I wonder if the property mentioned is the one beside Fairways Tower and Pacific Plaza or the lot beside BoniRidge on the opposite end? Saan kaya ito. Mmmm....
Beside the Lot of Chateu De Noble :gossip: ...Lets hope it will be next year, so that RLC can fully concentrate on the newest project in South.

RLC acquires 3rd lot at Fort Bonifacio from ALI

Robinsons Land Corporation has acquired its third lot in the Fort Bonifacio Global City from Ayala Land Inc. for development into a high-end residential condominium.
RLC high rise buildings general manager Danilo Ignacio said in an interview reporters that it is a 2,000-square meter prime property with a great view as it covers three corners and faces the rotunda.
Ignacio declined to reveal the price of the property since they acquired it from ALI at a "good discount" since RLC is a repeat buyer. "They may not want other developers to know how much we got it for," he said.
At the starting rate of about P120,000 per square meter in the area, the lot would have a market rate of around 240 million.
Ignacio said the lot is ideal for an upscale residential development which enjoys strong demand from Filipinos in the United States.
He said they will probably launch the project and start pre-selling the units early next year with target turnover of the first unit by 2008.
RLC has acquired one lot at Fort Bonifacio for development every year and would consider acquiring anther lot next year — depending on the performance of this latest project, Ignacio said.
He said they are also interested in the large tract of land adjacent to the Ayala development (Promenade) in Fort Bonifacio that is being sold by the Bases Conversion Development Authority (BCDA).
Meanwhile, Ignacio said they are studying the market for retirement homes to determine the ideal site and facilities sought by prospective retirees as part of the group of developers tapped by the Philippine Retirement Authority.
"I have hired someone to spearhead this new segment and he is going around to look into both the demand and supply side of the business," said Ignacio adding that his point man will report on the requirements of retirees as well as ideal sites for development.
He noted that retirement homes and villages overseas are a mix of luxurious single-detached units to medium rise developments. "They do not have to be next to a hospital as long as they have access to good medical facilities and are easy for doctors to visit regularly," Ignacio said.

Do we know the exact location of this parcel? From previous postings, I can just surmised that it is by SOMA, since that is one of the quadrant that has obvious open spaces.

3cr September 12th, 2006, 11:29 AM Aside from the American Cemetery, mawawala din pihado yung Airport/Airplane as well as Manila Bay views ng Essensa (South facing) units when 5th Avenue gets built. Malamang duon sila actually nagwawala more so than losing the view of the American Cemetery. If there is any good thing to come out of this though is that more Chinese/Tsinoys can now buy into Essensa na since there will be no more cemetery view which is a no no in traditional Chinese culture. Fifth Avenue na ngayon ang magiging view nila instead on that side of the unit/bldg.

Me personally I prefer this way so hindi masyadong magulo. If I want magulo, it is only 2-3 blocks away.

Its really diffrent especially in terms of location since we know Fort Bonifacio sell itselfs because of the many projects that are being built right now it does not need a lot of effort to advertise. Location sell itself.
In Ortigas, well I would say that EOG is the only LOFT & Bi-Level concept in that area.
In terms of selling, honestly FAP sells faster than EOG.

Now my dilemma... yung sa 5th ave, alang gaanong view. Just the amenities area. Ung sa MPR, meron nga (so far bago matakpan ng ibang building hehe) kaso loft sya kaya in reality yung 45 sqm ay 39 sqm lang--- dahil 6sqm at least ang hagdan. Though maganda naman yung loft style baka saksakan lang ng liit. Unlike sa 5th na usable yung lahat ng 47 sqm.
Yung sa 5th, dec 2008 ang turn-over. MPR dec 2009.
A bit more expensive yung sa 5th pero hindi naman masyadong nalalayo kaya ok na rin.
And also ano ba tingin ninyong mas magandang project between the two?

I would go for the 5th Avenue option. As much as the loft is nice, you save electricity by having a flat unit and you save your energy from climbing up and down stairs every single day. Plus, 5th Avenue is beside Essensa, really desirable location. ^^

I agree with you Bong. That's also one of the reasons I chose the South part of Fort Boni to buy into. It's near the action but not actually in it so there is still that much coveted privacy intact for those quiet times. Moreover 5th Ave. and Fairways Tower are also close neighbors to the prestigious and impressive residential towers like Essensa, Regent Parkway, and Pacific Plaza. Another thing I like about our location is the area will actually be at the center of it all, not just to the High Street Mall and Stores at Serendra but also Megaworld's future Forbestown and McKinley Hill commercial areas as well. Tapos a little further South is the Jusmag property pa which will also be redeveloped. It will be a short and quick walking/commuting distance in either direction. :)

No problem dode, u can refer clients so that you can avail the referral program of RLC. you can lessen your retentions when you made some successful refferals, i hope your agent inform you on the program.

your agent didn't inform you on the referral program? Its a program wherein buyers can refer clients, when successfully closed, certain rates will be deducted to your retention.

