The CEO of Raimon Land Mr. Nigel J. Cornick today announced that the company had signed a Sale and Purchase Agreement to acquire a partly-completed condominium on Beach Road, Pattaya for Baht 260,000.000.

The project, situated on the corner of beach Road and Pattaya Soi 5 is located on a 895 sq. wah land site and is composed of two connected partly-completed towers of 22 and 27 stories.


It is Raimon Land intention to complete the project as a Grade A condominium which it plans to be launched during the third quarter of 2004.

Commenting on this recent acquisition, Mr. Cornick stated “We are confident that the acquisition of this project will prove to be another excellent Raimon Land investment. The location, size and nature of the development is very similar Raimon Lands to “The Lakes” condominium in Bangkok, not only is this a prime location in the heart of the Pattaya CBD but the views across Pattaya Bay, Jomtien and surrounding areas are superb from all floors”.

Mr. Cornick went onto add “We will be reviewing the original design and mix of the condominium layouts to ensure they meet the same exacting standards that we are achieving with our Bangkok Projects namely : “The Lakes”, sold out in 5 days. “The Lofts Sathorn” now completed “The Legend” condominium recently launched and the “The Lofts Yennakart” designed by award Architect Kerry Hill from Singapore.

Raimon Land is a property development company specialising in the residential sector of the Thai real estate market. The company is listed on the Stock Exchange of Thailand and its website is www.raimonland.com.

นายกิตติ ตั้งศรีวงศ์ ผู้อำนวยการอาวุโสฝ่ายการเงิน บริษัทไรมอนด์ แลนด์ จำกัด (มหาชน) เปิดเผย "ฐานเศรษฐกิจ" ว่า บริษัทได้เข้าซื้อซากโครงการคอนโดมิเนียมพร้อมที่ดินประมาณ 2 ไร่เศษ ตั้งอยู่ ซอยพัทยา 5 จ.ชลบุรี โดยการเข้าซื้อทรัพย์สินดังกล่าวแบ่งได้เป็นการซื้อจาก 3 กลุ่มด้วยกันคือ 1. ที่ดินเปล่าเนื้อที่ 2 ไร่ 95 ตารางวา โฉนดเลขที่ 34478 จากบริษัทแอล เค พร็อพเพอร์ตี้ จำกัด 2. ซากอาคารที่ยังก่อสร้างไม่เสร็จ ใบอนุ_าตก่อสร้างเลขที่ 387/2533 (ชนิด คสล. สูง 28 ชั้น) จากบริษัท เดอะ ฟิฟท์ สตรีท จำกัด

และ 3. ที่ดินเปล่าเนื้อที่ประ มาณ 56 ตารางวา ซึ่งตกอยู่ในบังคับภาระจำยอมเรื่องทางเดิน ทางรถยนต์ วาง สายโทรศัพท์ ท่อระบายน้ำ และสาธารณูปโภคอื่นๆ ของที่ดินตามโฉนดที่ดินเลขที่ 34478 จากนางสุพร รัตนเชษฐ์ ในราคารวมทั้งสิ้น 260,000,000 บาท มีการเข้าเซ็นสั__าจะซื้อจะขายเมื่อวันที่ 26 กุมภาพันธ์ ที่ผ่านมา และ มีแผนที่จะโอนกรรมสิทธิ์ทรัพย์สินดังกล่าวในวันที่ 30 มีนาคม 2547

ปัจจุบันซากอาคารดังกล่าวมีการก่อสร้างคืบหน้าไปมาก โดยตัวอาคารที่มี 2 อาคารแต่เชื่อมต่อกันเป็นตัวแอล มีการก่อสร้างไปถึงชั้น 22 และ ชั้น 27 ตามลำดับ ซึ่งบริษัทจะนำ มาพัฒนาและก่อสร้างให้เป็นโครงการอาคารชุดสำหรับพักอาศัยเพื่อขาย หรือโครงการคอนโดมิเนียมระดับเกรด เอ ต่อไป ขณะนี้อยู่ระหว่างการศึกษารายละเอียดในการวางรูปแบบของโครงการ ที่จะต้องปรับใหม่ทั้งหมด โดยมูลค่าโครงการอยู่ประมาณ 1,000 ล้านบาทเศษ

