ALAMANDA, Putrajaya's first shopping centre costing RM300mil, will be completed by year-end, according to Putrajaya Holdings Sdn Bhd chairman Datuk Mohd Hashim Hassan.

“We have experienced staff who are involved in managing Suria KLCC. With such a good team on board, we would like to assure retailers that the shopping centre would be world class.

“With the signing of Carrefour as the anchor tenant and along with the potential 180 tenants, we believe that Alamanda will catalyse commercial activities for Putrajaya and create numerous job opportunities,” he said at the launch of the first retail hub in Putrajaya by the Deputy Prime Minister Datuk Seri Abdullah Ahmad Badawi yesterday.

Hashim said the shopping centre, scheduled to open in June 2004, would have a variety of shops, restaurants, bowling alleys, movie theatres and a food court illuminated by natural lighting.

“The centre will also feature Malaysia'a first travelator within a shopping complex that will connect the retail outlets and provide access directly to car parks.

“Another unique feature is that it is designed with two levels to allow even distribution and smooth flow of shoppers within the premises,” Mohd Hashim added.

Alamanda, with retail space of 700,000 sq ft, will upon completion house two dedicated car park buildings with approximately 3,000 car park bays and 36 strategic loading bays.

Upon completion, Putrajaya would have a total population of around 500,000.

Putrajaya's first shopping mall is poised to become the stepping stone for the growth of the commercial component of the Core Island next door. The mall was named Alamanda at a naming ceremony officiated by the Deputy Prime Minister, Dato Seri Abdullah Ahmad Badawi on 5 May 2003. The function was attended by more than 330 retailers including several representatives from well-known international retail chains.
The two-storey mall in Precinct 1 is in its final stages of construction and is scheduled for opening in 2004.

Planned as a complete shopping experience, Alamanda is set to emerge as the regional shopping centre, serving both the city as well as the fast-growing KL - Southern Growth Corridor. It is one of ten commercial lots in the 22-hectare Northern Region Business District and is within walking distance to the federal government offices. Market research shows that the mall is also expected to draw shoppers from within a 20-minute driving distance, which includes Cyberjaya, Kajang, Bangi, Country Heights, Serdang and Seri Kembangan as its catchment. Research also shows that these fast-growing suburbs have the propensity to support upscale stores that provide a total shopping experience.

The retail theme of this mall is centred around creating a sense of place, family & values, fashion, comfort and security to achieve the ultimate in a total shopping experience.

Alamanda has a nett lettable area of 65,032 square metres. It will have two anchor tenants located on either side of the mall in addition to 180 specialty shops across 19,138 square metres. The complex will have natural light filtering through the high ceiling offering yet another benefit: large and prominent facades for fit-outs by retailers.

A food court links the main mall to the entertainment plaza, which will be dominated by six cineplex screens and a bowling alley. The plaza sweeps out into a public park overlooking the Putrajaya Wetlands. Outside the plaza are 10 alfresco eateries and landscaped grounds with a fountain.

The mall is easily accessible by road and monorail, with a monorail station located near the supermarket, and a taxi & bus stand in the vicinity. There is also ample parking for private vehicles in two dedicated six-storey car park buildings with 3,000 bays. Travelators link the car park to the mall, with as little as 70 metres separating the car park from the anchor tenant hypermarket. It will also have a private car drop-off zone, taxi and bus stand.

For the convenience of retailers, there will be 36 loading bays at six locations, each with a dedicated service tunnel. The loading bays will take into account the distance between retail outlets and bays. Anchor tenants, meanwhile, have the convenience of dedicated loading bays that can accommodate 3.7-metre containers.

nope......it is not in Precinct 1 (where PM's office are). It is next to Parcel E .......very near Sekolah Menengah Alam Shah ;) .......kinda 'hidden' if you dunno where to look :D

Costing some RM380mil, the mall in Precinct One will have gross built-up area of one million sq ft and net lettable area of 700,000 sq ft. Work is about 95% complete.

