Butterworth gets high

Butterworth, Penang is set to see its first upmarket highrise development with the launch of the 312-unit Park View Tower Condominium.
Located two minutes from Butterworth town, bordered by Jalan Chain Ferry and Jalan Assumption, the condominiums housed in a single 28-storey block offer prospective buyers two three-bedroom designs to choose from.
The type A layout, which offers 883sq ft of space, is pegged from RM127,800 to RM154,800. Type B, on the other hand, with 1,077sq ft of space, is the larger of the two and is pegged from RM159,800 to RM182,800.
Complementing the highrise residences are a host of recreational facilities such as a swimming and wading pool, community hall, gymnasium, childcare centre, launderette and cafeteria. The maintenance and management of these facilities will attract a service charge of 11sen per square foot. Residents will also be allocated a car-parking bay each in the five-level podium block.
Developed by PJD Eastern Land Sdn Bhd, a PJD Holdings Bhd subsidiary, Park View Tower hopes to capitalise on the demand for such properties in this part of the country.
According to PJD Management Services Sdn Bhd senior general manager Lim Lian Seng, the project expects to attract many people from Penang island who work in the Butterworth, Kulim and Sungai Petani areas.
"These are the people who want to live in a high-end residential property and yet be close to their place of work at the same time," he explained.
But more crucially, Lim believes that Park View Tower, which is scheduled to be completed in three years, will be well received as it forms the first phase of PJD's 26-acre freehold mixed-development Harbour Place project.
"We have nine parcels to be developed in tota, of which 70 per cent will comprise residential properties with the balance being made up of commercial units.
As we want to create a development where a person can work, stay and play, equal emphasis will be given to both in creating such a development concept," said Lim.
In the meantime, Lim is confident that the project will do well given its concept, location and improving infrastructure.
The project is a first in Butterworth and by virtue of this it has attracted the attention of a lot of buyers who have made a beeline for the sales office since its official launch on Sept 15.
The infrastructure that is being enhanced will also benefit the development. To this end we will see Jalan Persekutuan 1and the inner ring road connecting Jalan Telaga Air, Jalan Siram, Jalan Sungai Nyior and more crucially Jalan Assumption being upgraded to a two-way dual carriageway.
But perhaps the most significant enhancement is the 11.5km Butterworth Outer Ring Road that starts from the Penang Bridge interchange and ends at the North-South Highway at Sungai Dua. This outer ring road will benefit Harbour Place as residents will be able to use the proposed Chain Ferry interchange located near the development,? said Lim.
The launch of Park View Tower will be followed by a batch of 354 units of apartments named Sea View @ Harbour Place. Housed in two 17-storey blocks with a four-level car-parking podium, Sea View @ Harbour Place offers prospective buyers four designs to choose from. Built-up areas for the three-bedroom intermediate units range from 943sq ft to 1,116sq ft, while the three-plus-one corners which come with a balcony will have 1,281sq ft of space. Although scheduled for release end of this year, the pricing for these units has not been finalised as yet.
Also in the pipeline for this RM700 million project are service apartments, business suites, shop lots and even a shopping mall, which, according to Lim, will see full completion in six to seven years' time.

