Chad May 6th, 2004, 02:39 PM Another great piece of art presented by Noble Development. Located in Soi Aree 1 near Department of Revenue and Ministry of Tresury in Paholyothin area.
This tower will rise full 24 Storey with 5 first levels of car-park space.
Just lounched not long ago, the construction expected to start in 2-3 months and approximately to be done by the middle of 2006.

I like the subtle "roofing pat" too :) The building feels very tall for a 24 storey tower and the ground floor gets my thumbs up for being so glassy... :okay: All in all I think the building has a fresh look.
Did you notice that the building has changed since the first rendering! One of the things is that they added one floor to it.

Noble sees market starting to settle down

If you want to invest in a luxury condominium but would like to know the direction of the market, all you have to do is look at the stock market as there is a direct link between the two, says Thongchai Busrapan, executive vice-president of Noble Development Plc.
The important point is that the condominium market tracks the direction of the stock market and if stocks are faring poorly, so to will condominiums, he said. ``People move money from the stock market to condominiums. Those investing or buying units to live in are all linked to the stock market.''
Mr Thongchai expects both new developments and sales of luxury condos in the hot Sukhumvit market to slow down because of heightened competition. New supply will decrease as banks and developers grow more cautious.
Noble appears to have timed its business right as it enjoyed brisk sales when it launched the Noble Ora condominium in Thong Lo in mid-2003.
``It's a market that is becoming mature and those who have buying power have already bought,'' he said.
There is still scope for successful condo projects but these should be located in areas of central Bangkok served by mass transit but with relatively low supply. A prime example is Noble Lite in Soi Ratchakru off Phahon Yothin Road a few hundred metres from the Aree skytrain station. Almost half of the units have been sold with prices start at 2.5 million baht for a 45-square-metre unit.
However, Mr Thongchai does not think prices will fall next year because costs have risen, especially land prices, with the situation unlikely to reach a point where developers have to sell at a loss. He sees prices stabilising or rising slightly next year but supply will stagnate for a period until the market adjusts.
Noble is not going to undertake any new condominium projects next year and will instead launch two shopping centres in Thong Lo. The small-scale community-type centres will have a selection of restaurants and outlets for books, fashion and design products. Only the restaurant space will be leased out with Starbucks to be one of the tenants, while Noble will operate the remaining outlets itself.
``The market is already tough,'' Mr Thongchai said. ``Certainly interest rates are on the uptrend. At one time it was easy to borrow money, but compared to last year the cost is higher and when costs rise it means borrowers have to think more carefully because of higher risk.
``The market is slowing down, you can see not all new launches are completely sold out like before, so people are thinking more carefully now.''
What is worrisome is oil prices. Mr Thongchai believes state intervention in prices works in the short term but when it is certain that the increases are for real, then the market distortions should stop.
The property industry is especially concerned about the cost of diesel fuel, given its potential impact on construction costs. Currently diesel is capped at 14.59 baht a litre _ six baht below the real market price. The government does not intend to lift the cap until March.
``You should manage this quickly. I heard they are going to hold the price until after the election. I think it's absurd, it's too long,'' Mr Thongchai said.
Normally the high season for property sales is the final quarter of the year but Mr Thongchai said this year seems a bit different with a lot of people having doubts about the future.
``As far as I can see, consumers are worried about the direction of the economy: will the future be better than the past, will a downside set in? Oil prices are at this level, interest rates are at this level, it is not about deciding quickly like before,'' he said. ``If you look at the confidence index, it has dropped throughout. If it drops people are wary, they won't spend, they won't buy. I also don't want to do anything big quickly. If sentiment drops we will enter a recession.''
Despite this, Noble is cautiously studying the prospects of a development in one of Thailand's thriving breach resorts, where Mr Thongchai sees a more optimistic business outlook.
``Tourism is the country's main business. Therefore developing property linked to tourism should be good,'' he said.
Underscoring the outlook are healthy sales of villas with good facilities and management and potential to generate generate rental returns. ``People are smart today, they don't invest just for leisure,'' he said.
In the single-house market, Mr Thongchai said those in the 4-7 million baht bracket are selling quite well while sales of homes costing more are much slower. Currently prices are stable, similar to the condominium market.
``Costs have risen somewhat, but not very much, and it is being absorbed by the contractors. We build a lot of houses and know the cost of each one,'' he said.
The problem about finding contractors is something that the property market faced last year though the situation has eased this year, he said, adding that Noble Development's gross margin has been unaffected and remains stable.
The opening of the new Suvarnabhumi airport will boost the property market in the Bang Na area with people working in that area relocating to live there. However, property in Bang Na is no longer cheap with a single house costing eight million to 15 million baht in good areas located between Bangkok and the airport. Farther east, prices are lower but one would have to think really hard about living so far out, he said.
Mr Thongchai believes those planning to invest in a condominium have a lot more to choose from, unlike in the early days of the economic recovery when whatever was launched was quickly snapped up with buyers fearing the supply will dry up. Another good point is that prices have stabilised now. ``It's like stocks, buying on the up or down trend.''
Investors in real estate stand a chance of getting a profit. If you invest in real estate long-term it should outperform bank deposits, he said.
``The trend of property investment is up throughout because it is a finite resource. Those buying property now stand a chance of seeing an upside. I think there is an upside _ it might not be as fast or as clear as the previous cycle but if you look long term you wont go wrong,'' he said.

Nice houses and condos, the pavement is clean, and have lots of pubs and places to eat. i really like it, and Noble design is impressive, as usual. are they still selling at 55,000 / sq.m?

So for anyone who believes in feng shui, s/he wont like buying a condo that is next to a hospital or even close to hospital.
Just like Infinity. It is a nice project but located closed to ex-graveyard/located on the ex-graveyard land. therefore bad feng shui.

zackxx March 18th, 2006, 09:44 AM Noble Development engage talented Architects to design their buildings. Contemporary modern style living is how they brand their projects to a discerning market.
However someone I know who purchased a condo at Noble House Phayathai some years ago said they had so many problems with Noble Development and its sudsidiary companies -World Time Holding (the Noble House Phayathai developer) & S&P Property Management (the Noble House Phayathai management company). All three companies were controlled by Noble directors there was a complete conflict of interest and it wasn't the interests of unit owners they would protect...
Problems? Very little common area for owners to use. Claimed ownership of the swimming pool which is common area (no OR CHOR 2 found...). Registered condo regulations with Lands Dept. with some clauses that breached the Condominium Act 1979 (Lands Dept. don't care if you pay them kickbacks...) other regs they wrote favoured Noble over other others like excusing World Time Holding Co. from paying Corporate Body fees on property they owned in the building. To date World Time have yet to pay sinking fund on their property. The problems go on and on and still go on and NH Phayathai Juristic Office has currently engaged a law firm to bring World Time Holding Co. Ltd. to court for over 20 million baht in unpaid dues...
So be advised when buying a condo not only to look at the bricks and mortar but everything behind the scenes, the building regulations, common areas fees, sinking fund, property manager Co.. Who are the on the condo committee? Are they all puppets of the developer? Ask to read the AGM Minutes of previous years meetings. Get copies of the accounts, are they healthy? Talk to current owners before buying...
Tasteful building design, beautiful seductive sketches and advertsing with promises of "fine inner city living" have all too often turned out a nightmare for many condo buyers...So be warned.

i know it looks so tiny compared to other buildings. looks nice though for a white and boxy bldg. (Bangkok style);)

true. Noble Ora for example. I have my located just opposite and see the building everyday. looks like it's just 20% occupied. and this since now almost 1 year.
