nice shopping mall were to be there. I prefer the penangites go for window shopping in downtown, and buy their things which needed for daily use at the neighborhood supermarket..it seems to be more organise:D

Actually what i worry the most is the malls in Bayan Lepas...as we know, more and more malls are mushrooming at the south of penang..The Palazia and the other 1 in relau, no idea what is its name, both are proposing, under construction malls, we have Pan Palace, Lake Plaza, Queenbay mall, Giant hypermarket. for Commercial Centre, we have Krystal Point Commercial Centre, and the other 1 which is behind BJ complex ( next to the REX Driving school ), i dunno its name, those are under construction....malls which are already there for some years, we can find Sunshine square, BJ complex, Mayang Mall and some commercial centres...
Though the population in the South of Penang is increasing year by year, do we need so many malls in that area???I think this is further enough to cope the needs of the citizen there... I believe, when the huge Queenbay mall is ready, she will kill a lot of malls in that area. That is wat i worry about...
They shouldn't built too many malls in that area untill the Second link is completed...as the second link will boom the economic in that area..

Same point as u..
The Geo Valley Commercial Center, i guess it is not a 100% shopping mall..i think it have the same concept as Krystal Point Commercial center which is located besdie BJ complex..
Building a shopping mall in Paya terubong is acceptable, eventhough there are some supermarkets and hypermarket around that area..such as Billion, Bandar Baru, and Shunshine Farlim..( anymore? I feel like i have left 1 shopping mall ) as this area have high population..and as we know, during weekend those shopping malls are packed with the residents, especially sunshine farlim.
But if i were to chose either supermarket or shopping mall to be built in Paya Terubong, i'll chose Supermarket. It will look unorganize if a nice shopping mall were to be there. I prefer the penangites go for window shopping in downtown, and buy their things which needed for daily use at the neighborhood supermarket..it seems to be more organise:D

yeah!! i think Geo Valley commercial centre will be more like a compercial complex than a shopping mall. from the renderings it looks like a mall though. it's concept seems special but actually, i hate it's design. it looks very confusing to me. it looks so retro but yet certain parts look like a heritage building and some other parts looks modern. this crazy fusion makes it look so funny. hope it looks nicer in real life

in my opinion, i prefer malls to be built in every part of the city rather than concentrating it in the city centre. it may seem to look more unorganised but i think it is better than having a large residential area like Farlim-Paya Terubong-Air Itam with little or not commercial centres. i think that large residential areas will be a boring place to be in. by building a mall in these areas will bring some exitement and some mixture of developments. besides that, having a mall will somehow attract some hotels and offices to be built in that area, something like Midvalley;)

the downside is that residents may start to complain about the noise pollution and traffic congestion brought to the area. if we were to look on the bright side, having commercial centres in the suburbs will drive traffic out of the choking streets of the inner city. however, if these kind of developments were to be built in the suburbs, it should be built in a more organised way. what i mean is like setting up a small commercial area in the suburbs, concentrating it in that area. for example, set up a commercial centre in a strategic location like Farlim, which is in between Air Itam and Paya terubong. but, freeze any other commercial developments in Air Itam and Paya Terubong with exceptions of smaller community commercial centres or smaller supermarkets.

actually the Palazzia is just a commercial centre cum exhibition centre, not a mall. the one in Relau?? haven't heard of it?? Pan Palace Plaza and Lake Plaza are community malls, they are supposed to cater for the area's residents only. i think that the largest competition in the South of Penang will be between Bukit Jambul Complex, Sunshine square and the yet to be completed Giant Hypermarket and the much hyped about, enormous Queesbay mall. IMO, Queensbay will be the one that will shine among them, given the strategic location and interesting environment.

i agree with you that the south of the island should stop having more malls, hypermarkets or supermarkets. at least until the 2nd bridge is completed. meanwhile, the malls' management, especially BJ Complex should renovate and reinvent themselves.

