BANDAR PERDA

INTRODUCTION
Bandar Perda is a privatised project undertaken by Aseania Development Sdn Bhd jointly with Penang Regional Development Authority(PERDA). Since its privatisation in November 1994, Aseania Development Sdn Bhd has successfully developed more than one third of the total 456 acres township into various residential, industrial and commercial properties under Phase 1 & 2.

Bandar Perda reigns as Penang's most ambilitious and advanced development to date.

This mega RM 3.0 Billion (US $630 Million) development, strategically unfold over a 456 acres (186 hectares) of prime land, conceptualized as a self-contained township, where work and live under one roof.

This township is easily accessible to airport, seaport, railway and highways. It is located mere 20-30 minutes drive away from Penang International Airport and about 2 km away from Penang Bridge Interchange. Whilst the North Butterworth Container Terminal at Butterworth Mainland is about 10 kilometres west of the township.

The township is well served by an excellent road network system including the North-South and East-West Highway and strategically located in the Central development corridor between the two major towns of Butterworth and Bukit Mertajam.

PLANNING CONCEPT

Aseania Development Sdn Bhd constantly obtains input from experts and in consultation with local planning authorities to fine-tune the masterplan for the entire township in line with its theme as " City of 21st Century".

Bandar PERDA has been planned and designed with the latest "intelligent " infrastructure and facilities and as a futuristic one-stop integrated regional centre of the Indonesia - Malaysia - Thailand Growth Triangle (IMT-GT).

It is envisaged that Bandar PERDA will become the administrative and financial centre of the Northern Region of Malaysia because of its strategic location to the highly congested Penang Island and the Industrial parks in the mainland.

The three phase integrated development of the 456 acres (186 hectares) would be undertaken over a period of about ten years.

The hi-tech township will be equipped with following distinct features:

1. Bandar PERDA is equipped with fibre-optic telecommunication system operated and maintained by Celcom. The extensive communication system will allow residents to work, shop and do everything from the computer terminal at home.

2. The township will be serviced by the region's first electric monorail in a move to circumvent traffic congestion and ensure a pollution-free environment. The 2 kilometer monorail can serve up to 3,000 people every hour and will eventually be linked to the state's proposed light rail transit system.

3. "GARDEN CITY" Concept. Up to 20% of this township are made up of beautifully landscaped gardens, lush green parks and shimmering water fountains. And at sun down, the city will into a dazzling display of lights.

4. "ASEANIA CITY" This massive cosmopolitan covering 40% of Bandar Perda will be the focal point of the IMT-GT region.

It offers the best shopping, hotel, convention and exhibition facilities in the region. Aseania City will feature the biggest and most modern convention cum exhibition centre that can accommodate some 10,000 people.

International standard hotels from the most indigenous hotel chains of the Asean region, the region's biggest mall with its three-in-one concept of retail, theme park, convention centre, an ultra modern hospital and an integrated bus and taxi terminals.

The entire city would be pedestrian-friendly with lots of open space and gardens' for recreation. To enhance the concept, an under-ground network of roads will be built and ample car-parking lots made available to allow residents the option of using the city's monorail system.

5. The region's biggest ice district cooling facility will be built in Bandar Perda which supply comfort cooling and chilled water to the commercial and administrative building of the township. The RM 72 Million cooling plant, to be developed by Aseania Linear District Cooling Sdn Bhd is expected to be operational by the third quarter of 2002.

When fully completed, the township is projected to have 8,000 residential units with an estimated population of 40,000 and an estimated working population of 70,000

The township is situated within distance from major industrial parks established residential schemes and educational institutions which will provide population catchment of more than 2.2 million people and skilled manpower with growing purchaser power.

Good news for Butterworth..but it seems even in the plan itself the skyscrapers are spread out. I hope they could use some nicer clusterings :)

The bus cum taxi terminal is being planned to be the centralised transportation centre for the northern region of Malaysia and to cater for local and outbound destinations such as Hakyai, Bangkok to the north and Kuala Lumpur, Johor Baharu and Singapore to the south.

This development is expected to complement with other public amenities such as Bazar Perdana which has been launched and currently under construction and the proposed 2km monorial system serving the city centre of the township. De' Rendezvous - the food and entertainment centre

Inspired by the success of the Fisherman's Wharf in Gold Coast, Australia and our local experience at Bangsar in Kuala Lumpur, the Food Beverage & Entertainment Centre is conceived to satisfy the increasingly large numbers of young professionals and expatriates working and living in the surrounding industrial parks and housing estates. However, unlike Bangsar, the Centre is purpose-built with ample parking bays and specially designed pedestrian walkways that provide a conducive atmosphere for an evening of leisure and entertainment for the whole family as well as the yuppies. It will also appeal to tourists.

The centre comprises four rows of shops linked by a common pedestrian walkway that is traffic-free. The Centre is aesthetically designed and each outlet will be specially tailored to the needs of the operators.