“Located in the heart of Putrajaya, Alamanda Putrajaya is set to become the favourite shopping destination for Putrajaya folks and those from surrounding markets in the southern growth corridor, stretching from Kajang and Bangi to Nilai and Seremban.

“Our aim is to make it the best shopping mall in the region, offering a complete shopping experience with a good combination of shops, restaurants and entertainment facilities,” he told reporters on a familiarisation trip there yesterday.

The mall was also expected to enhance the value of properties in Putrajaya and gave more reason for people to make Putrajaya their home, Mohamad said.

The entertainment precinct will include a 26-lane bowling alley, city park, alfresco bistros and fine dining area surrounded by greenery. An eight-screen cineplex, managed by Golden Screen Cinema, will be ready by the year’s end.

One of the attractions will be the 8,000-sq ft zone called Archipelago, which will showcase Asian products, including home furnishings, clothing, handicraft and accessories.
Rental ranges from RM7 per sq ft to RM35 per sq ft, depending on the shop's location.

Mohamad said the shopping mall would occupy 10 acres of the 54-acre Parcel Z development that would also feature other commercial components.

This is absolutely a mammoth project in Putrajaya. I wondered the large shopping space would be fully occupied ? :?

Mall designed to please everyone

ALAMANDA may be a common yellow flower but it holds great significance for Putra-jaya’s premier shopping mall that is named after it.

Putrajaya Holdings Sdn Bhd (PJH) chief executive officer Datuk Mohamad Othman Zainal Azim, in describing the company’s rationale for selecting the alamanda, said the mall was designed to cater to everyone. Thus a common flower, accessible to all and sundry, served the purpose in place of an elusive and more sophisticated bud.

Set for its soft launch in August, Alamanda Putrajaya was proudly displayed for the media recently who were shuttled to its location at Parcel Z in Precinct 1. As the developer of Putrajaya, PJH has other commercial development concerns within the parcel which is still under construction.

“Commerce and development go hand-in-hand. A mall is necessary for the growth of Putrajaya which is the federal administrative capital.

“However, we are not just positioning Alamanda for the people of Putrajaya and Cyberjaya but for the whole country,” said Othman.

Alamanda is poised to cater to the burgeoning population of Putrajaya’s surrounding areas, namely Bangi, Kajang, Seri Kembangan, Serdang, Puchong, Dengkil, Sepang and Nilai.

Access to the garden city can be gained via the North South Expressway, Elite Highway and Damansara-Puchong Highway.

Comfortably spread over 4ha, Alamanda is constructed in the shape of a Y with two anchor tenants, one of which is Carrefour, housed at the outstretched ends. The two-storey mall offers over 64,400 sq metres of retail space for 160 outlets.

Designed with large open spaces in mind, Alamanda wields a distinct edge over city malls. It allows for shopping without the stress often associated with shopping frenzies in the city.

Water features will be the main attraction at the lush city park with cafes dotting the area while an entertainment piazza has been designed at the other end.

“With Alamanda, we will be offering everything Malaysians need to spend a whole day at the mall.

“For example, we have the Drop and Shop facility where parents can leave their children to be taken care of and shop in peace,” Othman said, adding that the relaxing environment promoted by Alamanda would also help.

PJH senior retail manager Mohd Salleh Mohd Ali explained that parking would be convenient with 3,000 bays that would have easy access to the mall via a “travelator” (a horizontal escalator). There will be bus and taxi services to the area and by the end of 2005, a monorail service as well.

The mall has a 26-alley bowling centre, fine-dining restaurants, cafes, bistros, an eight-screen cineplex (ready by year-end) aside from shops.

One of the attractions will be Alamanda’s own retail outlet, Archipelago, showcasing Asian home furnishing items, clothing, handicrafts, knick-knacks and accessories

The Star?s e-paper now available

PETALING JAYA: The Star?s e-paper, the electronic version of the printed newspaper, is now available to the public.

All you have to do is register for a free MyStar account to access the e-paper which has been under beta testing by a selected group since March. The free access ends on Aug 31.

All the present 400,000 MyStar members will have automatic access to the e-paper.

