Thanks for the link........the podium of Duta Plaza (Avenue K) is almost finish. The glass claddings are already fitted under the mask of the green scaffolding! :)

Avenue K should be opened by 2nd or 3rd quarter of next year while Duta Plaza's two towers would begin construction in a couple of year's time. ;)

Nope, what they mean with that renderings is that the fate of its twin towers is in the clouds ... :)

BTW, the towers look like 52-storey and 47-storey pair, not two 60-storeys.

Happening new hub

In the face of increasing competition among Kuala Lumpur�s retail centres, you may well wonder how a small, new addition in the heart of the city will fare. Especially if it is located right across from Suria KLCC, one of the country�s premier shopping destinations.

However, Olympia Property Services Sdn Bhd, the project manager for avenue K - a new eight-level retail centre with 360,000sq ft of nett lettable - is confident that its concept will be successful in attracting KL�s best when it opens its doors this Christmas.

�Our tagline for the centre is KL�s Living Room. It�s designed to appeal to expatriates, hotel clientele, tourists and most important, young professionals and executives. They�ll want to relax away from the congestion of the city centre and will gravitate here because it will be the place to enjoy art, music and media,� said an Olympia spokeswoman.

She added that avenue K�s concept is meant to create a place for KL-ites and visitors to socialise and have access to events in the city without being obliged to shop or drain their wallets.

�The K in avenue K stands for KL and KLCC, thus associating it with this part of the city,� she explained.

In line with this, much thought has been put into the interior design for avenue K for which Olympia engaged renowned French interior designer Christian Liaigre.

avenue K has good rail access via the Putra-LRT line, seeing as how its concourse level already houses the system�s KLCC station. A supermarket and food and beverage outlets are also expected to be located on this
level.

One floor up, the upper concourse level will feature businesses that have an Asian flavour. This includes small outfits that require kiosk space of about 100sq ft. Both the concourse and upper concourse are below ground level.

The third level, or ground floor of the development, with a ceiling height of 24ft, will be the place for fashion labels, a Manhattan-style newspaper stand, coffee bars and the Soho Grappa restaurant. One level above, the mezzanine floor will feature more affordable mainstream fashion items and possibly a bookstore.

Level One, which will be serviced by an escalator directly from the ground floor, will carry branded apparel boutiques as well as an upmarket restaurant and hair salon. Above this, Level Two will have a techno exchange theme, which will incorporate a toy store, play area, children�s salon and boutiques. There will also be sports shops, a music centre and a plasma screen showing sports-related footages. In addition, an 8,000-sq ft food court will be located on this level.

Levels Three and Four are expected to attract the after-hours crowd, as they will house the bar, nightclub, gym, ladies spa, an upmarket fine dining restaurant and conference halls for exhibition purposes.

In addition to the eight retail levels in avenue K, there will be another six basement levels dedicated to parking facilities in the form of 850 bays.

The Olympia spokeswomen said the indicative average rental rate for the retail centre is RM25psf nett, while the service charge inclusive of advertising and promotional charges, sinking fund and maintenance will be about RM1.80psf.

She said that besides a retail component, the development has also been planned to include two blocks of service residences targeted at the Who�s Who of Malaysian society who may look at them as an investment opportunity or just a place to stay. According to an announcement made to the Kuala Lumpur Stock Exchange on June 3 last year, Olympia plans to build around 400 units with a sales value of RM460 million.

So far, plans for 188 units in one of the two blocks have been firmed up. Standard units with upwards of 1,152sq ft of space will have one to four bedrooms, while the penthouses will have 5,377sq ft. The indicative pricing stretches from RM700,000 to RM2 million.

Facilities for the service residences� occupants include security access card from the car park, a closed circuit television monitoring system at the lobby area, a swimming pool, business centre, launderette, gym and sauna. There will also be a separate lobby entrance for residents that will not be accessible to retail centre patrons.

On rentals that investors can expect, the spokeswoman compared the avenue K residences with similar developments in Jalan Ampang with over1,000sq ft that are going for RM20,000 per month.