Factors that contribute to success of The Centre:-

1. With the scarce land resources in Penang Island and the plan to promote the Indonesia-Malaysia-Thailand Growth Triangle (IMT-GT) the Government is increasing its focus on Seberang Perai.

2. Owing to rapid industrialization, more industrial parks are being open up in Seberang Perai, Kulim, Parit Buntar and Sungai Petani. Hence, more new employment opportunities are being created on the mainland. These new hitech factories employ young professionals with high disposable incomes and sophisticated lifestyles

3. New infrastructure projects such as higher education institutions and the 40,000 capacity stadium at Batu Kawan are being sited in Seberang Perai. There is also a proposal to relocate the Penang International Airport to the mainland.

4. In Seberang Perai, more businesses are moving into Bandar Perda due to the low-lying nature (susceptible to flooding) of the old town centres.

5. Bandar Perda is a comprehensive and integrated project that comprises all the necessary components for a successful centre.

6. The population in Seberang Perai is currently estimated to be 650,000 which is greater than that of Penang Island and the trend is set to continue with more new housing estates and townships being launched in Seberang Perai at more affordable prices.

It is estimated that there are presently about 2-2 million people within a 30-kilometre radius from Bandar Perda and more than 50% of this population are in the 20 to 40 are group. And while most other businesses were hit by the recent financial crisis, the food and beverage industry, particularly the "trendy" type, apparently were left unscathed. It is obvious that the trendy food, beverage & entertainment industry is here to stay.

Kuala Lumpur, January 18th, 2001 - Aseania Industries Sdn. Bhd. today signed a joint venture agreement with Linear Cooling Industries Sdn. Bhd., for the construction, development and operations of an ice district cooling facility at the Bandar Perda - an integrated township development in central Seberang Perai, Penang currently being developed by Aseania Development Sdn. Bhd.

A member of the Aseania Group of Companies, Aseania Industries will hold a 60% stake in the joint venture company, Aseania Linear District Cooling System Sdn. Bhd., while a subsidiary of main board listed Linear Corporation Berhad, Linear Cooling Industries would hold the balance of 40%.

Construction of the ice district cooling plant is expected to cost RM72 million and will commence by mid year.

Speaking at the signing ceremony, Dato' Musa Sheikh Fadzir, the Chairman of Aseania Development Sdn. Bhd. said, "The first phase will take 12 months to complete. The plant will be commissioned and ready for operation by the third quarter of 2002 in time to meet the requirements of the first batch of major institutional customers."

Dato' Musa also said the present venture is a stepping stone for Aseania and Linear to establish similar plants on a joint venture basis, in different parts of the country.

Linear Corporation Berhad, with over 20-year track record in cooling technology is one of Malaysia's leading producer and marketer of an extensive range of heat transfer products and systems for air conditioning, refrigeration and industrial process cooling with exports to over 30 countries worldwide.

Thermal ice district cooling is a technology to centrally generate and provide the air-conditioning requirements of major customers in a given area, in an efficient, cost-effective and environmentally friendly manner.

"Linear's expertise is in the manufacture of an extensive line of cooling towers, evaporative condensers, industrial fluid coolers, heat exchanges and thermal storage equipment used in applications such as district, critical and industrial cooling" said Jerry Chin, Chief Executive Officer of Linear Corporation Berhad.

This technology is especially relevant to large integrated townships such as Bandar Perda, which features a myriad of commercial facilities, and amenities such as banks, hospitals, government offices, shopping complexes and hotels.

District cooling is a technology that has been successfully implemented in many parts of the world.

The Baltimore Aircoil Company of America of which Linear Corporation Berhad enjoys exclusive rights to manufacture and distribute closed circuit cooling towers, evaporative condensers, industrial fluid coolers as well as thermal ice storage coils and modules are the worlds largest producers of coil products and cooling tower manufacturers.

In partnership with the Linear Group through its 30% owned equity in BAC Cooling Technology Sdn. Bhd., (balance of 70% of which is held by Linear) Baltimore Aircoil Company has the experience and expertise to provide cutting edge cooling solutions in cooling technology, having successfully implemented over 3,000 district cooling installations worldwide.

Today, over 3,824 houses from a total of 8,000 units have been developed with infrastructure in various stages; namely 2,000 units of Mutiara Permata Low Cost Condominiums and 1,824 units of Mutiara Aseania Condominiums.

On-going developments in Bandar Perda include a RM30 million 5-storey wet and dry bazaar and up-coming 38 units of 2-storey shop-offices known as De'Rendezvous, the soon to be launched food and entertainment center.

Future planned developments at Bandar Perda include a 23-storey mixed development complex know as Aseania Mall, 2 units of 14-storey office blocks, a private medical center, a 3-storey bus and taxi terminal, four international hotels, a convention cum exhibition center, an integrated shopping mall with theme park an a hypermarket in addition to conventional shop offices and residential units.