Well, i have a question, you r searching for a condo which is just completed, or currently U/C (almost complete) or condo which was completed a few years ago..

for new condo, i think not much of new condos can be think of around those areas..Plaza Ivory(around gelugor), Putra Place, Desa Airmas..i guess these are the condos which will be ready on June 2006..while, for Regency Height, i guess it can't be ready during 2006:D

Personally, my choice go to Putra Place..first, it is located between the Penang bridge, and the future second link..it is easy to get to downtown by driving through Jelutong Expressway, u will not have to face the problem of traffic congestion in Penang. besides, it is near to University Sains Malaysia, Penang International Airport, Bayan Lepas Free Trade Zone and minutes away to BJ Complex shopping mall, TESCO, Sunshine Square, and a new coming GIANT hypermarket. The project of Queens Bay is the additional point to have a unit there. U'll find a lot of entertainment in this project, the penang largest shopping mall is part of the project which will be ready by next year.
I think, it is great to have a view of island (Pulau Jerejak), sea..if u own a unit there
In the future the price of the land in that area will increase tremendously, due to the second link and the status of Penang Cybercity. I think u do not have the problem to rent or sale yr unit in the future.

yeah and they are all in Tanjung Bungah. don't forget those 40+ stories buildings too!! Tanjung Bungah might me the next Gurney Drive!!

BTW, i forget to update you guys on The Straits Regency. dissappointing news guys....it didn't turn out metallic like in the rendering, just painted pale yellow. it has topped out but spires aren't up yet. no pics as it was raining:(

Samy Vellu’s claim refuted

Chief Minister Tan Sri Dr Koh Tsu Koon went head on with Works Minister Datuk Seri S. Samy Vellu today.
He refuted the latter’s allegation that the Penang Government was the reason why the RM1.02 billion Penang Outer Ring Road (PORR) project had yet to take off.

Speaking at a Press conference, Koh said his administration could do nothing until the Federal Government signed the concession agreement with the company supposed to undertake the project.

Samy Vellu was reported to have said yesterday that his ministry was awaiting approval from the Penang Government for the construction of the PORR.

Samy Vellu also said he wanted to meet Koh to inquire about the delay in the signing of a land deal between Peninsular Metro Works Sdn Bhd (PMW) and the State Government.

Koh said: "I am surprised by what he has said. We (the State Government) solved issues concerning the alignment of the PORR nine months ago. We are now waiting for the concession agreement to be finalised, signed and approved by the Cabinet."

He said the State Government could only proceed with signing a development agreement with PMW after the Cabinet approval.

Saying that the development deal was finalised about two months ago, Koh added: "However, we cannot sign the development agreement before the concession agreement is signed. I hope the Works Ministry will expedite the necessary details on its side so we can start on our side."

He said the State Government could only start the land acquisition process on behalf of the Federal Government once the concession agreement was signed.

The Chief Minister added that he tried to contact Samy Vellu today but had not been able to do so.

"I am eager to clarify the matter with him. There must have been some miscommunication."

Meanwhile, a spokesman for Samy Vellu said today the minister would meet Koh to resolve the matter.

In October, Samy Vellu said construction of the PORR was set to take off early next year.

The project involves the construction of a 17km dual carriageway, comprising four toll plazas and eight interchanges connecting Tanjung Bungah to the Penang Bridge.

InterContinental brands on culture

We are targeting the experiential traveller, says Zeigler.

WHEN the world’s largest hotel group by rooms opens its first hotel in Penang next year, it will be selling the local experience and all that the island has to offer; the people, the culture, the food and all the details that make it uniquely Penang.

The InterContinental Hotels Group (IHG) is making the experiential stay its branding strategy, not just in Penang, but wherever it has an InterContinental hotel.

Says InterContinental Hotels and Resorts (a unit of IHG) senior vice-president Jenifer Zeigler: “This will be our premium luxury brand. The people who stay at any InterContinental would already have all the material things; luxury cars, nice homes and kids who go to private schools.

