I think special update threads are better for people who want to see how far a project is (now they have to search trough the whole HK update thread).

So here I'll start one about Ninatower, 319 meters tall, now about 200 meters I think:

i dont know why Nina grow so slow. When i compare the pics taken in Feb 1st ( http://www.skyscraperpage.com/forum/showthread.php?threadid=25419&perpage=25&pagenumber=2 ) The concrete core didn't grow at all. The floor plate only grow one floor. What the heck!

Excellent! It has grown a lot since I last saw pics of it. I like this idea of having individual threads for individual construction projects. Makes it much easier for browsing and collecting info. :)

In my opinion, the tower will become mutch nicer that the drawnings and rederings i saw of the tower before any construction took place.....something that is goooood.:happy:

No, Ninatower is in Tseun Wan. The tower is only 5 minutes walk from that MTR station. From there we walked throug a lot of towers and over the bridge to Tsing Yi. Only an hour walk.

I heard that too! Her husband got kidnapped or something and he died or something. Then they reviewed the will and they said it didnt seem like her husband actually signed it. I heard it somewhere, hm...

when the tower is completed, i think the tower will go slightly higher than the top of the gakei's pic frame.
i don't understand why the residental project right behind Nina tower take so long to build just the piling.

Nina Wang, now believed to be Asia's richest woman with a net worth estimated by Forbes magazine at US$2.4 billion (HK$18.7 billion), has been in an ambitious campaign to upgrade Chinachem Group since she took over her late husband's business empire after he was kidnapped and killed in 1990.

Forbes ranks the Shanghai-born businesswoman as the world's 123rd richest person.

Chinachem is today believed to be the biggest unlisted property company in Hong Kong, with as many as 200 properties in the SAR. But it was anything but a property powerhouse when Teddy Wang, who was 57 when he disappeared, took over his family's pharmaceutical and vinyl industries businesses.

In the early 1960s, before the start of Hong Kong's long property boom, Teddy established the Chinachem Group and started to build a business empire that consisted to a great extent of low-value housing.

After his disappearance, and since Nina stepped in as Chinachem chairman, the firm has developed a vast real estate portfolio that includes luxury apartment blocks, offices, shopping centres, cinemas and industrial sites, not to mention vineyards in Xinjiang.

The empire is also thought to include interests in Taiwan's second-largest shipping company, pharmaceutical companies in the United States, and Canada-based Playdium Entertainment.


Chinachem also runs meat-packing plants on the mainland and is one of China's largest importers of plastics, petrochemicals, rubber and animal feed, news services say. Nina's tenure has not been without controversy.

In 1997, almost on the eve of the Asian financial meltdown and the start of a painful slide in the property market, the group paid HK$5.5 billion for a beachfront luxury site at Repulse Bay. It was the highest land development price ever paid in Hong Kong.

Chinachem more recently outbid four developers last month to win a residential lot in Kowloon City at a higher-than-expected price of HK$1.01 billion and announced plans to build a luxury apartment block on the site.

In 1996, Nina Wang unveiled an ambitious plan to build a 518-metre, 108-storey office tower, slated to be the tallest in the world. However, the proposed project, to be called the Nina Tower, was rejected by government planners because of height restrictions.

Wang maintains her husband is still alive, despite claims by his kidnappers that they tossed him into the sea as their boat was being chased by mainland border guards.

His body was never found. In 1999, a court declared him legally dead.

Before Teddy Wang's death, Chinachem Group was well known for high vacancy rates at shoddily built property developments in good locations, such as Pictorial Garden in Sha Tin.

``But it doesn't matter for Nina Wang, because the value of the vacant flats has tripled from 10 to 20 years ago,'' a local property agent said.

``Whether she can successfully change the company's image to building quality properties has yet to be seen.''

The Nina Wang story is quite interesting. Her husband was kidnapped and disappeared over 10 years ago. His remains were never found and he was declared legally dead. However, a battle began over which will was enforceable. The one Nina claimed was valid had all the assets going to her, while the father-in-law had a will that said all the assets would go to him. After a trial with handwriting experts to show which signature was valid, the father-in-law won. But the saga continues.