สำหรับกลุ่มลูกค้าของโครงการจะมีทั้งชาวต่างชาติ และนักธุรกิจคนไทย ที่ทำงานอยู่ในย่านดังกล่าว รวมทั้งกลุ่มลูกค้าที่สนใจจะซื้อเป็นบ้านพักตากอากาศหรือบ้านหลังที่สอง แต่สำหรับในส่วนของลูกค้าต่างชาตินั้นมีกฎอยู่แล้วว่าทั้งโครงการจะมีชาวต่างชาติได้ไม่เกิน 49% ซึ่งน่าจะได้รับการตอบรับอย่างดีจากลูกค้า โครงการดังกล่าวคาดว่าจะพัฒนาได้ไม่เกิน 200 ยูนิต ราคาเฉลี่ยอยู่ที่ประมาณตารางเมตรละ 47,500-50,000 บาท ซึ่งถือเป็นราคาที่ไม่สูง มาก เพราะบริษัทได้มีการสำรวจและศึกษาตลาดในย่านนั้นพบว่า น่าจะมีกำลังซื้อที่ดี เนื่องจากในย่านดังกล่าวมีแต่โรงแรมเกรดเอ เป็นจำนวนมาก และราคาค่าเช่าอยู่ที่ 4,000-7,000 บาท ซึ่งโรงแรมเหล่านี้ก็มีลูกค้าอย่าง ต่อเนื่องอยู่ตลอด เพราะฉะนั้นโครงการของบริษัท ซึ่งเมื่อเปิดโครงการอย่างเป็นทางการ แล้ว จะถือเป็นคอนโดมิเนียมเกรดเอโครงการเดียวในย่านดังกล่าว และที่ตั้งพัทยา 5 ก็ถือเป็นทำเลที่มีศักยภาพ ลูกค้าสามารถมองเห็นวิวชายทะเลของหาดจอมเทียนได้จากทุกชั้นของโครงการ

นายกิตติกล่าวอีกว่า โครงการดังกล่าวบริษัทไม่ได้ร่วมมือกับบริษัทพันธมิตร และจะพัฒนารูปแบบให้ใกล้เคียงกับโครงการ เดอะ เลคส์ โดยถือว่าการลงทุนในโครงการดังกล่าวจะเป็นการลงทุนที่คุ้มค่าของบริษัท เนื่องจากตั้งอยู่ใจกลางศูนย์กลางธุรกิจของเมือง พัทยา ขณะนี้บริษัทกำลังเร่งที่จะทำการพิจารณาการออกแบบและการวางผังโครงการโดยรวมอีกครั้งหนึ่ง ไม่ว่าจะเป็นจำนวนยูนิต หรือขนาดของโครงการ ทั้งนี้เพราะบริษัทต้องการให้โครงการที่พัทยาเป็นมาตรฐานเดียวกันกับโครงการคอนโดมิเนียมในกรุงเทพฯ
อย่างไรก็ตามบริษัทพร้อมที่จะเข้าพัฒนาซากดังกล่าวได้ในอีกไม่เกิน 2 เดือน และคาดว่าจะแล้วเสร็จประมาณไตรมาส 3 ของปี 2548

Raimon Land secures Baht 400 Million Project Financing for Northshore Condominium Pattaya

The CEO of Raimon Land Plc., Nigel J. Cornick today confirmed that the company had secured a Baht 400 million project financing facility from Siam Commercial Bank.



The funds will be utilised in the development of the Northshore condominium project located on Beach Road North Pattaya. The project an existing partly completed development will comprise 1, 2 and 3 bedroom fully fitted condominiums ranging in size from approximately 60 mฒ to 265 mฒ.

Commenting on the funding facility Mr. Cornick said “The financing arrangement is a further demonstration of the confidence Thai financial institutions have in the restructured Raimon Land. It is also clear that the Eastern Seaboard has recovered from the economic crisis of the late 90’s. We are seeing substantial growth in demand for all types of residential real estate in and around Pattaya”. Mr. Cornick went onto add “The Northshore condominium will set a new benchmark for residential high-rise development in Pattaya. On completion Northshore will be the first Grade A project to be completed in the last 10 years and already we have received a considerable level of pre-sale enquiry”.