I think the construction of Bandar Perda is quite slow...Just past through it a few weeks ago..like the shophouses there very much..it dosen't look like the normal shophouses which have a ''cheap look'':D

The gateway looks nice and I hope other buildings in Perda look good as well. What does Perda stand for anyway? I think it is somekind of Pertanian something.
I think in cantonese is pak tor lah and I think those are pigeons..since it has a longer neck and buldgy chest :D

WALKING around the RM2bil Bandar Perda near Bukit Mertajam gives one the feeling of being in a foreign land or a different era.

Visitors need not step out of Seberang Jaya to marvel at the rich architecture of Europe, the Middle East or India as familiar facades have emerged within the new township.

A giant arch greets visitors at the main entrance along Jalan Permatang Rawa. Upon entering the township, they will see the spanking new and elegant Wisma TNB.

Rich in aesthetics, the buildings in Bandar Perda are a fusion of classical designs reflecting Roman, Greek, Mogul and neo-classical era.

It is hard to imagine that the township was once the site of an idle padi field. After the Penang Regional Development Authority (Perda) acquired the 183ha site, the project was privatised to Aseania Development in the mid-1990s.

The developer has since transformed the area into one of the fastest growing townships in the northern region.

Aseania Development managing director Datuk Omar Faudzar said Perda wanted the new township to be different and he had suggested that the buildings be modelled after classical designs.

“I travelled to Europe, India and the Middle East for ideas and the company decided to have Moorish architecture as the main feature.

“I want people to appreciate the evolution of the world’s greatest architecture and they can see all these designs in Bandar Perda.

“We apply the mix-and-match concept by infusing all the classical designs into one, and our clients are happy with the results.

“The buildings have numerous pillars, arches and domes and these characteristics make them stand out from other designs,” he said.

The company had originally planned to build residential houses but the economic slowdown forced them to make some adaptations.

Instead of constructing landed property, the developer built apartments and sold land parcels to government agencies to build their own offices.

Among the first to come in were Tenaga Nasional Berhad, the Inland Revenue Board, Seberang Prai Municipal Council (MPSP) and the police.

Omar said the company designed and built the RM35mil Wisma TNB that combined Moorish and Greek architecture.

“I got the idea for the building when I travelled to Italy and Turkey. I told my artist who translated my vision into a drawing.

“The architect made some changes to the design and I am glad to say that my client is happy with the building.

“As for other buildings, I got some ideas from movies or magazines. Each building must have a character to distinguish it from the rest.

“I am glad to say that the mix-and-match concept has worked out well and did not create mismatches,” he added.

Besides Wisma TNB, other impressive buildings include the RM65mil MPSP headquarters, central Seberang Prai (SPT) district police headquarters and SPT district Fire and Rescue department office.

Apart from government offices, the company also constructed commercial complexes and all its units costing from RM150,000 to RM550,000 have been sold.

And to brighten up the night scene, Aseania Development recently completed the de’Rendezvous food and entertainment centre to attract bigger crowds.

BUKIT Mertajam town is now experiencing the development of new landed residential cum commercial property schemes in its south-eastern, eastern, and western zones, according to local property valuers and consultants.

The development of the township started off in the southern part of the town in the late 1970s, gradually stretching out to the parts mentioned above in the 1990s.

The well-known landed residential schemes of Bukit Mertajam developed in the late 1970s and 1980s – such as the Kota Permai housing estate, Taman Seri Rambai, and Desa Damai – comprised mainly low- and medium-cost houses.

Rahim & Co Chartered Surveyors (Penang) Sdn Bhd managing director Tay Lai Hee said the successful transformation of Bukit Mertajam into a commercial and residential hub of the north was due to the transportation services the town provided.

''In the 1970s and 1980s, all the goods coming from Thailand and Port Swettenham Pier on the island had to be repackaged for redistribution in Bukit Mertajam. This brought a lot of commercial activities, stimulating the demand for landed commercial and residential properties,'' he said.

Tay said that even with the emergence of rival transportation centres in the northern region, Bukit Mertajam was still active as a transportation service hub. ''The emergence and growth of industrial estates in Bukit Minyak, Bukit Tengah, and Prai industrial estate ensure that property prices in Bukit Mertajam remain stable,'' he added.

According to VPC Alliance (Pg) Sdn Bhd director Kelvin Tan Keat Lim, in the early 1990s developers began to develop in south-east, east, and west Bukit Mertajam, as they began to realise that the southern parts were prone to flooding due to being in the lowland areas (facing floods from Sungai Rambai).

Intra Harta Consultants (North) Sdn Bhd manager Peh Seng Yee said the movement to develop in the south-eastern, eastern, and western parts of Bukit Mertajam was also due to the availability of bigger and cheaper parcels of land, which enabled the development of better planned and designed property schemes.

''From early to mid-90s, developers began focusing on Alma, Permatang Tinggi, and Bukit Minyak to develop landed residential, shop office and light industrial schemes.

''The residential properties comprise mainly single- and double-storey terraced houses in the low-cost category with built-up areas from 650 sq ft onwards and medium-cost double-storey terraces with built-up areas from 1,200sq ft.