The tower is not in the city centre. This means:
It will add no stroke to an otherwise better Hong Kong skyline;
It will not be seen by most travellers to Hong Kong; and
It will not appear on most Hong Kong skyline photos.
For such a tall building with such high investments, what a pity!!!

All visitors traveling from the airport to HK Island will pass this tower closely. :) Good reason to have a look over there later on! :cheers:

Yes, all the airport buses to downtown will have to pass through Tsing Yi, then Tsuen Wan, and Nina Tower will be visible to them. Similarly, Airport Express passengers will see the tower since the alignment passes near Tsuen Wan as well. Even airplane passengers will be able to see the building if the plane descends into Chek Lap Kok from the east.

Chinachem Group will open its flagship hotel in Tsuen Wan in September, launching an assault on Hopewell Holdings' domination of the hospitality business in one of the oldest satellite towns in Hong Kong.

Nina Tower, named after Chinachem Group chairman Nina Wang Kung Yu-sum, comprises a 40-storey, 640-room hotel and an 80-storey, 1,000-room, hotel-office block. It also includes a nine-level retail and convention centre in Yeung Uk Road.

The soft opening of the first phase of 300 rooms in the 40-storey hotel block, to be called L'Hotel Nina Tower One, will be held in September, in line with the schedule for Hong Kong Disneyland.

Another hotel in the 80-storey, hotel-office block will be opened next year. Both will be five star.

Over the past decade, Hopewell's 1,026-room Panda Hotel, about 10 minutes' walk from Chinachem's, has been the only supply in Tsuen Wan.

Shrugging off fears of a potential hotel glut in the district, George Kuk Hin-fai, director of Chinachem's hotel division, said its five-star hotels were different.

"Our project will provide various choices for tourists," Mr Kuk said, citing its 50,000 sqft convention and exhibition centre, which is expected to attract business travellers.

With Hong Kong Disneyland opening on September 12 and China expanding the solo travel scheme to more cities, Mr Kuk was confident of bright prospects for the hospitality market.

The completion of Nina Tower was delayed for years after the project, designed to be the world's tallest building with 108 stories in early 1994, was forced to change to lower twin towers because it was in a flight path.

Chinachem was marketing the complex in Shanghai, and had received several inquiries about bookings for hotel rooms and trade fairs, said Mr Kuk, who was the former executive director of Sino Hotels before joining Chinachem in 1997.

The Chinachem complex also has a 120-table banquet hall with a nine-metre high ceiling, a 300,000 sqft shopping mall catering for high-end retailers, and two 50-metre indoor and outdoor swimming pools.

"Our mall may include a department store, as we are trying to create another Lan Kwai Fong-style entertainment spot in Tsuen Wan," he said.

The top of the 80-storey building could feature a lounge area, he said.

"Tsuen Wan is going to have a big facelift," he said, referring to the construction of other trendy developments in the neighbourhood that would transform the town into a modern tourist district over the next couple of years.

Opposite the Chinachem development, Sino Land is building a 1,900-unit residential and commercial project.

Two other projects - Sun Hung Kai Properties' 1,624-unit Chelsea Court and Kwong Sang Hong's 960-unit Indi Home - will be completed next year.

"We will build several footbridges to connect the complex with Tsuen Wan West station and to nearby developments to enhance accessibility," he said.

The group will also open the 275-room L'Hotel Causeway Bay Harbour View Hong Kong in July.

Other hotels coming on stream include its luxury L'Hotel Repulse Bay in Repulse Bay and L'Hotel Island South along Wong Chuk Hang Road.

yeah she was arrested but she paid 55mil HKD bail..

she was charged with forging documents in her famous court battle against her father-in-law for the forture of her late-kidnapped husband... The court ruled 03/04 that the 90+year-old father-in-law won, because the will that she used in court was forged.

However I don't think it affects the construction of the tower...

It depends. 2 IFC was being fitted with windows even as the tower rose and it wasn't topped out yet.

