Unless they are building some kind of supertall, and no, not Vancouver standard tall that is 38 storeys but rather really tall, sleek, imposing etc, then they should not say "dominating the skyline". Someone should sue the Citiland Group for false advertising ;)

Francis20 May 19th, 2004, 11:14 AM hahaha...yeah. but hey, i just created this thread bec i think these projects deseerve recognition too since they undeniably add up density to the skyline. imo, Towers 1 and 2 of Makati Exec would have been better if they were oriented like the Oriental Gardens. they look so dull being side by side with one another. if u look at Cityland Vito Cruz then Cityland Makati Exec, you would be confused which is which since they structurally look identical.

Dvorak July 28th, 2004, 08:02 AM and that P5,288.00 a month price tag is misleading. Try to call them up and they'll say that you need to make bulk payments every couple of months plus you have to make that big downpayment. So in reality, it's not only P5,288.00 a month! Cityland sucks!
They should say.. P5,288.00 after you pay a whooping $$$,$$$T and a bulk payment of $$,$$$ every so so months! :P

bustero March 26th, 2005, 09:09 AM In defense of Cityland, they do serve their purpose. They probably have one of the biggest number of tall buildings in the city because they fill a need . Of course hopefully they do it with a bit more panache but at our stage in development we're there right now. Look at HK even in Causeway bAy, wanchai even central you only need to look up and the see that aside from the super nice new buildings the 90% really resembles cityland type architecture (all the way to the exposed laundry!). That's why I posted the thread with regards to low cost condos, who aside from cityland is serving this market in a big way but has nice buildings!

some towers really skip that 14th floor along with the 13th. well, that's their choice para siguro mawala sa phsycho na the 14th floor is technically the 13th floor. but it rarely happens. yung iba 13 lang talaga. or in some cases, multiples of 13.

we were having dinner once sa top floor nang new world hotel.. grabe ang ingay when you go outside..

Francis20 September 14th, 2005, 06:46 PM ah yeah. that's true. maingay nga pag bukas mo. pero di ko lang tanda kung maingay din pag rooftop ng 30+ floors. mas ok nga ata pag closed ang windows. at isa pa, yung ingay galing sa mga machines (ventilation, elevator) ng mga nearby lower buildings. maingay din. gaya dito sa citibank. maingay yung mga nearby 20 something storey na katabing buildings.

If you look closely to the cityland tower 2, the balcony is not the typical semi circle shape.....it sort of have a sharp edge at the other side

This way, you dont get citylands in the makati skyline while also providing good quality low cost housing. I know, this is unrealistic since cityland's selling point is low cost units at the city centre.

asbusinos March 25th, 2007, 02:55 PM Took these photos when I went home last February. I have a 2 bed unit in tower 1 and I think it's ok, not the best looking building but the rent income is alright considering it's a cheap buy. Facilities are basic but acceptable and the admin people are efficient. I bought some cheap furnishings as well for my tenant, wala naman reklamo hehe!!
BTW, tower 2 has been turned over, i bought a unit there last year and i can't believe i got the keys already so investment wise it's alright, not sure if i'm gonna live there though.

Yung yellow paint sa balconies ng MET2, mukhang naluluma na. Nakita ko nung pinipinturahan yan, parang hindi ko napansin na ginamitan nila ng white primer or undercoat 'yan, diretsong pintura na ng manipis na coat ng yellow paint sa concrete.

Yung yellow paint sa balconies ng MET2, mukhang naluluma na. Nakita ko nung pinipinturahan yan, parang hindi ko napansin na ginamitan nila ng white primer or undercoat 'yan, diretsong pintura na ng manipis na coat ng yellow paint sa concrete.

hey.. if you don't know someone from Makati Executive Towers 1/2/3 who let their unit to be rented.. and if you really want to rent.. on one of the Cityland condo..
you better call the Cityland's sales office number - 4827811 .. i think they're the one who handles the rent-only units..
or you may also call the admin of Makati Executive Towers ..

Yes, when we got the keys all we had to do was turn on the circuit breaker and the unit had power. You already paid for the Meralco subscription and meter installation as part of your initial payments to Cityland. Water was already running on turnover as well. Bring light bulbs when you go to your turnover as there won't be any in your unit and you might want to see some problems immediately and in the presence of your agent (or use the toilet haha - it's dark in there!)
The unit is cable ready and the request for cable hookup for the admin is part of the turnover papers you will be provided with but you also have to apply for the subscription separately to skycable or destiny. My father in law got his cable hooked up in just a couple of days. He's already moved in.
I saw that PLDT has a kiosk in the lobby of MET3 and I believe they are accepting applications for phone hookups and internet there.

Yup, thats the Makati Executive 4. It was only launched late 2009 and it's already on its 6th or 7th floor? Now thats fast! Whatever one says about Cityland (cheap, low cost, etc..) theyre always a very dependable developer. And very affordable indeed. Their RFO units in Exec 3 is only about 70k+/sqm. And only 10% downpayment you can move in already. But their designs may not be something for skyscraper fans though.. :lol: You cant have them all.. :lol:

buttdoctor October 29th, 2010, 04:42 AM Strictly functional, no frills, basic, reliable and with good value. That's Cityland. I had no problems with them when we got a MET3 unit. In fact, they processed the CTS in impressive time - faster than any other developer. I'd get another unit in MET4 but there are a lot of alternatives these days offering zero percent financing packages at the pre-selling stage. That's one thing that Cityland does not have - zero percent. So if you're an investor and you want to buy it at its cheapest price, you're gonna have to fork over a full cash payment at the preselling stage. The earlier in the construction you buy, the lower your price. They have the name and the track record to virtually guarantee completion anyway.

too close for comfort at hanggang baywang ang baha sa kalye kapag may bagyo. kahit konting ambon lang ay baha na yang kalye medina. cityland put emphasis on function rather than style kaya very spartan though decent naman ang dating tulad ng karamihang apartment sa japan. on the good side dahil mura, madaling paupahan.