''The light industrial schemes comprise purpose-built standard factories which are mainly 1˝ storey terraced type,'' he said.

According to Peh, from the mid to end-90s, developers also launched landed residential and commercial projects in Machang Bubok and Simpang Ampat.

''The types of landed residential properties launched were medium-cost, comprising single-storey terraced houses with built-up areas from 700 sq ft onwards, and double-storey terraced houses with built-up from 1,400 sq ft onwards. The double-storey shophouses have built-up areas of over 2,000 sq ft,'' he added.

According to Tan, there are now fewer launches of commercial properties in Bukit Mertajam due to an overhang in supply.

''The development of commercial properties is concentrated on certain areas such as Taman Seri Limau, the BM Business Park at Jalan Rozhan, and Bandar Perda,'' he said.

Peh said that since the late 90s, there was a trend in which developers built bigger terraced houses with better finishes and a higher proportion of semi-detached and detached houses to cater to the increasing demand of the market.

Both Tan and Peh agree that the landed residential properties in Bukit Mertajam have been appreciating between 3% and 5% annually, depending on several factors such as the location, size, type and specifications of the properties.

Some of the major landed residential schemes launched in south-east, east, and west Bukit Mertajam from the second half of 1990s onwards are Bandar Perda by Aseania Development Sdn Bhd, Desa Palma by the Belleview group, and Seri Bukit Indah by Techware Enterprise Sdn Bhd.

The Bandar Perda project, comprising 4,152 units of various types of landed and high-rise residential and commercial properties, was launched in 1995 and to date, the developer has sold over 80%.

The Desa Palma landed residential scheme, comprising 382 units of double-storey terraced and semi-detached houses, was launched in 1998. The selling price of the terraced houses was RM180,000 while that of the other type was RM290,000.

The Seri Bukit Indah housing scheme, launched in 2001, comprises 191 units of landed residential properties such as bungalows, double-storey semi-detached houses, and double-storey terraced houses.

''We have sold over 90% of the properties to the locals who want to upgrade their lifestyle and those who buy them for investment. The selling points of Seri Bukit Indah are its design and location on higher grounds, which ensure that it is free from flood problems,'' said Techware Enterprise sales and marketing manager K.C. Chin.

He added that the company was looking for land in Bukit Mertajam for landed residential properties.

Gurney walk is also one already, anyway locals normally prefer Gurney Walk and Upper Penang Road is normally dominated by ang mohs. Btw, Bandar Perda in BM? How come all the happening things in BM are often not successful. for example the huge malls there. Their condition is even worst than BJ complex or Midlands court nowadays.

Megamall Pinang i think, the last time i went there was 2 years back and at that time it's only a few years old. The mall was empty on a saturday night. The mall setting is quite nice, better than BJ or Prangin but lack of maintainence, toilet also so teruk d at that time. Only the eateries were jam packed at that time. People would go to the Pizza Hut, KFCs and etc then balik d coz there's nothing else there.

And i heard the food court lasted less than a year. The top floor is already empty now.

AEON Co (M) Bhd, the operator of the Jusco chain of department stores and supermarkets will open a new store in Bandar Perda, Bukit Mertajam.

The store, to be located within Phase 1 of The Central Mall, is expected to be opened at the end of 2007.

Aseana Development Sdn Bhd in a statement said that Aeon will enter into a lease for a shopping centre agreement with D'Aseana Mall Sdn Bhd to manage the store.

The Central Mall will be the first shopping centre for Aeon in Seberang Perai and the second Jusco outlet in Penang.

The Central Mall will be the largest and most integrated shopping centre in the northern region and is scheduled for completion in the third quarter of 2007.

The shopping complex, to be built on a 16.2ha will have a total gross floor area of 1.88 million sq ft and 5,000 parking bays.

According to Aseana Development, the immediate captive population is 1.5 million within a 15km radius and a combined population of 5.5 million people within the northern states of Malaysia.

Together with the adjoining theme park, which is also part of Phase 1 of the shopping centre development, the complex is expected to capture both the local and tourist crowd.

The Central Mall is designed with emphasis on horizontal layout and multiple exit points to ease congestion.

Retailer and mall operator Aeon Co (M) Bhd is expanding in Penang state, with the opening of the second Jusco store in Seberang Perai (http://www.skyscrapercity.com/showthread.php?t=112091&page=1).

Gold Bridge Engineering & Construction Bhd’s unit Aseania Development Sdn Bhd said on May 4 that Aeon had confirmed it would set up its store at the Central Mall in Bandar Perda.

To date, Aeon operates 14 outlets in the country, with a majority of the stores in the Klang Valley.

The shopping complex will be on a 40-acre piece of freehold land. Phase one of the Central Mall will have a total gross floor area of 1.88 million sq ft.

The Central Mall will have an adjoining water theme park, scheduled to be completed in the third quarter of 2007.

