Not to speak in behalf of Ayala but Ayala Land or Avida plays by the book, before preselling commences, they make it sure that the HLURB LTS is already there, it is well planned, and the marketing teams are well informed. Wa man nataranta ang Avida or Ayala ;) And even if daghan namalit sa Calyx, none can deny the fact na daghan pud ang interesado sa Avida because of its credibility, name, and Ayala brand. Why are they worried. Some condo owners in Manila might be buying a condo in Cebu City. :nuts: One of the selling point of Avida is yes its price :okay: and second...the name. Sa mga new condo investors, ayaw mo dayun padala sa mga rendering or presyo kay daghan kaayo projects dire sa Manila na wa natiwas og buhat kay wa nay budget ang developer. Or, nahuman og buhat pero upon delivery, investors will find out na wala nafollow ang specs sa unit. Kung baga, lahi ang gipresent sa imong agent, lahi ang gideliver. And last classic concern, nadeliver na and ok na tanan pero ang next question is..ma-maintain ba sa developer ang condominium in the next 5 to 10 to 15 years and so forth? Huna hunaa na ang pagpalit sa condo wa lang nahuman sa pagkadeliver sa unit, pero dapat ma-maintain pud ang structure and value sa property even years after the delivery. Avida's projects, once delivered, will be maintained by APMC or Ayala Land Property Management - same company managing all of the Ayala condos here in Metro Manila. Avida has a 1 year workmanship warranty and 15 yrs structural warranty. ;) Avida is Ayala, thus in terms of quality, value appreciation, and security...panalong panalo ka! ;) Henz June 7th, 2010, 10:13 AM aok... i dont actually question it...... the current projects of Cebu based developers are also top of the class.... Asia Premier, Calyx, Padgett Place.... in fact, it offers much better than what Avida can offer. But of course, who could be happier than us Cebuano's....... we love all these projects come and compete each other. This would augur well in the industry and make Cebu as a worthy place for these investments. Cebu loves Ayala.... since it is the one single investor who changed the landscape of cebu while the rest follows. Ako naman, not that I question them, but a smart investor should always ask...may natapos na ba silang projects? With the developers mentioned above, may nadeliver na ba silang projects? Kung meron na, in the span of ten years, nakatayo pa ba ang projects na to? musta ang value nito ngayon? nag appreciate ba? nag depreciate ba? As a forumer, I am happy with these projects...I love skyscrapers! As an investor....think twice before you invest. Again, wag magpadala sa rendering. That's why d ako excited sa rendering kc ang dami ko ng nakitang buildings na maganda sa rendering pero iba sa turn over. :D As an entrepreneur, I am no longer affiliating myself with developers who arent tested by time and do not have a line up of completed and well maintained projects. For my vertical projects, I'm happy to be with Ayala Land and Robinsons Land. But bigyan din natin ng chance ang developers to prove their worth.. while not all developers have the word of honor.. seguro naman may mga meron din at the current Cebu based developers ngayon.. I always frequent Cebu when I was practicing in the Philippines as a design consultant. Though I'm not from Cebu I'm always delighted whenever I'm assigned for a project with CFIF or furniture exporters in Cebu. I spent almost two weeks or sometimes I get the earliest flight then back to Manila on the last flight for business meetings on the same day. Back then it would be wise for me to invest and have a pad in Cebu. How I wish that the philippine furniture industry would get back on its feet and that would be a great time to finally come home and practice my craft in my own country. Cacho AYALA subsidiary Avida Land Corp. launched yesterday its first condominium project in Cebu City, which will soon rise at the Asiatown IT Park. Avida Towers Cebu is also the first Ayala Land Inc. (ALI) condominium community in the Visayas-Mindanao. Click here for Election 2010 updates Avida president and chief executive officer Leo Montenegro, in a press briefing yesterday, said the company has earmarked a total investment of P5 billion this year, of which P2.2 billion will be for developing in-city condominiums. Of the amount, P1.4 billion is set aside for the development of Avida Towers Cebu. “This condominium project will complete the amenities in the Asiatown IT Park,” Montenegro said, citing the presence of business process outsourcing (BPO) and information technology (IT) companies in the IT Park. Avida has launched 18 towers over the years in four key cities in Metro Manila. It will expand in the Vis-Min area with Cebu as its strategic entry point. Avida Towers Cebu will feature two towers that sit on a 6,262-square meter property. It will include studio (approximately 22 sq. m.), one-bedroom (approximately 36 sq.m.) and 2-bedroom units (approximately 53 sq.m.) with a price range of P1.6 million to P4.4 million. It will have 1,045 units once completed, with 518 units in the first tower. The launching of Avida Towers Cebu brings Asiatown IT Park, a 29-hectare industrial park developed by Ayala-led Cebu Property Ventures and Development Corp., closer to becoming a “fully integrated community” with commercial and residential components. “The whole objective here is to make sure that we will put in one single location all facilities where people can live, work and play,” Mr. Aquino said. Avida is also looking for properties outside Cebu City that may be developed into residential subdivisions. “We’re looking for areas where we can expand and undertake subdivision projects. But that will be outside the city already because properties within the city are expensive,” Mr. Montenegro said. Mr. Montenegro said the take-up rates in all Avida projects, especially condominium units, have been high. “The market is upbeat probably because the economy is recovering and more people are opting to get a condominium unit instead of a land-and-house development that is usually located far from their workplace. But even our subdivision projects are also fast-selling,” he added. In Cebu, the first of two 25-storey buildings that compose Avida Towers will be completed in 2013 while the second will be completed about three years after it is launched. The first tower, which is estimated to cost P1.4 billion, will have 518 units that fetch a minimum of P1.6 million for a studio. As of yesterday, about 30% of the units have been sold. Avida Towers Cebu is a joint development project with Asian I-Office Properties, Inc., a special purpose vehicle created by Ayala Land and Cebu Property Ventures. Asian I-Office recently launched eBloc 2, another mid-rise BPO building within Asiatown. The first eBloc, which was completed last year, is fully occupied. TLS was given since AVIDA still have to comply the minimum 1 storey completion requirements before issuing the LTS 2. The same answer as no. 1. we are expecting the release of LTS before December this year. 3. The new HLURB director is just following the correct procedure of issuance of LTS unlike before that this has been shortcutted and we don't do under the table transactions in order to secure permits unlike other developers. It may be slower in its construction now but the project's sales are brisk than any other Avida project in the country. The podium normally takes longer to build to hold the twin towers each tower standing 24 storey's high above the podium.
