Their cast in place methodology brings the cost down by having a midrise building to finish for about 3 months! This saves them from expensive labor costs without sacrificing the structural stability. Plus they offer PAG IBIG financing which gives them lower interest rates in their loans. Years ago, they even offer units in Mindanao ave (30 sqm) for less than 500K below

oo nga po dapat medyo strict ang property management. para mukhang maayos pa din tignan. tsaka walang mag iinom sa clubhouse dapat sa loob na lang ng unit.

Lahat ng units 30 sq. m. ang size. It's a studio, but you can put partitions yourself, if you like.
Check out mo yung sulit madaming agents dun. :)

Here is my two cents:
10 years monthly amortization of 10,997 = 1,319,640
sounds better than
10 years monthly amortization of 22,238 = 2,668,560
It's great for price sensitive buyers like myself na wants to be able to do other things, too. 10,997 is my comfort level knowing na I can still eat out sometimes saka travel din.

Dipa po kasi nabibisita yung flora vista kaya ndi pako maka pagdecide. kapag nakita na nila at OK sa kanila. kunin ko po siya!
rray09 January 31st, 2010, 05:27 AM Hey Magales, I recommend that you look at the units dahil mabilis maubos yung 5th floor.. Also, para may time ka pa magisip kung kukunin or not. :) And my advice.. don't let the agents push you kung hindi ka pa ready bumili.. Just take your time.

Move in fees - Php 18,000 to 20,000 * postdated cheque payable to Phinma before moving in
Construction bond - Php 7,500(refundable) *postdated cheque payable to Phinma with the move in fees
Equity - Php 60,000 *postdated cheque payable to Phinma within 6 months, so Php 10,000 a month
Assuming na Pag-ibig 30 years monthly amortization ang kinuha:
2 years monthly postdated cheques payable to Phinma of:
Php 7,078 plus Php 1,000(condo dues) = Php 8,078
Monthly amortization starts as soon as you are able to move in sa unit.
After 2 years of being in your unit, sa pag-ibig na magbabayad ng Php 7,078. Yung Php 1,000 naman sa management na ng condo.
The price does not include the premium fees of the corner unit(Php 15,000) and middle unit(Php 10,000).
Yung mga postdated cheques nga pala they require na walang date. Hope that helps..

E kung in-house naman, the cost of the slot is almost equal to two second hand sedans, and the downpayment is good for one sedan na din.

I'm not sure about the overhead tank, but I asked the engineer there and he said the water supply system is pressurized by a pressure tank, and water can still go up even during brownouts since there will be a generator set for the pumps.

Nakupo, pag naghabol pala ng parking, ulitan lahat ng documents, kasi isasama sa computation yung parking slot, so hindi separate na paperwork yan. Nasa around Php300k ang isang slot, with the additional equity amounting to around Php15,000.00.
So kung matagal na ang loan processing mo and ngayon mo lang maisipan kumuha ng parking slot, ipu-pullout nila ang processing ng papers, and dagdag 3-4 months na naman na processing time.

Alam ko nasa 2.40 meters ang floor (with tiles) to soffit. Sabagay minimal lang naman ang tile thickness.

Hmmm I don't think it will work, unless you have a side mounted drainage, which you can run towards your own piping, kasi if you install a bath tub that means you have to drill a hole down to your neighbor for the drainage piping, and that would be a problem structurally.
On the other hand, if you can make the bath tub elevated (may pedestal), you can have the piping run towards the exposed piping at the back of your inidoro. That means you don't need to drill a hole down to your neighbor, which is impossible.
Plus you will ruin your floor's waterproofing, resulting in leaks for your neighbor, and you will have to waterproof again. Which is not covered by Phinma's warranty/coverage.
Just my 2 centavos. :-)

Its at the opposite side of the triangle at the left end of the entire complex, facing the proposed parking building. Its at the farthest side of the complex naman.
I wonder what Phinma's plans are for that triangle? I hope they won't rent it out for something noisy, we are facing that triangular portion of the lot.

If you do any improvements at the ground floor naman in terms of plumbing, what happens is you need to punch holes in the floor slab, and you will damage the damp proofing (vapor barrier) for the floor. What the vapor barrier does is it prevents ground water that pushes upwards from the ground from seeping into the concrete and into your interiors, its a plastic sheet laid out on the entire floor that acts as a plastic cover against the water. Again, you have to waterproof the flooring in case you really need to punch holes for the ground floor slab to put additional piping, IF PPMG will really allow this.

The bottom line is, the resulting floor difference might be too small that it will result in people tripping over this floor level difference. Make the two floors level. If this is possible.

i've been living in a phinma property for a year and a half na. medyo bago-bago siya (mga less than 3 years pa lang ata nakatayo) and so far may pros and cons. pero since starter home namin ito ni hubby, i enjoy living here. ang common problem lang (i think for most condos naman) is the parking area. plus lack of discipline ng mga ibang residents.
on flora vista being flood-prone...hmm, i don't know pero hindi ba pababa yung area kung saan nakatayo yung development? during ondoy, one phinma development was hit by the flood--kasi super lapit niya sa la mesa dam. nag-solicit pa nga sila ng mga donations sa amin like old clothes, food, etc. i remember seeing a video in youtube of the floodwaters hitting the ground floor and flooding the inside of the units (hanapin ko muna ulit yung link). --> here's the link: http://www.youtube.com/user/scully1025#p/u/1/Yyi_g65lezE