Wow ganda ng mga pics. Nakaka-excite! Unit T is almost the same as unit F, right? Only they are opposite each other?

Actually, the wife is my cousin who used to be a flight attendant for an arabian airliner. Her husband, a british, is the big timer in the Philippines for being the kingpin of their company's entire asian operations. He a down to earth individual, loves the Philippines and the people. really is? :( but rumors say rcbc was well-feng shuied to counter the negative forces emanating from it's neighbors - Axa Tower mainly. Pero di ko alam na me negative feng shui din pala pag ang view mo ay cemetery? there's a big difference tho between south cemetery and american cemetery. pag ang unit or view ko ay nakaharap sa south cemetery, mukhang magugulo talaga ang buhay ko. the orientation of the graves makes it very very unsightly. pero pag ang unit ko facing american cemetery, ok lang. kasi maayos naman. hehe...wishing lang po na me unit.

I took the cemetery issue in consideration and I came up with the conclusion na with a cemetery like American cemetery, guaranteed kami na walang potention future development to block the view. Plus I am not a believer of Fung Shiu (sp?).
Kung mayroon man magmumulto, bring it on. At least I can ask it for potential winning lotto #s since they might have an insight :-)

nagtatalo kami ng friend ko. sabi ko "memorial" cemetery lang sya, meaning wala talagang nakalibing. para sa mga american soldiers during ww2? pero sabi nya hindi daw. syempre di ko rin naman talaga sure if its just memorial lang sya. ano nga ba, guys?

ang alam ko nga matagal nang sold out ang 2-br. ang mga naiwan na lang ay mga 1-br saka may isang exec 1br sa 3rd flr. but belavi (or gene) can answer ur question more accurately. :banana:

only corner units have wall to ceiling windows. about 6 units per floor. really beautiful. :banana:

He/she may end up liking that corner unit in 5th Avenue Residence with views of Polo Club, Makati skyline, and I bet the majestic Manila Bay as well. There is also buzz that the PSE Unified Trading Floor may be erected in the original Institutional Row area/lot along Fifth Ave. (across Boni High Street) which will essentially make FBGC's Fifth Ave. the Ayala Avenue of Makati which should help push prices/rents along Fifth Avenue higher. If it materializes this will definitely be good news for Fifth Avenue Residence and FT unit owners! :) :) :)

Bellagio has better location...it is in crescent west district. 5th ave will complete first for sure. both are about thesame as a developer and about the same market level.

This project will also be finished soon. At present, this area is accessible via public transport going to McKinley, MarketMarket, Serendra area, and FTI on the other side.
Bellagio is in the heart of the business area, proximity to McDonald's, UCC coffee and Sakai Sushi, among others. The turnover date is for quite sometime.

IMHO, the Bellagio2 is the better choice than the Fifth Avenue. I think you have the locations mixed up. The three Bellagio Towers are just next door south of Boni Ridge along the Manila Golf Course and have more landscaped space and much better amenities than Fifth Avenue. You may want to check the other projects of Robinsons Land that can fit your requirement.
The Fort Residences & Mc Kinley Park Residences or better yet wait for the The Trion Towers and the The Regis Residences.

Different project comes in different finishes, because they have different price.
Especially at Fort Bonifacio, they have much better finishes compare to the onwe in mandaluyong. You will be getting for what you are paying.

I agree with chictown, we have different opinions on every projects posted in this forum.
Better check the company profile as well. Who has better portfolio. Who has bigger capital and who has a good reputation. Reputability is very important.

Yes. You may do the ocular inspection of the actual units, just fill-up the waiver issued in the office of the contractor at the site..

I just visited the site of FAP today.
You can do ocular until 10th floor na. But we took the stairs so hanggang 6th floor lang ako (hiningal na ako hehe).
There are some re-open units in the higher floors, those with makati skyline view. Going rate for price per square meter is 82,000 pesos per sqm for re-open units but note that turnover date is only 15 months away at Dec. 2008!
What I like about Robinsons is they have the EASIEST/FRIENDLIEST payment scheme among all the GBC projects.
They offer:
No downpayment
15 months to pay at 0 percent interest -- 30% of contract price
lumpsum payment upon turnover of unit in Dec 2008 -- 70% of contract price
For a studio unit or 1BR unit (FA 36 sqm), you end up only paying around 60K+ pesos per month with no downpayment and no lumpsum or balloon payments! You only pay the remaining 70% balance upon the actual turnover of the unit! Or if you are not liquid, you can apply the 70% balance for a bank-loan with up to 10 years to pay!
The easy payment terms is what reeled me in... and so we just made our reservation today! :)
If you are interested in a unit at FAP, you can PM me and leave your email/contact numbers and I can refer you to my agent. She responds quickly and will give you the choicest deals. There are a few re-open units which I think are great investments but I expect these to be gone very soon.

