Are u sure they added a floor?
I spoke to one of their contractors and they said they would have to demolish the top floor due to extensive rust damage to the steel reinforced concrete.

I know what u mean Hitest, but according to those earlier pics(like this one pic above on the left)....That "taller" floor plate part wasnt exist in the first place, just looks like they added one higher floor instead of demolished.

I think Hitesh is right, they are adding that higher floor while demolishing the old top floor at the same time. You two are basically saying the same thing ;)

I spoke to some contractors when I was in Bangkok and they said this was a common problem with resuming construction on abandonned buildings.
The exposed steel and iron is full of rust from 7 years of rain which sometimes spreads to the steel and iron inside the concrete. So as a safety measure they have to get rid of it.
The guy said the rusted part is generally not more than one foot (30 cms) inside the concrete.

But the floor plate seems to be enclosed part?.....I dont get how it would rusted inside it?....but I guess it's some sort of engineering stuff I dont know then....;)

there is an empty land plot to the left of lake ratchada tower.
to the right of lake ratchada is ocean tower.
in between the 2 tall buildings is a low rise retail part of lake ratchada complex and a short blue building that can be seen in the building. so unfortunately there cant be a 'wall' of buildings.

Yes, it's taller than Pornpat Center. I contacted Arun Chaiseri which is a project consultant. The Office floor is 3.2 meters in ceilling height while Residential floor has 2.8 :eek: meters high.

Besides, it has 3 more levels than Pornpat which all Machanical levels.

It start to be outstanding when looking from far away. The Lakes and other office building look like the guard building of the column.

The facade is rising. This kind of glazing has no color, only reflects surroundings, for example if the sky is blue, it turns blue. On the contrary, if the sky is dark it turns dark.

not the test, it's the way they construc' it. Only a little work left on the top so they started cladding work.

No Zimoune, This will be "Another" Oakwood for Bangkok. Different owner from the Current Oakwood, Just same Management brand.

oh, they will keep those towers in Narathiwat. will be hard time for them, as they rent it 35,000 / month for a small studio room there.

But Occupency rate there is 78%, nontheless. On the other hand, the market they focusssing on is different from The Oakwood Park View Asoke, which more pointing on CBD residents.

78% is not so good as far as i know it used to be 85% in the last two years. anyway, i guess they will still have better facilities than the one in Column.. Oakwood in Narathiwat is well focused on its full range of facilities and impressive swimming pool area!

thats gonna be one sexy building. cant wait until the facade is on more of the floors

I thought that was when the plot of land is 'next' to a public open space (?)
But the law is not going to come into effect soon imo. Developers need certainty in valuing their land that's why they 'want' zoning.. but in a way that suits their interests not the community's interests.

No, actually I saw the map in Siam Turakij paper while ago and it was the whole plots along Ratchada Pisek Road (on the Lakes condominium side) that included as height restricted area.

Strongly agree there, if there's any parkside area that can take tall buildings it's that one.

That doesn't sound right.
Firstly, whats the point of the blanket height restriction for this row of building (incl the Column building) located south of Benjakit park. If they're located north of the park (next to it) then yeh there might be issue with building overshadowing the park and so on. And that might not be a bad thing in itself considering how hot Bangkok gets in summer.

Secondly the developers would want to maximise development along that section of Ratchada road, being close to Queen Sirikit convention centre and Asoke subway stations.

Those ppl who wrote the rules should go to New York and study how they do development around Central Park.

The restriction starts from the begining of Rama IV-Ratchadapisek(Klongtoei) Overpass run trough the road and ends exactly at that Triangular land plot Hitesh mentioned.

Well, Thats exact thing they want to do....to decrease the density around the park.

It does sound stupid for skyscraper and skyline lovers like me. But for aside, many people agree with this plan. They want the park and the lake to be seen from futher part of city.

I agree with the plan tho, i think you dont wanna wall the park with bunch of highrises rite cuz it'd block the airflow and make it very miserable.

The Column is not 42 Storey actually, if included all 3 machanical levels, it would be counted to 45 Storey. I'v been observing the height of it and it's extimated to be around 10 meters taller than The Pornpat Center.

นางอารยา เตชานันท์ กรรมการและเลขานุการคณะกรรมการบริษัท ไว้ท์กรุ๊ป จำกัด (มหาชน ) (WG) เปิดเผยว่า มติที่ประชุมคณะกรรมการอนุมัติให้ลงทุนในหน่วยลงทุนของกองทุนรวมอสังหาริมทรัพย์ เดอะคอลัมน์ ที่เป็นกองทุนที่จัดตั้งขึ้นตามหลักเกณฑ์ที่สำนักงานคณะกรรมการ ก.ล.ต. กำหนด มีจำนวนเงินทุน 1,900 ล้านบาท มูลค่าหน่วยลงทุน 10 บาท จำนวนหน่วยลงทุนทั้งสิ้น 190 ล้านหน่วย

ทั้งนี้ WG จะลงทุนเป็นจำนวนเงิน 100 ล้านบาท 100 ล้านบาท คิดเป็นร้อยละ 14.36 ของมูลค่าสินทรัพย์สุทธิของบริษัทฯ เป็นจำนวนหุ้น 10 ล้านหุ้น คิดเป็นร้อยละ 5.26 ของกองทุน

วัตถุประสงค์ของการลงทุน เพื่อให้ได้ผลตอบแทนที่ดีขึ้นเมื่อเทียบกับการฝากเงินกับสถาบันการเงินที่มีอัตราดอกเบี้ยเฉลี่ยระหว่าง ร้อยละ 1.375 -2.0 ต่อปี การลงทุนดังกล่าว บริษัทฯ จะได้รับผล ตอบแทนดังนี้