“They would now want a different and exotic experience to share with their friends and families. And travel is supposed to be an enriching experience.

“It makes them interesting to talk to at dinner parties because they have an insight into a country their friends do not,” says Zeigler, who is on a one-month tour of the Asia Pacific to explore and introduce the brand. Her trip to Malaysia runs concurrently with the group’s four-day leadership conference in Kuala Lumpur.

At the conference Together We Make A Difference, InterContinental Hotels Group chief executive Andrew Cosslett says the brand wants to leverage on the group’s powerful brand differentiation to maintain a sustainable leadership position.

“The challenge is to tailor our efforts for this region, where we have different categories of market segments, different stages of consumer behaviour and product life-cycles to contend with,” he says.

IHG has 161 hotels in the Asia Pacific representing four of its seven brands – InterContinental Hotels and Resorts, Crowne Plaza Hotels and Resorts, Holiday Inn Hotels and Resorts, and Express by Holiday Inn.

Its main markets in Asia are China (a total of 42 hotels), Australia (35), India (15) and Japan (12).

Besides the Penang InterContinental which enters its stable next year, it manages seven other hotels in the country under Crowne Plaza and Holiday Inn chain.

Ziegler says its branding strategy would be moving away from offering that “home away from home” feeling because the group believes the world is big and diverse enough to accommodate the needs and wants of everyone, while at the same time, there are many wealthy travellers who want to immerse and absorb the local culture of the country they visit.

“People are looking for something different. And it is no longer in things, but experience,” she says.

“Our target audience is not so much the businessmen or women or the leisure travellers, but the experiential traveller. They may be business people, but after all the meetings, they may have one or two hours to play and they want to get out and taste the local culture, instead of being boxed up with room service. These are the people who celebrate travel and all that it embodies.

“They will want a luxurious stay, but over and above a good bed and excellent food and beverage (F&B), they want something extra. Every general manager and concierge of our hotels must have all the information about the best, not necessarily the most exclusive and expensive, restaurant in Penang.

“They must be able to introduce the local’s best loved food. In the case of Penang, it is oysters fried in omelettes,” she says.

Zeigler says IHG will by no means reduce the emphasis on the hotel’s F&B outlets, but there will always be a local component.

“The experience need not be outside, it has to be inside. Chefs preparing the meal within sight of the guest, for example,” she says.

To enable the brand to embark on this experiential strategy, IHG has drawn up a US$10mil staff-training programme.

SSM officials said the owner-occupiers and investors who rent or purchase space in the first privately-initiated commercial offering in the corridor will be able to tap into a world-class information backbone, have access to full electricity back-up as well as enjoy dedicated high-tech features in the WiFi-ready project.

These include systems for energy-saving lighting, automated car-parking and 24-hour surveillance as well as primary and secondary telecommunications trunking and fibre-optic cabling.

The officials added that occupants will also have access to a shared business lounge with meeting rooms on the 11th floor, recreational facilities comprising an indoor gym and jacuzzi, rooftop garden and a skybridge linking Suntech with the neighbouring Sunshine Square shopping mall.

The ground floor of the project will be made up of 24 retail units available only for rent to enable SSM to control the tenant mix, while the first floor has been designated an “IT World” with 20 outlets.

Car-parking that will be able to accommodate 439 vehicles will occupy the 2nd to 10th floors, while above that will be 148 office lots and 19 penthouse office suites.

The modular office suites, each with between 400sq ft and 1,000sq ft of space, are priced from RM160,150 to RM575,325 (or an average value of RM425psf) and will be designed to provide occupants with flexible and efficient usage.

Their Single Operator Home Office (SoHo) layout means they will be equipped with some home comforts such as a kitchenette. Additionally, their high ceilings of 14ft-9in will enable occupants to add a mezzanine floor, thus increasing usable space.

