This is the first mall under construction outside core Mangalore - Nehru Maidan, Hampankatta, KS Rao Road, M G Road, Kankanady (except for Time Square which is a very small one). Should benefit the people staying in Kadri, Kaikamba, Ganjimatt area. I expect malls of similar size to come up in Kavoor, Surathkal, etc.

Plama Mall is the largest proposed so far.

^^ In all dravidian languages including Tulu 'ooru' means 'place'. Mangala is a sanskrit word which means fort, auspicious, mars, so on. Mangalore does not have any meaning in any of language.

I don't agree 100% with the article. Even in Mumbai, most people who go to Mall are not the real buyers who go for shopping. However Multiplexes run full houses. The people who visit these multiplexes do some window shoping on ther way back home.

Not sensible to open this month as road works are going on. I think they are waiting for fourlaning to complete. There seems to be a lot of pressure to complete the fourlaning quickly.

i used to go to spencerplaza every yr when i used to visit chennai, even i felt spencerplaza looked bigger, infact the credit should go for being one of the first malls in the country, in place of this was earlier the old spencers mall built by the british
citicenter is bigger for the foll reasons citicenter is vertically got higher floors, whereas spencer plaza is only 3 floors and spread out horizontally hence it looks bigger, more space of citicenter is taken by hypermarkets and multiplex which r absent in spencers plaza.

I have been to Ambience Mall -Gurgaon , Great India Place - Noida and Spencer Mall-Chennai.....while it is no doubt fun place to be in the large malls....it does get tiring at the end of the day walking the distance :)

Also u tend to skip places, as all stores more or less stock the same things....I remember in Great India Place there were 4 super shops - LifeStyle, Pantaloons, Shopper`s stop and Globus!!

Mangalore Citys biggest mall to open on April 25



Mangalore April 18: City Centre, claimed to be Indias 10th largest mall and the States second largest one, located on the K S Rao Road in the city, will be opened for public from April 25.


Chief of Brahmakumaris Dadi Jankiji will inaugurate the mall at 11 am, while District-in-Charge Minister J Krishna Palemar will be the chief guest. Nitte University Chancellor N Vinay Hegde will preside.

The 5.4 lakh sq ft mall with over 170 national and international tenants, will be providing the citizens of Mangalore one-of-its kind experience in shopping, dining, entertainment and leisure activities, said S M Arshad, the Managing Director of Mohtisham Complexes, the malls developer.

Addressing a press conference here on Saturday, he said the major anchors at the Rs 115 crore-project would be Spar Hypermarket, Lifestyle, Westside, Reliance Timeout, Reliance Trends, Reliance Digital, Sports XS, Mom & Me, Reliance Jewels, Planet Sports, Gili, Hidesign, The Body Shop and Lush.

The worlds fourth largest multiplex operator Mexico-based Cinepolis, will operate a 5-screen cinema in the mall, he informed.

The mall comprises of seven levels of retail shopping space, five levels of parking for 800 four-wheelers and 1,000 two-wheelers, while all floors are connected with eight passenger lifts, 27 escalators, two travelators and five freight lifts.

Mohtisham CEO Dharmaraj said the fully air-conditioned mall with uninterrupted power supply is fully equipped with all fire protection and fire fighting measures as per the National Building Code.

Answering a query, he said the developer has applied for a revised license from the Mangalore City Corporation since there were certain technical problems in obtaining the Fire Departments NoC.

Responding to another query, he said the developer has spent nearly Rs 10 crore towards constructing a retaining wall behind the mall. However, he said, he does not justify the initial technical faults.

The Mangalore-based Mohtisham Complexes Pvt Ltd — which has come out with a 5.4 lakh sq ft mall, ‘City Centre' — will open it for public use in Mangalore from April 25. Addressing presspersons here on Saturday, Mr S.M. Arshad, Managing Director of Mohtisham Complexes Pvt Ltd, said that ‘City Centre' is the second largest mall in Karnataka and 10th largest in the country.

City Centre, which was in stages of development for the past four years, will have more than 170 tenants.

Some of the national and international retailers are coming for first time to Mangalore at the mall. Some of the brands such as Spar Hypermarket, Westside, Reliance Timeout, Reliance Trends, Reliance Digital and Reliance Jewels will begin their operations soon, he said.