PJ Development Holdings Bhd will launch on Sept 15 its first multi-million ringgit high-end mixed integrated development project in the northern region on a 21-acre freehold site in Butterworth.
Its group senior general manager Lim Lian Seng told Star Business the Harbour Place project, with a gross development value of RM700mil, comprised 2,210 condominiums and service apartments, a 632,000 sq ft shopping mall and a 457,000 sq ft commercial complex. The project is scheduled completion in 2007.
There will be seven condominium and service apartment blocks, ranging from 17 to 28 storeys, overlooking the Penang channel.
"The condominiums and service apartments, with built-up areas of 800 to 2,500 sq ft, are priced from RM119,000 onwards," he said, adding that the units would be equipped with broadband Internet connection and closed circuit cameras.
Each condominium and service apartment block would also have its own clubhouse equipped with comprehensive facilities, he said.
Lim said the shopping mall would house restaurants, bistros, and high-end fashion shops.
"We will also develop a central park to provide a green environment for the residents in the area," he said.
The group plans to launch 312 condominiums with built-up areas of between 883 and 1,077 sq ft, and priced from RM119,000 to RM182,000 on Sept 15.
"Each unit has three bedrooms and two toilets," Lim said, adding that the units were scheduled for completion 18 months from the date of the launch.
The other components of the project will be launched in phases over three-year period.
Lim said the group, with over 20 years' of experience in the property development business, wanted to bring contemporary urban lifestyle to Butterworth.
"This is the first time the group is coming to the northern region. We found that there is a demand for high-end residential properties in Butterworth.
"Although there are pockets of development in Butterworth, there is no high-end integrated mixed-development of residential and commercial properties. Harbour Place will be the first of its kind in Butterworth," he said.
Lim said the project would also attract those working on the mainland but lived on the island.
"There are many people working in Butterworth, Kulim and Sungai Petani who want to live in high-end properties closer to their workplace to avoid long distance commuting," he said.
Lim said the group also believed that Butterworth would soon become an important commercial hub.
"The Butterworth Outer Ring Road and the on-going effort to upgrade the ferry system and other infrastructure would soon transform Butterworth into an attractive residential area," he said.
Lim said to promote Harbour Place, the group had recently set up a RM3mil showroom-cum-marketing office in Butterworth.
PJD, which is actively involved in property development in Johor, Kuantan, Kuala Lumpur and Perak, has to date developed and managed more than 10,000 units of mixed properties.
"Although the property market has softened since 1997, the group's property division still managed to generate moderate growth annually. This is due to our strong product mix which caters to the needs of property purchasers during the period of slowdown," he said.
The group is also involved in power cable, concrete panels and roof tile manufacturing.

Mayfair super condo 50% sold

LEADER Universal Holdings Bhd has sold 50% of its Mayfair super-condominium project at Jalan Sultan Ahmad Shah, popularly known as Millionaire?s Row.
Group managing director Sean C.H. H?ng said the 5,000 sq ft units, priced from RM1.7mil onwards, were sold to overseas investors.
?The properties were sold during the soft launch about two months back. We will be officially launching the project very soon,? he told reporters after the company AGM here yesterday.
H?ng said the project, scheduled for completion at the end next year, was about 30% completed.
The 29-storey Mayfair project, a joint-venture between Leader and a Singapore-based company, has a gross sales value of about RM85mil. Leader holds a 65% equity stake in the project. Located on a 70,000 sq ft site, Mayfair comprises 49 super-condominiums.
H?ng said the group had also recently sold 50% of phase 2 of the Leader Garden housing scheme in Tanjung Bungah, comprising 67 landed properties such as terrace and semidetached houses, and bungalows.
H'ng said the group had also generated RM13mil from disposing of undeveloped properties on the island.
?The proceeds will be used as working capital for property development and to settle bank loans,? he said.
And in line with the group?s streamlining policies, Leader had recently closed two of its overseas operations - its wire and cable manufacturing facilities in the Philippines and Singapore.
?In the Philippines, we closed because of difficult market conditions, while in Singapore it was related to the high cost of operations.
?What we intend to do now is to export to the Philippines and the other Asean countries from our manufacturing base in Malaysia.
?We have converted our manufacturing business in Singapore into a trading operation, which sells the group?s wires and cables manufactured in Malaysia.''

Facelift completed after three years

AFTER being closed for more than three years for major renovation work, the 47-year old Penang City Stadium in Lorong Kulit will re-open its doors tomorrow (Thursday).
The timber-structure grandstand of the 13,000-seater stadium has been replaced by an elegant three-storey concrete complex which is fully air-conditioned.
Renovation work on the grandstand complex costing RM13mil, was initially to have started in 1997, but was deferred due to the economic slowdown.
It finally kicked off in March 2001 and was scheduled for completion by June 2002.