Okay, the first two are from an area maybe 30km south of Pattaya, not far from this mountain (that cliff is a bit over 100 meters high)

This one is located a short ride inland from Pattaya and is a well kept park inspired of the Chinese tale of the three kingdoms (there are three of these towers there). It's part of a residential area and a large equestrian area, really hi-so stuff. There is also an airfield for hobby pilots and you can often see ultralight airplanes circling the area.

Pattaya Equestrian Retreat - Lodging

The Resort & Country Club having 177 rooms, is a boutique style hotel. The ranch itself covers about 75 acres hectares and the estate including the ranch covers more than 1,300 acres of land.

The buildings around there looks something like this

In any case the park is a very minor tourist attraction compared to other places around Pattaya and I didn't see any tourists around ;)

This area is called Wat Yan...(can't remember the full name).The building in this temple has many styles but,not open to the public.You can go to inside only Wihan Siean which built by chinese people and open for many tourists. :)

I'v been to that place !, So amazing how they did that with the laser beam...., but too sad about the effects on the environment..:(

Ex-UK envoy pitches Pattaya track

Foreign investors in proposal to build $100m sport facility

A group of foreign investors led by a former British ambassador to Thailand is looking to develop a US$100-million international horse racing track and sporting facility in Pattaya.

Derek Tonkin, now a senior adviser to the board of International Racecourse Management Ltd, said the UK-based company was awaiting confirmation from strategic joint-venture partners from the UK and the Middle East to set up a company in Thailand. Discussions with investors could be completed within three months.

IRM, which has operated race tracks in the United States and China, is about to sign a memorandum of understanding to develop an $60-million project in Vietnam. It also provides management services for a track in Riyadh, Saudi Arabia.

``My friend in Pattaya has helped me prepare a land plot that would be about 100 hectares in Pattaya, which is just a 90-minute drive from Bangkok,'' said Mr Tonkin, who was Britain's ambassador to Thailand from 1986-89. Now retired, he spends most of his time developing investments in the region, including Cambodia and Burma.

The company to be set up in Thailand would hold about 30% ownership in the Pattaya race track. The remaining shares would be owned by Thai investors invited by IRM, including businessmen and the Royal Turf Club in Bangkok, he said.

The entire project could be developed and operational within two years, he added.

In addition to horse racing facilities, Mr Tonkin said the project would include a building that could be used for exhibitions, seminars, trade and fashion shows as well as sports training facilities and tennis courts.

Pattaya is an ideal location for an international race track, he said, adding it could attract international tourists as well as mid-income locals.

Mr Tonkin said there was no international-standard racecourse in Thailand. The main venues are the decades-old race Royal Turf Club in Bangkok, and some tracks can be found in Chiang Mai and the Northeast, while the one in Maha Sarakham was closed.

``No more licences have been given and we will discuss this issue with Prime Minister Thaksin Shinawatra. Probably the government could transfer the licence for Maha Sarakham to our site in Pattaya,'' he said.

As well, Mr Tonkin said the company would hold talks with the finance and interior ministries about the possibility of adjusting tax levies on racecourse operations. Currently, taxes are collected based on a cumbersome system and amount to 27% of turnover.

The appropriate rate would be a maximum 15% of profit, he said, adding that in Britain, the racecourse business was not taxed.

Regarding Prime Minister Thaksin's plan to acquire a substantial stake in the Liverpool football club, Mr Tonkin said investment in the football business is ``risky and highly speculative''.

Football is not a highly profitable business, especially for unlisted teams such as Liverpool.

Buying and selling stock in the club can't be done as easily as with listed clubs such as Chelsea and Manchester United.

``But attaching the Liverpool brand name to Thai products could generate 10 times more economic benefit for the country than it will cost,'' he said.

``Britain will welcome investment from Thailand.''

I think reason people go to Pattaya is mostly for fun, nighlife and clubbing but some go there for beaches yes....:)

Panya plans Bt1-bn spa for Pattaya

Resort, firm’s first project in 7 years, to open in late ’05

Property developer Panya Property Co Ltd has returned to the business scene after a seven-year hiatus, with plans to build a Bt1-billion health resort in central Pattaya.

Groundbreaking is slated for the second half of the year with a target opening by the end of 2005, according to Patinya Kuan-trakul, assistant managing director. Panya Property envisions a luxury spa and resort akin to Chiva-Som, a well-known destination in Hua Hin.