The e-paper can be accessed from anywhere in the world using common web browsers like Microsoft Internet Explorer 5.5 and above. Other browsers supported include Mozilla Firefox on Windows, Macintosh and Linux platforms. No additional software or plug-ins need to be installed.

The Star e-paper uses technology developed by Olive Software which allows users to read back issues up to a week.

Other newspapers which are using Olive Software include National Post of Canada, Daily Telegraph, Times of India and the Washington Post.

The Star?s e-paper, which is a facsimile of the printed edition but viewable on a computer screen, will be available for viewing as early as 5am.

Precinct 11 a benchmark for Peremba

PEREMBA Jaya Sdn Bhd sees its success in developing Precinct 11 of the Putrajaya federal administrative capital into one of the best community living environments in the country as a launch pad for other projects to come.

“Consumers today are very discerning and what they are looking for are well-planned projects that promote healthy community living.

“As a responsible developer, we make a lot of effort to come out with a master plan that incorporates concepts of successful overseas developments as our benchmark,” chief operating officer Mohamad Zan Ali said.

Zan said the capabilities and knowledge gained from Precinct 11 would prepare the company for its future growth and for embarking on new high quality developments.

“The thinking process will continue beyond 2012 after the completion of the Putrajaya development and our future plans will be unveiled in time to come.

“The success of Precinct 11 will be used to guide Peremba Jaya to embark on new lifestyle developments that enhance the people's quality of life,” he told StarBiz in an interview.

The company, he said, would continue to focus on innovation and creativity in the planning and design concepts of its future developments.

Established six years ago, Peremba Jaya, a 70:30 joint venture between Peremba Malaysia Sdn Bhd and Putrajaya Holdings Sdn Bhd, is developing the 1,056-acre Precinct 11 in Putrajaya.

Earmarked to be a model city of the 21st century, the development is the largest residential zone in Putrajaya. “We aim to create a paradigm shift and set new benchmarks in residential development in the country. The objectives are to offer the best community living and a modern lifestyle without compromising on the natural environment,” Zan said.

Located in the northwest of the federal administrative city, the precinct exudes a strong garden city character. Only 560 acres of the total 1,056 acres will be developed while the remaining land would be lush greenery and parks.

Upon completion in 2012, Precinct 11 will have 9,056 mixed property units with total gross development value of RM2bil. So far, about 30% of the development valued at RM700mil has been completed. Of the development, only about 3,000 units are for sale to the public while the balance are build for the Government.

Phase one comprising 2,096 units, including 1,800 units for the Government, had been completed while phase two featuring another 1,876 units is under construction for completion next year. Phase three will have 3,000 units. So far, 250 units have been sold to the public, and there would be 300 to 400 units available for sale to the public each year.

Zan said in drawing up the project's master plan six years ago, the company had an objective of promoting a strong brand identity through the choice of streetscape and unique architecture designs.

“Precinct 11 was conceptualised to provide a conducive living environment for rest, work and play. The township planning and design concepts are aimed at generating unique design approaches to create a conducive environment of high quality living which promotes healthy lifestyle.

“When customers buy our property, they choose to live in a new neighbourhood with an exceptionally well-planned and self-contained township. Each phase is designed to be different and unique with its own character and identity while each home has been designed to ensure comfort and safety of its residents.

“The homes are grouped into smaller neighbourhood clusters to create a sense of belonging and to promote good neighbourliness,” he said.

Complemented by the natural settings of the popular Putrajaya Wetlands and the vast Metropolitan Park, the precinct was planned in a way that would take advantage of the natural landforms of its unique terrain.

Launches earmarked for this year comprise a mix of residential and commercial properties. Double-storey houses would be priced from RM330,000, semi-detached homes from RM750,000 while bungalows and shop offices from RM1.2mil.

The first phase of semi-detached homes in Precinct 11 is expected to be launched in the third quarter of this year while phase one of the bungalow precinct would be available in the last quarter.

