When GDP per capita is going down with one of the lowest in the world as is, when people still cannot own they live on, when you have tens of thousands of Ethiopians fleeing to Yemen because it's so bad, when you have two major secessionist conflicts ongoing, when you have the Chinese beating out local firms at each and every opportunity, when 22% of the population needs food aid, you cannot say our economic growth is "real"!

In other news:

The Commercial Bank of Ethiopia (CBE) is to construct a 42-storey building for its headquarters in Addis Ababa. The building will be the tallest building ever in Ethiopia.

Speaking at a ceremony organized to award architects, who presented designs for future headquarters of the CBE, bank’s president Bekalu Zeleke said the design is expected to represent CBE’s status as world class bank and portray its strength.

The future headquarters envisaged to bring together the scattered head office organs of the CBE will also be the first building in Africa to attain a green building status that meets international standards.

CBE had acquired 10528 sq. meters of land for construction of the headquarters adjacent to Ethiopia Hotel.

Mayor of Addis Ababa City Administration, Kuma Demekssa said the city requires modern buildings that go along with its booming growth. Kuma said massive construction is being undertaken in the city. He said his administration would extend all the necessary support for those who are interested to construct international standard buildings. Kuma said the city administration responded urgently to the request of the bank and believes that the building would add grace to the city.

It was disclosed that some 21 contestant architects presented designs for the building. CBE provided 200,000 birr award to the winner design presented by HENN Architecten (Germany) in collaboration with Universal Consultant from Ethiopia.
Well at least you have Ethiopian and European firms here.

That's a great design. AA has evolved greatly in the past 15 years, and it looks set to continue.

GDP per capita has been going up under the EPRDF. For the sake of peace I will say no more.

this kind of take (wrapped in unsubstantiated facts) on one's own country's current state is a bit disturbing to me. sure, things haven't changed much for the overwhelming majority of citizens, but to deny the progress that's been made so far reeks of pure arrogance and is completely unproductive for all parties involved. please let's all try to be rational when we discuss such matters so we can move forward in the right direction.

ITA with Mike.

Meles and CO have a lot of faults, but they've also achieved more than the 2 previous governments combined. They've definitely done quite a bit, even if we all wish they'd change a few things.

Love that building! It's been a long time since the CBE has been planning to build it. The land the city admin had given to them was disputed by the current occupants because they said that the government had not given them the opportunity to build on the land themselves first, as per the law.
I believe it was actually battled in court. I remember this debacle back in 2006/2007.

If I'm not mistaken, the land is the space at the intersection between the road that goes Ambassador-Ghion Hotel and the one that goes from the palace to Ethiopia Hotel. Not sure what the name is, but it's where Harambe Hotel is as well.
If you remember Bruk Clinic, it's that section right there. It's also right across the street from where the Red Cross building is coming up.

I'll try to find a map of the area.

Article from Fortune has more details
http://addisfortune.com/CBE%20Selects%20Design%20for%20Headquarters.htm

Henn's design was chosen because of better functionalities such as ventilation, day lighting and vegetation, the jury said during the award ceremony. Other criteria included security, access to people with physical disabilities and information technology installations.

I especially like the part about access for people with disabilities. That's something that is nonexistent in any new building as of now. Hopefully we will see a new trend in this direction.

More detailed location:

CBE has secured a 10,528sqm plot in the Kirkos District, along Ras Desta Damtew Street next to the Ethiopian Hotel from the Addis Abeba City Administration. The plot on which Brook Clinic rests has also been given to CBE following its request for extra land.

More construction:

CBE plans to build an additional 17 buildings in Addis Abeba to move its branches from rented facilities to owned ones. The sites CBE targeted are Ayer Tena, St. Joseph Church, Amist Kilo, Lafto, Gotera, Megenagna, Tewodros Square, Africa Avenue (Bole Road), Kirkos, Wello-Sefer, Mexico Square and Lideta. Construction work started for the Megenagna building last Thursday, December 31, 2009.

Unfortunately construction is not set to begin until END of 2011, plus another 5 years of construction. That is way too far in the future, we need to be more efficient!!!

^^I really like these new green buildings. Like the Bank of America tower (http://i50.tinypic.com/5lb0xv.jpg) in Manhattan

Addis developers also seem to be improving with design; more modern designs.
Another modern design recently for Addis is the Exhibition Center in this thread (http://www.skyscrapercity.com/showthread.php?t=924688). Its just a beautiful building through and through:

It's close to both Mexico square and the exhibition center. It's not that close to the AU.

Here's a sketch I made of the area that's supposed to be the new CBD. It gives you a bit of an idea of what's coming up there. There are a few more construction projects that I didn't put there because I don't know what they are supposed to be. For instance, there are several bldgs u/c on Churchill Rd but I didn't put them there. There's also the HQ of Abyssinia bank but I don't know where that is. So there's a few like that.
Also Churchill Rd is going to be going through an overhaul around the train station (the circle thing at the end of Churchill). They are going to split it in two and make it go around the train station and join another avenue.
Africa Ave. is also going to be reconstructed entirely. Debre Zeit Rd is currently under construction as well. They are doubling it in size.

^^nice sketch Abesha, looks like you got almost everything there.

