Ok, so here is an Advertisement for Hyde Park, which I scanned off the January 2010 edition of "Egypt Today" magazine. It says units should be delivered by 2011, and the ad shows some construction pics, so thats good.

Luxury lifestyle developers Damac Properties today announced that the contractor JET, Egyptian Eng. and Trade Company have been awarded the construction contract for the attached villas located in Hyde Park, New Cairo.

The contractor will be responsible for constructing 88 Buildings, 320 Villas for the attached villas (town Houses) in its New Cairo's project 'Hyde Park'.

Damac Properties issued this tender last November 2009, and specified to potential contracting companies the importance of adherence to strict construction deadlines. It was also important that the contracting companies operate according to the highest international building and construction standards. Nine major Egyptian contracting companies joined in the bidding and Damac selected the best tender according to a number of criteria, including quality of construction and commitment to the projects' standards and characteristics.

Hyde Park is a residential project consisting of exclusive villa development concepts, with unique designs and architecture. Damac will start delivering the first units of Hyde Park by the end of 2011.

The construction firm have a long and well established history in the Egyptian market. JET, Egyptian Eng. & Trade Company started work in 1978 as an Egyptian joint venture and has an impressive list of projects to its name; including MSA University in 6 of October, Al Ahram News Paper tower, shooting Club located at the ring road, Arabella compound in new Cairo, Sama tower located at the ring road, Kattameya Residence in new Cairo and Darah Gardens compound in 6 of October city.

Mr. Alaa Ayoub, Chief Executive Officer Damac Properties Egypt stated that Damac was pleased to award that contract as it was testament to good progress within the development.

Mobilization and Construction work is expected to commence immediately.

قال فتحى السباعى، رئيس بنك التعمير والإسكان، إن شركته "داماك" العقارية للتطوير، تعتزم تقسيم وبيع 40% من قطعة الأرض التي في حوزتها ومساحتها 1500 فدان- نحو 6 ملايين متر- وقدر قيمة مبيعات الأرض المرتقبة خلال العام الحالي فقط بنحو 912 مليون جنيه.

كانت"المال" قد كشفت عن دراسة البنك بالتشاور مع وزارة الإسكان والحصول على موافقتها، اكتفاء شركة "داماك" العقارية للتطوير بالمشاريع الثلاثة التي أطلقتها، على أن يتم تخطيط باقي الأرض وإقامة سور حولها وتقسيمها ليتم بيعها بعد تقسيمها على عدد من قطع الأراضي.

وتحقق هذه الخطوة عددا من الأهداف للشركة التي سيطر عليها الكونسورتيوم الذي قاده بنك التعمير والإسكان، على رأسها إزالة أعباء تطوير باقي كامل الأرض التي تزيد مساحتها على 6 ملايين متر عن كاهل الشركة، فضلا عن توليد تدفقات نقدية سريعة للشركة من عائد بيع هذه الأراضي، مقارنة بطول أجل حصول على هذه التدفقات في حال تطويرها.


كما ستتمتع قطعتي الأراضي التي سيتم طرحها للبيع بالجاذبية للمستثمرين العقاريين بالنظر إلى أنها ستقع داخل تجمع سكني إداري تجاري ضخم يتمتع قاطنوه بالإمكانيات التي ستوفرها مشاريع الشركة، بما يمنحها قيمة مضافة تستحق الأسعار التي ستطرح بها، في مقابل استمرار سداد الشركة قيمة الأرض لهيئة المجتمعات العمرانية بالتقسيط على 10 سنوات.

كان بنك التعمير والإسكان قد قاد كونسورتيوم للاستحواذ على 60% من "داماك" العقارية للتطوير مقابل 432 مليون جنيه، تتوزع بواقع 60 مليون جني حصة الكونسورتيوم في رأس المال المدفوع حاليا والبالغ 100 مليون جنيه و372 مليون جنيه حصته في القرض الذي منحته الشركة الأم لـ"داماك" العقارية للتطوير البالغ 620 مليون جنيه ووافقت الجمعية العمومية للشركة على زيادة رأس المال المرخص به من 350 مليونا إلى 450 مليون جنيه والمدفوع من 100 مليون إلى 200 مليون جنيه.

وتبلغ القيمة البيعية لمشروع هايد بارك 2.7 مليار جنيه، ويتوقع أن تبدأ الشركة في تسليم المرحلة الأولى نهاية العام المقبل، بينما يتم الانتهاء من المشروع بالكامل في عام 2013.

وتتوزع حصة الكونسورتيوم في الشركة بواقع 30% لبنك التعمير والإسكان، و20% للبنك العقاري، و10% للشركة القابضة للاستثمار، بينما احتفظت شركة "داماك" العقارية الإماراتية بـ40% من الأسهم.

The above post mentions that Damac ill sell 40% o its land they have for Hyde Park project, so Hyde Park capacity is reduced to 60% size, rest of the land will be sold.

Yes, it is really unpleasant they are selling 40% of Hyde Park land without development, but it seems that after Damac had the financial issues, the bank came in an got 60% of the company in Egypt (Damac Egypt), and sicne the bank is not a developer they were looking for a quick win, that is only develop 60% of the area (probably becuase it was already started before the aquired the company) and now they will make big $$$$$$ by selling the rest of th area.

But on their websites, it seem that they didn't do a latest update. We only see 9 picture.... With 7 billions , I think it deserve to be more faster than any other project currently going in Egypt, plus, its the most expensive project i think we've had...

How big can the villas get?

depend detatched or simi-detatched. But either way i dont know. From renders it looks big. And you still have a garden or green space ad make a crazy guess and say 300msq
