KUALA LUMPUR: Nu Sentral, the upcoming retail mall at transit hub Kuala Lumpur Sentral is expected to generate around RM70 million to RM80 million a year in leasing, said Malaysian Resources Corporation Bhd (MRCB) chief executive officer (CEO) Mohamed Razeek Hussain.

This will translate into rental yield of about 6% to 7% per annum, he told the press after the mall's retail launch on Friday, Aug 6. MRCB and Pelaburan Hartanah Bhd (PHB) are jointly developing the mall on a 51:49 basis.

The mall will have a net lettable area of about 650,000 sq ft, spread over roughly 270 stores, said PHB CEO Kamalul Arifin Othman.

Anchor tenants Parkson Corporation and Golden Screen Cinemas were unveiled at the retail launch. They will occupy 138,000 sq ft and almost 50,000 sq ft respectively.

The mall is scheduled to open in March 2012.

NU Sentral is featured story in The Edge City & Country this weekend.

NU Sentral is positioned as a mid-high-end mall catering to the surprisingly high average income earners within the surrounding areas.

And btw, Parkson is classified as a middle-upper-end departmental store by Malaysian standards. It is furthermore a proud Malaysian-born retailer that is now the largest name in China's middle class.

I think market force will make Nu Sentral to be mid to low as Mid Valley is already occupying the Mid to High market. Something like 1U or Sunway Pyramid would be perfect to fill the gap. Maybe should have a section focus on tourist as well. Tourist theme will work perfectly well there with so many budget motel in Brickfields, the little India attractions and given that most budget tourist arrive there.

NU Sentral will be another middle-class mall given that it is the country's first green mall. Its location also means many tourists will see the mall as the first impression of Kuala Lumpur.

The mall will house a supermarket, an electronics-all-in-one centre, a Golden Screen cinema, a bowling centre, a karaoke lounge, an indoor amusement centre, as well as a hobbies and leisure section.

I guess you will see the normal brands here like GAP, Guess, Topshop, Esprit, Forever 21, MNG Mango, Zara, etc. F&B will be the normal ones too... in particular those that will showcase "Malaysian food". I think several F&B will resemble those in Sooka Sentral.

To our dear mod, I think it's good idea to have PappaRich @ NU Sentral here too before yet another OldTown comes in. :lol::lol:

Hahaha......have tot of that but not too when I first got hold of the mall plans over a year ago but not sure bout the crowd there lah after so use to the MidValley crowd hehe......

It seems that opening shop anywhere other than MidValley seems to be a downgrade haha......cause it is either that rental is too high (e.g. Suria KLCC, Sg. Wang) or that the office crowd simply not enough (1U, Sunway Pyramid & The Curve) which all already have a PappaRich hehe.

Back to topic: I dun think that Nu Sentral had an average income that high lah.....I mean I still knew a few people at Maxis and I can assure you that majority of the people there do not earn an average of RM9k lo......

That goes the same with PWC because I happen to know some accountants there too and they are still at the 'struggling' RM3-4k bracket. Seriously even dining at PappaRich everyday is a luxury, nevermind the fact that upmarket brands that many people like. Normal brands that you've mentioned are fine but I do not expect this to be too upmarket. :yes:

MALAYSIAN Resources Corp Bhd (MRCB) (1651) expects an annual return of 6-7 per cent from its RM1 billion Nu Sentral retail mall at Kuala Lumpur Sentral in Brickfields, Kuala Lumpur.

Chief executive officer Mohamed Razeek Hussain is confident all 270 retail lots will be taken up before its completion in early 2012.

However, he declined to say how much the rental rates for the 1.2 million sq ft mall are.

"We have a lot of enquiries but we are being selective as we want to control the tenant mix. The lease will be reasonable and not as high as Suria KLCC. We expect up to RM70 million in revenue per annum," he said at the Nu Sentral retail launch last Friday.

MRCB has named Parkson department store and Golden Screen Cinemas as its anchor tenants, each taking 138,000 sq ft and 50,000 sq ft of space.

Nu Sentral will undergo both Singapore's BCA Green Mark (compliance) and Malaysia's Green Building Index (certification), making it the first green retail mall in Malaysia.

"The real estate mantra is always location, location, location, which we already have. What we are saying is position, position, position, setting a new standard and experience. We expect the mall to attract a large number of people," Mohamed Razeek said.

The seven-storey mall is part of the RM1.4 billion Lot G integrated development, a 51:49 per cent joint venture between MRCB and Pelaburan Hartanah Bhd (PHB).

