august88boy January 11th, 2008, 05:49 AM ^^ i think it's true. but given the chance (i mean resources), the idea of having a unit facing the Battle Monument is welcome to me. I just hope the unit will be higher to have a vantage view of the view below.
ako rin. maganda nga yung lawn ng battle monumnet. basta isipin mo na lang na white flowers yung mga cross dun.
the higher floor level, the better. :)

ako naman, i tell my clients then for tuscany that the american battle monument is like gothic art.. and people who are artistic and creative, must appreciate it's gothic beauty.. pag-hindi kumagat.. tell them about the great ventilation and the fresh air the park will bring.. hehe...

So I decided against the 5th ave and am negotiating with Fairways. Like the finishings and location and view at Fairways more. But paying more for it also. Will put reservation down soon for Fairways. I like the price for 5th ave, but they only have small 1br 36 sq meter avail. Both the open 47sq meter 1br are the "f" units and it has the view of american cemetary. I didnt want a 36sq meter unit, too small. Just my 2 pesos worth. Ingat guys.

Honestly, no final design yet..but definitely it will consists of hotel and residential condos. It might be a mixed design of LOFT and FLAT as demanded by the sales people so that me choices ang market.

OO nga pala me Mall pa..anyway, Can we start another thread on Sonata Residences..thats the name of the residential project. Helmut, Ubata and Kasabu will design the project. I think these guys are the ones who designed the Summit Center in Ayala.

keypool January 26th, 2008, 02:23 PM I just visited my unit today, and WOW, was I impressed. Pero sorry po, wala akong dala na camera coz biglaan lang kasi.
Anyway, I got a ground floor corner unit that opens to the jogging path/landscaped garden. My unit has 2 entrance/exit doors unlike the other condo units. Aside from the door which opens to the hallway, I have another door that opens directly to the private garden/jogging path. All other units can access this garden only via the common door near the lobby.
I was able to visit also the 3rd and 15th floor. I must say that after the seeing the 1.2 meter hallway, it isn't really that bad. For me, it is ok na rin. Also, the hallway is lined with nice 24"x24" granite tiles, unlike other condo projects in Fort Boni (like Boni Ridge or Forbeswood) which only uses 12"x12" ceramic tiles.
The driveway drop-off circular entrance is also very grand. Very generous and malaki.
I have a good feeling that buyers here will be happy. I am truly happy with what I sawt, although sa June pa daw ang turnover (6 months ahead of schedule).

It is for the entire building, according to the engineer on the site. I tend to believe him, based on what I saw today. Perhaps they will send the notice 2 months before, once they are sure about it.
Even if ready na for turnover ang units by June 2008, they will still honor their installment contracts if you are not yet ready to pay the balance. However, you cannot move-in until you have fully paid for your unit.
Maganda talaga ang layout ng FAP units. Another advantage is that you can do your morning jog dun sa American Memorial cemetery. Marami actually nag-jo-jogging daw dun sa umaga, coz of the big open spaces with trimmed green grasses. (with crosses lang nga hehehe)... You don't have this anywhere else in Fort Boni, surely no vehicle fumes...

No offense meant to Boni Ridge owners. :nocrook: Obviously, Boni Ridge has a better location, being near the golf-course. The 1.2 meter wide hallway surely can be improved next time, but it is tolerable naman as it is, kung baga, it wasn't a big deal for me after all.

Actually takas lang yan, kasi matapos namin mag-dinner, hiwalay muna kami ng parents ko, Market! Market! daw sila, tapos sabi ko High Street ako, pero dumaan lang ako ng High Street, I walked all the way to Bonifacio South to take pics. Hehe. Fully Booked @ High Street lang paalam ko kay mama, di kasi nya ipapadala sakin yung bagong Nikon P5100 nya (Nikon's flagship for their Coolpix line, but still quite dissappointing as it leaves more features to be desired for a camera touted as the flagship of the Coolpix line) kung alam nyang gagala ako elsewhere, she'd freak out "Eh paano kung nanakaw yung camera, eh kung naholdap ka?!?!". :D Hehe, sinungaling na bata! :colgate: Kaya mas nagagamit ko pa rin yung camerang bigay ni Ronald(anone), kasi di ako binabawalan na dalhin yun kahit saan. :okay: Tapos nung 8pm na, pinapabalik na nila ako malapit sa pinarkingan namin sa open-parking ng Market! Market! mura lang kasi parking nila eh...