Sa ground floor kasi, its either masinagan ka ng ilaw ng dumadaan na sasakyan, maingayan ka, or mausukan ka ng sasakyan. Sa fifth floor naman, nakakapagod umakyat. Pag third floor, equal lang, malapit sa ground floor, and malapit sa drying area sa roof level.
Sayang yung drying cage no, hindi din puedeng gamitin for storage man lang, extra space din yun. Sabagay fire hazard yun kapag nag-store ka other than wet laundry.
condogal August 25th, 2010, 05:27 AM ^kami sa rental namin, 5th floor naman and we super love the view! we can see antipolo/rizal from our unit since wala namang building sa harap namin. we decided on renting this unit just because of the view. going up and down the stairs is actually good exercise. extra effort nga lang if you're bringing heavy load like groceries, pero okay lang. :) the only problem nga lang is exterior noise, of course mas malakas when you're at the 4th and 5th floors facing the compound. but the funny thing about this is that we can hear all kinds of chismis (since malapit lang sa entrance). hehehe!
pag ground floor naman, okay lang kasi commercial units ang mga nasa harap. yung residential and garden units naman nasa likod eh, so wala namang masyadong ingay (methinks). and better if yung units sa likod for 2nd floor units and up kasi less ang noise. just my two cents :)

yap. I did the initial reservation last Aug 18, and I'm not aware of that possible situation when I made the decision to get from Building 7. Anyway, I was advised by an expert, Ipitin ko na lang daw muna Documents, para di mag umpisa agad process (delaying tactic eka nga). I will start my first equity installment on Sept 30.
In your case, Matatapos mo na pala equity! na Take out ka na ba by Pag-Ibig? Once take out, alam ko pwede na mag move in!

Estimate ng Phinma, mga October or November ma ti - take out Pag-Ibig Loan ko. And as far as I know, I can move in any time as soon as ma take out. But my plan is mga early next year na mag move - in, mejo madami pa dapat i handa. although kanina nung na visit ko unit, parang gusto ko na matulog dun...hehehehe (RFO na kasi) out of excitement.
Premium is on top of Selling price, 10K for middle unit, 15k for corner. they've mentioned above that move in fee id 25,500.00. Part of it is refundable Construction Bond.

javp_wmtp, The whole process was challenging! :ohno: Our equity was supposed to be 48k, but only to find out last minute that it is 180k. The agents don't tell the whole picture and if I found out earlier.. ang Phinma na lang mismo ang tinanong ko ng mga inquiries ko para walang surprises. Dapat kasi dun sa slots ng Building 2 or 5 dahil gusto ko ng 5th Floor para mura. May nag-open ng slot sa Building 7. Sabi ng Phinma and agent eh 'yun na lang daw kunin kasi old price so meaning maliit ang equity so took their words. Only to find out later na 180k nga. Kung alam ko lang na ganito mangyayari sana dun na lang ako sa Building 2 or 5!
The documents request was unreasonable, in my opinion. If I knew it will just sit on their table for four months, I could have taken my time in providing them. May mga times rin na iba ang sinasabi ng Pag-ibig sa sinasabi ng Phinma, so I had to correct ang Phinma and sabihin kung ano sinabi ng Pag-ibig.
'Yung loan take out kay tagal ng processing. I think that's due to Phinma holding back the documents. I believe they sent my documents early August tapos it came out last week. Dapat nung July nila sinend para August processed na at makapagmove-in na as soon as the unit is ready.. To think ang turnover dapat ng unit ay 2Q of 2010. Parang 4Q na makakapagmove-in.
In my opinion, parang hindi sila organized. 'Yung pag-release lang ng NOA, bakit ang client ang kailangan mag-inquire? Yung status ng condo, bakit ang client mag-informed sa agent? It's strange! Parang self-service ang nangyari.

The corner unit with a premium fee is the cornermost unit of the entire building, the actual premium is the provision of a third window, and a bathroom window. The middle units only have two windows. So you pay extra for the third window, Php15,000.00.

I might move in with only minor renovation. Then unti untiin ko na lang renovations eventually. For now, what I think primarily important is Partitions to make at least one bedroom. And some appliance & Furnitures. Most likely, parang gagayahin ko yung ayos or lay out ng model unit. Any idea about accordion wall partition? or movable / fold able wall?

Hmmm that I do not know...my wife and I was immediately (and fortunately) offered a corner unit with a third window when we walked in, and we fell in love with the third window because it allows flexibility in layouting and has nice ventilation.
Maybe the windows of the middle unit are larger?

Thanks Archnap. Maybe nga. I saw the Inventory of units nung nagpa reserve ako. And I noticed ubos na ang corner units even at bldgs 1 to 3. You belong to lucky ones! hehe. Another question po, pwede mo na bang galawin yung unit (renovate / retouch) before move-in? In that case, mag babayad ka na ba agad ng Move in fee? Thanks again in advance.

Yup you have to pay for the ATM (I forgot what it means), after yan ng orientation. All of the standard forms for construction are found there.

I've heard that too sir. saka yung smile Citihomes and Sunny Villas yata? mukang di din masyado maganda Property Management? Sana Phinma could learn from the past experiences. I hope they can introduce better Property Management System. And syempre unit owners will do vital role in building this better community.

Authorizing PHINMA to represent me (as unit owner / member of the Condo Assoc) before the Condominium Association and waive my right to nominate or vote Members of the Board. If my interpretation is right, I think PHINMA can freely put their own people.