For the first time, Reliance Time Out has decided to keep textbooks in its store, he said. Almost 60 per cent of the mall will be open by May-end. One of the international brands such as Marks & Spencer has agreed to open its first store in a tier-II Indian city at City Centre Mall in Mangalore, Mr Arshad said.

The Mexico-based multiplex operator – Cinepolis – will operate a five-screen cinema at the mall by August, he said.

Mr Dharmaraj, Chief Executive Officer of Mohtisham Complexes Pvt Ltd, said that the mall offers seven levels of retail space compared with the usual four levels of retail space in other malls.

Mangalore, Jun 26: With a focus on enhancing its retail ambience and to provide its customers with a more joyous shopping experience, Titan Industries Lt launched its third store in the city at City Centre Mall on Saturday June 26.

Bharat, Empire and City Centre are the only ones that are open with functioning shops. Pio only has one space open that belongs to the builder, Inland Ornate is a nice fancy shopping centre, cannot be termed a mall, it too is empty [basically due to not getting a license]. Mischief has just Alookas, rest of the mall is still getting ready.

mall is doing wery well especially on weekends, but as u said now sales are slightly dull on weekdays due to monsoons, mark and spencer u can expect it opening august, but spar is an alltime hit doing remarkably well, as the mall is 40% open it will take another 9 months for the mall to b fully operational

Spar Supermarket is doing very well. If you are visiting Spar park on the upper floors [two floors available] and walk down. Entrance to the upper floor parking is accessible via Light House Hill [through a narrow lane next to Lobo Prabhu Apts] or from mall front via a steep ramp.

Lot more shops have come at City Centre when I visited yesterday. The multiplex I fear will take its own time since the mall has no fire clearance. Adlabs [now Big Cinema] at Bharat Mall had barely squeaked through with theirs when they opened .

D elhi-based multiplex operator Satyam Cineplexes, which runs movie screens in Delhi and Indore, is busy rolling out the reel in tier-2 cities. On its radar are Aurangabad, Rohtak, Ludhiana, Bhatinda and Jodhpur.

“There is a big market in small towns that has not been addressed. Markets such as Jodhpur and Udaipur are underpenetrated, with not a single good site. Of course, it will be a cautious investment for us. We may not go overboard with Italian marble and fancy tiles — we do have to curtail costs, but that does not mean we will compromise on seats, sound and projection. A movie-going experience has to entail these three aspects. And with small towns getting aspirational, why should they be deprived of a quality experience?” says Deven Chachra, Managing Director, Satyam Cineplexes.

While the cost per screen in the big cities is Rs 2-2.5 crore, in tier-2 towns it should be at least Rs 1.6-1.75 crore, says Chachra, who is also the Vice-President of the Multiplex Association of India.

Besides, the rentals in smaller markets are 25-30 per cent lower than the big cities and that is a “big push” for theatre owners, he adds.

Satyam Cineplexes has been in the entertainment business for nearly two decades. As it draws up an expansion plan (it runs 17 screens currently and plans to take this to 35 by the end of 2010), the company is busy talking to a host of investors to obtain a second round of PE funding to the tune of Rs 50 crore.

“The PE funding landscape is changing. Investors are now aggressive and going after the retail sector as the country's consumption story is evolving fast,” says Chachra, who even has plans for an IPO in 2012 and a possible strategic sales overseas.

A big grouse common to all consumers is the skyrocketing ticket prices. While multiplex owners are seen as fleecing the public, consumers don't understand that the industry involves a host of taxes, with every city having its own rule and tax rate, says Chachra.

While cities such as Jodhpur and Indore enjoy a tax holiday, in other cities the entertainment taxes range from 20-60 per cent. In Uttar Pradesh, it is 100 per cent, laments Chachra. Add to this, there is service tax for distributors, rentals, VAT on food and so on. And in cities such as Chennai, the prices are controlled (ticket prices cannot be more than Rs 120). “This is an archaic system and not good for the industry.”

“Our net margins are so low (just 6-8 per cent). The taxes have to be rationalised and ticket pricing has to be decontrolled,” urges Chachra. “Worldwide, the entertainment tax is around 10 per cent. That is an ideal rate. Hopefully, the GST regime will take care of all this and bring in a uniform rate across the country,” he adds. Chachra also says it does not make sense to charge exorbitant rates on tickets. “If the prices are reduced, the numbers will only increase. The demand for movies is there — but unfortunately it is being curtailed by prices.”