�As such, we expect that two-bedroom 1,200sq ft units to fetch between RM15,000 and RM20,000 while the three-bedroom ones with over 2,500sq ft of space should get RM25,000 to RM30,000,� she said.

Planned for launch in three months� time, the residences are expected to be completed within 14 months.

Avenue K is to be a destination for people who appreciate art, architecture, fashion and culture.

Developer Jeff Yap and wife Nicole, are ardent travellers and have traipsed through the planet’s biggest, brashest and most beautiful malls. “We want to say there are many great shopping malls in Kuala Lumpur and then there is Avenue K! One suspects the couple are decorating Avenue K the way they have done their flat, albeit on a marginally bigger scale. Perhaps that’s why they harp incessantly on the “KL’s Living Room’’ concept.

Explains Jeff, “We are positioning Avenue K as a destination for people who appreciate art, architecture, fashion and culture. It is just not another chic mall but a social meeting place. You have your home and office but where do you go in-between? Avenue K, of course. We are that home-away-from-office where you can meet, socialise and er, exchange global ideas, or does that sound over the top?’’

Continues Jeff, “Just as the living room is central to your home. Avenue K is going to be the heart of KL! Details and ambience will be warm and inviting, not a mixture of fads, designs and idiosyncracies. I have commissioned well-known French designer Christian Liagre who designed the homes of Calvin Klein, Karl Lagerfeld and Valentino to translate this vision into a living room for KL-ites.’’

“Our philosophy is this – most mall operators are driven by retail but I believe retail is driven by people who are happy to spend time learning about new things, chilling out with friends, having a great meal, working out at the gym and enjoying serious pampering at our spa. They save precious time as everything is available under one roof,’’ says Nicole.

Avenue K opens next February opposite Suria KLCC on Jalan Ampang, while the office and residential towers will be completed in 2005. Will Avenue K be KLCC’s poor cousin?

“We are not competing. If anything, Avenue K will complement Suria KLCC,’’ says Nicole. “The situation is not more of the same but something different.�

So how does one enjoy KL’s Living Room?

And surprise (or maybe not!), there is actually a place called “The Living Room’’. Explains Nicole, “The Living Room is where urbanites come to drink, unwind, go to the gym and admire the stunning Petronas Twin Towers from our caf�. Culture-vultures can look forward to exhibitions and shows at the 2,300sq m museum cum art space!’’

Six storeys above Jalan Ampang is The Deck with an European-style, parterre roof garden. Here are the Spa, designer restaurants and art caf� with fantastic views – a veritable Hanging Garden of KL.

Exterior facade looks so disappointingly plain and ordinary.. let's hope the interior is more exciting, since they're reportedly using French designer Christian Liagre.. Are the towers under construction?

I believe that the towers will not be realized for quiet a while. Fully agree, that the exterior design could be better.
You can have a great view of Avenue K from the KLCC foodcourt.
From there you can see the columns on the roof which will be used for the towers.

Wow, for a moment, I was curious as to how this shopping mall turns out and there you are with the latest picture, thanks TYW. So much for renderings..hehe..Well, however, can't really say much judging from the view, a photo taken above would be better. I guess it is still too early too tell whether it will be nice, cos, still under construction. But, if the renderings are true, it will be very brightly lighted up. Wow!..

Yea....the food court would be a great place to view the mall.......but my office has the best view!!! :D

I am working at Menara Maxis - so I am directly opposite the mall! ;)

I would post the latest pictures of it when I managed to take some........its been raining these days....making picture taking difficult! :rant:

Actually the mall isn't too photogenic.......it looks nicer in real life.

I personally find the exterior kinda cool.......all glass as opposed to bare walls of a typical mall. And the mall isn't your regular angular-shaped mall......making it less boring. ;)

Actually the mall looks nicer taken from street-level as the bird's eye-view would expose the unsightly columns! ;)

trust me.....me looking at it everyday! :D

I like the design of Avenue-K...