Precinct 11's business and commercial centre, which acts as the focal point of the town centre, will feature a range of facilities in an integrated plan designed to enhance the lifestyle opportunities of the development. The 20-acre commercial development will meet the shopping, dining, entertainment and cultural needs of the residents without them having to leave the neighbourhood. It will feature a 400,000 sq ft shopping complex and 64 units of three-storey shop lots.

The layout plans had been approved by the authorities and the shop offices, priced from RM1.2mil each, would be launched by November. Construction works on the shopping complex will start in the third quarter next year for completion in 2008.

According to Peremba Jaya assistant marketing and sales general manager Syed Abdul Aziz Syed Hassan, another unique feature of Precinct 11 is the availability of furniture and automobile centres in the commercial precinct.

The centres, with built-up area of 120,000 sq ft each, would be launched next year. “We will also provide a customer service centre on site to cater to the needs of the residents. This is aimed at promoting an open and interactive communication channel and extend them our personalised services,” he added.

Putrajaya’s maiden mall draws 70,000 on its first weekend

ALAMANDA Putrajaya, the federal administrative capital's first shopping centre, attracted more than 70,000 visitors on the first weekend since its soft opening was held last Thursday (Aug 26).

Putrajaya MP Datuk Tengku Adnan Tengku Mansor said this boded well for the RM380mil mall in Precint 1, and would help to make it Putrajaya’s latest tourist attraction.

“Many visitors come from Dengkil, Sepang, Serdang, Cyberjaya and Kajang, where there are no shopping malls.

“We hope the crowds will get bigger once the bowling alley and the cineplex open,” he told reporters after visiting the mall on Tuesday.

The number of visitors far surpassed the target originally set by its owner, Putrajaya Holdings, which only forecasted between 20,000 and 30,000 visitors in its first few months.

Alamanda, named after a local yellow flower, is wholly owned by Putrajaya Holdings, the master developer of Putrajaya.

The double-storey shopping centre is spread over 90,000sq metres with 63,000sq metres of retail space.

Of the 180 outlets available, 120 have been taken. During the soft launch, 69 were open for business. The others are expected to begin operating by Oct 4, the date targeted for the official opening. The mall expects full occupancy by December.

Carrefour is the mall’s anchor tenant, occupying a space of 13,500sq metres, the largest for a hypermarket located within a shopping centre.

The management of Alamanda is in negotiations with a major department store to operate at the mall.

Alamanda’s own retail outlet, Achipelago, promotes local products ranging from clothes to collectibles.

During a media tour held in conjunction with the mall’s soft opening, Alamanda marketing manager Emma Khalid said the mall has natural lighting and 3,000 parking bays situated in a separate building and connected to the mall via “travellators.”

“Our selling point is the ‘drop and shop’ facility featuring an indoor playground and mini theatre called Little Buds where parents can leave their children and concentrate on shopping. It caters to children between three and 12 years old,” she said.

Little Buds can accommodate 30 to 50 children at a time, with four minders on standby. Children can be left here for free for the first two hours. Every 30 minutes afterwards is RM10.

A 26-lane bowling alley and cineplex located at the plaza will be ready by year-end. The other side of the plaza consists of fine-dining restaurants. The food court is set to open this month.

“We expect between 20,000 and 30,000 shoppers daily. With five ministries set to move into the neighbouring Parcel E soon, we expect the numbers to increase,” Emma said.

Alamanda has currently chartered Cityliner buses to pick up passengers in Kajang, Bangi, Seri Kembangan and Cyberjaya for trips to the mall at a flat rate of RM1 per trip. This service will be available for two months.

ALAMANDA Putrajaya, the federal administrative capital's first shopping mall, is expected to boost the value of properties in the township, said Putrajaya Holdings Sdn Bhd chairman Datuk Ishak Imam Abas.

The RM380mil two-storey shopping mall, which houses 180 retail outlets, is 100% owned by Putrajaya Holdings.

“The shopping mall is the latest tourist attraction in the area,” Ishak told reporters after the launch of the mall by Prime Minister Datuk Seri Abdullah Ahmad Badawi on Monday.

Ishak said the shopping mall had attracted more than 70,000 visitors in the first week of its soft opening in August and had surpassed one-million-visitor mark last month.