The company is in negotiations with Westin Hotels and Resorts, a New York-based chain, to manage the resort when it is completed.

“We have negotiated with a number of foreign hotel and resort chains, but US-chain Westin has the potential to manage our resort if we can conclude the deal,” she said.

Along with countless other developers, Panya Property fell victim to the economic crisis,

and since 1997 had shelved all

of its business plans. Its last project was Panya Ramindra, a housing project, which it sold to Natural Park Plc in 1997, Patinya said.

The company still owns the adjacent Panya Indra Golf Club near Ramindra road.

The resort will be designed by A49 Designer Co Ltd, owned by well-known architect Nithi Sthapitanon. The complex will include 12 villas, each one up to 1,800 square metres.

Patinya said that this 80-rai project would have more space for recreational and health activities with natural landscaping.

“We will have more landscape than rooms because we want to offer a good atmosphere to special visitors,” she added.

Patinya said the company would focus on foreign tourists who favour healthy lifestyles and natural environs.

Panya Property also owns 3,000 rai in Chanthaburi province, east of Bangkok. However, the company has no plans for the land at the moment.

“We are not interested in developing more housing projects but we are interested in expanding into service businesses such as resorts, hotels and golf clubs.

“That will generate more long-term income to the company than the housing business,” she added.

Songtaew Cooperative elects new committee president at AGM

Three hundred songtaew drivers, out of a total of 400, elected a new co-op president after a brief round of voting during the annual general meeting, held at the Grand Sole Hotel on May 28. Bunjerd Kaewthong, the outgoing president, stood down in accordance with the cooperative regulations to allow Jumlong Sukprom to take the chair as head of the province’s largest transport cooperative.

Jumlong won a total of 147 votes over the other candidate, Pol. Lt. Col. Opas Yotpiyasatien with 74 votes. It was also the first time the members used an automated electronic voting system, which displayed the votes in real-time.

Prior to the election, in his annual report Bunjerd Kaewthong revealed, “The songtaew co-operative currently has 700 vehicles under its control with 400 operators as its membership. Financially, the co-op last year made a profit of 245,986 baht which is used to aid the membership and provide welfare services. In these terms, 2003 was a good year.”

Special guests from the Chonburi Land Transport department were invited to oversee the election and talk with the co-op as a whole, as was local traffic inspector, Pol. Lt. Col. Somchai Phongsai.

Phipop Pongsuchart, head of the Chonburi transport department said at the meeting, “The Pattaya co-operative is the largest in Chonburi Province and plays a significant part, specifically in Pattaya. Good management is necessary for the co-op and by doing so improves the image of Pattaya and for the highest benefit of local residents. Many drivers have approached my department and called for an increase in fare, which they say is not stable. Sometimes it does not coincide with the length of the trip and does not conform to the standards of a tourist destination like Pattaya. Whatever the case maybe, the Transport Department will investigate the claims, reevaluate the pricing structure and set new prices according to the standard.”

Having his say, Pol. Lt Col. Somchai Phongsai, Pattaya traffic inspector told the meeting, “Songtaews have been a fixed part of Pattaya for many years and in the past we (Pattaya traffic police) have worked with members to improve the service. Co-op management has studied and made developments to coincide with the city’s growth. Probably the most significant change is the direction of Pattaya Second Road to one-way as part of the traffic research project; this with the addition of the Pattaya free bus service as part of the study. Drivers have been affected by the change but everyone must realize that this is a study for the development of the city in cooperation with the songtaew co-op. It is also an opportunity for the co-op to implement its own rules and improve the standard of service while following the bus route.

“If successful, the chance of increasing routes for songtaew drivers is possible. This will benefit everyone and improve traffic. In any case, the announcement will be made through the management. By the same token, all drivers must improve their attitude towards serving the community and weed out those that do not follow the rules of the co-op,” concluded Pol. Lt. Col. Somchai.

Fledgling developer to tap `hip' condominium market

Extreme attention to detail to attract elites

Best Condominium Co, a new property developer, plans to tap the high-end niche market for highly personalised residential units, according to chief executive officer Thananan Karnjanakit.

Its first project will be a 600-million-baht development on Sukhumvit Soi 38, dubbed Silver Heritage, which claims to be the city's first ``Highly Individual Person'' (Hip) condominium.

