Aio!Thanks alot but sorry to tell you that im back in Melbourne:( only 3 weeks holidays.I only went KL twice without stayin ler...i was looking forward to see you guys.Last Thursday went over KL with gf to lepak for short while only la....Arrived KL at 5PM.Will b posting pics pretty soon.Hehehe....Next time i promise ill call you guys out.Really wonder how u guys look:D

KUALA LUMPUR (Dow Jones)--Malaysia's diversified Berjaya Group Bhd. (3395.KU) expects to make 700 million ringgit ($1=MYR3.80) in sales from the 46-story Berjaya Central Park project, Bernama news agency said Wednesday.

The project - comprising five floors of shops and two blocks of apartments - will be built over four years from April 2004 at a cost of MYR400 million, the report said, quoting Berjaya Group Director Mohd. Annuar Zaini.

"This is a big project. The components are slightly different from Berjaya Times Square. It is more residential," Annuar said. Berjaya Times Square is a giant Kuala Lumpur shopping mall the group opened last year.

Berjaya Group To Develop Berjaya Central Park Worth RM700 Mln

KUALA LUMPUR, May 5 (Bernama) -- Berjaya Group Bhd is planning on developing a 46-storey mixed development project called Berjaya Central Park with a Gross Development Value (GDV) of RM700 million.

The Berjaya Central Park will be located at the junction of Jalan Ampang and Jalan Sultan Ismail, Kuala Lumpur, directly opposite the Renaissance Hotel along Jalan Ampang.

"This is a big project. The components are slightly different from Berjaya Times Square. It is more residential," Berjaya Group's director Datuk Mohd Annuar Zaini said.

Talking to reporters after the signing ceremony for the award of substructure works for Berjaya Central Park here Wednesday, he said the project was based on the concept of SOHO (small office/home office style service suites) and was set to complement the contemporary lifestyles of urban professionals.

The Berjaya Central Park would cover an area of 132,558 sq feet or 1.216 hectares of land, comprising three levels of basement car park, five levels of commercial retail, six levels of elevated car park facilities, two towers of 35-storey serviced residence, a podium pool deck and a sky lounge.

The total construction cost is expected to be about RM400 million while completion of the project would be in four years.

The group, through its wholly-owned subsidiary, Wangsa Tegap Sdn Bhd, has awarded a RM48.5 million contract to the UEM Construction-Bauer joint venture (JV) to undertake the construction of phase one for the foundation and basement sub-structure works of the project.

The JV company, is 52:48 percent owned by UEM Builders Bhd's wholly-owned subsidiary, UEM Construction Sdn Bhd and Bauer Malaysia Sdn Bhd respectively.

It was formed in January this year, specifically to undertake the Berjaya Central Park substructure construction works.

As for the super structure works, worth around RM350 million, Berjaya Group will be opening for tender by end of this year.

"It is still early to talk about it (super structure works). We are looking into it...opening one tender for the super structure. Most probably by end of this year," Berjaya Land Bhd's executive director Francis Ng Sooi Lin said.

Preliminary works of the project commenced in April 2004 and the project is expected to be launched in June this year.

The rendering of this project was shown in NTV7 news last night. Kinda like remind me of CycleCarriage building actually. Hopefully there will a picture of that project again in the future. :D

Why on earth they have to come out with the name..Berjaya CENTRAL PARK???

It was on the news on both NTV7 and TV3. But TV3 didn't have any picture and it only said something about this project. The first thing that cross my mind was...yeah...finally, they going to get rid of the old Pudu Jail. Why...Central Park suppose to be a park..not a residential area. I hate being mislead by news.

Only then after I turn to NTV7 I realised about the whole thing. :mad2:

Berjaya Group Bhd’s unit Wangsa Tegap Sdn Bhd has initiated the construction work on a RM400 million twin-tower complex of mainly high-end residential units at the heart of Kuala Lumpur.