But, the project was delayed due to utility cable installation problems and the temporary relocation of traders from the adjacent flea market to the stadium car park in Perak Road.
It further hit a snag in September 2001 when the contractors stumbled upon tantalum believed to be worth several million ringgit on an area measuring 2,240 sq m inside the stadium.
The council, then awarded a tender for RM1.42mil to Sya-rikat Kuala Ketil Metal Sdn Bhd to prospect for the tantalum.
Now, the stadium stands out majestically, like a grand old dame that underwent a heavy facelift.
It boasts a spacious lobby area, proper parking bays for coaches and ticketing booths on both ends of the main entrance in Lorong Kulit.
Penang Municipal councillor Khoo Kay Hean said that in 2000, the council spent RM1.9mil to re-turf the field and construct a new synthetic track.
?The new grandstand complex was carried out under Phase I of the project which saw an increase in the number of seats from 1,500 seats to 2,004 seats.
?The 2,004 seats comprise 1,860 terraced seats and 144 VIP seats,? he said.
Khoo, who is council landscape, beautification and recreation committee member said the council had budgeted RM18mil for Phase II of the project which would include replacing the plank terrace seats encircling the stadium with bucket seats according to FIFA standards.
?The second phase will kick off in January next year. It will take 18 months to be ready,? he said, adding that the side entrances in Datuk Kermat Road and Perak Road would also be expanded under Phase II.
Khoo said for the time being, spectators were provided with 300 parking lots at the flea market trading site until a proper multi-storey car park complex was built in Perak Road.
He added that a section from the rectangular-looped Lorong Kulit was fenced up and permanently closed to traffic to allow VIP cars to be parked at the main entrance.
Mohd Khairi Zakaria, the principal architect of KZ Arki-kraf Sdn Bhd, the project architect, said he conceptualised the three-storey grandstand complex design to depict a community building concept rather than one that was overly artistic.
?We have converted the ground and first floors of the grandstand into the lobby area for other use such as dinner gatherings, exhibitions and concerts.
?We also chose large glass panels with louver-like structures that reduce the evening sun glare to make it more transparent and welcoming,? he said.
Mohd Khairi said the ground floor grandstand complex housed two judges rooms, two changing rooms, two interview rooms, two surau, two lifts, a dope-testing room, a first-aid room and two secretariat rooms.
The first floor, he said, housed a VIP lobby, two office units, toilets and an area to sell pre-cooked food.
The second floor, he said, housed a glass box VVIP lounge, an open lounge for disabled people, two media rooms and six viewing rooms which were for rent.
Mohd Khairi said that four mammoth-size floodlights had been recently installed while a RM3mil electronic scoreboard, would soon be put up.

BCI Asia, the construction information provider, opened a new office today in Penang as part of its planned expansion into six new offices within a year.
The Penang office will contain research, sales and customer-service staff to cover the northern states of Penang, Perak, Perlis and Kedah. Penang city, with a population of four million, is the business hub for the northern region.
BCI Asia's Chief Executive Officer, Matthias Krups, (shown second from right) said today: "This is a new, important milestone for the development of our business in Malaysia. Our office in Penang will give us closer proximity to the construction market and allow us to provide even more timely and comprehensive reporting coverage."
Spearheaded by major infrastructure development, the northern states are set for high economic growth. The first two expressways in Penang - the Jelutong Expressway and Butterworth Outer Ring Road - are taking shape while the RM1.02 billion (US$268 million) Penant Outer Ring Road and the RM1.11 billion monorail system are under design.
Perak continues to see steady economic growth rates of about 5% a year. The state's manufacturing and construction sectors are expected to grow by 55% between 2000 and 2005. Meanwhile, Kedah has transformed its agriculture-based economy into an industrial economy since adopting aggressive development policies in 1991. The thrust of development is continuing under the ambitious-yet-realistic Kedah Maju Action Plan. The upgrade of the Kedah-Perlis Highway will increase traffic flows to the northern state of Perlis and support its major construction projects such as the RM60 million Kimble furniture plant and four RM30 million hotels being developed by Perlis SEDC.
BCI Asia's Malaysia Country Manager, Kelvin Yong, (shown right) said: "We chose Penang because of the huge potential in the northern region of Peninsular Malaysia. We will play our part in contributing towards growth in this region by meeting the needs of local contractors and suppliers.
"BCI Asia's local team is excited to be able to provide more direct consultation and training for our subscribers. Our researchers now have more opportunity to sit down with local architects, developers and planning authorities, which is great for the depth and breadth of our research coverage," said Mr Yong.
The northern region's ports act as an important gateway to Southeast Asia for ships traversing the Indian Ocean and the region is favoured by both domestic and foreign investors. Japan Consul-General to Penang, Takahito Narumiya told the media last week that the region's infrastructure was excellent and hi-tech networks were already in place. At least 1,400 Japanese lived in Penang and 230 Japanese companies had operations in the northern region.