The other component at Lot G is a 27-storey office tower with net lettable area of 450,000 sq ft. The building is owned by PHB.

PHB managing director/chief executive officer Kamalul Arifin Othman said the office tower will be leased to a single tenant.

PHB is in talks with a few parties but he declined to name them. MRCB has some RM8 billion worth of on-going projects at KL Sentral.

i think they got from HR which shows only average salary...

there's always a few individuals which always jack up the average... like the 40-60k/month CEO... or the expats who happens to work there...

Yeah!! I've just started my struggling not too long ago... but normally PwC bonus is quite good compared to mine (competitor to PwC) as they dominate the audit market share amongst GLCs...

There are also alot of expats working in KL Sentral.... and lotsa very well paid corporate CEOs and also Partners of PwC....... i think ppl at UMW oil & Gas (hq in KL Sentral) have quite good pay as well....... Besides that, I think the survey forgotten to include places like Brickfields, etc.

I think NU Sentral, in longer term, would be good.

Imagine people who transit flight through KL (just an imagination), fast train to KL Sentral. Then, shop or do short sightseeing in KL before return to KLIA for the next flight.

Not many places in Klang Valley where you can see high number of pedestrians unless if you say KLCC or Bukit Bintang (accessible via rail).

This feels like in Hong Kong. You take Airport Express from the airport to Hong Kong station, which is just beside to the "Two IFC" building.

Congrats:

Rumours are rife that another Starwood Hotel will make its presence in KL Sentral. Bear in mind, Starwood in Malaysia owns Sheraton, Westin, Le Meridien, Four Points and St Regis (planned).

......

Ireka-Aseana's hotel component (aka Lot G Parcel D, next to Parcel A called Nu Sentral) is getting ALOFT KUALA LUMPUR.

Really a hotel for the hype, youthful and the cheerful !!!!

The entire length of the mall is the same as the present terminal looking at the top photo but the tower side is beyond that.may be i am wronglah

nope nope the site now is heavily underconstruction.... opposite the KL Monorail Tun Sambanthan

sooner or later when demand for more business space by upmarket names, they will be refurbished.

don't ask for it, bcoz it is natural to evolve itself.

Pelaburan Hartanah Bhd (PHB) has secured two anchor tenants, Golden Screen Cinema (GSC) and Parkson, for its seven-storey retail development called Nu Sentral in Kuala Lumpur Sentral.

Nu Sentral is part of a bigger 2.4ha integrated commercial development called Lot G, being jointly developed by Malaysian Resources Corp Bhd and PHB.

"Both Parkson and GSC take up about 25 per cent of the 460,000 sq ft net lettable area in Nu Sentral," PHB managing director and chief executive officer Kamalul Arifin Othman told Business Times.

The development will also have a 27-storey office building with a net lettable area of 450,000 sq ft.

Lot G, with gross development value of RM1.4 billion, is slotted for completion in 2012. It is set to be one of the developments PHB plans to inject into its recently-launched Amanah Hartanah Bumiputera unit trust scheme.

Kamalul said PHB also was in the final stage of evaluation for the development of an integrated commercial complex on a five-acre site at Jalan Ampang.

"We are talking to several parties now, and looking at starting physical work on phase one in mid-2011," he added.

The development is slotted to have a gross development value of RM1 billion and also to be injected into AHB.

PHB is the sponsor for AHB, a RM1 billion unit trust aimed at increasing Bumiputera participation in the commercial property sector.

The fund enjoys beneficial ownership of five properties, ultimately owned by PHB. They are three office buildings CP Tower, Wisma Consplant in Damansara and 26 Boulevard in Putrajaya; Tesco Setia Alam and an industrial complex in Shah Alam.

Kamalul declined to reveal the terms of the beneficial ownership agreement but said the arrangement maximises the unit trust's income distribution to ensure that unitholders will enjoy a competitive and consistent return from their investment.

Early estimates are that initial returns could be in the region of 6 per cent for the first year of the fund.

Still, construction progress seems to be quite fast, the tower at the right (viewed from Sentral City Air Terminal) has already risen beyond the road... That is really fast construction! :)

According to The Edge this weekend, a survey shows that Nu Sentral is targeting commuters of KL Sentral and found out that their average income is RM5,300 instead of projected RM3,000.

Household income within a 20-minute radius averages RM6,700 a month.

The office population in KL Sentral earns an average of RM9,000 a month. (thanks alot to PricewaterhouseCoopers, Maxis, UEM Group, etc)

Even worse, NU Sentral is not connected by MRT unlike the original plan. BTW, for those who didn't realize the new MRT station will be near National Museum. A lot more than what monorail is having now.

