I believe Tower 2 construction will be also be fasttracked since sales had reached more than 40%.

^^ I dunno but the people in the booth told me that Tower 2 was already 50% take up. Nevertheless, Avida units are selling like hotcakes! I am hoping for a tower 3 within the year. :)

you should invest more units and have those pre-sold units either rented out or furnished and resold at reasonable but competitive prices. there are considerable number of foreigners who choose to stay longer in cebu are already scouting for RFO condos already.

"Do Avida condo developments especially here in Metro Manila stand/will stand on leased lots only (good for 50 years) and therefore you can't have absolute/perpetual ownership when you buy a unit?"

pag ganun ibig sabihin ba after 50yrs wala na tayong right sa property natin since leased lots lang daw???

can anyone clear this up? I believe investors would want to know if the units they purchased/will be purchasing will only last until the leased agreement or the lifetime of the structure.

what happens after the structure becomes condemned, demolished and replaced with another project? is this where our investment ends or do we have some sort of ownership with the land as homeowners?

the land where the condominium sits is part of the common areas of the condominium, therefore it is part of the unit purchase price. the cost of the maintenance and administration of the common areas is pro-rated among unit owners. other cost that unit owners must share pro-rata is the building (includes common areas) insurance cost.

the condominium corporation is created to represent the whole unit owners of the condominium. it will enforce its by-laws and deed of restrictions. officers of the condominium corporation are duly elected among the ranks of unit owners.

thank god its like in this type of avida when the retail space is huge. today we went here to hang out with friends. all we did was jus to eat dinner. nothing to do. this avida type of developement will surely make I.T. park better. more things to do here na soon!