I don't know whether this road is called Dato Keramat Road or not, but i'm sure this road is beside Dato Keramat Road..maybe its name is Anson Road..becuase if u go further it is Anson Road:)

New face for Koay Jetty
The old face of the Koay Jetty where stilt houses now stand over mudflats will soon be replaced with a modern transportation hub and high-rise flats for the poor.
About 2,000 low-cost and low medium-cost flats costing RM100mil will be developed by PLB-Wonder Bay Development Sdn Bhd over four years.
When this urban renewal project takes off, the long-awaited second phase of the coastal Jelutong Expressway will also be built.
Penang State Housing, Culture, Arts and Heritage Committee chairman Syed Ameruddin Syed Ahmad said the redevelopment of Koay Jetty and its vicinity would start next year and it would help to revitalise the inner city.
He said the residential project would provide affordable housing for the low-income group living in the inner city.
“Poor people staying in George Town are often deprived of low-cost housing because most of the low-cost flats are located away from the city,” he said.
The inner city suffered a decline in the number of dwellers after the Rent Control Act was repealed four years ago.
The proposed housing project covering 5.7ha will be developed in three phases.
It will include three blocks of high-rise flats, two-storey commercial units, a four-storey car park, a hawker centre and 2.7ha land for community facilities, religious premises and open space.
Phase Two of the Jelutong Expressway, when completed, will link up with the completed Phase One which connects Sungei Pinang to the Bayan Lepas Expressway.
Motorists can in future travel from the Bayan Lepas Expressway via the Jelutong Expressway to Weld Quay without having to make a detour into old city streets and getting caught in traffic jams.
Syed Ameruddin also said 2ha of land at the Koay Jetty area had been earmarked for a multi-million-ringgit transportation hub for the proposed monorail link complete with park-and-ride facilities.
He said the transportation hub project was only at the planning stage.
It is learnt that the land reserved for the transportation hub project will initially be turned into a green lung.
A RM3mil 650m-long subterranean monsoon drain will also be built from the junction of the Jelutong Expressway and Macallum Street Ghaut to the new Pasar Borong Pulau Mutiara to the seafront.
The 5m-wide drain will be dug 2.4m below the ground to alleviate flash floods.
Pengkalan Kota assemblyman Lee Hack Teik said the monsoon drain would bring an end to flood woes at low-lying areas including Jalan Magazine, Lebuh Noordin, Jalan Irving, Lebuh Tye Sin, Jalan C.Y. Choy, Macallum Street and Macallum Street Ghaut.
He said a tidal gate would also be built as part of flood mitigation measures.

Bayan Bay is South of Gold Coast, where the Bayan World Megamall is located. Bayan Mutiara is north of Gold Coast;)

there r some buidlings is going up beside Equatorial too..i guess it is the IJM property's project..not sure..they fenced that area for quite a long time ago too..last time, early of this year..i saw the construction was moving fast, but now suddenly slow down, don't know this building is halted or not!!!

I just read from the newspaper saying that... all the vege sellers are told to leave the market near Pragin Mall (namely XIA BUI BAN SAN ) soon...
Any idea what will they do to the land of this old market?
Wow... this market really brought me a lot of sweet memories in fact... I lived nearby when i was young... and used to follow my mother to the market... although it was and still is dirty... but... just can't forget the scenery there... especially during Chinese New Year eve...

i think the "something like KL sentral" will be built in Air Itam or near MBS eventhough i've read that it is gonna be in KOMTAR before. the 2 routes of the monorail will not meet at KOMTAR so, i'm pretty sure it is not gonna be there. i think the media little bit confused or something:D

i think so.....
most of the units are sold after a few days of launch. could be marketing strategy????
IMO, the island has greater demand, the mainland less. Harbour Place in Butterworth being launched a few years ago, is only 70% sold. on the island, sales will reach 70% in a few weeks

Jelutong Promenade is just a promenade like Gurney Drive. it is going to be built along the Jelutong Expressway;) however, no news lately:(
Jelutong Park and Jelutong Palace are under the same project. they are residentials, located near the Jelutong Suiwah supermarket. (hope i'm right:D) i've posted the renderings before earlier but i think my image host "died"
Bayan Mutiara is located near Bayan Bay. North of Gold Coast and east of the Batu Uban high rise cluster. it is a big project, consisting comercial and residential. this is still new and no news so far. look at post #147 in page 8 of this thread for the model
The Paragon is another commercial development. located in the hear of George Town. where exactly, i don't know.....

World-class cruise base coming up
The RM65mil upgrading project to turn the 102-year-old Swettenham Pier into a world-class cruise terminal will kick off by March.
Penang Port Commission chief marine officer Syahril Akmar Suid said that just like an airport terminal, the up-graded pier would feature arrival and departure halls, retail shops, restaurants as well as Customs, immigration and quarantine facilities.
“We project the number of tourists calling at the pier to increase from the pre- sent 600,000 to one million by 2010.
“The cruise terminal, expected to be completed within 18 months, will be comparable to the ones in Freemantle and Darling Harbour in Australia,” he said in an interview yesterday.

