yeah!! right in that hole. :D
the biggest hole - between Gurney Palace and Evergreen still needs so be filled up to get a continuous stretch of buildings ha ha..
that piece of land is not the last piece of land in Gurney Drive but the last "large piece" of land there;)

eh, don't feel in the holes lah, got lotsa eateries there and i like the setting in those shops wan. Eg. Crepes. My favourite desert stall, hahaha.

Yea, all the shops there went through a major facelift. All of them look attractive now.
Parking in Gurney Drive is quite a problem especially during weekends but you can always park at the housing area behind. :runaway:

Open-U degrees just as good
PENANG: Many people who do not understand the concept of open universities have the misconception that they are offering second-class degrees, Gerakan president Datuk Seri Dr Lim Keng Yaik said.
He said these people were sceptical how students could study without entering university.
“Traditionally, students are sent to universities, locked up for four years, pounded with knowledge and released with a degree,” he said at the groundbreaking ceremony of the Gerakan-sponsored Wawasan Open University College here yesterday.
“But with open universities, we bring education to their doorstep, their home or office. With distance learning, they study at their own pace,” he said.
The college's main campus is located on a 4ha land at Homestead, a heritage building designed in 1919 and donated by the Yeap Chor Ee Charitable Trust and the Yeap Chor Ee Endowment Trust.

“Give us five years to put Wawasan in front of Universiti Malaya (UM) which presumably is the country’s best university. That will be our benchmark,” he said.
The Wawasan Education Foundation would invest RM200mil in the university college over the next 10 years.

Its nice to see that a few developments are going on in Penang. I think Penang is slowly transforming to a better place no doubt... But one thing still needs to be upgraded is the transportation.

yea, i agree with you. The public transport is terrible. Run-down public buses which are never on time, cut-throat taxis etc.

cut throat taxi's? More like blood sucking parasitic vermin working for the devil to cause heart aches and pursue daylight robbery on the streets of Penang. I have yet to see an honest, meter using taxi driver in Penang. They give a bad name to Penang drivers and to the Malaysian taxi profession.

well, i saw the rendering a few months ago:D it is kinda modern and glassy. it doesn't blend in that well but it is ok, IMO.

Another condo will be built near to The View, its name is Palm Palladium, 28 stories. The rendering is satisfactory;), sadly i don't have its rendering, just saw it from newspaper..
Actually i saw a lot of constructions are being carried out at Jelutong Express way. Most of them are over 20 stories. Jelutong will be very dense once all the apartments are completed ;)

AP Land and IJM to jointly develop resort project in Penang

Asia Pacific Land Bhd (AP Land) has formed a joint venture (JV) with IJM Corporation Bhd to develop a mixed-development project with a sales value of about RM210 million at Mount Pleasure Resort, a premier residential precinct in Batu Ferringhi, Penang.
Under the JV, AP Land's wholly owned subsidiary, Island Bay Resort Sdn Bhd, and IJM's property unit, IJM Properties Sdn Bhd, would develop on a 50:50 basis the former's development landbank, which includes Blocks C, D and J, Upperland as well as the adjacent UOB Land.
AP Land executive chairman Low Gee Tat said the JV marked the company's first alliance with IJM involving a mixed resort residential development, comprising condominiums, townhouses, villas, bungalows and commercial buildings.
Speaking to reporters after signing the JV agreement in Kuala Lumpur on Jan 23, he said the company was currently looking at the development components of the project.

The development, which will take seven years, is located on a 42-acre area with a total land value of RM40 million.
Block J will include a re-development of a four-storey sports complex, currently known as Marina Terrace Sports Complex.
Low said he was confident with the project as it was located along the the popular Batu Ferringhi tourist belt, adding that the two big property players would leverage on each other’s expertise in property development.
He said resort properties usually had a take-up rate of up to 90% as they were located in "desirable" residential areas.
IJM Corporation's chief executive officer and managing director Datuk Krishnan Tan Boon Seng said the project would further enhance of the company's strong presence in Penang.
“IJM has a strong following in Penang. We have strong buyers and developers. Plus, the area has a beautiful site, and I’m sure some of them would come and buy," he said.
Tan said the "high-end" properties at UOB Land, targeted at local and foreign investors, would be priced from RM750,000 to RM1.5 million per unit.
Commenting on the prices of IJM's other property developments, he said: “Prices of our properties would depend on the market. We may pass it (increasing costs) on to buyers, but it is not necessary to do so. However if the market is strong, we would sell at a higher price."

Penang’s very own Twin Towers

PENANG: The View’s selling point may be its namesake but The View is a spectacle itself due to its strong resemblance to the Petronas Twin Towers in Kuala Lumpur.
While the 32-storey supercondominium project by Ivory Properties Group cannot measure up to the Twin Towers’ 88 storeys, The View has a skybridge linking its two towers, similar to that of the Petronas skyscrapers.
The designers of The View claimed that they did not set out to copy the Twin Towers.
“After designing the two blocks, we saw a need for a skybridge to link the lounges of the two blocks,” said Ivory Properties Group in-house design architect Javin Y.S. Chua.
“And the final product became Penang’s version of the Petronas Twin Towers,” he said.
Located on a 1.76ha site in Batu Uban, the two blocks house 160 residential units.
Each unit is built to give a 180° view of the sea, the Penang Bridge and the mainland, said Chua.
With a gross development value of RM110mil, the project is scheduled for completion by the end of this year.
The condominium units cost between RM650,000 and RM750,000, while the penthouse is priced from RM1.5mil. So far, 90% of The View’s units have been sold.
Another copycat developer with no original ideas. So shameful. What does this building look like?

ENANG: PDC Properties Sdn Bhd has launched its first high-end project here, the RM260mil D'Residence located in the south-eastern part of the island.
Chief executive officer Osman Kallahan told StarBiz the project comprised 113 units of landed properties such as superlink houses (super-size terrace houses), twin bungalows (super-size semi-detached houses), and supreme and premium bungalows (super-size bungalows).
Sited on 96.54 acres, the guarded housing scheme is part of PDCˇ¦s flagship Bayan Mutiara mixed-development project, which will see the development of a commercial phase in the future.
Phase two of D'Residence comprising 116 units of similar properties will be launched in 2007, Osman said, adding that D'Residence was scheduled for completion in 2009.
Osman said the unique selling point of the project was the size of the units.
Built-up area for the units start from 3,555 sq ft for the superlink houses to 5,233 sq ft for the premium bungalows, he said.
In comparison, a conventional terrace house and bungalow would have a built-up area of 1,500 sq ft and 3,000 sq ft respectively, he added.
The superlink houses are priced between RM880,000 and RM1.03mil while prices for the bungalows start from RM1.2mil to RM2.8mil.
D'Residence is located by the sea and two minutes away from the Penang Bridge. It is also 15 to 20 minutes from downtown, and a stone's throw from shopping complexes such as Tesco, Bukit Jambul complex, Sunshine Square, and the upcoming Queensbay Mall, Osman added.
He said the layout was designed to create a resort lifestyle, with features like a pedestrian-friendly landscaped road system and a lavishly landscaped park leading to the seafront.
The low density ensures privacy while 24-hour security and protection will give the residents peace of mind.
Construction on phase one will begin next year. We expect to complete the first phase in 2008, he said.
Osman said next year, PDC Properties would also launch the Dedaun and Ixora Heights projects, comprising bungalows and medium-cost apartments respectively.
The Dedaun project is in Bandar Cassia, Batu Kawan, and Ixora Heights is located in Jalan Bukit Gambier on the island, Osman said.