The company's second project is an exclusive residence and spa on a 31-rai estate between Pattaya and Sattahip. The one-billion-baht project, developed under the company's Silver Heritage brand, will go on sale within the next three months.

The estate will consist of 25 exclusive units targeting Thai and foreign CEOs, with prices starting from 25 million baht. The project will be operated by Silver Heritage Co, with 100 million baht in registered capital, and owned by Ms Thananan.

Ms Thananan, a business consultant, is confident that her ``Hip'' condominium development style, with its strict attention to detail, will serve the largely untapped market niche populated by wealthy young executives.

The strength of her projects lies in their strong locations and low occupant density. For example, prices for the 148 to 445-sq-m condos in the eight-storey, 29-unit Sukhumwit development will range between 85,000 to 110,000 baht per sq m.

``We have also hired a famous designer to create the atmosphere of hip living in the lap of luxury. We will also offer 24-hour professional butler service,'' Ms Thananan said.

About 30% of all units have been sold since pre-sales began in May. She expects all units to be gone within three months.

Construction, due to start in October, is scheduled to be completed in December, 2005.

I actuallly like these towers.. the first one looks slim and vertical. The other is like a waterfall in a canyon, interesting shape.

Faster internet access eyed

TT and T corporation has announced a project to provide high speed internet access using the latest technology. Director of marketing Mr Surich Lamsam said that the project had already been highly successful in Khon Kaen, Phuket and Ko Rat. Already 300 people in Chonburi had registered, including companies, industrial users, private individuals and schools and hotels.

But the potential market was much greater with thousands of subscribers already showing a keen interest in high speed access. TT and T public company limited was
established in 1992 to implement the provincial telephone network expansion. Under the concession granted by the Telephone Organization of Thailand, TT and T is
responsible for building a fixed line telephone network of 1.5 million lines in all 72 provinces, excluding the greater Bangkok metropolitan area.

นายสมชาย คุณปลื้ม นายกเทศมนตรีเมืองแสนสุข จังหวัดชลบุรี เปิดเผยว่า ขณะนี้ทางเทศบาลเมืองแสนสุข มีโครงการจะก่อสร้างอันเดอร์วอเตอร์เวิลด์ หรือ “โลกใต้ทะเล” ที่ บริเวณชายหาดแหลมแท่น (บางแสน) ตำบลแสนสุข จังหวัดชลบุรี โดยได้รับงบประมาณสนับสนุนจากสำนักงานการท่องเที่ยวแห่งประเทศไทย (ททท.) ประมาณ 800 ล้านบาท หากงบฯในการก่อสร้างไม่เพียงพอ ทางเทศบาลฯจะสนับสนุนงบฯบางส่วนเพื่อให้โครงการออกมาได้อย่างสมบูรณ์แบบที่สุด

“ขณะนี้อยู่ระหว่างให้บริษัทที่ปรึกษาออกแบบคาดว่าแบบแปลนจะแล้วเสร็จในเร็วนี้ เนื่องจากจะต้องมีการดัดแปลงรูปแบบให้เข้ากับสภาพพื้นที่ จากนั้นจะเร่งดำเนินการก่อสร้างทันที โดยจะใช้เวลาในการก่อสร้างประมาณ 2 ปีและจะแล้วเสร็จประมาณปี 2549-2550 หากโครงการนี้แล้วเสร็จ คาดว่าจะสามารถดึงดูดนักท่องเที่ยวเดินทางมาพักผ่อนบริเวณชายหาดบางแสนและพื้นที่ในชลบุรีเพิ่มมากขึ้นอย่างแน่นอน”

นายสมชาย กล่าวต่อว่า ขณะนี้ตนเตรียมยื่นขออนุญาตการก่อสร้างที่กรมการขนส่งทางน้ำและพาณิชยนาวี และกระทรวงทรัพยากรธรรมชาติและสิ่งแวดล้อม เพื่อใช้พื้นที่บริเวณชายหาดแหลมแท่นแล้ว เพราะการก่อสร้างจะต้องใช้พื้นที่ในทะเลบางส่วน จึงต้องขออนุญาตจากหน่วยงานที่รับผิดชอบ เพื่อให้โครงการถูกต้องตามกฎหมายทุกประการ