Nina "Little Sweetie" Wang Kung Yu-sum has been described as Hong Kong's most eccentric billionaire, and the richest woman in Asia and Britain - five times richer than Queen Elizabeth at one point.

Forbes magazine estimated her personal worth at US$2.3 billion last year and Fortune magazine named her one of the five most-powerful businesswomen in Asia in 1998 and as one of the 50 most-powerful in the world outside the United States in 2002.

The petite 67-year-old - famous for her unconventional dress sense and three tightly braided pigtails, which she recently traded for a cropped hairstyle - has enough clout to have been on the selection committee for the chief executive and a delegate to the Chinese People's Political Consultative Conference. She once recalled receiving a letter addressed simply "Kung Yu-sum, Hong Kong".

Despite such a massive fortune, Nina Wang and her late husband Teddy Wang Teh-huei were known for being so tight-fisted they bought cut-price tickets to shows. She has said she shops at factory outlets and often eats McDonald's Filet-O-Fish, keeping her monthly expenditure below $2,800.

The rise of Nina Wang began in 1990 when her husband was kidnapped from his Mercedes outside the Hong Kong Jockey Club, never to be seen again.

She refused to accept his death until her father-in-law, Wang Din-shin, urged the courts to declare his son dead in 1999, but she stepped into his shoes as chairman of the Chinachem group.

With her at the helm, the company created a vast portfolio of offices, shopping centres, apartment blocks, cinemas and industrial sites. In 2001, her dream of building the world's tallest skyscraper was shattered by the government's height restriction for buildings close to the airport. She maintains a number of properties bearing her first name, including the forthcoming Nina Tower, to open in Tsuen Wan in September.

The probate hearing over Teddy Wang's estate provided plenty of fodder for followers of Nina Wang's eccentricity. Allegations of sex, lies, abuse and a myriad personal anecdotes - even nicknames such as "silly pig" that Wang called his wife - emerged.

She never testified, but her father-in-law, who said she had a "wicked heart", revealed intimate details of her life, including claims she was found with contraceptive pills despite his son being infertile. Her father later said she had confessed to having an affair in 1968 with a warehouse boss.

Nina Wang, however, hit back through her lawyer, accusing her father-in-law of being a womaniser, an opium-smoker and of costing Chinachem vast sums and of mismanaging the company. Harbour views threatened by high-rise plan
Critics say that even Lion Rock will not look the same after 13 skyscrapers are built in the next three years

When visitors go up to The Peak in 2007 to admire the view, they will see a rather different landscape and cityscape to the one they see now. And the chances are they will see a less majestic-looking Lion Rock, with skyscrapers clustered in the western Kowloon reclamation area partially obscuring the city's most famous natural landmark.

Despite public concerns about the natural look of Hong Kong, and ongoing efforts to preserve the ridgeline and harbour view, 13 skyscrapers, all of more than 60 storeys, are expected to rise on both banks of Victoria Harbour over the next three years.

The Housing, Planning and Lands Bureau presented a document to the Legislative Council last week that said six of the high-rise buildings would be at Kowloon Station, including residential tower Victory Arch, HarbourSide and a 110-storey commercial-hotel tower, both of which will be developed by Sun Hung Kai Properties (SHKP).

Two will be in Tsuen Wan (Chinachem Group's Nina Tower and Chelsea Court by Sun Hung Kai Properties), and five will be on the Sai Wan Ho waterfront, in eastern Hong Kong Island, as part of a residential project being built by Henderson Land Development.

Bureau head Michael Suen Ming-yeung said Chapter 11 ("Urban Design Guidelines") of the Hong Kong Planning Standards and Guidelines was published in November 2003, after the plans for the 13 buildings had been given official approval. The guidelines were therefore not applicable to these 13 high-rise buildings.

City watchers have observed that the "skyscraper syndrome" (as some critics dub it) set in with the relocation of the airport to Chek Lap Kok. When the airport was in Kowloon City, buildings in the harbour precints and Kowloon peninsula were subject to stringent height restrictions, mainly for flight safety. Height restrictions were also laid down in some land leases.

Concerned groups have been warning of a possible "wall" effect on the waterfront if too many high buildings were built along both banks of the harbour.

