KJBrissy January 18th, 2010, 01:58 AM Twin Towers proposed by WATPAC at the corner of Julia, Alfred and St. Pauls Terrace opposite the back entrance to the Valley Railway Station. I'm at work at the moment so it is a little hard to get plans etc. however the App. # - A002480576
This one is a surprise for me!
edit: Actually, I just realised it is 31st, however I can't be 100% sure about the height as the ground level elevation isn't clear.

no but seriously i dont mind them spreading out a bit more, cos of the elevated area of of that area they don't need to go super high.
however that stage two tower I'm not sure how the 14 floors of concrete wall of another building so close on the western side of the building would get find the buyers fancy, i mean i see that they have angled the building so as to avoid that issue but ...

MyFavco January 18th, 2010, 03:09 AM The near by North Tower of Green Square is only 14 storeys and 59m high, so this will really stand out. Good to see some new limits being set.
Valley Metro tower is proposed at 14 storeys and 70m high. HQ North Building is 12 storeys and 53m high.
beastjim January 18th, 2010, 03:21 AM Quality part of town, this is actually currently the Centrelink Office if I have my bearings correct. It's a big Centrelink office as well. It does seem out of place to be totally honest, its not really in the Valley per say (although less then 5 mins walk to Fortitude Train Station), nor is it really in Bowen Hills and is just out of the Bowen Hills UDA. However even the closest Bowen Hills UDA sub precinct which is marked for High Intensity Residential Living allows only 12 stories and a plot ratio of 3, at 30 stories and presumably a much higher plot ratio, this is considerably more.
Is there perhaps a big affordable housing competent?
I do hope it gets up, as it looks like it could be a development which really helps to start changing an area, but I certainly don't think we should get our hopes up, at 30 stories they could be asking way too much of council.
BTW it would appear that about 30st/100m seems to have become some sort of high barrier outside of the CBD, when have seen a couple of proposals at this height now (Milton Train Station and Buranda).
Marty_ January 18th, 2010, 03:29 AM Whether or not they're particularly attractive buildings, I quite like the site layout. Seems to be a nice lot of open space included.
I don't think council will view the height as a particular problem.
yuma January 18th, 2010, 04:06 AM I dont see the height being a big deal in that area. And im sure Watpac would have gotten some solid advice before going to council with the heights.
Im hoping it gets up to add a little more depth to that part of town.
BrizzyChris January 18th, 2010, 04:31 AM Even though it's nothing special, there is something about this development that I really like. Not to mention it would be a huge boost for the area. In some of the DA docs, it does say "in accordance with the allowable 30 storey height limit in the area...". So Watpac know the deal and this shouldn't have much trouble going through you would think.

What is that 14 story building next door? Is it proposed because it aint there now!

Makes me wonder what else is proposed for the Valley that we think is too unimportant or small to mention.

sweetchariot January 20th, 2010, 02:15 AM does anything think they have a realistic chance of approval?? 31st is fkn massive for the valley core, let alone the valley fringe where this is located!! has the town plan changed recently or are they just having a punt??
KJBrissy January 20th, 2010, 02:24 AM ^^The towers are complient with the planning scheme. The height IMO shouldn't be an issue. It is classed as the Valley Core.
neilo63 January 20th, 2010, 08:33 AM In my opinion 31 stories is just the start, in 20 years i'm sure areas of the Valley and Bowen Hills will be unlimited height like the CBD. We have such a tiny CBD at the end of the day.

There was a render of 22 storey office tower as a possible redevelopment option. The purchaser can also seek to build the twin apartment towers as featured on the first page of the thread.