Sori, wala akong dala na camera eh. In fact, there is a typhoon now in Metro Manila kaya umuulan ng nag-ocular ako.
Anyway, what you will see is not much different from what is posted in the robinsons website and the pics here.
Medyo sosyal lang ang dating ng immediate neighborhood kasi magaganda talaga ang mga building na katabi ng FAP like Essensa, Regency, etc. So, it kinda increases the market value although FAP's price (currently at 82K per square meter) is reasonable.
I talked with the Engineer who escorted us as we toured the place. He confirmed that 1.2 meter lang ang width ng corridor/hallway area. Pero mas lumalaki ito sa mga door openings (part of their design i guess, to make it easy to move in furniture), nagiging mga 1.8 meter ata ang width ng hallway sa estimate ko.
This narrow hallway I think is the only thing that could have been improved i guess.

^^ Where is this water tank located? I hope it's far enough that it does not become an immediate eye-sore and a real impediment to someone's unit view. Kaasar naman if the unit owner looks out his/her window and see this water tank point blank blocking one's Makati skyline view.

The cool and bright morning sun on a sunny day makes a world of difference. The sun should be shining on the building rather than backlighting it. I learned the improtance of good lighting from taking pictures during FHM's parties :)

^^ Honestly I like them both! IMHO they are like "relatives" (more so than siblings) - kinda similar looking but not really in the same vein. They are both good looking in my eyes. :)
thanks guys :) 3CR, my reply to how i did it is in the Joya thread. As I pointed, out lighting is key. The cool and bright morning sun on a sunny day makes a world of difference. The sun should be shining on the building rather than backlighting it. I learned the improtance of good lighting from taking pictures during FHM's parties :) ^^ Thanks Jon! :)

between Fairways and FAP, I think FT has better exteriors - better archi. but if I have a unit here at FAP, I'd choose the one facing the cemetery! :okay: though some consider it a bad luck to have your unit facing there.

south bonifacio really is a peaceful place.. being a stone throw's away from the american battle monument and all.. and i agree @tebs that a unit facing the park would be best.. they manicure the ABM so well that you wouldn't mind looking at the crosses.. just think of gothic art... plus, the fresh air coming from that place... same selling point for lofted units facing ABM in Tuscany private Estate of McKinley Hill.

Robinsons opens new Manila mall
ROBINSONS Land Corp. (RLC) announced that it has opened its second Manila mall, which would open its door to retailers, business process outsourcing (BPO) firms and other commercial establishments.
The mall, Robinsons Otis, is located along Paz Mendoza Gunzon Street in Paco, Manila. The first two levels of the development is devoted to retail and commercial establishments while the three levels on top are set aside for call center office space that can accommodate 700 seats.
Early this year, RLC said it would expand its mall operations in the provinces to include Bacolod, Tagaytay, Bulacan, Tacloban, Dumaguete and Davao. Besides the construction of new malls, the property firm said it is also expanding its first Manila mall and its first shopping center in Bacolod.
The target market for these new malls would depend on where they are located, tailoring these to the environment and the economic make-up of the locale. RLC has opted to veer away from super malls and towards medium-sized shopping centers that are strategically located.
At end-September, RLC’s net income surged 48 percent to P1.82 billion while its earnings before taxes grew 13 percent to P3.03 billion. Gross revenues rose 24 percent to P5.96 billion, 41 percent of which came from its mall business, with the 7-percent increase mainly due to higher rent and strong rental income from almost all malls.
Revenues from its high-rise buildings jumped 60 percent to P2.3 billion due to its projects in Manila and Fort Bonifacio while recurring lease income rose 73 percent to P411 million. RLC’s housing and land development unit posted a 5-percent revenue increase due to completion of projects while its hotel unit showed a 24-percent increment to P658 million mainly from Crowne Plaza Hotel.
RLC’s residential condominium arm recently acquired another property in Fort Bonifacio Global City along the Millionaire’s row at McKinley Drive and Fifth Avenue. From the 1,188-square meter lot, the company plans to develop an upscale twin-tower residential project.
The other properties that RLC is developing in the Fort Bonifacio area include the Fifth Avenue Place, the McKinley Park Residences, The Fort Residences and Trion Towers.

I have checked out a number of projects here in the fort including Fairways, Seibu, Serendra, 5th Ave, Sapphire, Palm Spring Bellagio, Forbeswood. Out of all the condos I like the area of Fairways, Seibu and 5th Ave. Closer to the higher end places like Essensa, One Mckinley, Regent Parkway, Pacific Plaza. Looking to acquire another unit here at the Fort just narrowing it down to those that will turnover in 2008-09 (early). Alot of choices now a days here at the Fort.

Welcome future neighbor! I am also an owner there (19th floor). I agree that 5th place together with Fairway have great locations. It is close enough to the action but it also gives you the peace and relax atmosphere because of the lesser traffic congestion.
Don't worry about the cemetery. Like the old saying goes, there are no ghost at the cemetery for they didn't die there. :-)

He said that there are no actual bodies buried in the American Battle, it's only a memorial place where they placed the names of the soldiers and k9 dogs who died during the war. Is this true?