Beachfront landmark plan

The state will have a new landmark when the beachfront between the Swettenham Pier at the Penang port and the Raja Tun Uda ferry terminal in Weld Quay here is redeveloped.
Penang Port Sdn Bhd (PPSB) managing director Datuk Ahmad Ibnihajar said the redevelopment plan would be carried out in three phases at a cost of RM210mil.
“It would totally change the area into a bustling heritage-style port with a marina and a world-class shopping and commercial area,” he told a press conference at his office here yesterday.
Ahmad said the federal government had allocated RM65mil for the redevelopment of the pier and PPSB would be investing another RM100mil to develop 3ha of seafront land into a shopping and commercial arcade.
“We have three major projects lined up along this whole stretch between PPSB office and the ferry terminal.
“The first, to build a public marina, is already in progress,” Ahmad said.
“The RM45mil marina is 35% completed and is scheduled for completion in June.
“We are now in the midst of choosing between an oyster and pearl design or a heritage design for the shopping and commercial arcade before submitting it to the Penang Port Commission (PPC) and the Penang Municipal Council (MPPP) for approval,” he said.
“We hope the design will be approved fast so that the project can start by the first quarter of next year,” he said, adding that the arcade would take about 18 months to complete.
The RM65mil pier redevelopment plan would involve the expansion of the Swettenham Pier with more berthing bays, inner berths and duty-free retail shops.
There will also be more open space for vehicles to drive up to the pier to pick up passengers.
“The new pier will be able to accommodate up to one million passengers and two huge cruise liners at any one time,” Ahmad said.
The Penang-Butterworth ferry terminal will also be shifted to the new pier, he added.
The PPSB will submit plans for the RM100mil shopping and commercial arcade to the state government, PPC and the MPPP soon. The project will commence once the pier redevelopment begins.
“We expect all three projects to be fully completed and operational by 2007,” Ahmad said adding that the PPSB office would also have to move to make way for the redevelopment projects.
“The PPSB office building may be turned into a boutique hotel to accommodate tourists alighting from ships at the port,” he said.
“When the projects are completed, the area between the Swettenham Pier and the existing ferry terminal at Weld Quay would become a tourism and shopping hub for passengers from luxury cruise liners berthing in Penang.
“All the heritage buildings in the area would be retained with at its original design,” he added.

Sometimes, when our state's government tries to do something, people will complain this and that, e.g. will affect their business, pollution and whatever. This will eventually slowdown the whole upgrading process.
However, I do admit that out State's Government is undoubtedly inefficiency in carrying out their duties, e.g. some projects have been dragged for years, yet they are not accomplished.
My point here is to develop, improve or upgrade / to finish a project on time are not solely Government's responsibility. The citizens play an important role in this matter too.

i live in Penang all my life, so i have no idea if ppl in other places complain as much.
however, i do realize ppl will complain on every single project, big or small. complaining is good but they should think for the community, not themselves. for example, ppl just wouldn't move out even they are given compensation. like the Jelutong expressway case and the Sia Buey case... penangites should think of the community, not themselves.

i would say they "care" too much.. the state of penang n the people (especially chinese) have to much link in each other.. thus every single project in this homeland will draw attention.
it might seem lots of people complaining about certain issues but compare with the whole population in the island (majority who remain silent, which i assume they being supportive) it wasn't that "many" of people who being objective actually.
or else y BN always win ...

when did you see that?? i passed that area on New Year's Eve (chinese) i didn't see it.... i was busy looking at Ivory Plaza and realized what ugly windows it has. it is so trasparent, you can see all the different curtains hanging.
BTW, i went to gurney plaza today. there was Ivory's property fair. i didn't see anything new.....exept for the model of times square. i found out that the two more towers in phase three is a hotel and an office tower:D