Aseania Development said the mall would be the largest integrated shopping centre in the northen region. The Central Mall would have a wide range of retail outlets and over 5,000 parking bays.

Wow, interesting looking building, I can't decide if I like or not. If its tacky or brilliant. Love the windows, hate the yellow ends of the columns. Very mixed feelings on its architecture. Perhaps it'll grow on me.

finally an update about this mall. But if they build this like the Aeon Bukit tinggi klang it would be better

But Jusco stores have the reputation of fast construction. Jusco Equine Park took less than 8 months from construction to shop opening.

Prominent retail outlet for Seberang Jaya

SEBERANG Jaya will have another new prominent landmark when construction work on retail outlet, Jaya Jusco Store, the second major shopping complex in the area, is ready before the middle of next year.

Seberang Jaya state assembly-man Ariff Shah Omar Shah said the new Jaya Jusco store was ex-pected to attract more tourists and visitors to Seberang Prai.

He said they included those from southern part of Perak like Parit Buntar, Bagan Serai and Taiping and northern Kedah, in-cluding Kulim, Gurun and Sungai Petani.

“We hope the opening of the store will help create job and business opportunities for the local people.

“I also hope that the business spillover effects following the opening of the store will help in the revival of some 1,000 trading lots nearby which have been abandoned for the past three years.

“The stall operators, petty traders and retailers who have been promised business opportunities when Bandar Baru Perda was developed have not been able to open their outlets,” he said.

Ariff Shah said the Bandar Perda Jaya Jusco was the second major shopping complex in Seberang Jaya after Sunway Carnival Mall, which was opened six months ago.

It is also the second Jaya Jusco store in Penang after the store in Queensbay Mall in Bayan Baru.

Ariff Shah urged the state government to build an integrated bus and taxi terminal in Seberang Jaya that had developed by leaps and bounds over the past 10 years.

“There are some 80,000 resi-dents staying in Seberang Jaya and they badly need a proper bus and taxi terminal, especially those working in factories in Prai and stay in Seberang Jaya,” he said.

He added that Bandar Baru Perda would soon see a drastic increase in its population when more housing projects were deve-loped in the area and that a transportation hub was highly required in tandem with the rapid development.

jusco will do since the mammoth failure of megamal pinang. once touted as the largest mall outside klang valley is now rotting after 10 years in operation. They only survive with rental from the first 2 floors

The construction is still in progress and i expect more delay to the progress due to poor weather like rains. The area around the mall needs to be furnished else it will look ugly and eye sore to people who visit it :S

The floor space of this Central Mall is slightly smaller than Queensbay Mall. I hope it will turn out to be a great shopping mall like Queensbay mall.

Anyone knows if there will be cinema or karaoke in this mall?

Queensbay Mall doesn't has a Karaoke which is very sad :(

I hope GreenBox will land in Penang soon!!

the summit mall in bm town enjoys almost 100% occupancy rate but this new mall will bring a fresh new look to malling scene around seberang prai. summit is low end mall with so many anak2 hantu strolling around there.

Another new jusco banner is up at the back of the central mall...anyone can get some updated pictures of the progress?

I think the summit will still enjoy some occupancy because there is a bus terminal below it. Just like Mid Valley who has KTM and Bus terminal there.

Easy accessible by public transportation is the key to the successfulness of a mall. In my opinion :)

Bandar perda will have an integrated bus terminal but i am not sure when it is going to be done.

The shopping complex will be on a 40-acre piece of freehold land. Phase one of the Central Mall will have a total gross floor area of 1.88 million sq ft.

How big is the Central Mall actually? I am a bit confused. it says Phase 1 will be 1.88 mil sq. ft. Do they have subsequent phases?

central mall is an integrated shopping mall. aeon bandar perda is under the phase 1 of central mall. As completed, central mall will be the largest shopping mall in the northern region but doesnt means that aeon bandar perda will take over the status of aeon bukit tinggi as the largest aeon mall in Malaysia. Aeon bandar perda is still smaller as compared to aeon bukit tinggi.

what do you all think about development in bandar perda?? i mean the whole development...

I'm in the midst of buying a property and considering large integrated development like mutiara damansara, kota damansara, seri tanjung pinang and queensbay where all the amenities are so close. Bandar perda seems to be heading in that direction when first launched but the presence of politeknik and uitm students has distracted the place. Many people lost appetite to buy properties there especially landed. A lot of cases of break in happens.

Aeon will be opening, will perda going to be the next abovesaid place or just another equine park in seri kembangan? i was considering perda but when i actually spent my time there makan2 at nasmir i dont feel really safe, the place lacks quality...

It's so hard to find quality housing in mainland penang, seberang jaya comes close, especially the area near carrefour...

Can the upcoming Central Mall survive on the mainland or will it end up like Megamall Pinang etc? The Sunway Carnival just opened on the mainland and now a bigger one?