"The government is not unaware of the problem," a senior government town planner said. "But control is a sensitive word in Hong Kong, and developers have been a source of resistance."

In 1999, the Town Planning Board issued a vision statement for Victoria Harbour, pledging to make it attractive, vibrant, accessible and symbolic of Hong Kong.

Little seems to have been done, however, besides the setting up of a Harbour-front Enhancement Committee, which is largely a talk-shop with no real power.

Requests for the formation of a statutory harbour authority, similar to those found in the waterfront cities of Sydney and Vancouver, have been rejected by the government.

It was not until four months ago that the Town Planning Board drew up public planning guidelines with interim building height control measures for seven urban areas to protect the views of the ridgeline and the harbour. These were the Central reclamation area, North Point, Mid-Levels east, Wan Chai north, Southeast Kowloon, Hunghom, and Shekkipmei.

According to the guidelines, the southern tip of the west Kowloon reclamation and Tsim Sha Tsui would become major high-rise areas while there would be no additional high-rise zones outside this area. Buildings of 30 to 40 storeys would be allowed in the north of Hong Kong Island, while buildings above 60 storeys should be allowed "inland". Similar control on building heights have been proposed for developments on the southern part of Kowloon peninsula.

While the guidelines are not legally binding, they form a basis for drafting district zoning plans, and those plans will have statutory power, the Planning Department spokesperson said. "These will be the guidelines for the government to decide whether to approve developers' development plans."

Chartered town planner Richard Yu Lap-kee, partner of Nomometric Design and Planning Consultants, welcomed the move, saying the government was finally working in the right direction to protect the skyline. "When I look at Kowloon from Hong Kong Island, I find the view of Lion Rock fully blocked by One Peking Road. It really saddens me," Mr Yu said.

Architect Michael Chiang Hong-man, a champion for preserving the harbour view, said the measures have come too late.

"In some countries, such as Britain, they have laws to protect the rights of views. If developers plan to build high buildings that might block the view, residents can object," he said.

He also criticised the Town Planning Board for too easily approving planning applications.

Controversies erupted in the late 1990s when the board approved the construction of the 88-storey mega tower Two IFC, also built by SHKP.

"Some board members at the time had warned it would harm the view of the ridgeline," a Town Planning Board member said. "But others argued the view would be nicer if it was partly blocked, like peering through a window shade. The result was, of course, the Two IFC."

Architect Mr Chiang said control on building heights not only protected views but also helped to "ease pollution". He cited Causeway Bay, where air is often trapped by high buildings.

A Planning Department spokeswoman said the department had been reviewing certain zoning plans "to set out appropriate building height restrictions".

The department recently completed a review on building height restrictions for the Kowloon Bay and Kwun Tong business areas. A two-month public consultation was expected to end next Tuesday. Reviews on the Victoria Harbour waterfront were next on the agenda, she said.

Hong Kong Institute of Architects president Edward Shen said height limit was only one factor affecting urban design.

Legislator Lau Ping-cheung, who represents the architectural, surveying, and planning sectors, said a balance should be struck between good views and the impact on land value. "It is not a science, but largely depends on the social atmosphere," he said.

A lack of constraints on building heights would result in an "uninteresting skyline", Mr Lau said, while warning against imposing measures too strictly. "It could affect urban renewal projects. Developers tear down old buildings and build taller ones so they can have reasonable returns. If the height limit is too strict and makes renewal unprofitable, no one would invest."

I think the top floors of the Nina Tower are the tallest floors under construction right now. The taller Shanghai Shimao International Plaza in Shanghai has two tall spires on top so the roof is around 250m and the Wuhan International Securities Building in Wuhan has a tall spire too. This building is really special right now :)

New identity for industrial Tsuen Wan
Classy office and residential projects are gradually changing the face of the district

Tsuen Wan, an old industrial district in New Territories West, is being transformed into a residential and commercial hub.

The area will soon feature mega malls, towering office buildings and classy residential projects.

According to the Rating and Valuation Department, about 2,500 private residential flats were completed in Tsuen Wan last year, accounting for about 21 per cent of the total number of new flats completed throughout the New Territories in that period.

