Innovative developer Mayland Development Sdn Bhd has a new lifestyle condo designed to appeal to KL-ites searching for sky living with the luxury of location, space and style, but without the sky-high price tags.

In the inaugural phase of its Sri Putramas II project called Royal Domain, the company is offering a five-minutes-from-Kuala Lumpur-city address, between 1,017sq ft and 1,400sq ft of freehold living space and an affordability that translates into a monthly loan repayment starting from under RM1,000. Yet, it is promising purchasers a lifestyle befitting its pompous name, by featuring a grand lobby, a dining chamber modeled along the lines of a French chateau and a 100,000sq ft clubhouse spanning five levels.

It is by devising such a project that Mayland hopes to captivate its target market, comprising young to matured families and expeditiously generate its anticipated gross development value of RM200 million.

So far, its plan is paying off, with spirited response being received from locals, Singa-poreans and Bruneians since its launch a fortnight ago.

The Royal Domain phase is designed to feature 471 standard three-bedroom condos and another 29 with the advantage of between 160sq ft and 875sq ft of open space suitable as sky gardens.

The total 500 units will be accommodated in a pair of towers 30 and 36 storeys high, that will take shape on 6.1 acres located off the toll-free Jalan Kuching expressway and near the Duta government complex.

Prices for the units start from RM157,318, which works out to a monthly loan servicing cost of RM940 if an 80 per cent margin is obtained and repaid over 20 years, and a capital value of less than RM155psf.

In comparison, condos in the nearby Mont? Kiara area are considerably higher at between RM450psf and RM650psf.

Royal Domain?s price, however, excludes car-parking which can be purchased for RM15,000 per bay.

Within each of the phase?s towers will be three lifts opening out to a floor containing eight corner units.

Among the features purchasers can expect in their homes are kitchen cabinets, large panel windows (providing views of KL city, Genting, the swimming pool or Mont? Kiara) and 9ft 6in high ceilings.

In the 100,000sq ft clubhouse, facilities include the VIP dining chamber, a multi-purpose hall, gym, wading and swimming pools, a garden, tennis court and restaurants.

To upkeep the common areas and services, the monthly maintenance charge is expected to be pegged at RM0.20 per square foot while the sinking fund is set at RM0.01 per square foot.

When the first phase of Sri Putramas II is completed in August 2006, occupants will be able to use an interchange from the Jalan Kuching expressway and a two-level highway from Segambut expected to be completed in two years? time. - FF

oh actually this area is pretty isolated from view. I remembered we have to use the single lane punya jalan to go in and see but so many nice houses u/c there

Look like they had improve a lot..Nice planter box too..Still remember the 1st two phases..Lot of tenants complained due to recess & very bad workmanship..Some purchaser of KLCC View kena blocked as earlier sales staff said no blocked view! this & that..Was told that they has changed the main contractor for the subsequent phases as well..

yeah...this one is way way better than the 1st phase :)

If I have one complaint with the place it's that it looks so international: it could be built just about anywhere! Nothing about it says "Malaysia.: :(

Well, I know it's quite some time already for the update of this project, but recently I just found a website that containt of comments from the owner that bough their other project called Sri Putramas... I think it is the same project that you guys discuss here, Royal Domain.... well, lousy workmanship and etc. I was shock when I see the photo posted on that particular website. Any idea, how is this developer other project looks like?