The company on May 5 awarded a RM48 million contract to the UEM Construction-Bauer joint venture (JV) to undertake work on the foundation and basement substructure for the new complex called Berjaya Central Park on a 1.22-ha site at the Jalan Ampang and Jalan Sultan Ismail junction.

The 46-storey towers will comprise a total of 1,402 serviced apartments and six penthouses on 35 floors; a five-storey commercial and retail podium; and three levels of basement and six levels of elevated parking facilities.

Wangsa Tegap executive director Francis Ng Sooi Lin, who is also Berjaya Land Bhd executive director, said construction of the new building would extend over four years. He said the new twin towers had a façade similar to that of giant shopping mall Berjaya Times Square but the scale of development was smaller.

Ng was speaking to reporters after a signing ceremony between Wangsa Tegap and UEM Construction-Bauer JV. UEM Builders Bhd unit UEM Construction Sdn Bhd holds 52% interest in the JV company and Bauer Malaysia Sdn Bhd the remaining 48% stake.

Work by the JV would take more than a year, Ng said. Thereafter, Berjaya would offer the rest of project via a tender process.

He said the company was talking to several banks on financing for the project but part of the fund needed would be internally generated.

He said prices of the residential units had not been finalised but indicated that it would probably cost about RM600 per square foot.

Berjaya Central Park would have two million square feet of floor area and a gross development value of RM700 million. Ng said the company had conducted market research and was confident of the property’s potential.

He said the property would appeal to a new generation of professionals who would choose to live within walking distance of work, shopping, recreation and entertainment facilities.

yea....and that solves the 'mystery' of why there is a station in that 'funny' location in the first place. I should have guessed that there is another Berjaya property that it is supposed to be linked to! :D

Well.....Berjaya Times Square is supposed to be an 'upper-class' mall but due to its size and its proximity to lots of malls like the super high-class Starhill to the Ah Beng & Ah Lian mall of Sg. Wang, Berjaya Times Square had failed to attract interest from major retailers. Coupled by the Asian Financial Crisis....which nearly cripped the project......BTS had to have 'small timers' instaed of the 'big boys' ;)

......in fact BTS is almost similar to The Summit which is another mall affected by the crisis thus turning a supposedly 'high-class' mall into a neighbourhood mall (which I think is good cos USJ needs a neighbourhood mall!) :D

Worst tenanted mall? You obviously have not been to the likes of Puteri Park Plaza, UE3 Mall, Phoenix Plaza and Pandan Safari! ......All of these are in Klang Valley and these malls are empty most of the time! I bet most of ya haven't heard of these malls....hehehe :D

I heard of all of the malls. Been to Phoenix, Pandan and UE3. Yeah they are among the worst. But don't you think that now UE3 already been renovated and painted with its new bright yellow color. Added with the E-Mall as it anchor tenant I think the place will survive ;). Still too early to say anything right.

Why they have to make it similar to BTS? I don't think KL need another similar building even if it mean in a smaller size. They should come out with a different design. :wallbash:

If ya notice that isn't a very good or 'lucrative' location for a station. Putting a station at the Shangri-La junction makes more sense. Although this station is nearer to Dang Wangi station, this point isn't crucial. ;)

Furthermore it is positioned just next beside the 'empty piece of land' and I was wondering what's gonna be there for a long time already. Now it has been revealed and since it is gonna have a 5-storey mall, it makes good economic sense. :)

Furthermore Berjaya's Tan Sri Vincent Tan had a stake in KL Monorail......so no surprise that the Monorail stations are all directly connected to all Berjaya's properties like Plaza Berjaya, Berjaya Times Square and now Berjaya Central Park ;) .......okaylah....with the exception of Lot 10 and Sg. Wang :D

I've been to UE3 since the refurbishment.......they have this China-Malaysia friendship thingy there......lotsa exhibition ....and of course the E-Mall. There is also a new supermarket there and Marrybrown. The future looks brighter but still I believe that it is still lacking the 'pull' factor. My last visit there is to check out the Emall which is selling all Chinese electronic products........and apart from that nothing else much to see. I dun think I'll go there for a long time. Furthermore Cosmic Bowl closed already :(

But its recent face-lift does help a bit.....but not enuf....I think it badly need a good tenant mix. ;)

Wow... And i thought Kuantan's malls were teruk enough... Yeah, i've been to all of the above except PPP and Safari... UE3 is doing (very) slightly better than last time, with such tenants as the MCC City, Hai-O Raya, and that disco...

