I fully agree with you Choon. I mentioned below in this thread that Mycom/Olympia are well know for screwing things up. Just look at this

I would definitely go for the Four Seasons Residence. :D
The plus points would be:
- Managed by the Four Seasons Hotel group
- next to KLCC, Avenue K and Wisma Central
- next to LRT station
- Get to see Foster's creation :D
- Have an uninterrupted view of the park and the twin towers
- It is SO DARN TALL! :D
- There's a mall below
- There's a hotel next door
And it is so cool to say..... "Oh.....I stayed at the Four Seasons....." :lol:
In fact K-Residence would be a close second choice due to its seemless connectivity with the LRT station and Suria KLCC.....imagine......no matter rain or shine.....there are the tunnels! :D
Why I did not choose The Troika:
- so far from Suria and other malls except Ampang Park
- We wouldn't know what KLCC is gonna built in front of the project in the 3rd phase (potentially a view blocker)
- Located along a crowded Jalan Binjai (you should see that place during rush hour.....traffic along that narrow street is horrible!)
- NO malls attached to it :D
- Have to go thru rain and shine to go everywhere :(

Nope.....the downside that you noted wouldn't affect the four seasons at all. ;)
I used to work at Menara Maxis (actually been overnight there before also hehehe) and I can't hear a thing despite being on the 11th floor and Menara Maxis is like so near to Shrooms where the live band usually performed.
Even the Merdeka concert and crowd have no whatsoever noise pollution to the tower and I can't hear a thing. Maybe the windows are closed but then again when you are living in such tall buildings, it is better to close the windows hehehe :D
I could also assure ya that the Petronas lights aren't glaring even to its closest neighbour. They used to switched it on till 3am and Menara Maxis' one switches off at 12 midnite sharp and there are no glaring effect at all. The only glare is when the Menara Maxis lights are not off. IN fact I prefer the twin towers to have its lights on at night as it is so so so beautiful esp being seen from a neighbouring building :okay:

For decades, office buildings in the west had set the tone in how to pierce skies using advanced structural technology and safety features. Now, Asia has caught up, with the 101-storey, 1,667ft Taipei 101 tower in Taiwan dwarfing every building in the world when it opened last year.
Race for height
Past record holders in the contest to be the tallest included our fairy-tale Petronas Twin Towers at 1,483ft/88 storeys (completed: 1998); Sears Tower in Chicago, United States, at 1,450ft/108 floors (completed: 1974); Jin Mao Tower in Shanghai, China, at 1,380ft/88 floors (completed: 1998); and Two International Finance Centre in Hong Kong at 1,362ft/88 floors (completed: 2003).
Come 2008, the Burj Dubai tower in Dubai, United Arab Emirates, will soar above everything. At around 2,313ft, the first 37 of its 160 floors will accommodate hotel rooms. At the pinnacle of the US$900 million (RM3.42 billion) building, there will be an observation deck and private club.
To date, 192 piles have penetrated the ground to depths of more than 165ft, requiring over 1.6 million cubic feet of concrete weighing more than 110,000 tonnes.
In this new Skyscraper Age, while the earthbound argue about fear and safety, the reality is that radical advances in technology are quietly urging people to build higher than ever.
Seasoned skyscraper architects such as Cesar Pelli, Lord Norman Foster, Henry Cobb and William Pederson are producing super-buildings on a scale never before possible, leaving the rest of us behind as they ascend into the vertiginous stratosphere.
Targeting the rich and famous
The romance associated with altitude is quickly sweeping across residential real estate too.
In the US, Donald Trump’s 90-storey Trump World Tower in Manhattan, New York City, is the tallest residential structure in the country. The curtain-walled monolithic building offers residents unparalleled views from its floor-to-ceiling windows, as well it should. After all, a 20,000sq ft penthouse with 17ft ceiling height here costs US$58 million (RM220.4 million).
The standard apartments ranging from a studio with 528sq ft to a 2,000sq ft unit start at a more down-to-earth price of US$1,000psf (RM3,800), putting them in the US$500,000 (RM1.9 million) to US$15 million (RM57 million) league.
Among the rich and famous owners of these mansions in the clouds are the world’s richest man Bill Gates, Hollywood actor Harrison Ford as well as an assortment of princes, princesses and ambassadors.
In Kuala Lumpur, the race for height among luxury condominium developers appears to be heating up too.
Bandar Raya Development Bhd’s three tower project in Jalan Binjai designed by Norman Foster (tipped to be named “Troika”) for instance, will make the city’s more traditional residential buildings such as UBN Apartments in Jalan Sultan Ismail look old fashioned when completed three years from now.
Concrete jungle of tall buildings
By the time 2008 comes around, other residential highrises aspiring to stand out by standing tall in the city’s skyline will be:
1) KL Landmarks’ 50-storey K Residences in Jalan Ampang facing the Petronas Twin Towers;
2) KLCC Holdings’ 44- and 45-storey blocks of The Binjai (http://www.skyscrapercity.com/showthread.php?t=66587&page=1), located along Jalan Binjai;

