That's because Chinachem decides to develop it in Tsuen Wan as part of the Vision City project.

Yes the tower is beautiful but the original design was better sort of a modern version of The Chrysler

The two are quite separate developments, as Nina Tower has been on the books for quite a while - since the 90s. The Vision City website makes it clear what that project encompasses.

Seven supertalls...I didn't know the Center was considered > 300m. Its spire looks more like a fancy antenna.

This building is actually really nice, even during day time. I'm not a fan of its lighting scheme though, although, considering that it's so far from the central skyline, it's not too bad. If it were in the central skyline, it would/should have a better lighting scheme.

It will happen gradually, when the govt. compensates residents for relocation in that area. Residents can be very vocal about preservation of their existing living environments, so urban renewal in Hong Kong sometimes can take a long time depending on the projects' circumstances.

There seems to be an oversupply of new housing around Nina Tower though, and Tsuen Wan isn't the prettiest district to ask for high prices, which should keep redevelopment efforts in check.

Nina Tower project (the 2 towers) is a mix of office and hotel. I think the hotel should fare well if it caters for more budget-minded travellers as it is poorly connected to the MTR yet not too far from the airport.

Tsuen Wan is not an emerging office district like West Kowloon or Kowloon Bay. Most of the redevelopments these days are residential.

15 minute walk to Tsuen Wan station. 8 minutes to Tsuen Wan West (West Rail).

There is retail underneath the majority of housing estates (superblocks). While some may have some preconceived conception of slum-like housing tenements... there is nothing of the sort in Hong Kong. Who ever said these older areas have "culture" are very correct. They often have established stores and restaurants operated by the same family for many generations. You won't find repetitive chain stores here, but rather stores which are unique and have withstood the test of time. It is in these established neighbourhoods where there is a real sense of community. Super blocks are usually vibrant and well connected through public transit.

The fact that some shops will make them "vibrant" is something that cannot influence the quality of life inside the apartments, I guess. The building on the left in the second pic is butt ugly and run down, there's no denying it. This is not to say I wish for it to be demolished and the people inside relocated, only I can't help noticing it.