^^that worries me as well......they should have scaled down the mall.....it's too big for mainland......even with the metropolitan of 2.5million++......it's difficult to maintain such a huge mall......they should have done it phase by phase instead of everything in one shot......but with the right management......it should do well though......

yaya...furthermore household income for residents on the mainland are considerably low compared to Klang Valley, so I'm also doubted about the existance of such a giant shopping mall in Seberang Prai.

But in my opinion, Jusco is a big company so if they have decided to open Jusco store in Seberang Prai there must be a good reason and confident for doing so. Sure they have done market survey and feasibility studies...

and regarding the name "Central Mall"...nothing special...aeon bandar perda...maybe better. But I would prefer some special names such as The Garden in MidValley, Pavillion KL, Gurney Paragon just to name a few...

Let's hope that the Metropolitan of Georgetown covering Penang Island, Seberang Prai, Kulim and Sg. Petani will grow into a metropolis which can rival Conurbation of Kuala Lumpur and Conurbation of Singapore-Johor Bahru one day! :banana:

IKEA has been so secretive about their next store. They are not as aggressive like hypermarkets which build new outlets in every town. Perhaps the market is not ready yet, but i believe, if they ever open IKEA in Penang, they wont run out of customers, i love IKEA .....and i believe many other Penangites share the same sentiment as me.....just open it...

With regard to the newest Jusco to be opened in Penang, i believe they have come out with careful study on buying habits of Penangites especially on those living on the mainland. Jusco has the brand, Jusco is synonymous with family shopping environment, i bet they store will be a hit in the area. Dont forget people of Kulim dont have anything like that (significant malls and hypermarkets). The store will do well of course. People of Bukit Mertajam are affluent enough to have Jusco stores within 15-minute drive from their home.

Maybe we're doubting them because we only see partly developed Bandar Perda, if we take only residents in and around Bandar Perda as potential customer for Jusco, then the mall will be a failure, but we forgot that Bukit Mertajam area has many potential customers too..Bukit Mertajam town and surrounding area for me resembled another Kajang.

Sunway Carnival Mall will do well also, i believe. But one mall which will not survive is Megamal Pinang. Such a mammoth failure. Unless they come out with new tenant mix and change in management, it will still have some hope.

So far notable hypermarkets/malls in Seberang Prai are:

Megamal Pinang
Summit BM
Sunway Carnival
Carrefour
Giant Prai

Under renovation/construction:

Makro (Tesco) Seberang Jaya - what took them so long, takut carrefour ke?
Aeon Perda

I sense there's no shopping malls around Butterworth/Bagan area since Parkson Ria building was razed in fire 7 years ago. The established area provide many potential customers. Good for another hypermart i guess.

It would be nice if IKEA store can be set up in Queensbay or Gurney area. Maybe the area will become shopping paradise resemble Mutiara Damansara in PJ.

read one vague news about it months ago in newspaper. But one sure thing is that it's not going to happen in 2-3 years time...i believe they have plan to set up one store here.

As for JB, i think logistics favor them since there's IKEA store in Singapore. They can maximize their storage and inventory because of proximity between the two stores. For Penang they might have to reinvent delivery and supply chain system and recalculate the transportation cost of their inventory since it's quite far from KL. IKEA pride itself and keeping cost low by sourcing materials close to its store. Since furniture is more complex and narrowed-focus product, there's simply limited supply around unlike hypermarkets where they sell everyday's necessities which supply are abundant and easy to get.

Sunway Carnival is set to be looking good and up to standard right now except with its limited shops.

I hope Central Mall will turn out good when it opens middle of this year unlike The Summit nearby which I try to stay away as far as I could. Anyone know what shop gonna open there? When is Burger King or Dunkin Donut gonna open in Penang?

U know as a penangite who lives in mainland, i find it quite troublesome each time i have to travel across the penang bridge to go shoppping or cinema/entertainment in the island. Now that Aeon Bandar perda will be here. I will be more than happier. So that for ppl from Kulim and SP or anywhere nearby can come and hang out. It's a good destination in my opinion.

I think it's because the island is more densely populated thus everything is concentrated on the island. Unless, AEON bandar perda have brands that cannot be found in Penang, i don't think many islanders will drive all the way there for shopping. It will cater mostly to the mainland population.

Auto City is pretty cool, many nice restaurants, bars and coffee chains. It's an attractive concept but i still find it a distance to go over to Auto City, been there only twice so far.

BUKIT MERTAJAM 3 Ogos - Kira-kira 1,000 penduduk sekitar Bandar Baru Perda termasuk pelajar sekolah menyertai program menanam hampir 4,000 pokok di persekitaran pusat beli belah Jusco-Aeon Seberang City di sini barubaru ini.

Berkongsi rasa cinta terhadap alam sekitar, mereka menanam pelbagai jenis pokok di ruang legar serta di setiap laluan masuk menuju pusat beli belah tersebut yang bakal menjadi mercu tanda baru di bandar ini.

Usaha tersebut dilihat menjadi titik tolak kepada usaha menjadikan bandar Perda sebagai 'bandar dalam taman' tidak lama lagi sejajar dengan keperluan untuk mengimbangi pembangunan pesat yang berlaku di situ sejak beberapa tahun lalu.

