Awesome towers. Located at Tsuen Wan, will the towers affect the air passage?

It shouldn't. Aircraft shouldn't pass over there because Tsuen Wan has a lot of tall buildings already, just that no supertalls before Nina. Also, the three bridges have very tall towers too. Tsing Ma is over 200m, right?

Tsuen Wan is actually very close (almost directly under) to the landing path during the summer season. But of course, planning and building department have thought about all these already when they approve the building in the first place

The flight path is across the Shing Mun Tunnel from Shatin, skirting the north side of Tsing Yi and then parallel to the Lantau coast into the airport. That type of path is consistently used across all seasons, depending on wind directions.

That's quite close to Tsuen Wan, then...but with the mountains there, I suppose a supertall wouldn't do much.

in winter, when planes take off will start to turn right toward Victoria harbour somewhere before reaching the Tsing ma bridge.

Wonder if there will be glass on the roof...

Hope it is only lit with white light at night. Definitely a great addition to the skyline. Tsuen Wan should get more tall towers. Imagine flying by it on the way to HKIA =P

My thoughts exactly. This tower would have looked smashing in Toronto. You can tell that this tower hasn't been cheaped out at all. Add to it, the colour is fantastic!

the cladding is not completed yet, and protection tapes are everywhere. Those holes will be filled with strip of metal installed in angles, just like what they already done for some of the holes. I believe the color won't be blue after the tapes are taken off.
btw, these holes (opening) are refuge floors (in case of fire), as well as massive HVAC system, electrical generators etc.

Another giant for HK. Well, I think cladding could be better, but still looks good, and I think this type of cladding fits perfect to HK!

I'm really looking forward to seeing what they are going to do with the glass at the top. The lighting better be good on this building. Imagine coming in from the Airport on the Airport Express and seeing this baby all lit up like a beacon in the night. People might even think this was the main skyline lol.

no offense ... but im not so sure if the design coming from 1 single architect ...
coz the design is not very uniform...

the facade treatment is so different ...

the way they finish the "potential observation deck" is very different from that of those wings.

n the skybridge kinda look out of place ...
it could hv been bolder n more visible ... instead of so tiny n small ...
just my opinion ...
(im just brainstorming what my professors might comment if i turn in sth like this for studio...)

the design of the building just lacks the kind of coherence like ifc 1&2 ... or like the whole pacific place ...

Thanks! I saw that tower from the highway when I was in HK a few weeks ago and was wondering what it was. It was the tallest in the area and looked impressive - but it was tough to take a pic because of the smog.

Lifestyle ditches Tsuen Wan Sogo plan after lease row

Lifestyle International Holdings, which runs department stores in Hong Kong and the mainland, has scrapped plans to open its third Sogo store in Tsuen Wan after failing to agree lease terms.

Lifestyle started lease negotiations for opening its third Sogo store at Nina Tower with Chinachem Group last year. The company, which runs Sogo stores in Causeway Bay and Tsim Sha Tsui, said it will keep looking for a suitable location.

"When we open a new store, the lease period can't be too short and floorspace can't be too small,'' Lifestyle's managing director Thomas Lau said in a media briefing Tuesday.

Lifestyle reported Tuesday net profit of HK$539 million for 2005, up 30 percent from a year ago, and beat market expectations of HK$504 million. Sales rose 30 percent to HK$2.1 billion.

The earnings growth was mainly driven by its Sogo flagship store in Causeway Bay, which boosted sales 7.9 percent in 2005. The store posted 6 to 7 percent sales growth for the first two months of this year.

Lau said the newly opened Sogo store in Tsim Sha Tsui, which recorded three-month sales of HK$65 million for 2005, is expected to take two to three years to offer a more "meaningful contribution'' to the company.

Lifestyle said it expects a drive in growth to come from Jiuguang store in Shanghai, which opened in September 2004 and reported losses of HK$41 million last year. The company expects the Shanghai store to break even this year and become a significant earnings contributor after 2007.

Lau said Lifestyle plans to buy the remaining 35 percent stake in Jiuguang store and a 50 percent interest in the property housing it from its partner.

The company also hopes to find prime locations in cities such as Beijing, Shanghai and Tianjin, to open its second Jiuguang store.

Lifestyle had HK$2.5 billion in cash at the end of December 2005, and Lau said the company could borrow HK$1 billion from the banks to give it enough funds to invest stores in Hong Kong and the mainland.

Lifestyle declared a final dividend of 14.4 HK cents per share, and a special dividend of 3.6 HK cents to celebrate the 20th anniversary of Sogo in Hong Kong.