Phoenix is one of the worst falls-from-grace so far... Previously supposed to be mid- to high-class with Isetan and Toys R" Us gracing its tenancy list... Now its virtually a huge white elephant... I think what basically killed that Plaza is its location... I doubt whether that place can survive even if it were smack in downtown PJ or KL...

Pandan Safari is due to enjoy a rehabilitation soon... Came out in the papers that there was a management takeover and the new guys are working all out to get better tenants to occupy the place... Lastly, where is PPP? Dun seem to have heard of that place b4...

Eh, the Galleria has closed down? When did that happen?

One more thing. Not related to this, but couldn't find the most suitable thread. The abandoned OCBC Headquarter alongside Jalan Tun Perak already resume back 2 weeks ago. Totally forgot to update about it. Now construction in full swing already :D

yea....but I dun recommend developing the site also as the high comm is currently residing in a colonial bungalow which is in the brink of extinction in KL. Unless that they could come out with a plan to preserve it like what they did with the Menara Northam (hope I got the building name correctly) in Penang (the purple building with the bungalow beside it) ;)


So the best way is to have a foreign mission 'preserving' the site for the future! :D

Suck is the name of the game here. If they want to make it different they have to start for the very beginning. They should build a totally different concept or rendering rather than following closely to what Times Square look alike now. I cannot see any justification why the have to build another similar building. KL dont need have an exact copy of another building. So like no originality. I know they want to use that words "BERJAYA CENTRAL PARK"...but then...what is so berjaya about it.

If I happen to be the owner, then I will make sure the building will look different.

hahaha......I think Vincent Tan got bitten by the New York bug thus naming all his projects after NYC's famous locations. And I think he really like the BTS architect's work :lol:

I know it is a bit silly lah to have nearly an identical design here but I am not complaining cos get to have a TWIN set of 40+ storeys building :happy:

No doubt about that... BTS seems very bland and a little too big for my liking, Sg. Wang is much better and down-to-earth...

Central Park should be a good addition to that area... A nice complement to the KLCC further down the road...

Btw, any news about the Grand Hyatt project across the Central Park?

There's a lot of activity there. On the far side, there is already quite big a hole, although you can't see it on this pic. They are also setting a showroom with a model of the building, which appears to be white and not orange. I couldn't get close enough to take a pic 'cause the showroom is not opened yet.

Just stumbled upon this thread.. Yes, finally the mystery behind the construction has been solved! Glad to know it's another tall one.. Yes!! However, disappointed to see it looks like a Times Sq replica. I think Berjaya wanted to save money on design/architectural fees in merely adapting the BTS facade and design.. :)

I'm just worried that the monorail system is gonna get overstretched in terms of capacity when the project is finally ready.

Any news on what's happening to the abandoned Grand Hyatt which is just diagonally opposite that junction?

But actually if I could afford it, I would buy a unit at BTS.....the ummph factor is that it is located at BB! :okay:

NAS Pavillion is not bad due to its cheaper prices and larger unit but the sad thing is that it is not connected to any monorail station and the mall below it is nothing special (I think) :(

The thing is...it is hard for me to consider one of the BTS Tower is actually an all suite residence. It does not have that 'aura' of a residence place. :ohno:

For me, BTS is just another megamall ;)

UEMC – Bauer Malaysia Joint Venture has been awarded the contract for the design and construction of the three level basement structure for the new “Berjaya Central Park” Project in Kuala Lumpur.