Last time I was there was in July, went to burger king too. The shopping mall didn't really have that many shops open. Is it different now?

They should change their game plan now. May be make it as a KL's premier one-stop high tech electronic, AV and multimedia boutiques/outlets. Who knows may be Apple, Sony and others would open up their flagship stores there. That would be unique!

Pity those who bought its residence units. Hope it would not turn out bad.
The situation would get worst once Four Seasons Center mall open its door. Avenue K has 3 years to buck up and revamp itself.

US malls are mostly outdated if one compares to Asian malls. But some canadian malls are ok. I guess those living in US would agree with me :p
My ex-housemate in KL (an apprentice at one of great malaysian eco friendly architect)used to work for the architecture firm in London years back before returning back to New York. Aiya, just sell the mall to KLCC and let them manage it. Suria is so successful because it has Westfield as its partner. Even the new signatures food court on level 2 looks like the new food courts in the US that Westfield owns.

Just look at the mall of America. They are now building Meadowlands Xanadu and it is designed by David Rockwell. You should check out architect firms like Callison, RTKL and Altoon Porter who remodeled Marina Square in Singapore. Bugis Junction in Singapore was remodeled by comm arts of Colorado. Retail complexes cater to shoppers’ lifestyle
In Bandar Sunway, Sunway Pyramid’s expansion is a good opportunity for Sunway City Bhd (SunCity) to get ahead in the lifestyle retail blitz.
SunCity senior managing director Datuk C.K. Wong said the new precinct with trendy streetscape and specialty precincts designed by one of the top American shopping mall architects, Smallwood Reynolds Stewart & Associates, would turn shopping into an exciting adventure.
“The retail areas will be zoned to make them unique and attract the right target groups. These zones such as Marrakesh, Shibuya and Kids Zone will make shoppers feel comfortable within their zone of interest,” he said.
There is no renderings. Should be real nice if it is well designed!

I think some American designed many great malls for their Asian and European clients. I used to worked in california before silicon valley's recession. My current job required me travel extensively to New York and Boston. I have to say American malls is just so so to me. Maybe America is a huge country so there is no concerntration of great malls in a single city like in asia. Canadian mall are more exciting to me...maybe because of the experience Hong Kong developers. I love shopping in London and paris streets and I love shopping in asian cities particularly their wonder malls. :)

I don't know! :) my german colleague just spent a holiday in m'sia, he told me about the medical centre. But it's true, indeed all of my colleagues enjoy shopping in KL than america..hehehe. ...my recommendation :)

Well......The Summit USJ had like 3 colleges in it ( Prime College, Summit International College and the last one I forgot the name already :D ) :D Midvalley Megamall had 2 dental clinics and Alamanda Mall had a clinic.
Post offices are quite a common thing in Malaysian malls. There are 2 galleries in Suria for instance - an art gallery and an antique gallery. A permanant science centre is on the top floor there and of course money changers and bank branches! :)
Malls in Malaysia had become a one-stop centre and malls here are 'more complete' compared to those in North America or in Europe.......

THESE days many more food courts at certain shopping centres open for breakfast.
Uncle Ho's Food Court at Avenue K opens at 7.30am on weekdays and this is good news to LRT commuters especially.
Avenue K Food Court management officer Abdul Rahman Abdullah said the food court was the only one directly accessible from the station along the LRT route.
“We realise that many commuters arrive in the city early especially those who work around KLCC. Now they have a place to go for breakfast,” he said.
To get to Avenue K, commuters have to alight at the KLCC station and turn right.
Uncle Ho’s food court is on the concourse level of Avenue K is just a short walk away for LRT commuters who alight at the KLCC station.