Having been North-centric for long, how does Chachra view the southern market?(Satyam is looking to expand into Bangalore, Mysore, Hyderabad, Kochi and Mangalore by 2012.)The presence of regional language movies is a big plus, whereas the North is dominated by Hindi and English to an extent, says Chachra. Which means more movies and, hence, more shows in the South. “In the North, the occupancy rate is 30-40 per cent; in the South it is around 60 per cent. While six-seven screens per theatre are enough in a market such as Delhi, in the South we can have multiplexes with 12-18 screens.”

The shelf life of movies has dropped dramatically over the years and theatre owners must adopt strategies accordingly, says Chachra. While an average movie ran for four weeks earlier, today very few movies go past the second week. The second week only draws half the collection of the first week. “Our catchment today is the first three days (Friday-Sunday) and we must ensure we get a good draw on these days,” he says.

One must also watch out for technology trends. 3-D movies are the next big thing in the industry, says Chachra.

Satyam currently runs 3-D screens in Delhi and plans to make its upcoming screens 3-D-enabled.

Sighting the congestion of vehicular traffic, I think enough parking facility is provided in City Centre.

at present there is enough parking space at citi center. but at bharath mall especially on sundays parkings are almost full, leaving other no option but to park on road sides, empire mall is even worse on sundays where there is no parking space vehicle users hav no other option but to park their vehicle at quite a distance or at instances drop their visit to the mall.

inland ornate is slowly getting filled up with dominos pizzaz occuping lower floor, several other offices are cmg up. but in the case of mischief mall for some reasons its slowed down, mostly overshadowed by its famous big brother citi cente which is close to it. its a joint venture by mothisham (promoters of citi center) and kusuma bhandary constructions , thou allukas at present is the only present store i hav seen some interiror works going for other stores as well. a restaurant and a gym are the projects planned for this mall.

its because spar is new to the city..when some other brand supermarket comes, u'll see the footfalls fall.. bang, hyd, etc hav saturated and big players want to enter smaller cities asap to capture the spendthrift markets like mangalore and bellary..

That is always the case whether it is Mall or a restaurant. People always want new things and innovation.As far as Supermarkets are concerned are there any other players around in India other than Reliance?Wall mart may be a long way off.

i agree,infact when spar opened , people thought the crowd going to big bazar may reduce but that's not the case , bigbazar has established it presence its got its regular set of crowd, thou there may be shift of consumers here and there but on the whole both are doing well. forum mall is cmg up very fast and some local entreprenours hav already booked some stores already.

the mall is centrally ac, as certain floors are still not occupied certain a.,c vents are not in use.

dont worry any such thing wont happen , for eg take bharath mall its still has got its popularity, and i still love this mall. citi center once fully occupied will be a charm of its own .

Fully agree on this avi, I don see body shop doin good business in bangalore as well ( forum mall ), I am jus goin by the number of ppl i see inside the shop whenever i visit forum mall on weekends. I could be wrong here but I see a lot of such high end brands in different malls across bangalore which rarely does good business and i hardly find ppl visiting these showrooms. ex. Ethos, samsonite etc in forum mall, espirit in garuda etc. Probably these brands are too big to be really worried about their sales chart in india :banana:

i saw the site of plama mall at present no work going on . before monsoons they had started work with foundations but discountinued during monsoons, i heard they are going to start work once monsoons are completly over, as the full site at present is filled with rain water, forum mall u can expect mostly in the end of next yr or 2012 first half

I had a mail from Mr Arshad of Mohtisham. M and S have cancelled the deal . They already had a space but were asking for larger space. I like M and S. Anyway they might come up at Forum Mall.He did not mention anything about Cinepolis even though I asked about it. Might want to keep it a secret.

Not many know that Hubli also had a pizza hut center 2 years back,it was operated out from a not so good complex and hence the patronage was low.Hubli did not have a mall then.:)

absoultely rite akash...the location of the shop was not so good...hence the buisness was down..so they moved out of hubli..shops like pizza hut..coffee day n al must be opened on the main H-D road..can disscuss it in H-D forum..

yes manojk cafe day in Hubli is geeting good response from last two years they have opened the branch in Travelers banglow road which will be to busy every day. Cafe day have opened two branches in Hubli :cheer:. But Pizza Hut was inside the road so it was not able to attract the customers so it failed her :gaah:. But recently the chichen Hut in airport road is doing well to attract customers many peoples are visiting their to have pizza burger and many more. The chicken Hut is in good profit they have opened 4 branches in Hubli... ^^
