LOCATION
Vipingo Ridge lies in the centre of a 2,500 acre former sisal estate. The property rises from just above sea level to a 140 metre high ridge before falling off again to the scenic lake and game conservation area to the west of the site. The development lies approximately 30 kilometres north of the historic coastal town of Mombasa and south of Lamu, a World Heritage site. The 1,500 metre private airstrip makes Vipingo Ridge just one hour’s flying time away from Nairobi. Vipingo Ridge is also about one hour by road from either Moi International Airport in Mombasa or Malindi airport. The entrance to Vipingo Ridge is just off the main Mombasa-Malindi highway

PROPERTY PORTFOLIO
There are two phases of the development at Vipingo Ridge. Each phase centres around one of the two 18 hole golf courses. The Phase 1 golf course is called ‘The Baobab’ and the development around this course is called ‘Tradewinds’. Within Tradewinds there are three types of property currently available. These are:-

1 acre properties: undeveloped 1 acre plots which are close to but not on the golf course fairways. Some properties have sea views and some have inland views, some have both.
2 acre properties: undeveloped 2 acre plots which are close to but not on the golf course fairways. Some properties have sea views and some have inland views.
Footprint properties: undeveloped plots on and around the golf course fairways. Buyers can build on an area of 20m x 20m. Some properties have sea views and some have inland views, some have both.
For those wanting to build their own home, the 1 and 2 acre or footprint undeveloped plots offer flexibility and scope. Two leading architects have developed some villa designs from which you can choose. Buyers also have the choice of designing and building their own home within the guidelines, (full Building Regulations document available on request).

Property sales were launched in March 2007. Demand was phenomenal and the first 144 plots released sold out within 8 months of launch. Early buyers saw a massive 100% increase in the value of their plots within 6 months due to the huge demand. A total of 177 one acre, footprint and two acre properties have been sold in the first phase. There are 29 properties currently available. A further 42 plots will be released in early 2009, after which Phase 1 will be fully sold.

LEISURE AND RECREATION
Not all residents and guests may be golfers and there are many other activities to enjoy within the Vipingo Ridge development. Numerous natural pathways for walking, jogging, cycling and horse-riding enable residents and guests to enjoy the natural beauty of the surroundings to the full. A host of water based activities is readily accessible within a 10-minute drive of Vipingo Ridge - deep-sea fishing, sailing, snorkeling, diving, whale watching – both humpback and whale shark - to list but a few.

Vipingo Ridge is a supporter of the Kuruwitu Conservation and Welfare Association (KCWA) Marine Sanctuary. This community initiative on the nearby coastline and beach areas protects the fragile marine and beach eco system and also offers fantastic snorkeling within the protected area. Kenya is world famous for its unspoiled game parks, which teem with wildlife. Tsavo, Voi, Amboseli and the Maasai Mara are only a few hours away by road, or by a short plane journey from Vipingo Ridge’s private airstrip. The endangered Roan Antelope can be seen at Shimba Hills National Park which is a short drive and ferry ride from Mombasa.

This project seems to be progressing well. I hear people have already begun moving in. Also one of the local airlines (fly 540) have began flights to Vipingo ridge's airstrip. :)

The Vipingo Ridge Golf Resort is located on the North Coast of Mombasa and boasts two international standard 18-hole golf courses, villas, an airstrip, beach club and game sanctuary. For those who want to try the resort, local airline Fly540 has a solution; three new direct flights weekly.

At the launch of this new development last Friday at the Fly540 offices at Langata House in Nairobi, Nixon Ooko, the airline's operations director, said the new flights were necessitated by the high number of local and international tourists who want to visit the luxurious five-star destination. "Vipingo Ridge is fast becoming a desirable destination especially for real estate investors and developers," he said.

In attendance were Don Smith (CEO, Fly540), Charles Wako (Chairman, Kenya Civil Aviation Authority), Waturi Matu (CEO, Kenya Association of Travel Agents) and many of the airline's travel agents, notably Africa Point and Akarim Agencies.

Vipingo wins Africa Property Awards

The Baobab Golf Course, which opened in August 2009, designed by David Jones, has generated a lot of excitement and has received rave reviews from many who have played the challenging championship course.

A course built to its international standards and maintained at this quality is not usually found between Dubai and South Africa .

The Luxury Golf Villas, ranging from KSh.32million to KSh.41.5million, have a commanding hillside location, just below the 1st tee of the Baobab Course and within walking distance from the Clubhouse.

Judging of the International Property Awards, was carried out through a meticulous process involving a panel of over 80 experts and covering every aspect of the property business.