PENANG property developers were hard at work during the Chinese New Year, with several prominent groups holding property fairs at shopping centres and hypermarkets.
They include the Ivory Properties group that held its property fair at Plaza Gurney and the Belleview group and IJM Properties Sdn Bhd with their fairs at the Tesco hypermarket. IJM's properties include the completed Alpine Tower in Bukit Jambul, Bayswater resort condominium and e-Gate, an intelligent office and retail complex – all on the island.
The Belleview group, which also held an exhibition at Island Plaza, promoted its Slim Villas at Solok Slim, off Free School Road, and the newly completed Grand Tower condominium in Batu Ferringhi.
However, the Hunza group, one of the northern region's leading developers, had the grandest fair of them all with a three-day property showcase from Feb 11 to 13, where visitors were treated to lion dances, drum performances, God of Prosperity handing out “ang pows”, and gifts to all visitors. The event was held at Hunza's new piece of land in Gurney Drive.
Hunza Properties Bhd executive chairman Datuk Khor Teng Tong said the group had bought the 10.21-acre freehold land for RM98mil from the Christian Brothers about two months ago. The high-end Regency and Silverton condominiums flank the land that boasts a sea frontage and is less than a minute's walk from Plaza Gurney shopping centre.
“We want to show visitors this piece of very prime land that we bought about two months ago. It is the largest piece of land left along Gurney Drive. We plan to build our corporate office here as well as an apartment suite called The Gurney of Tomorrow,” he said, as he showed me the three new products featured at the fair: The Alila and Grand Marina (tentative name), both in Tanjung Bungah, and The Gurney of Tomorrow. All are exclusive high-end developments.
The group, listed on Bursa Malaysia, has lately taken a keen interest in high-end projects, including one in Kuala Lumpur called Mutiara Seputeh that will be launched soon. Mutiara Seputeh comprises 86 three-storey semi-detached houses priced from RM1.6mil to RM1.9mil and 12 bungalows from RM2.2mil to RM2.5mil.
Its past projects included the Marina Bay and Greenlane Heights condominiums in Penang, Taman Seri Bayu in Sungei Petani and the 700-acre Bandar Putra Bertam, about 12km from Kepala Batas town. The group has built 10,000 mixed units ranging from low-cost houses to bungalows since 1979.
Its Bandar Putra Bertam units have been selling very well. “We have been selling an average of 600 to 800 units a year there,” said Khor.
The following are brief descriptions of the three new high-end projects promoted at the fair:
l Alila: There will be 426 exclusive homes (256 condominium units, 162 landed homes called Garden Villas and eight bungalows) on 18 acres of undulating land off Jalan Lembah Permai. It is expected to receive good response partly because its average price of around RM700,000 is lower than that of newly completed link houses in the vicinity that are said to be priced around RM900,000 and the semi-detached houses around RM1.2mil.
The Alila features Garden Villas, two blocks of Alila Horizons condominiums and eight bungalows. Those who bought units during the three-day promotions got discounts of RM6,800 for the Type 2 and 3A units and RM13,800 for other units of the Alila Horizon. There is also a RM23,800 discount for the Garden Villas.
The Garden Villas has three main designs of three-storey houses, the smallest having a built-up area of 1,583 sq ft and the largest 3,594 sq ft. The prices range from RM377,000 to RM843,000.
Hunza group managing director Daisy Ooi said about RM4mil would be spent on landscaping and that all units in the gated and guarded community would have no back lanes but each would face a courtyard.
l Grand Marina: The 3-acre project, with the tagline Seafront Bungalows in the Sky, will have two twin towers of 29 to 30 levels each with a sky lounge in the centre. There will only be two units per floor. Each unit of 3,500 to 4,500 sq ft size will have its own private lift. Only about 10% of the 120,000-sq ft land will be built-up area, with the rest being reserved for greenery.
“This is a very exclusive low-density development where you get to enjoy the sea view as you drive up the tree-lined driveway. There will be an infinity pool. We plan to launch it in October.
I think the Penang market is ready for this type of development,” Ooi said, adding that many people had asked for bigger residential units of between 1,000 and 3,000 sq ft, with some looking for “super condos”.
l The Gurney of Tomorrow: The tentative pricing is RM350 to RM400 per sq ft with the bigger units measuring 2,000 to 3,000 sq ft and studio units from 500 to 600 sq ft. Nothing is firm yet but, according to Ooi, “things would be finalised over the next six months”.
She plans to turn an old chapel and its surroundings on the site into a lovely F&B haven with the likes of an ex-convent school in Orchard Road in Singapore that has now been transformed into a gourmet's paradise with 30 to 40 types of restaurants.

penang is bigger than Singapore but the island is much smaller:D
dunno real or not but in terms of numbers of floors, it will be!! currently the 2nd tallest is(are) 40 stories. (gurney park 1& 2 & Gurney beach resort)

And, i think those condos r over 30 stories..but i still hope they r over 40 stories..:D

1st time seeing the building gives me the "wow" factor :D maybe i'll get bored over time. but it still looks very different from other residentials in Penang. much more glassy :D