The bright new food court, which opened on Oct 25 features 14 stalls that offer an array of Malaysian favourites.
The selection varies from soupy noodles, rice dishes and stir-fries to the ever popular roti canai.

Stall Pesta Yong To Foo has steaming hot soup, yong tau foo favourites as well as chee cheong fan while Mamak A1 sells rojak and mee rebus.
For those who enjoy chicken rice, House of Chicken Rice offers Roasted Chicken Rice and the popular BBQ Chicken Rice throughout the day.
There are more outlets selling rice dishes but there’s variety in choice as each sells something different.
For Malay food, the Nasi Padang/Nasi Campur outlet has a buffet line of popular Malay stir-fries, curries and soups as well as sambal belacan and ulam.
Those who enjoy Thai food should check out the Thai Food corner where Thai Dry Chilli Beef and Thai Ikan Bakar and Sotong are some of the favourite items.
At Chola Spice, briyani rice is popular as the dish can be eaten with Chilli Chicken, Stir-fried Cabbage and papadam.
Abdul Rahman said noodles from the Penang Noodle House were a hit with diners.
Besides the Curry Mee, Pan Mee Soup and Assam Laksa at the Penang Noodle House, many of the customers also favour the Curry Mee because of its thick and rich gravy that has just a hint of spiciness.

I was quite suprised you could get this sort of service at the Nikko hotel. I thought it would be more of a 2-3 star hotels and motels type services.

I wondered why they didn't look for tenants while the mall was under construction?

New mall's are being built everywhere, but I wonder if there is not soon an oversupply of high end malls. I mean especially Starhill and Avenue K target a high end income group. Even with lot's of tourists and growing incomes, there is just a limitied number of Gucci's and LV's justified. You don't need 10 of those as even cities like London or New York are perfectly fine with just one store.

There are lots of boutiques that are not avilable in Malaysia yet. So I think Avenue K should bring in other well known brands but obviously it has failed.
So what kind of stores should be at Avenue K?
Avenue K owners should be ashame of themselves that they can't fill up the mall after it has opened for over 1 year.

of all the malls u listed above..Alamanda is doing ok so far...from what i noticed, the occupancy rate is somewhere between 80%-90%..somemore Alamanda has Carrefour to cater the Putrajay/Cyberjaya/Dengkil area..

avenue K's podium facade study and K Residence tower's randomised screens have been a year long design development undertaken and executed by ZLG. Today the aluminium facade is underway to being completed by Shinwa Metals of Malaysia, and the podium is open to retailers and shoppers. The Tower has commenced construction. ZLG desinged 19 plan types for this luxury apartments, due for completion sometime in 2007.

KL can afford or should have another high end complex, if the management has the right people to pull in. Branded boutique opens up at expensive high end mall doesn't need to be profitable neither in operation or sales. Most of these boutiques at starhill are means for making their presence in the country for branding purpose. We may not fashion conscious as advanced as singaporean, but we have the demand for luxury items. Its how the branding awareness can capture into the local market.

Hmmm.....apart from KL Tower, I haven't noticed (or should I say I didn't pay much attention at all hahaha) that the formwork being used elsewhere.......I would like to know where else are these used? :?
James Foong March 22nd, 2006, 04:44 PM Apart from k residence, i remembered klcc convention center had been using the similar formwork, and currently I saw another being used in the sunway pyramid extension mall. Both projects are handled by the Suncon. At the pyramid project, the liftcore can ‘jump’ up to 8th level by freestanding, without any attached floor. This is remarkable fast if compare to the conventional formwork, which may usually pose problems like concrete bulging and formwork erection intricacy.

Formwork is a temporary panels used to form any structure element like beam, slab and column. There are two types; conventional and advanced formwork. Conventional is the most preferred here due to the tradition of the industry and the practicality. Advanced formwork is good but requires money, skilled labour and simplified structure shape.

I guess noone's saying anything right now cuz it's in the mall....imagine if it were to be displayed outside. Does it bode well for an "Islamic role model" such as Malaysia to display that? K-Avenue is in the centre of the city, and it is especially in close proximity to the Kuala Lumpur Conference Centre where muslims from all over the world would congregate for Islam-related events, like the OIC. This is a sticky issue as Malaysia is still a country of non-muslims, with muslims accounting for just over 50% of the population. We have to be sentitive to all sides still.