Its sound funny that malls must be connected with MRT or else, ppl just presume a wrong bad planning. What does Nu sentral warranted a dedicated link when there is no guarantee the mall ll be a crowd puller?

btw, the mrt sentral stn is not far from the kl sentral stn. it is like you walk from far end to end in the midvalley complex.

There will be an elevated walkway linking the monorail station and the mall. It is hardly 300 mtr.

Don't tell me you would prefer Prasarana to spend millions for such a short link.

Ireka unit gets RM109.75m contract to build hotel at KL Sentral

KUALA LUMPUR: Ireka Corporation Bhd's wholly-owned unit Ireka Engineering & Construction Sdn Bhd has been awarded a RM109.75 million to build a hotel at KL Sentral.

In a statement last Friday, May 13, Ireka said its unit had received a letter of award from Excellent Bonanza Sdn Bhd for the contract to build the hotel at Lot G of KL Sentral.

It said the contract involved the construction of a 25-storey hotel tower, inclusive of architecture, structure, mechanical and engineering (M&E) works as well as all external works, with construction duration of 18 months.

Ireka group managing director Lai Siew Wah said this would be the third hotel in the company's construction portfolio, and that it was confident in drawing its experience from the previous two two projects to meet the requirements by international hotel brand.

Ireka constructed the Westin Kuala Lumpur and is currently building the Four Points by Sheraton@Sandakan, which is due for completion before the end of this year.

Lai said the company had secured three projects totaling RM370 million over the last few months.

"With the increasing growth momentum in the construction sector, Ireka is hopeful that we will continue to secure more jobs in the coming months," said Lai.

Among the projects currently under Ireka's belt are the construction of a high-end condominium project, SENI Mont' Kiara, a retail mall and Four Points by Sheraton in Sandakan, two office towers at KL Sentral and the Kulai-Second Link Expressway Interchange.

In February this year, its Vietnam-based subsidiary Ireka Engineering and Construction Vietnam Co Ltd had secured a contract for the structural works package of a general hospital at the International Hi-Tech Healthcare Park in Binh Tan District, Ho Chi Minh City.

Lai said that with the latest job, Ireka's order book now stands at about RM1.14 billion, of which approximately RM513.5 million remain outstanding as at end March 2011.

KUALA LUMPUR: Malaysian Resources Corporation Bhd (MRCB) expects the Nu Sentral Retail Mall to contribute RM70 million annually to group revenue.

Chief Executive Officer Datuk Mohamed Razeek Hussain said the income would come from rental fees and it would add to the group's recurring income which presently stood between five and eight per cent of total revenue.

In the next two to three years, recurring income was expected to contribute up to 25 per cent to MRCB's revenue, he told reporters after a signing ceremony involving the company and Nu Sentral prospective tenants here today.

To date, 60 per cent of the net lettable areas or approximately 31,773 square metre (342,000 square feet) has been booked by prospective tenants at an average rent of RM10 per square feet.




"We expect full takeout before the opening of the retail mall in the third quarter 2012," Mohamed Razeek said.

Replying to a question, he said the company was capable of filling all the space before year-end but it was being careful on the retail mix and the quality of tenants.

Only selected tenants were chosen to occupy the retail mall based on their reputation and the commercial term of their brands, he said.

Among the 28 confirmed tenants were cinema-operator Golden Screen Cinemas Sdn Bhd, retail chain-operator Parkson Corporation Sdn Bhd, book store chain-operator MPH Bookstore Sdn Bhd and food court-operator Wesria Food Sdn Bhd.

Located to the south of KL Sentral, the seven-storey retail mall is managed by Nu Sentral Sdn Bhd, a 51:49 joint venture between MRCB and Pelaburan Hartanah Bhd.

The retail mall is currently working towards obtaining Singapore's BCA Green Mark and Malaysia's Green Building Index certification.

Meanwhile on the development of KL Sentral, Mohamed Razeek said between 35 and 40 per cent of the development in the area had been completed, 30 and 35 per cent was still ongoing, 20 per cent was on the planning process while the remaining was still not decided.

The current gross development value of KL Sentral was estimated between RM15 billion and RM16 billion, and the development was expected to be fully completed in 2015, he said. - Bernama

There will be an elevated walkway linking the monorail station and the mall. It is hardly 300 mtr.

Don't tell me you would prefer Prasarana to spend millions for such a short link.

Are malaysian people too lazy to walk nowadays?

