FUNDACIÓN CARVAJAL OFFICE BUILDING is composed of a sevenstory office building on top of an eight level parking structurewith an adjacent commercial area.The office building has seven floors of approximately 17,000 sq.ft.each which can be occupied by a single tenant or subdivided intosmaller offices via a central corridor connecting the emergencyexit stairs. The design maximizes the floor plan’s interior layoutflexibility by keeping the amount of interior columns at a minimumand placing the main structure along the building’s perimeter.The North side of the building provides an uninterrupted viewof the surroundings through a window curtain wall, while theWest and South sides are protected from the afternoon sunwith fixed sunscreen devices which help maintain a comfortableatmosphere within the office areas.The 3,350 sq.ft. commercial area is located on the ground levelconnected to both the office building’s parking and vehicularcirculation. Direct pedestrian access is provided towards the LasCumbres Avenue. Adjacent auto lanes have been contemplatedin the design making the commercial area an ideal location for abank branch office. Four service and loading parking spaces arelocated around the commercial area for a total of 624 parkingspaces.Below the office building there are eight parking levels whichare interconnected by independent parking stairs and the officebuilding’s four elevators. The building will be fully sprinklered.
Parking ratio is 5 parking spaces per 1,000 SQ. FT. The eight-level concrete parking structure iscomprised of a 620 car capacity of which 601 are large parking spaces, 13 are handicapped accessiblespaces and 6 are service and delivery spaces. Office Space: 118,265 SQ. FT.Commercial/Retail: 3,350 SQ. FT.Total leasable area: 121,615 SQ. FT
