Manila (25 January) -- President Gloria Macapagal-Arroyo is the guest of honor of the 63rd anniversary celebration of the Development Bank of the Philippines (DBP) today, January 25, 2010, in Makati City. The President will be presented an agreement between DBP and the Overseas Workers Welfare Administration (OWWA), which puts in place an integrated assistance scheme for overseas Filipino workers and their families.

During the celebration, the President will unveil the scale model of the new “DBP Green Building” to be constructed at Fort Bonifacio, Taguig City. It is called green building as it plans to utilize solar power for its energy needs and construct a roof that reduces heat. It will also use natural light as much as possible.

The President will be presented with a gold trowel used to lay the cornerstone of the DBP Makati building 46 years ago. She will use the same trowel when construction of the DBP Green Building is launched. In the same occasion, the President will be presented with a dividend check, representing the highest ever amount remitted by DBP to the national government. The amount was not disclosed.

The bank traces its history to 1947 when it was established as the Rehabilitation Finance Corporation tasked to provide credit for the development of agriculture, commerce and industry, and for the reconstruction of properties damaged by the war. In 1958, RFC was renamed DBP and reorganized to take on activities and operations designed to accelerate national development efforts.

From 2001 to 2009, DBP has paid P18 billion in taxes. DBP is involved in the national government’s anti-poverty program by bringing down the cost of goods by financing the country’s modern storage, handling, and transport system. Through Sustainable Logistics Development Program, DBP has enabled the government to build the Road Roro Terminal System (RRTS), Cold Chain, and Grains Highway.

It has funded key environmental projects, the most notable of which is the P3 billion San Carlos Bioenergy Ethanol Power Plant in Negros Occidental. This plant is expected to produced 10 percent of the country’s fuel requirement. The bank is also supporting mini hydropower plant and hog farm methane projects, which will cause the reduction of 150,000 tons of greenhouse gas emissions on the aggregate.

It is making a P1.13 billion loan available to build 16,393 low-cost housing units in Subic, Zambales, for shipyard workers and their families. It is also in the process of extending a P3.3 billion loan for the construction of 54 hospitals and clinics throughout the country.

..the last time i called their office i was informed that it would push through in due time :) so that means indefinite and would have to wait for some quite time. but i really hope it would push through so that we could have an iconic building to add in BGC.

since we're in a tropical region, they should use CV glass coating. with CV glass coating on window panes, the rise in room temperature can be minimized while still ensuring optimal utilization of daylight.:okay:

Close this MANILA, Philippines--State-run Development Bank of the Philippines (DBP) will build a mixed-use office and residential tower in Taguig City after completing an equity-for-asset swap with the developers of the Bonifacio Global City.

Groundbreaking for the building—envisioned to be a 54-story tower—will commence later this year, with the site to be initially occupied by a temporary two-floor structure that will house the bank’s branch office, according to DBP president Rey David.

“We plan to make it a ‘green’ building,” he said in an interview. “It will utilize green architecture, including solar power harvesting, a modern roof that will reduce heat gain, a storm drainage system for additional water supply, natural light, insulated walls for heat buffers, and water conservation features.”

Of the 54 floors, 70 percent will be allocated for office space while the remaining 30 percent will be for residential and commercial use.

David said that the government financial institution will retain its headquarters at its present Makati City location, although some DBP units and subsidiaries would eventually be transferred to the new site located near the newly opened St. Luke’s Hospital and the Shangri-La Hotel, which is under construction.

Designed by architect Felino Palafox Jr., the building will rise on a 1,700-square meter property which DBP acquired in exchange for its shares in the defunct Bonifacio Land Corp.

BLC was formed after Metro Pacific-led consortium won the right to develop the former Army base in the late 1990s.

David said that BLC was unable to pay for loans it took out from DBP, and settled these with a dacion en pago arrangement where the state bank became a minority owner of the firm.