Yes magkatabi sila pero hindi namang magkadikit.. I think the distance between tower 4 to towers 3 and 2 is about at least 6 meters.
As for the terms you mentioned, that is most likely those with balloon lump sum payments every year. Otherwise, the standard payment term for a 1.5m studio unit is 10%DP then monthly about 22k/month for 10years.

Though these cityland agents are employees of cityland whose loyalty belongs to cityland, they should at least conduct their business in absolute fairness. I know these agents/employees have quotas to achieve but they should also make sure that buyers are satisfied with their purchase at the end of the day. It's hard for buyers to make good decision if some relevant facts are missing. Perhaps I should first consult with people not affiliated with the developer so I can get the facts next time around.
derf December 31st, 2010, 07:22 AM Thats why before making a purchase, you should come look around the different threads here or other similar forums. See the pros and cons of each project. There are a lot of agents here, some more vicious than the others. They attack one another, but ultimately it is the buyers who win. Because in the course of discussion, you will then notice the strengths and weaknesses of each project. Yung mga so-called "paninira", most of them are half-truths, sometimes just exaggerated. Or if nobody is talking about the project that youre interested in, you can post your question and most likely someone will answer it.
In your case, Im not sure if the agent is totally to blame. Did you specifically ask him if there will be a building there? Most agents will not point out the disadvantages of their projects (although some do, maybe they are just too conscientious :lol:). But if you do ask them, they will answer you truthfully naman, along with a quick disclaimer.. But if you did ask him and he lied about it, then thats another story. He should be held responsible. But with the way the buildings were built on that parcel of lot, it was actually kind of expected that a building would be built beside tower 3, especially since you bought it late 2008.. Anyway, you can have it rented out na lang and buy another unit. next time, you should look for a broker instead. A broker will be a better person to talk to. He will not ram their projects down your throat and will instead look for a project that will suit your needs. Just tell them what you want. Yes of course, they want your business but they dont have their quotas so they will try their best to give you what you want. They think long term. In house agents usually think short term.

Looking good. This is one of the best locations one can get in Makati in my opinion. Hopefully the local government invests heavily on infra to attract more investors in the country.
But i believe PH is in right direction with the present Administration. Walang corrupt, walang mahirap. This is a good start really. Big things start from small things. :)

i agree it doesnt matter if its cheap and low end, for as long its a descent place, and not like the illegal settlers elsewhere aka squatters. this is the thing to do, more environment friendly as well, considering its a vertical village with lesser carbon footprint in terms of land area use. hope this goes on in luzviminda and stays on.

IMO, this is NOT the best location in Makati, as Greenbelt area is definitely better. But this IS the best location for middle class people who still goes home to the provinces in the South and those who work in Makati or even outside of Makati without a car. This is very convenient as they can come home from provinces such as Laguna, Batangas, Quezon, and just get off the corner of dela Rosa and they are home in no time at all. Buses and jeeps going to Ayala and Edsa abound. Train is now operational although it needs to improve first. Thank heavens for projects by Cityland who have no illusions of grandeur and continue to give us affordable condo units.

I'm not an agent. But this is my two cents worth of opinion. There's no one to blame here except ourselves. We just have to accept that we made a poor investment. You don't rely on agents to give you the flaws of a project, coz they never will. On your prospective purchase always ask for a map & layout of the building. Check how your unit will be positioned. Which side will it be facing? Is it beside a street or is it beside a vacant space? If the space is big enough for another buidling to be constructed, then assume it will be built irrespective of who is the developer. If there's an existing low rise building, assume it can be demolished and a new and talller one which can hinder your view will be constructed.

The Cityland brand didn't yet have the "mass market" connotation then, and living in a condo was still a relatively new concept for Filipino families. I remember being somewhat envious of schoolmates and friends who'd moved into the recently-opened Cityland condos around Makati then, since they were so near the school, while I had to put up with the awful traffic around Magallanes because of the Skyway construction. Those were the days...
So, basically what I'm saying is the plans for that tower, and people being aware of its imminent construction, were already out in the open way before late 2008.
achoiii January 18th, 2011, 03:13 AM What is the average lenght of time for cityland to process and release the CTCs (condominium titles)? Why is it customary for cityland to insist or require cash buyers to sign release waivers to the effect of exonerating cityland in case of delay in the release of CTCs? It has been more than a year since I paid the registration fee and fully paid the TCP of my unit in one of their projects (not in Makati) but until now, I have'nt received any title.
Are they waiting for the ALL the units to be sold out before the titles can be released? Is it possible that a creditor or creditors of cityland holding out the release of these titles until cityland developer satisfies all provisions of loan contract? I know cityland constantly float bonds in the open market to raise funds but floating bonds is just one way to raise capitalization. I don't have any idea about the normal processing time for local register of deeds to process and release titles but the mere fact that cityland insists on letting cash buyers sign release papers makes me wonder the reason behind the practice.If the delay in the release of title was caused by government agencies or other events beyond their control then there is nothing for cityland fear about. Unless of course, they are anticipating some projected delays and signing of the release paper is the only way to free the company from perceived liabilities.

saw a sample computation of a DMCI project. their in-house rate for a 5-year term is about 13.5% p.a. and 18% p.a. for a 10-yr term. of course, any buyer can borrow from banks if the building is rfo already.