“The response has been overwhelming,” he said, adding that the mall and the numerous activities available there had given more reasons for people to make Putrajaya their home.

Alamanda Putrajaya, named after a local yellow flower, is located in Precinct 1.

PARKSON Retail Group, which will open its newest department store in Alamanda, Putrajaya, this Saturday, expects the new outlet to be profitable within the first four months of operations, as it takes advantage of the year-end festivities.

'We are opening on October 8 2005. We are rushing to open for the year-end festive celebrations beginning with Deepavali, Hari Raya and ending with year-end festivals,” Parkson's chief operating officer Toh Peng Koon said.

The outlet, measuring 8,375 sq m, and carrying brands like Esprit, Dorothy Perkins, Dunhill, Nike, Bonia and Kiko, is expected to pull in the middle- to upper-middle income crowd in the vicinity as well as tourists who visit Putrajaya.

“Within the first year we should make RM36 million (in sales) ... we will be profitable within the first four months,” Toh told Business Times in an interview.

“Alamanda is a well-designed complex which has been open for a year. The shopping complex traffic flow is about 1.5 million each month,” he said.

Although the population in Putrajaya is still small, there are about half a million people living within a 20-minute drive from the shopping mall.

“Moreover, the population in Putrajaya can only get bigger as more government agencies and embassies move into the area,” Toh said.

“Alamanda is also a landmark in Putrajaya and is popular among local and foreign tourists. Every morning there are busloads of tourists coming to Putrajaya ... (and) Alamanda is the only commercial centre in the area,” he said.

Parkson, a unit of Lion Diversified Holdings Bhd, has signed a 15-year lease with the shopping complex owners, Putrajaya Holdings Sdn Bhd. The department store operator also hopes to be able to expand its outlet within the shopping complex as soon as extra space is available.

Some RM10 million to RM15 million would be put in to renovate the store, half of which will be borne by Parkson and the remaining by the suppliers who have their consignment counters with the department store.

The Parkson Grand in Alamanda pays a lot of attention to its design, lighting, layout and amenities, Toh said.

'Our aisle is wide and we provide a lot of seating space,” he said.

Parkson Grand Alamanda houses over 200 local brands and 40 international brands. This outlet is the only new opening for Parkson this year.

Alamanda Putrajaya Sees More Bustling Business Next Year


PUTRAJAYA, Dec 21 Bernama) -- A more bustling business is expected at shopping-cum-entertainment complex Alamada Putrajaya next year following an expected 13 percent year-on-year increase in the number of shoppers due the rising population in the government administration capital.

Alamanda Putrajaya's marketing manager Emma Khald said the complex will see some good business as the population in the Putrajaya area itself is poised to double by the end of next year from between 60,000 and 70,000 currently.

She said Alamanda Putrajaya was receiving an average of 1.5 million visitors each month and the figure was expected to increase to 1.7 million next year.

The moderate increase in the purchasing power of civil servants, who form the majority of customers, will add to more busy shopping days at the complex in the years ahead, Emma told Bernama when contacted here Wednesday.

"Very conservatively I would say, RM50 was being spent by a family or a person in one visit on average," she said when asked to quantify the business Alamanda Putrajaya is receiving.

Emma said an increase in the number of shoppers would also come from the enlarged population in secondary areas such as Bangi and Kajang, as well as nearby residential areas coming up like Pinggiran Putra and Bandar Mahkota.

She also hoped that a more bustling business in Alamanda Putrajaya would translate into higher sales turnover for its tenants.

At the moment, the complex is enjoying an 85 percent occupancy rate and it now has two major tenants -- Parkson Grand and Carrefour hypermarket.

On the coming New Year celebrations, Emma said Alamanda Putrajaya planned to host a New Year countdown concert on Dec 31.

The concert from 8.30pm to 12.30pm will feature performances by popular local artistes and entertainers, she said.

Visitors will also be treated to eight minutes of fireworks display right after the midnight countdown.