Two years ago, David initiated talks with Bonifacio Development Corp. of the Campos family and Ayala Land Inc. “to transform DBP’s equity stake into a hard asset.”

“So by adding some cash, we were able to acquire this property, which is located in a prime part of the development,” he said.

The DBP chief declined to reveal the cost of the building, however, or the value of DBP’s Fort Bonifacio property pending the conclusion of negotiations with potential investors.

Hopefully nga. I find 32nd Street boring now. City Center has a vast space waiting for development. I hope this year sumabay na rin ng construction ang The Waltz, the Discovery Suites, BHS extension, and Ayala Center. Plus yung project pa ng SMDC somewhere near St.Luke's which is 2010 ang launching. With this DBP Green Building in the 32nd Street lineup, magiging busy ang City Center block. Then, talagang it will live to its name of being the city center of Fort Bonifacio.

It said 32nd street and 1,700 sqm lot...
Wonder if its one of the lots beside F1... or maybe the lot where Home depot parking used to be?

^^ i'm guessing its beside globe telecom bldg. i think they chose that since thier old building in makati is along buendia.. when you go over the flyover to kalayaan, then you will easily reach their new office at 32nd street BGC without hassle... nice..

Imagine if all 54 floors were planted with rice. Vertical farming could be our answer to the shortage of agricultural land.

^^ Lets be realistic, this project is too ambitious. Expect lots of major changes like design modifications as the construction progress.

The design of the canopy crown and hanging plants can be easily blown away by a super typhoon :cheers:

Even though I like the Palafox design better, I think the tall one shown to FPGMA would be a good iconic building for the city.

Palafox design is often better against competitors not mainly because of the Architectural design but more on the mechanical and structural parts of the project. One reason why Palafox has made it into the international arena is that they are one of the small No. of architectural firms that have been able to generally combine the Mechanical and structural concepts with the architectural functions. but I also love the other design :)

Hope this pushes through. BGC sorely needs more offices.

ditto maczilla! so that there would still be a high demand for residential condos as well especially now that there seems to be an influx of residential projects at BGC.

Palafox design is often better against competitors not mainly because of the Architectural design but more on the mechanical and structural parts of the project. One reason why Palafox has made it into the international arena is that they are one of the small No. of architectural firms that have been able to generally combine the Mechanical and structural concepts with the architectural functions. but I also love the other design :)

palafox succeeded with good marketing.

hmm... the other day dumaan ako dito sa area nito... this is supposed to be across the new starbucks drive thru di ba sa may tabi nung financial tower... kasi I think that fenced area said something like NEC Tower ung name nung project... or that is a different one?

^^^^ from the latest Archi magazine, a very detailed discussion of this project can be found. it also says there that the base of this building will be constructed beginning fourth quarter of this year. the whole project is expected to be completed by 2014. i'll see if i can scan that.

2010 or 2009 pa nga dapat yan, siguro nga kung 2014 matatapos, 3 years to build,norm tenure or 1000 calendar days for a 50 storey building

oo, pero matagal na akong nakabasa nun sa fully booked din sa high street, di na ako umaasa pa dun kasi binago na ni palafox ang design mula sa design nya dun, so, what do we expect? review of projects na naman to, mas magandang subaybayan nalang ang the landmark at shang the fort, may pag asa pang maitayo, sa ngayun on-going na ang constryction

The design of the DBP Building was a competition and several architects had bid for the project. Palafox Associates actually submitted 3 schemes for the DBP building (each scheme handled by a different project architect/designer). I was one of the Project Architects and the one DBP's Board of Directors loved the most, especially then-president/CEO Rey David, was the one I designed. Although it was my original idea and concept, I have to give credit to Palafox Associates because I was employed there at that time. This was the last project I handled before I resigned and yes, I do hope this project will materialize.

Thank you so much! :) Officially, I cannot claim full credit (you know... politics of corporate offices). I guess it'll be only known through word of mouth. Nonetheless, I am very proud of this project - it was my last hurrah in that office I worked for.