Malah, pemaju kawasan tersebut, Aseania Development Sdn. Bhd., (Aseania) juga sudah memulakan usaha untuk mengindahkan bandar Perda melalui program penanaman pokok-pokok di laluan utama masuk ke bandar tersebut.

Potensi bandar Perda untuk menjadi bandar dalam taman turut diakui Timbalan Menteri Perumahan dan Kerajaan Tempatan, Datuk Hamzah Zainuddin yang merasmikan program penanaman pokok di Jusco-Aeon Seberang Perai City baru-baru ini.

''Saya rasa (program penanaman pokok) ini merupakan permulaan yang baik dalam usaha untuk menghijaukan persekitaran bandar Perda yang semakin pesat membangun.

''Malah, saya yakin kalau usaha berterusan dilakukan, Perda boleh menjadi antara bandar yang kita namakan sebagai bandar dalam taman tidak lama lagi," katanya.

Turut serta dalam program itu ialah Pengerusi Aeon Co. (M) Berhad, Datuk Abdullah Mohd. Yusof; Pengerusi Eksekutif Aseania; Datuk Musa Sheikh Fadzir dan Duta Yayasan Jusco Malaysia, Datuk Siti Nurhaliza Tarudin.

Program seumpama itu jelas Hamzah, akan dapat merangsang serta menjana kesedaran masyarakat supaya terlibat dalam usaha menjadikan persekitaran hijau melalui penanaman pokok secara terancang.

Selain dapat memberikan kesan estetik, program itu juga katanya mampu mengimbangi persekitaran bandar serta mengurangkan pencemaran.

''Pada masa sama, usaha ini juga dapat mengekalkan dan memelihara khazanah alam yang kita warisi, bukan sahaja untuk manfaat dan kebanggaan diri tetapi untuk generasi akan datang," ujarnya.

Katanya, usaha menghijaukan kawasan bandar ini juga boleh dimulakan di rumah dengan setiap penduduk menanam sebatang pokok di kediaman masing-masing.

Melalui cara itu katanya, rakyat boleh membantu kerajaan mencapai sasaran penanaman 10 juta pokok sehingga berakhir Rancangan Malaysia Kesembilan (RMK-9) untuk menjadikan Malaysia sebagai negara dalam taman menjelang 2010.

Program penanaman pokok itu katanya, bukan sahaja memberi tumpuan di persekitaran pinggir bandar, tetapi turut melibatkan kawasan bandar besar di seluruh negara.

Beliau berkata, melalui usaha itu, kerajaan yakin dapat mengikuti jejak langkah beberapa negara yang sudah dinamakan sebagai antara negara dalam taman termasuk Jepun dan Korea.

''Untuk mencapai matlamat ini, Kempen Menanam Pokok melalui Jabatan Landskap Negara yang dijalankan sejak tahun 1997 akan dimantapkan melalui pengisian program yang lebih menyeluruh.

''Kita percaya, melalui pelaksanaan program secara lebih sistematik dengan kerjasama agensi terlibat termasuk Jabatan Perhutanan, kita mampu menjadi sebuah negara dalam taman pada tahun 2010," katanya.

Hamzah memberitahu, kira-kira empat juta pokok telah ditanam sepanjang tempoh RMK-8 dan kerajaan mensasarkan penanaman empat juta lagi pokok dalam tempoh RMK-9.

''Dalam tempoh RMK-9 juga, kerajaan menyasarkan penanaman sebanyak lima juta pokok bunga raya melalui program khusus dan kempen-kempen menanam pokok yang akan dijalankan di seluruh negara," jelasnya.

Dalam pada itu, beliau turut menyeru pada pemaju terutamanya dalam sektor perumahan untuk mengadakan kempen penanaman pokok khususnya sempena majlis penyerahan kunci rumah, bangunan atau premis perniagaan.

Kempen seumpama itu katanya, bukan sahaja mampu mengindahkan kawasan persekitaran, tetapi juga membantu usaha menangani fenomena pemanasan global yang semakin ketara berlaku terutamanya di kawasan bandar.

Developer: Council HQ project followed procedures


BUTTERWORTH: The developer of the RM84.3mil Seberang Perai Municipal Council (MPSP) headquarters in Bandar Perda maintains that the project was carried out above board.

Aseania Development Sdn Bhd chairman Datuk Musa Sheikh Fazir said he had nothing to hide and would provide all relevant documents to the state committee tasked to investigate the council’s plunging reserves.

“I will give my full co-operation to the committee if summoned for an explanation. “We have followed all procedures during the process of constructing the headquarters. I will tell all when I am called,” he said yesterday.

Musa, who is Bukit Mertajam Umno division chief, said he hoped the committee would give him ample notice to prepare all the related documents.