So far, have not seen a shopping mall that is totally clad in glass outside... The only types of buildings with this type of wall are offices and the occassional hotel...

Szehoong, since you work just so nearby, izzit possible to snap photos of the interior? I went to KLCC a couple o' weeks back by LRT and looked through the hoarding on the GF... Could see the express escalator and the inside looked quite nice... However, still unable to actually know what the place will be when it opens...

i think there are still a lot of refining to do, unless if they're going for an unfinished industrial look. the shops are all unrenovated also. the light fixtures are up though (looks very chic).

the interior photos were taken through a fence thing. cannot go in yet. :/

i personally like the murkyness of the concrete with such high walls. i hope the reopening of grappa soho there would be a faux-manhattan sight to behold, moreso if they used back the francesco clemente portraits. snot-galore!

Avenue K looks nice in this picture but it looks butt ugly from my office at Menara Maxis. The roof are still bare concrete with those steel bars protuding out. ANyway I hope they resumed with the two towers above it soon :D

ANyway they have this metallic scaffolding over part of its front facade......dunno what are they doing now...... :?

yea.....yesterday after my dinner ....I took a short stroll across the street to have a look.......the interior looks much nicer in person IMO and the lightings are just fantastic.......I believe this would be a haute colture shopping experience. :okay:

Heirloom > You should also try Lot 10 and Starhill .....these 2 malls are so much less crowded compared to KLCC ......but KLCC have much more choices I think. What 'big boys' that KLCC is missing of ...and perhaps the most famous of all are LV and for electronics, B&O - both could be found at Starhill ;)

I think they are putting up the signboard.......luckily the metal stuffs are just the scaffoldings for the support only.....they are putting up some strips of wood - probably for the signboards......so far everything been tasteful except for the roof! :D

by the way i got news from an interior designer woman that Avenue K will have two RM30,000-each sculptural lounge pieces by edra (www.edra.com ) ...... i don't know which one specifically but i hope it's the one on the splash page. and she says it will be in black.

looking forward to more astronomically priced living-pieces in its interiors :O

well..actually supposed to be home already lah but I kept delaying...so looks likes it's gonna be sometime next year...towards the end, I've been here for 15 years and quite honestly takut that I'd be on my own after so long, my friends here are like my family...so having to 'tinggal' my friends almost like saying goodbye tilll many moons before I get back to the states...gulp!!

There was an article about Avenue K in the latest D+A magazine. Found in most bookshops i think... rather extensive writeup and interview with the very rich but very young looking marketing director Nicole Yap & her husband Jeff Yap (who in the article, mentioned that they have gone into just about every shopping mall in the world :p )

Includes plenty of pictures/renderings (which i took pictures of :) )

Here are bits of info and text I gathered from the oversized magazine:

- Christian Liaigre's first design for a shopping centre
- additional design by the Malaysian firm ZLG-Design for the retail podium and the K Residence apartment towers.
- other designers for the apartments include Ann-Li Koh and restaurant designer Yasumichi Morita


floors:

- the bottom level will be "a full-fledged market place" that is "catered to the residents of the K Residence"
- ground floor and first floor for international brands, 2nd floor for "malaysian designers"
- every single floor will have F&B outlets which have a view of KLCC mmmm
- third level will have cafes and bars, and a fitness center. there is also a catwalk for fashion events. snobby. also it will have a "museum space" that will feature "something more eclectic and diverse to do with lifestyle or fashion, as an extension of the retail are".
- top floor more F&B, a spa, a landscaped pool area looking onto KLCC ;o


"The facade with the slats fixed over the glass wall will showcase what's going on inside, whether it's events or different fashion seasons. Internally at the atrium, we will have a projection wall -----(cut cut)----- we've got a Hollywood production team putting together the imaging for this"

"The building's affinity with retail branding is reflected in its program, as each level has been given a distinct identity that also relates to other spaces. From the high-profile street font units to designated areas such as the food court, kids' section, Living Room and luxurious roof garden with view over KLCC, there is a wealth of experiences to be found in the project's final outcome. Coming from both Liaigre's concept and ZLG's close interpretation, materiality is also a seductive feature throughout the building, with minimal variation of manufactured finishes for a natural palette.