The number of flats to be completed this year should jump to 4,300.

At the end of last year, Tsuen Wan had stock of about 845,000 sq ft of office space, 725,487 sq ft of which was grade A. Another 288,000 sq ft of office space will be created in the district this year.

According to the Rating and Valuation Department, Tsuen Wan will be the only source of private office supply in the New Territories this year.

Midland Surveyors director Ronald Cheung Yat-fai said: "There will be many interesting developments in Tsuen Wan in the next few years."

Major projects include Chelsea Court, developed by Sun Hung Kai Properties, consisting of 1,624 serviced apartments of 500 sqft to 1,400 sqft.

Close to West Rail Tsuen Wan Station is a Sino Land-Urban Renewal Authority (URA) development - Tsuen Wan Town Centre, the shopping and residential complex will have 1,920 flats in five towers. Sino and URA are also building a project on a 77,824 sqft site on Yeung Uk Road that should yield more than 500 flats.

Further inland, on mid-hill, is low-density residential development Cairnhill, a joint project of Cheung Kong and Sino Group. The project will yield 770 units.

Near the waterfront on Yeung Uk Road will be Indi Home - a serviced apartments project by Chinese Estates Holdings that should be completed by the end of the year. The 56-storey tower will feature upmarket residential units.

In the commercial sector, Chinachem Group's Nina Tower is under construction. The 80-storey project will comprise offices and a hotel offering 1,000 rooms. Next door is the company's 40-storey, 640-room hotel block L'Hotel Nina Tower One, which will be launched in September.

Property consultants said developers had a positive outlook for Tsuen Wan because of its proximity to Disneyland and the bridge to Macau and Zhuhai.

"Tsuen Wan is becoming a retailing and residential hub serving the western New Territories and will be comparable to Sha Tin in the eastern New Territories or Mongkok in Kowloon," Mr Cheung said.

The Disneyland theme park is expected to open in September, while the Hong Kong-Zhuhai-Macau bridge, with its starting point on Lantau Island, near to Tsuen Wan, will cut travelling time from Tsuen Wan to Macau to about 30 minutes when it is completed in 2010.

Tsuen Wan was first developed as an industrial area. But with the decline of manufacturing industry in Hong Kong, today most of the industrial buildings have been either knocked down to make way for residential developments or converted into other commercial uses.

Tsuen Wan now has a population of about 290,000 and this will increase as residential developments are completed.

However, not all industry players are optimistic about the district's future.

SK Pang Surveyors managing director Pang Shiu-kee said: "The supply boom we see today [in Tsuen Wan] is mainly a result of delayed redevelopment projects over the past 10 years. Many of the flats should have been completed long ago."

He said the Tsuen Wan Seven Street redevelopment, or Tsuen Wan Town Centre, had been delayed for some time.

Toco Planning Consultants managing director Ted Chan Tat-choi said: "Tsuen Wan was zoned as an industrial district. It is difficult to change the town planning now when everything has been well-developed. More importantly, we do not see any clear government planning objective for Tsuen Wan. Whether [government] wants it to remain an industrial area or to change into a residential or commercial district {hellip} I am not sure. This is not healthy for the development of a district."

While Tsuen Wan has a way to go to become a business hub, agents said retail rents had surged because investors had a positive outlook

Centaline Property Agency regional sales director Cares Wong Kam-fung said: "The commercial rents in downtown Tsuen Wan have gone up by between 10 per cent and 20 per cent."

She said that a shop space of about 800 sqft on Tai Pa Street, a quieter part of Tsuen Wan, was recently sold for $11.4 million. The space was previously sold in 1996 for $7.94 million.

Ricacorp Properties Tsuen Wan district sales director Ringo Choi said: "The feel-good effect has also helped push up flat prices in the district. Prices of secondary [market] flats in the district have jumped about 10 per cent since the beginning of the year. I would not be surprised to see a rise of another 15 per cent in the months to come."

Secondary market flats are selling for about $3,000 to $3,500 per sqft, while the average price of new flats is $4,500 to $5,000 per sqft, according to agents.