...sabi ko sa kanila pagbalik, "Ang sayang tumambay sa Fully Booked..." kahit na gumala lang ako ng Bonifacio South for night-shots. :D Ang dilim kaya dun sa lugar between Trion and Fifth Avenue Place. Some areas totally have no streetlights at all, tapos kita pa yung pagkarami-raming cross ng memorial, freaky, but what scared me more are muggers kasi hindi ko maipapaliwanag kung paano nanakaw yung cam kung High Street lang ang paalam ko, buti na lang wala naman, whew.

I bought a unit and looked at the place with the agent on 03/15/08.The work is coming along just fine but im not too impress with the lobby.Its very small but i hope they can dress it up nice.
They are telling me turn over date is Dec.08 but i just dont see how.still lots to do and we all know is the small things that take time to finish.

fort_lover March 20th, 2008, 01:21 PM I was looking @ the model units on page 5 and i really like the kitchen cabinets there but when i when there on site w/my agent on 03/15/08 they change the color to an 80's cheesy look.
Anyone knows why they change the color on the kitchen cabinets??
I'll be replacing the cabinets in the future or maybe i'll paint them if i can.

I was not able to take pictures of the entire lobby, there are woods works in the area. I have taken some pictures of the main entrance to the lobby, they are installing some glass above the entrance.

Neighbors tayo. Ground floor unit din ako. Also with direct access to rear garden/jogging path.
I am not really concerned about security. Yung serendra nga eh, ganyan din pero wala namang security incident.
Yung jogging path naman, i doubt gagamitin talaga ito ng morning joggers. I was told that morning joggers from nearby condos like Essensa/Regency prefer to jog in the Memorial Cemetery nearby, since mas malawak ang space. I suspect that FAP joggers will do the same.
So, i expect this to be like a private garden for us unit owners in the ground floor. O di ba?

Robinsons Land turn-over team will send you letter of acceptance prior to the turn-over of unit.

I viewed a 1 bed unit on the 3rd floor in february, same layout as mine, and it felt higher than 8 feet but i didnt measure. Im hoping there will be enough height to put a drop ceiling and recessed lighting there without making it feel too much smaller.
Am excited too, cant wait hehehehe...

Last time I was there was february and I was amazed by how much more life the city had from 6 months before, im sure its even more exciting there now as more and more shops and restos open up.

Im getting concern about the safety on my money,i got a little bug in my stomach telling me how bad this deal will end up!
I can see RLC telling me at turnover date how they tried but they cant get me the loan and i've lost my money and better luck next time.
I dont put nothing pass these people.They are capable of screwing anybody and everybody.
If anybody out there thinking about dealing with RLC i would say to you to be very very careful what scheme you choose and make sure you GET PRE-APPOVE before you sign anything!
If i could turn the clock back i would.Also be very careful who you choose as your sales person.The person who helped me had/have no clue what so ever.

10/90 requires a bank approval on the 90% Retention. RLC has several accredited banks that could assists you on your financing. You should have signed at least 1 of the accredited banks. Since reservation has been made last March 2008, you should now have a feedback on your bank loans whether approved or not, the agent should inform you. I strongly suggest you email customer.service@robinsonsland.com for your concern regarding this matter.
By the way 10/90 scheme are offered on project which will be delivered within a year. Not ALL projects has the same scheme like to 10/90. This scheme allows a buyer to have a low monthly down payment.

what i did was i went to the bank, signed an appli form, submitted the contract to sell and then the bank furnished the main BPI FB a copy of the appli form. then, a week later, i got a call na saying my loan was approved. so i signed all the docs na. and then i called RLC saying na i want sana the release of the proceeds (of the loan) from BPI to RLC be made sometime in november na para wala mag overlap na monthly. okay naman daw yun. tawag lang daw ako to say when my target turn over date is and then they'll compute how much more i need to pay if any prior to the turnover. (i.e. reg expenses etc.)
i understand how you feel, it's really nerve wracking. but from experience, RLC never left me naman... i think they coordinate well with the bank. this is not the agent's role though, it's the turn over team's role i think.

i thought for a bank loan, you should at least pay 30% of the TCP as your equity. i didn't know that you can pay as little as 10% and 20%.