The penthouse suites on the topmost floors will be for occupants requiring larger sizes. So far, Suiwah subsidiary, Qdos, manufacturer of flexible printed circuits, has purchased a floor.

When completed by 2007, SSM said investors can expect their units to command monthly rents of between RM2.50psf to RM3psf, thus allowing them to derive returns of between 7.5 per cent and 8.5 per cent per annum.

The company said the rent excludes the monthly service charge of RM0.40psf that will be imposed to maintain the common areas and facilities.

The developer is confident its project will be well received by buyers, and expects the occupants to be largely made up of MSC status companies, software development companies and networking centres.

Part of this confidence, it said, is attributed to the Government ruling that requires all companies wanting to enjoy the MSC-Status Bill of Guarantees to have their offices in MSC designated buildings.

Among their benefits is the ability to employ expatriate knowledge-workers without restriction, freedom to source capital outlay globally, intellectual property protection and cyberlaws, no Internet censorship and no restriction to foreigner purchasers.

For the convenience of buyers, SSM said it has engaged Emerald Capital Management Sdn Bhd (ECM) to assist investors in securing tenants and acting as a one-stop service provider to expedite loan applications and Foreign investment Committee approvals.

Once Suntech is completed, ECM will help companies wanting to apply for MSC status, co-ordinate business meetings, provide secretarial services as well as building and maintenance management.

A GOVERNMENT backbencher wants to know the progress of the proposed RM200mil Penang Hill cable car project, saying nothing about it has been discussed of late.

“I hope the state is not just blowing hot air about the whole project,” Ooi Chuan Aik (BN – Bagan Jermal) said, noting that the state announced that the project would be developed into an important tourist attraction.

“However, of late, we have not read anything about the latest development on the project,” he said when debating the Budget 2006.

Ooi said the cable car project in Langkawi has since been completed and turned into a tourist attraction.

In 1999, it was reported that the state government was studying a proposal for the world’s second longest cable car link stretching 7.5km from Air Itam to Penang Hill via Western Hill and across Teluk Bahang Dam.

It was also reported in April this year, that the state had drawn up the development plans for the project, which would be modelled after Queensland’s skyrail cableway.

Ooi urged the state to take a more dynamic approach in enhancing tourist spots by upgrading some of the infrastructures, which were in dilapidated condition.

Cheang Chee Gooi (BN – Air Itam) suggested that the state seek more allocation from the Federal Government to address problems faced by schools here especially in security.

“We have read about recent incidents in which schools were trespassed and a school headmistress who was almost molested while at school.

“Our schools are also facing problems such as collapsing floors due to termite attacks and other repair works that could not be carried out due to lack of funds,” he said.

Cheang said closed-circuit television cameras should be installed in school premises to beef up security, while the Rakan Cop programmes in schools should be conducted in a more effective manner.

Shabudin Yahaya (BN – Permatang Berangan) urged the state to hire more Islamic Religious Department enforcement officers.

“At the moment there are only 15 officers who go out for raids which lasts until 5am and then they have to be back in the office at 8am to sort out the paperwork,” he said.

Shabudin said 329 khalwat cases were recorded in the first six months this year.

The highest number of cases totalling 166 were from the North-East district here, seven from Seberang Perai Tengah, 28 from Butterworth and the balance in the other areas.

Work on project likely to start soon

THE State Government has issued an intent letter to a company to undertake the proposed cable car project linking Penang Hill and Teluk Bahang.

State Tourism Development and Environment committee chairman Teng Chang Yeow told the House that the company had submitted its proposal recently.

He said the project was expected to cost about RM152mil.

“We intend to complete the project as proposed,” he said when wrapping up the debate on the state budget for next year.

Chief Minister Tan Sri Dr Koh Tsu Koon had recently said that work on the project was expected to begin next month.

The cable car system, stretching 7.5km from Air Itam to Penang Hill via Western Hill and across Teluk Bahang Dam, is expected to be operational by mid-2008.