Chief Minister Lim Guan Eng had said on Monday that the state government had appointed state financial officer Datuk Supiah Md Yusof as acting council president and also to head a committee to find out why the council’s reserves depleted from RM230.2mil on Jan 1, 2000, to only RM6.4mil now.

Supiah had said she would be calling several people, including Musa for investigations.

Lim had claimed that the MPSP headquarters was built by Aseania without an open tender, adding that there was another proposal to build it on a 7.5ha plot in Ampang Jajar at a cheaper cost.

Meanwhile, MPSP president Farizan Darus clarified that he was not told to take leave but was attending a three-week course at Intan in Bukit Kiara from Nov 24.

He said he had received many SMSes from friends following a report in The Star stating that he was asked to go on leave.

“I am actually attending a course and will be back to work after that,” said Farizan, who was only appointed MPSP president last year.

A letter from the Chief Minister’s office yesterday also clarified that Farizan was on “his scheduled annual leave”.

Developer ready to face probe


BUKIT MERTAJAM: Aseania Development Sdn Bhd chairman Datuk Musa Sheikh Fadzir is prepared to face investigations over the Seberang Prai Municipal Council's (MPSP) depleted reserves.

Musa, who is Bukit Mertajam Umno chief, yesterday said projects carried out by his company for MPSP were done according to procedures. His company was awarded the contract to build the new MPSP headquarters in Bandar Perda at a cost of RM84.3 million.

"We were awarded the project after submitting a proposal to MPSP," he said

On Monday, Chief Minister Lim Guan Eng started a probe into why the council's reserves, which stood at RM230.1 million on Jan 1, 2000, had gone down to RM6.4 million now.

Aeon Co buka cawangan Jusco baru


BUKIT MERTAJAM: Aeon Co (M) Bhd (Aeon Co), pemilik rangkaian Pasar Raya Jusco, melabur RM40 juta dengan membuka sebuah lagi cawangan gedung beli-belah syarikat itu di Bandar Perda di sini.

Gedung itu yang dikenali sebagai Aeon Seberang Prai City, memulakan operasi sejak Ogos lalu di kawasan seluas 10 hektar. Premis itu adalah cawangan Jusco ke-19 di negara ini.

Selain Jusco yang berkeluasan 288,000 kaki persegi, bangunan itu juga menempatkan 168 unit kedai berkeluasan 1.6 juta kaki persegi dengan 3,000 tempat letak kereta.

Majlis perasmian disempurnakan Yang di-Pertua Negeri, Tun Abdul Rahman Abbas, kelmarin. Hadir sama, Toh Puan Majimor Shariff; Pengerusi Aoen Co, Datuk Abdullah Mohd Yusof dan Pengarah Urusan Aeon Co, Nagahisa Oyama.

Sempena majlis itu, Yayasan Jusco Malaysia turut menderma sebuah mesin dialisis berharga RM43,000 kepada Pusat Dialisis Province Wellesly Medifund.

Sementara itu, Abdullah berkata, pembukaan gedung berkenaan menandakan satu lagi pencapaian syarikat dalam usaha menambah cawangan di seluruh negara.

Katanya, ia selaras dengan hasrat syarikat yang ditubuhkan 24 tahun lalu untuk memajukan perkhidmatan peruncitan yang cekap dan serba moden kepada pengguna.

"Dengan adanya sebuah lagi cawangan Jusco, kami juga berharap mendapat peluang mengadakan program usaha sama dengan agensi kerajaan untuk membantu memasar dan mempromosi produk tempatan.

"Jusco juga memberi peluang kepada pengusaha tempatan mempamerkan produk pertanian," katanya.

Mengenai perancangan masa depan, Abdullah berkata, Aeon Co akan membuka tujuh lagi cawangan gedung beli belah dan pasar raya pada tahun depan walaupun pertumbuhan ekonomi negara dijangka perlahan.

Cawangan itu adalah dua pusat beli belah Jusco, masing-masing satu di Melaka dan Lembah Klang, manakala lima pasar raya MaxValu yang masih dalam proses mengenal pasti lokasi sesuai.

Ketika ini, syarikat itu memiliki 26 cawangan Jusco di seluruh negara merangkumi 21 gedung beli-belah dan lima pasar raya MaxValu yang beroperasi di sekitar Lembah Klang.

Mengenai kesan kemelesetan ekonomi terhadap syarikat itu, Abdullah menjangka Aeon Co turut menerima tempiasnya berikutan kuasa beli pengguna yang dijangka merosot.

"Operasi kami mungkin terjejas tetapi hanya memberi kesan yang minimum kerana barangan yang dijual bukan semuanya barang mewah tetapi mampu dimiliki," katanya.

Mengenai jumlah pemegang kad J-Card, Abdullah berkata, ketika ini ada lebih 800,000 ahli di seluruh negara, yang menjadi penyumbang utama kepada pertumbuhan jualan syarikat.

INTRODUCTION
Bandar Perda is a privatised project undertaken by Aseania Development Sdn Bhd jointly with Penang Regional Development Authority(PERDA).