The powder-coated aluminium slatted screens lend warmth and interest to the facade as a welcome contrast to adjacent buildings. At street level, the use of black stone and reflective black cladding to the columns emphasises the display windows while reflecting the street outside. On the atrium levels, white terrazzo, off-white cladding an the pale ghostliness of the media wall will contrast with the dark wamrth of the perforated ceiling panels. With design by international consultants Vortex Lighting (renderings on the first page of this thread), feature lighting also creates interest continuously throughout the building."

- construction on the first tower at 50 storeys high and a total of 180 units only begin next year :/
- there are three international designers to provide "distinctive interior packages for the various unit types". can't wait to see showrooms!

K Residencies looking VERY EXCLUSIVE VIP-ish and RITZY like some luxury hotel, with ahem, very costly lamps (http://www.farreys.com/lighting/flos/collection_cicatrices.html). But unfortunately just a rendering. Perhaps just one of the many different themes they will offer. I think viewing of the showrooms in the future would probably be by appointment only ;)

The Level 5 floor plan could almost be seen form my office as it is taking shape already with the pillar and the reflecting pool ;)

As for the North Elevation - the brown parts are light brown....that's the back ;)

You could see it clearly from the level 10 food court of Bangunan AmFinance ;)

Yeah man! I hope to see Comme Des Garcon opens its first outlet in Malaysia (and hopefully others like Helmut Lang and the likes would follow!) :D

And if LV we're to open another outlet in KL ...I hope it would be a bigger one and when it is under renovation.....I hope they would boxed it up with a giant replica of an LV Monogram suitcase! hehehe :)

Avenue K is gonna be the top-of-the-top shopping mall in KL, if not the Valley! I presume most of the high-end brands from KLCC, Lot 10, Starhill, MVMM, and 1u will also have outlets there?

Btw, the pix do not show the three glass elevators... That was in the earlier plans for the complex, when it was known as Duta Plaza... Have the shafts been knocked-down?

Interesting news for K-Residences:
30 July 2004

Our associates in Kuala Lumpur(KL) have secured a marketing right to sell
K Residence. This project is just across the road from KLCC(The famous Twin Towers). The project even has a underpass connecting directly to KLCC. the design of this 'glass curtain wall' are like those of the Lake Shore Drive apartment in Chicago~ the way(style or method) they constructed it and the detail of how they put in the glass too is like Mies Van Der Rohe modern international style~ i think it is constructed mainly of glass and steel frame~ u know... modern material~ whos the architect anyway~

According to my friend who is the creative consultant (he claims) for Avenue K, the concourse level is now open, and over the period of a few months floors will open consecutively... the final official opening (where MISS KITTIN will DJ!) is set for the month of MARCH next year. expect a lot of by-invite-only parties and electro music and 4-figure-price-tags and bazaars.

I think I'll just see it cos I've watch most of the movies last week :D

I highly recommend New Police Story (finally Jacky Chan act in a film got a good storyline after a long long time!) and Sky Captain and The world of Tomorrow :okay:


Bourne Supremacy so so only.......very headache as most of the scenes they film it ala Blair Witch Project......very shaky! The storyline not as interesting as Bourne Identity :(

That 'controversial' escalator. The huge flat of wall on the right side will have visual projections and posters. The ceiling on that bit looked quite glam, i donno the name for the material but it's like steel with cut out circles.

The fourth level was the rooftop bit and now it is very much under construction. It will house among others, a museum, a 'very huge' spa, and 'designer restaurants' :x

The escalators at Menara ING is actually form a cross....there are to of em ;)

LAST YEAR, THE Malaysian International Fashion Awards (MIFA) made waves in the local fashion and entertainment world with its inaugural awards event.