It was also reported in April this year that the state government had drawn up the development plans for the project and it would be modelled after Queensland's skyrail cableway.

On the funicular train services at Penang Hill, Teng said the state government had requested RM42mil under the Ninth Malay-sia Plan to upgrade facilities.

He said that the state government would study a proposal to extend the funicular train services for three hours from 6.30pm on Saturdays.

Currently, the services were available from 6.30am to 9.30pm on all days except on Saturdays when the services end at 6.30pm, he said.

On whether the ear-squat incident had affected Chinese tourist arrivals at Penang, he said there was no drop so far.

Chinese nationals flying into Penang International Airport using the Xiamen Airlines had increased from 67% in September to 72% in October and 85% last month, he said, adding arrivals via Southern China Airlines was recorded at 77% in September and 71% last month.

SP Setia subsidiary buys land in Penang for RM144mil

SP Setia Bhd unit Setia Promenade has agreed to buy 112.59 acres of freehold land in Penang for RM144.28mil cash from PPH Resorts.

Parts of the land currently has an 18-hole golf course, clubhouse and a driving range, leased to Pearl Island Country Club Bhd, a PPH subsidiary.

The land is sited 20km south of Georgetown and is close to Bayan Lepas and the Penang International Airport.

SP Setia said the acquisition was a good opportunity for it to expand its land-bank, now concentrated in the Klang Valley and Johor, to another key growth area.

The acquisition would enable the group to penetrate the lucrative landed residential property market in Penang and establish a strong brand presence there.

Setia Promenade also has entered into a memorandum of understanding with PPH to evaluate the feasibility of entering into a joint venture to develop 78 bungalow lots on a 21-acre adjacent plot.

15-12-2005: SP Setia's record net profit of RM203m

SP Setia Bhd posted a record net profit of RM203.38 million for the financial year (FY) ended Oct 31, 2005, up 26% from RM161.20 million a year ago, driven by their ongoing property projects.

It also proposed a final dividend of 19 sen per share. This final dividend, coupled with the earlier capital repayment of 25 sen per share and interim dividend of six sen per share, brings the total payout to 50 sen per share or a total RM281 million. This payout is the highest in its history.

Group managing director and chief executive officer Datuk Seri Liew Kee Sin said the total dividends for FY05 would amount to 58% of the group’s net profit.

He added the company was committed to maintain a dividend payout representing more than 50% of its net profit annually.

Liew also expressed confidence that the company would perform better in the current financial year despite the anticipated challenging market.

“Our net profits will be driven by existing projects. Our bungalows are selling well despite the slow market. I expect the demand for high-end houses to be strong going into 2006,” he said at a press conference in Kuala Lumpur yesterday.

For FY05, revenue rose 23.5% to RM1.26 billion compared with RM1.02 billion a year ago.
In the fourth quarter, net profit jumped 58.5% to RM79.49 million from RM50.14 million a year ago. Revenue rose 79.4% to RM541.34 million against RM301.78 million. Earnings per share was 12.15 sen versus 8.84 sen.

Its major ongoing projects are Setia Alam in Shah Alam, Duta Nusantara and Duta Tropika at Sri Hartamas, Bukit Indah Bandar Nusajaya and Setia Indah in Johor.

Liew said SP Setia would launch two new projects — Setia Hills in Ampang and Setia Pearl Island in Penang — with a total gross development value of RM900 million by next year.

He expects full take-up rate for Setia Hills project, a six-hectare gated and guarded hilltop enclave of 43 units of luxurious bungalows, within a year while Setia Pearl Island, comprising 100 units of link-houses, is expected to be fully sold in the next three to four years.

Liew said the project in Ampang will be carried out for the next three years while the project in Penang will last for about six years.

On the higher lending rate, Liew said it was still relatively small and would not affect high-end housebuyers’ decision to purchase.