If you get it the regular route, you are correct. In fact, many other banks even ask 40% of appraised value as your equity.
You only get this 20% of equity thingy if you get it from a developer, coz they have special arrangement with the bank. Siyempre, valued client sila. ^^

My first impression - SULIT ang investment ko sa FAP! I was pleasantly surprised and impressed by Robinsons quality. The clothing cabinets were made of sliding full-length mirrors! I have never seen this in other condos (coz they are expensive). Usually, wooden doors lang ang ginagamit. Floor times are wooden parquet.
Lobby is great, looks like a hotel lobby (small hotel lang nga pero elegant). There were some plastic tables set-up today for the guests. Akala ko, buffet, yun pala, what else, C2 lang ang ipapainom. :bash:

As for the sliding cabinet door, yes I was surprise to see that when I went there last Feb. 2008 for an ocular inspection. Sabi ng engineer they decided to do that to make the impression of a bigger space. I joked sana yung flushed sliding door para mas social, pero this would work.
Oo nga pala, check out that trap sink compartment sa ilalim ng kitchen sink. A very nice extra.

sloanesquare August 20th, 2008, 03:39 AM First of all let me start by telling you that i would choose an expensive carpet anytime before i choose those freaking ugly wooden parquets.
It is ugly plain and simple!
And second,i've never seen any other country still using wooden parquets..its out of style,it depreciates the value of the property and a good quality 3/8 or 1/2 laminated floors looks better in any condo or home.
Last but not least go to any OTHER country and talk to any real estate agent and ask them what they think about wooden parquets.I promise to you they will tell you the same as here.
What else would you like to know?
i hope that people who were thinking of posting pictures of their own home grown decorated flats still do so and ignore the acerbic and non-productive tones of fortlover..
i want to get ideas of how people are decorating their flats (dispensing with professional help) without the disruptions of acrid personal attacks like the one directed to prinsesa8
Perhaps fortlover would like to post pictures of his flat so we may see what avant-garde should look like and we may be enlightened.

And regarding that parquet, I love it as well. I have hardwood flooring (planks) at home and to me wood is wood. Where practical, I'll take any type of wood flooring over anything, anytime :)!

Yes, my wife actually wanted to keep the unit. It is the only 1-BR corner garden unit located in the center of the building. So, its really one-of-a-kind for FAP.
I need cash right now so I am selling it below market value. Good buy. Thanks for the compliments. :)

Good Luck,,, However you will, as with others, find that selling a unit is not as easy as buying one. The reason why so many people own units is because of the easy payments terms. When it comes time to selling a unit there are maybe 10 people in the Manila area with enough cash to purchase a unit outright. Those people have no need for a condo and I will be interested to see how many months before your sale is complete. Good Luck

That is why I am selling it below market value, so I can sell it fast. Plus the uniqueness of the property will give it an edge over other units. If I can't sell it, then I would still be happy to keep it. Are you basing it on your own experience? It could be your price, quality, unit location, and a lot of luck or grace. Thanks for the good luck. In real estate, it is nice to have a lot of those :)

From my perspective, new build condos are not for everyone, esp. those who are of a more nervous disposition regarding their investment (due to the wait time, the potential uncertainties and, in worst case scenario, the building being uncompleted etc). Therefore, I'd hope there's a resale market in Manila.

Mortgage financing requires a down payment which most Filipinos don't have, plus the 10/20 year term makes it worse. Even here in the US most people couldn't afford a home on a 20 year term (30 years is standard).
Your best bet is the OFW/international market for which the condo prices are driven by to begin with. The prices are not driven by local demand.