I think with the approximately 300 mtr elevated link from the current KL Sentral monorail station, it is OK as compared to previous years where we need to walk under the sun/rain to KL Sentral from KL Sentral monorail station (I remembered this in 2006)... :nuts:

Recent development of Nu Sentral requires the commuters from KL Sentral monorail station needs to make a further round-curve to reach KL Sentral.

Hopefully the link will have a futuristic design blending well with the KL Sentral developed area, allowing smooth in-and-out commuters traffic flow. :banana:

Based on the Nu Sentral Layout that I have, the authority specifically detailed out that there will be NEW MONORAIL STATION. But judging from the distance, to build another station causing million forced them to re-think. Perhaps they gonna extend the monorail beam closer to Nu Sentral and create just a mini station to feed in/out the passenger to and fro Nu Sentral.

Or... maybe they just build an elevated 300 mtr link... :lol:

But I'm praying the line will be extended as per planned and MRCB and AHB could compromise some of the space to allocate a 'mini monorail stop' in Nu Sentral... :)

The engineer perhaps need to construct a min 50m turning curve from current KL Sentral Monorail station to continue the ride to Bangsar. In the layout, the NEW MONORAIL STATION is gonna be located outside of the building, and constructing a turning curve monorail beam would be a challenge but this could be done as proven in the Sydney Monorail system.

The one abandoned is the Monorail City envisioned by MTrans before it was bought by Scomi to form a new entity known as Scomi Rail.

The building will be a new depot. But I am not sure as to when the depot will be built.

Hmmm, any1 thinking "RollerCoaster Tycoon" here? For those of you who played the game, there was a monorail that could be built in your theme parks, am I correct?

For this real-world scenario, I can only imagine a nice and curved track that turns left and embeds itself into a station by the side of that mall block. That would be so cool and gives new meaning to the "KL Sentral" station name! :D

From the plan I saw earlier, the station is connected with the building using askybridge. The commuters have to pass through the mall in order to enter KL Sentral...

KUALA LUMPUR, Oct 11 — Two workers were injured when a concrete floor gave way in the Nu Sentral building under construction in KL Sentral, in Brickfields here, this morning.

It is understood that other workers managed to escape when the third floor of the building gave away at about 10.30am.

Police said a 35-year-old Bangladeshi worker, who was working on the first floor of the complex, was injured when the floor suddenly collapsed. He was rushed to the University Malaya Medical Centre where he is undergoing surgery.

Brickfields OCPD ACP Wan Abdul Bahari Wan Abdul Kahlid said the worker was wearing his safety gear when he fell four metres to the ground.

It is learnt that the construction of the building started in 2009 and is expected to be completed next year.

MRCB has said a full investigation is underway to determine the cause of the accident at the Lot G development, which it called a “minor construction mishap”.

“All safety procedures were adhered to as the workers were well equipped with safety gear as required by local safety standards,” it said in a short statement today.

The developer also said it would provide adequate after-care to the construction worker who sustained injuries during today’s accident.

MRCB added that it had informed the Department of Safety and Health (DOSH) of the incident and would extend its full cooperation to the department.

KL Sentral is a great project:banana:, but i think Goverment should improve the time management of LRT, KTM komuter arriving/departure.. they should add more trip in critical hour like in the morning when people largely commute to work, afternoon and the time people going back from work.. what i see and my own experience in KL sentral, people are scramble to get in the commuter and LRT during peak time.. even women coach they are scramble with each others..

ugly,look something from 90'..maybe will look better after they remove the sticker(who knows)..it look like pj8 cladding but pj8 building is more suitable with this kind of cladding because the building is thin ,unlike this one,this fat building will look ugly with this kind of cladding..they should use curtain wall..

Starwood Hotels & Resorts Worldwide to manage Aloft Kuala Lumpur Sentral in early 2013

Starwood Hotels & Resorts Worldwide will open the Aloft Kuala Lumpur Sentral in early 2013, the first Aloft hotel in Kuala Lumpur, Malaysia. The group has signed an agreement with hotel owner, Iringan Flora, a subsidiary of Ireka Corporation. The 31─storeyed hotel will have 482 rooms, several function rooms and a ballroom, which can accommodate up to 700 guests. F&B options include the 'w xyz' theme bar, the Re:fuel bar, 'nook,' an all─day─dining restaurant and Chill Out Sky Bar.
The hotel tower is located next to the upcoming NU Sentral Mall, which is part of Lot G that forms a mixed commercial project comprising two other Grade A Office Towers in KL Sentral.