This one comes out very good! Pearl river delta is the best skyscraperarea on earth, many skyline and world class towers in Hong Kong, shenzhen, Guangzhou, Macau, etc.

i doubt the waterfront West rail Tsuen Wan station development will look like this. I don't think the development right has been assigned yet.

The LONGEST panorama of HK I have ever seen! The only one that show the skyline of Tsuen Wan, West Kowloon and HK Island altogether. It also shows the relative location and distance between Nina Tower and the main skyline of HK. It's especially good for non-HKers who are not that familier with the geographic location of different districts of HK.

Perhaps the exteriors could have more originality, but developers rarely go out of their way to spend extra money to jazz things up. The land is expensive enough. This is especially pointless in Tseun Wan, which is rather far from the Central Business District.

What you see in the shot is but a few buildings. Hong Kong is a vast swath of highrise buildings. There are more daring and less exciting buildings at the same time. It's rather mundane to single a few in an isolated shot and proclaim that they lack design.

Nina Tower should be the focus, and it clearly is a winner.

The office market in Hong Kong will enter a new phase from this year until 2010, when about 80 per cent of new units will be located outside of the traditional districts that offer grade-A office space, property consultants said.

In the next five years, 23 projects comprising 10.8 million sq ft of office space will be built.

Only five of these would be in the core areas [of Central, Wan Chai/Causeway Bay and Tsim Sha Tsui], Jones Lang LaSalle said.

"This will be the first time that any development cycle in the grade-A commercial market will provide such a high proportion of accommodation in non-core areas," said Gavin Morgan, head of Jones Lang LaSalle's Hong Kong commercial department.

In the last cycle, much of the new office space was in Central developments such as Two IFC and Chater House.

Experts said the increase of supply in non-core areas reflected the decentralisation of the office market.

David Holdsworth, managing director of Pamfleet (HK) said: "Central rents are obviously rising because [of] the absence of space.

"As all the major buildings fill up, there isn't just any choice. You either have to [be] able to pay those high rents in prime buildings or you [have] got to start moving.

"Decentralisation will continue to offer comparatively attractive rental deals for those people who cannot afford to pay Central rents."

Major buildings to be completed this year include the 112,000 sq ft Landmark East extension in Central and the 360,000 sq ft Nina Tower in Tsuen Wan.

In the next two years, Sun Hung Kai Properties will complete its twomillion sq ft International Commerce Centre at Kowloon Station, and Swire will complete its office project, One Island East, in Westlands Road, Quarry Bay.

Knight Frank executive director Mark Bernard was optimistic about Island East.

"The quality of office buildings is very good - even better than in Wan Chai and Causeway Bay," Mr Bernard said.

"Quarry Bay has traditionally provided a lower-cost option for tenants looking for prime office space outside of the Central business core. Strong demand for space in the area has driven up rents, particularly over the past few months."

According to Knight Frank, Quarry Bay office rents have more than doubled over the past year to average $31.21 a sq ft a month. The average rent in Central is $75.21 a month and about $38 a sq ft in Wan Chai and Causeway Bay.

In the next 12 months, rents in Quarry Bay were expected to increase by 30 per cent.

Mr Bernard expected Swire Properties to set the rent for One Island East at 10 per cent to 15 per cent below the market price to attract tenants.

But Swire would push up rents in the area once One Island East was occupied, he said.

Mr Bernard said the area would continue to attract interest from end users and property investors.

His comments come as an Australian fund Allco is in talks to buy Hongkong Land's office building at 1063 King's Road.

Also, the family of Charles Ho Tsu-kwok, a tobacco tycoon who owns the Sing Tao Group, is selling its 450,000 sq ft headquarters at 865 King's Road, estimated at $700million.

The industrial building could be redeveloped for office use.

But Desmond Poon, associate director at Chartersince Realty, said fringe Central areas such as Wan Chai and Sheung Wan would benefit the most from the relocation trend because office rents would obviously go up.

He said it was difficult for Island East to compete with Admiralty and Wan Chai as many companies that had been located in the CBD for a long time would be reluctant to move to Quarry Bay.

"They will relocate to places still close to the CBD, then move back to Central once the office rents ease again," he said.

Cause with a facade like that Nina Tower should look absolutely stunning but in every photo I see the facade looks dull and scungy. Plus like you guys said the top is pretty dodgy. Hopefully it is covered in plastic and the actual dazzling shinny blue facade is waiting underneath because it's really dissapointing at the moment.