"Alamanda is hoping to get a big turnout for the concert and as a promotion campaign, the shopping complex will be having a 'meet the fans session' with top Indonesian band Peterpan on Dec 30," Emma said.

Apart from the concert during the night, there would also be children inflatable playground, games stalls and promotional booths at Alamanda that day, she added.

are you sure its 50km? coz from my place taman maluri KL to Uniten its only 24km..and Alamanda is only few minutes drive from Uniten..i think its about 30-34km from KL.. :)

PUTRAJAYA: Putrajaya Holdings Sdn Bhd will launch Phase 2 of the commercial development at the diplomatic precinct here early next year following good response to its earlier phases in the precinct, said chief executive officer Azlan Abdul Karim.

This is part of its 12.14ha commercial development which consists of shoplots and other retail areas.

The diplomatic precinct, or diplomatic enclave, will house some 500 commercial units with a gross development value of about RM380mil. Azlan said Phase 2 would consist of shoplots based on a different concept. ''We find that there is high interest from small- and medium-scale enterprises investing in this area,'' he told reporters after the launch of Phase 1A which was named Heritage and Orient.

Federal Territories Minister Datuk Zulhasnan Rafique launched the development yesterday. Also present was Putrajaya Corp president and Chief Secretary of Malaysia Tan Sri Samsudin Osman.

Azlan expects Phase 1A units to be snapped up within ''one to two days'' based on the good response to its 54 units of Tropics shoplots, which were taken up within two weeks of launch in 2004.

The Heritage and Orient are 70-odd two- to four-storey freehold shoplots equipped with LAN line points and private car parks. The units are priced from RM700,000 to RM2mil.

Azlan also said Putrajaya Holdings would in the first or second quarter of 2007 launch a new commercial development project.

''We are embarking on major projects and are still doing up plans for them. These projects will provide synergy between the shopping arcades, hotels and offices in Putrajaya,'' he said.

These projects were planned for precinct 2 and the areas surrounding the shopping mall Alamanda.

Zulhasnan said 41 of 61 lots of land in the diplomatic precinct, which was located in precinct 14, had been sold to 24 foreign missions. The cost of one 0.4ha lot is between RM2mil and RM3mil.

THE five-screen GSC Alamanda Putrajaya is currently the only GSC cinema that is located on the ground floor of a shopping complex.

While all other GSC cinemas are usually located on the top level of a mall, the management said it took into consideration the low-rise design of Alamanda. “We work very closely together with the management of Alamanda to find the best location. We believe the ground level is better as it’s easy for people to get in and out,” said GSC general manager Irving Chee during the official opening of the multiplex.

“It also brings to mind the cinemas of the olden days which are located at ground level.”

The new multiplex opened for business on April 3 and Chee said it had so far enjoyed good response from movie-goers.

“Prior to our opening today, we ran free movie screenings of past shows like CJ7, National Treasure 2, and Anak Halal for five days.

“So far, GSC Alamanda has received crowds from Sepang, Nilai, Kajang, and the upper end of Puchong,” said Chee.

GSC chairman Tan Sri Mohd Ghazali Seth, who officiated at the opening, said the multiplex cost RM13mil to build.

“This multiplex is disabled-friendly with special allotted space for wheelchairs in each hall and equipped with a hydraulic lift for easy access. With a total of 1,086 seats, it is a milestone for us to open here in the government administrative capital of Putra-jaya.”

The multiplex opened with Evolusi KL Drift starring Farid Kamil, Fasha Sandha and Syamsul Yusof.

Also showing are Hollywood’s Nim’s Island starring Jodie Foster and Gerald Butler, Water Horse, 27 Dresses, and Ah Long Pte Ltd.

Chee said people could expect more movies to be shown in the next few months like Metrowealth’s horror movie Congkak (slated for April 17), Narnia: Prince Caspian, Indiana Jones and Kingdom of Crystal Skull, and Speed Racer.

Also present at the opening was Putrajaya Holdings chief executive officer Azlan Abdul Karim.

Agree! If we can make Putrajaya a clean city why the rest of the city can't do the same. As for me, KL is already clean and tidy only some 'small part' are still dirty.