Here is some news on that City Center Dev that we've all been waiting to see get started
I saw a new plan for it to be only one tower a few months back, but it looks like it might be redesigned again....back into twin towers:

City Responsible for Al-Amoudi's Twin Towers Delay:

When the company leased the land in 1998, it said that it would erect twin towers buildings 42 and 39 storeys high, which would be used for multiple purposes including apartments, retail centres, cinemas and parking for 500 vehicles. The indicated budget at the time was 400 million Br.

An executive of the MIDROC Group told Fortune that the construction was delayed by various underground utility lines and because of the fear that the foundation work would destabilise the City Administration's buildings nearby.

"The land belongs to the company. Our experts are now looking at the design," said Mekonnen Kechera, land grant process leader at the Land Development and Construction Permit Authority.

The two towers are now shorter than in the first design. Huda could get the construction permit over the next few months, according to Mekonnen, who added that the company would then be expected to begin construction within the specified period.

For example, on Africa Ave:

And in Kazanchis:

- the Africa Insurance HQ near the CBE HQ (proposed so far. I believe they're still waiting for the approval by the city). No render yet.

That's really good news that they're going ahead with the plans. Hopefully construction will start before the end of the Ethiopian year (September).

Confusion over expansion of CBE's new HQ

The Commercial Bank of Ethiopia (CBE) has requested additional plot from the Addis Ababa City Administration behind its future headquarter area adjacent to the Ethiopia Hotel.

The bank has already received 10,528 meter square of land there to build its 42 storey building that will be the largest in the country's history. The requested an additional plot is currently under the tenure of Das Computer and Africa Insurance, both privately owned companies.

According to sources, these two companies had earlier applied to the land lease office to construct their own buildings on the same plot.

Kiros Jirane, president of Africa Insurance recently told Capital that his company had submitted a proposal to the lease office to construct a 20-plus storey building for the company's headquarter around its present Filwoha branch.

Previously, the insurance firm had suggested constructing a 10-plus floor headquarters in the same place, but the city administration declined the plan as it did not fit with the city's master plan. Following that, Africa Insurance revised its design and re-submitted its request to begin the project in the budget year.

However, the city administration has not yet responded to the insurance company's request. Kiros told Capital that his company is still waiting for the city's response to work out the final design and commence the construction work.

Meanwhile, Kiros said that he is not aware of CBE's interest.
"We do not believe that the lease office would transfer our plot to the CBE. The bank has got enough land for the construction of its building," an official with Africa Insurance told Capital.

Two weeks ago, CBE awarded a jointly owned German and Ethiopian firm, HENN Architecture and Universal Consult, the contract to do the design work for the 42 storey 'Green Building' on10,528 metres squared of land, while the bank has requested to be accorded additional land in the same area.

"During the last 18 years, our bank has expanded in size and services. However, the bank's key units were scattered all over the capital city. Therefore, the necessity to bring all these units under one roof and have a symbolic headquarter that fits with the country's economic development compelled us to build the headquarters," Bekalu Zeleke, president of the bank said during the awarding ceremony that took place in the presence of the Addis Ababa Mayor Kuma Demeksa. Under the current construction material price, the CBE building is estimated to cost over a billion birr.

Currently, the insurance company is also constructing a 10 floor building with three floors of underground parking around Bisrate Gabriel in the south west of Addis Ababa on 2,300 metres squared of land, at a total cost of 100 million birr. The construction work there is being done by Tekleberhan Ambaye General Contractor. Africa Insurance is also soon to commence the construction of a seven floor branch office around Bole.

Meanwhile, CBE has placed the foundation stone for the construction of an 11 storey branch building in front of Megenagna ring road that will be used as a branch to the area.
Abay Tsehaye board chairman of the bank laid the building's foundation on Thursday, December 31, 2009. The building, which will be constructed by Teklebrehan Ambaye's construction firm, will cost the bank over 100 million birr, according to information obtained from the public relation department.
Capital's efforts to reach the president of the bank failed.

I hope this is not going to delay the construction!
I thought this issue was resolved but apparently not. Africa Insurance's claims are actually perfectly correct in light of the lease law. Hopefully they too will get to build their HQ there so that we get a nice accumulation of 20+ story buildings in that area.

CBE’s half-year profit balloons to 1.5bln birr

By Hayal Alemayehu

The Commercial Bank of Ethiopia (CBE) has grossed yet another record high, half-year profit of 1.5 billion birr amidst preparations to built a 42-storey skyscraper worth about a billion birr, it was learnt.

The bank's gross profit during the first half of the current fiscal year has significantly increased against that of the same period of the previous year when the bank declared a record high profit.

The bank had grossed an all-time high profit of 2.7 billion birr in its 67-year history during the last budget year, with its net profit standing at 1.9 billion birr.

With its profit surging year-on-year, particularly over the last four years, the bank is currently preparing to build a 42-storey office block in a bid to boost its image as a world-class bank.

Along with the reported record profit for the first half of the current fiscal year, the bank’s non-performing loans (NPLs) have dropped to their lowest level of 3.1 percent in the bank’s 67-year history. Only six years ago, its NPL portfolio was 50 percent, way above the 10 percent mark for a commercial bank to be considered healthy by international standards.

The bank’s capital and reserve registered a significant increase to reach five billion birr while its net worth stood at over 60 billion birr at the end of the last fiscal year, according to the bank’s corporate communication department which for the first time announced the bank’s performance to the media last year.

Aside from its 208 branches operating around the country, east Africa’s banking giant has opened a subsidiary bank in Juba, Southern Sudan.