In addition to the structural design and “top down” construction requirements of the project, the foundation scope of works involves the design and construction of a total of 191 numbers of cast-in-situ bored piles in diameters ranging from 900 mm to 3,000 mm; up to a depth of 58 meters. Further, 7,360 square meters of diaphragm wall up to a depth of 23.5 meters is also being designed and constructed. For the first time on any foundation construction project in Malaysia, 3,000 mm diameter cast-in-situ bored piles are being designed and constructed. On the “Berjaya Central Park” Project 27 numbers of these piles - in addition to 71 numbers of 2,500 mm diameter piles - are contained within the total design and build foundation scope. The longest 3,000 mm diameter pile requires 450 cubic meters of fluid for borehole stabilisation and subsequently, 350 cubic meters concrete to cast the pile. All piles are constructed under high grade bentonite drilling fluid. In order to facilitate the enormous volume of fluid required to stabilise the excavation of a minimum of three large diameter piles and two diaphragm wall panels at any one time, a processing, storage and recycling plant of 1,600 cubic meters capacity has been established on the site. A Bauer BG 40 kelly is being used to install and extract the temporary casings and to bore the piles. This rig is capable of boring the piles to a depth of 75 meters. The temporary casings and specialised drilling tools have been especially manufactured for this project. The casings are fitted with specially designed head collars and tungsten carbide teeth to facilitate their rotational installation and extraction by the BG 40 rig. After completion of boring and mechanical toe cleaning, the stabilising fluid is recycled in order to re-establish its pre-concreting geophysical properties. Density, viscosity and pH are checked and sand content reduced to less than 5%. Primary desanding is performed at the bore hole using a Bauer BE 250 cyclonic desanding unit. Secondary desanding of the fluid is performed at the plant using a second BE 250 unit. Pre-fabricated reinforcement cages made up of 49 numbers of T32 bars at 2,850 mm diameter; 15 meters long, are mechanically suspended in the pile bores. Casting of the piles is via a single 300 mm diameter, full length tremie pipe with a 2,000 mm head discharge hopper capable of receiving concrete from two trucks simultaneously.

Think Berjaya Central Park's progress is slow. But then the basement and the lower floors always take more time.

UEM Builders Bhd has been awarded a RM515.38 million contract by Wangsa Tegap Sdn Bhd to build the Berjaya Central Park complex in Kuala Lumpur.
The project is expected to be completed by Jan 31, 2009.
UEM Builders said on Nov 17 that it had received a letter of acceptance to build the complex comprising a 51-storey superstructure of services suites and hotel blocks and three-storey basement car park.

Under the agreement, Wangsa Tegap shall raise up to RM515 million in the form of medium term notes (MTN) or any other mode of financial instrument.

UEM Builders shall provide a corporate guarantee in favour of the project lenders for up to 40% of the MTN raised.

“This corporate guarantee shall be secured by a second charge to the parcel of land and its building and a corporate guarantee in favour of UEM Builders from Berjaya Group Bhd for up to RM285 million,” it said.

Under the agreement, the MTN will be issued with a repayment period of three years from drawdown.

UEM Builders also said there was a commitment from Wangsa Tegap on the sale of the hotel block within one year from the letter of award with a forward sale and purchase agreement for a company under Berjaya Group of Companies to purchase the hotel block at no less than RM360 million if Wanga Tegap is unable to secure a purchaser.

Yes...but anything can happen what. We wouldnt know what happen internally inside the corporation ;)

Don't worry, this project has been moving slowly so far but it's moving ! Hopefully once the foundation and ground floors are completed it will speed up !

I bought it via bonnington estate in London. and now everytime I call them (london office) the phone connected to Dubai office. looks like someting wrong! signed the sales contract in October, but haven't received anything from them. so, not sure the problem from London office or from Berjaya in KL.

I'm interested to know if you bought without seeing the site in KL?
I had a look at the show apartment last year but didn't proceed. I already own another Berjaya property and still awaiting the title deeds, 2 years now.
BTW Are you a Malaysian citizen and if not did you seek the FIC approval?