7WT: HK is building a handful of new satellite biz/res centers around the city, and Nina is the anchor to one of them--

in another year or so several massive constructions (including skyscraper hotels-- it is HK afterall) will be immediately adjacent and connected ;) to her, providing convenient access to both Central and the airport/Disneyland--

no more supertalls around Nina however...

yeah, i know that the hk surroundings are made up of satellite communities with its own centers. however, nina's tower's so good, it deserves better than being isolated outside of the main hk downtown, and as a result made less prominent than other downtown hk skyscrapers (i mean, not as many visitors of hk would go to the place it's located as the main hk downtown).

Nina Wang wanted to build the world's tallest building there, but the planning department forced her to scale down her ambitions because it's right along the flight path to Chek Lap Kok. Interestingly, even if Kai Tak was still open, it would still be along that flight path as well.

Nevertheless, it's quite amazing to see this huge building in the middle of a lowrise district.

Nina Tower is very impressive. Locating it in Tsuen Wan is actually very good because it surpasses all the other buildings and it is just the focal point and the landmark of the district. From the Swimming pool in Tierra Verde (The residential complex above Tsing Yi MTR station), I can see that pinnacle rising up with strenth. It creates a very powerful image and makes the building stand out. Positioning it in HK island will just ruin this building and not make it as striking as it can be located in Tsuen Wan.

Nina Tower's setting is quite unique since Tsuen Wan district isn't a major highrise area. Most of the buildings in the core are industrial, but there have been some redevelopments when the KCR West Rail opened a station here last year.

Tsuen Wan used to be along the flight path to Kai Tak Airport, hence like the rest of Kowloon, there were height restrictions. With the construction of Chek Lap Kok Airport came land reclamation, and height restrictions were relaxed. Nina Wang wanted to build the world's tallest building here. Unfortunately, Tsuen Wan is now along the Chek Lap Kok flight path so her plans had to be downsized. Nevertheless, Nina Tower is very noticeable in this district, but perhaps more monster skyscrapers might pop up in the future to give it some company.

There are a few big skyscraper residentials to the right of it already.

Those residential blocks are extremely average in Hong Kong, and are probably mostly occupied by the relitivly lower class. Most of Hong Kong's population lives in blocks like that totaling to about +3000 buildings, however most are 'nicer' than that, the most luxious being something like Union Square, or Harborside.

Yes this towers are not the best, but on the other side of the water you see already better ones. They look similar, that makes them cheaper. (not everybody can pay for the best...) But most of those complexes contructed this days are very luxurious!

the number and height of hk residential complexes are definitely staggering...

the top of the building looks sorta awkward, but maybe the round top will reach a bit more to the other side of the building.

my god, I've seen that aerial many times before but it is still impressive. I would like to see the same picture after Nina is finished! The constructionsite for a tunnel you can see is already a park/green area.

Great tower! Its good that HK is expanding beyond the island with commercial skyscrapers (supertalls, average joe skyscrapers inhabit all of Hong Kong) with this and Union Square as well as Langham Place.

I think that more applies to US7 since it is close to the island. This is to far from downtown to affect what people consider as the skyline (downtown). Although, you do see it on the way to and from the airport, so its bound to affect people even if its not part of the main skyline.

Nina Tower looks great but its not in a place that people will see it in terms of skyline. You'll never see it in any skyline renderings because it's way out in Lai Chi Kok I believe. I see it on the MTR when going to Tsuen Wan and it's cool but in a crap area.

Awful?!?! I love the blue lines! If not it would look too much like 2IFC. I am really happy the blue is permanent. It also makes the tower stand out a lot more.

But it doesnt match the shorter building. Did they design it on crack? Or will it fit when its all done?

U live in HK, use MTR to Tsuen Wan but u cannot realize Nina Twrs are IN Tsuen Wan :?
Lai Chi Kok is around 5km southeast of it.

and btw, Yau Yat Tsuen is more crap imo. everything's flat there haha

Those Blue lines are protective seal for the real aluminum facade underneat it :)