The week-long festival of sorts ended with a grand gala night. Then, the Designer of the Year award went to Bernard Chandran while the Most Dynamic Designer tag was won by Melinda Looi.

As for the rest, actor Hans Isaac was there holding his Best-Dressed Male Celebrity trophy along with the velvet-voiced Camelia who was MIFA’s Best-Dressed Female Celebrity.

But behind the glitter and glamour of MIFA was hard work... and long hours.

The team behind its birth is headed by a formidable former designer, Syeba Yip who dreamt of organising such an event some four years ago.

Being the consummate multi-tasker, she decided to undertake the unenviable job of seeing to every facet of the event.

The former image consultant, makeup artist and fashion designer whose clients included celebrities, corporate figures and even politicians, used all her experience and contacts to make this possible.

It helped that among her projects were the L’Oreal Colour Trophy Award, a worldwide hair industry recognition award and events she had done for Levi’s, Samsung, Redken, Kent, Nestle and many others.

Despite the hurdles she faced, like having to hunt for committed sponsors and co-sponsors, what kept Yip going was her strong feelings that more could be done for the local fashion Industry.

She felt it was such a waste that many local talents, obviously of world standards, were just standing in the wings, waiting to be recognised.

Even those who have made names for themselves needed a boost to venture into international waters.

Yip explains: “I see amazing talents go unnoticed for a long time except by a niche market. Now, although things are getting better, with local talents being courted by celebrities and the locally rich, there is a need to propel them to the status enjoyed by internationally-renowned names.

“I also wanted to organise a fashion award that would honour the entire industry because obviously, designers do not work alone.”

With MIFA as a platform, all fashion professionals who deserve recognition, have since been singled out. It is an ambitious project, one set to continually revolutionise the landscape of our fashion industry.

Since its first year, MIFA has managed to unearth some new faces and to pave a global path for established names while paying tribute to professionals who toil behind the scene.

As Yip recalls, lack of funds as well as a lack of faith had initially hampered her vision. However, having car giant Mercedes-Benz on board has opened doors.

This time around, the finalists of MIFA 2004 promise to be more adventurous.

“The group of eight are creatively different and talented. Each of them possesses raw energy. Their talent shines through in their collections and each one deserves to be there,” says Yip.

“Those in related industries should try to attend the MIFA Gala Night for a chance to watch the potential fashion champ be crowned,” she adds.

But as with all awards events, the judging process needs to be transparent, which is why, explains Yip, the MIFA Style Council has never been more important.

This year’s line-up consists of the créme de la créme of Malaysian society, including Farah Khan (president of the Melium Group), Nicole Yap (jet-setter and owner of the hottest commercial development in town, avenue K) and Frank Steinleitner, president and CEO of DaimlerChrysler Malaysia. The council ensures there is transparency in the voting process and acts as a ‘watchdog’ on behalf of the fashion industry in MIFA.

Another exciting project that Yip has undertaken is the Kuala Lumpur-Asia Fashion Week (KLAFW) to be held from Nov 22-28.

It aims to be the first world-class fashion trade exhibition in Malaysia with the potential to inject global trade opportunities, business prospects and tourism into our fashion industry. It is expected to be a global crowd-puller to Kuala Lumpur, drawing a diversity of people from all corners of the world.

With the inception of both MIFA and KLAFW, Yip feels fulfilled.

“I love fashion. I always have and always will. It’s frustrating not to be able to do more or get somewhere without connections and resources,” she says.

“I understand this feeling too well as I have been there. I want to make sure that those after me will not face the same problems. Fashion designing ought to be enjoyable and with these events, it will be so.

“We are not done yet until the next Galliano or McQueen comes from Malaysia!” Yip says, confident of the country‘s creative talents.

“Also, with MIFA and KLAFW as the vehicle, a global recognition for Malaysia as a fashion hub in Asia is practically within our grasp.”

MIFA 2004 will be held on Nov 26, in conjunction with KLAFW 2004. It will be held on the rooftop of avenue K.