ด้านนางสุนทรี หิรัญวรรณ หัวหน้าสำนักงานการขนส่งทางน้ำที่ 6 สาขาชลบุรี กล่าวว่า ขณะนี้ทางสำนักงานยังไม่ได้รับเรื่องดังกล่าว แต่คาดว่าในเร็วนี้คงจะมายื่นเรื่องขออนุญาต เมื่อแบบแปลนของโครงการแล้วเสร็จ เพราะที่ผ่านมาโครงการก่อสร้างต่างๆ บริเวณชายหาดบางแสนจะมายื่นขออนุญาตที่สำนักงานมาตลอดเวลา และโครงการนี้ก็คงจะมายื่นและไม่น่ามีปัญหาอะไร

Chonburi Provincial Administration Organization opens new center in Pattaya

Government service center to cut driving time to provincial capital

Chonburi’s Provincial Administration Organization (PAO) opened a new service center in Pattaya last week. The center, aimed at offering more convenient services for local government offices and residents, was officially opened by Pinyo Tanwiset, head of the Chonburi PAO along with religious ceremonies in the early morning.

Located on Sukhumvit Road near Soi 69, the center will provide many of the services performed at the main office in Chonburi without residents having to make the 100 kilometer round trip from Pattaya and even further from other provincial districts.

Officials manning the new building will receive complaints and suggestions from residents as well as carry out necessary governmental services for local departments and will be open from 8 a.m. till 4 p.m. weekdays.

Pinyo Tanwiset said, "The PAO is responsible for governing each district throughout the province and will work closely with subsidiary administrations in all facets of local governance both in the private and government sectors. This first branch will provide easier and more convenient services to residents who find it difficult to travel to Chonburi City and we hope to resolve issues with greater efficiency and improve the living standards of residents in the area."

Residents who are facing problems can call the office at 038 398 039-42 during office hours.

LCIT expands operations with the delivery of two new ship-to-shore cranes

Laem Chabang International Terminal Co., Ltd (LCIT) took possession of two new ship-to-shore cranes last week as part of their expansion program. LCIT now controls two berths in the busy port, B5 and C3 with the new cranes facilitating an increase in cargo turnaround.

The new self propelled cranes, which can lift loads of up to 71.4 tons, took two days to unload and set in place following the journey from Oito, Japan where they were built by the Mitsui Engineering and Ship Building Co. Ltd.

Chris Langford, LCIT’s CEO kept a close eye on the operations over the two days it took to unload the heavy lifter from the M.V. Tenyu berthed in the deep water port. The arrival of the two Mitsui Paceco Super Post-panamax Ship to Shore Cranes with "twin lift" spreaders brings the total to four cranes for LCIT, with plans already underway for another.

The cranes are self-propelled trolley with a mono box girder, boom and hinged boom type gantry cranes that remove and place cargo containers from vessels as well as load them for storage in the berth. Both will be officially commissioned for operation in mid July and can effectively move at total of 600,000 TEU per year.

The move comes as the port authority in Laem Chabang is set to expand its operations adding another 12 berths. The port facilities operated by LCIT feature 500 meter long berths and a depth of 16 meters at port side. Storage facilities at LCIT include container capacity for 3,552 ground slots and 400 reefer outlets.

Laem Chabang International Terminal Co. Ltd was awarded a 30 year concession to operate and manage the new C3 berth.

ตู้ทัชสกรีน ที่เมืองพัทยาจะนำมาติดตั้งให้บริการข้อมูลต่างๆแก่นักท่องเที่ยวทั่วเมืองพัทยาเร็วๆนี้

ศูนย์ข่าวศรีราชา -รัฐอุดหนุนงบฯ24 ล้านบาท จัดทำระบบสอบถามข้อมูลการท่องเที่ยว ผ่านตู้ให้บริการข้อมูลระบบสัมผัส ด้านเมืองพัทยาเรียกประชุมด่วน คณะกรรมการ พิจารณาโครงการระยะที่ 2 สั่งผู้รับเหมาแก้ไขปัญหาข้อมูล การท่องเที่ยวใหม่อีกครั้ง เพื่อให้เกิดความทันสมัยและประโยชน์แก่นักท่องเที่ยวสูงสุด

นายวีรวัฒน์ ค้าขาย รองนายกเมืองพัทยา เปิดเผยว่า เมื่อเร็วๆนี้เมืองพัทยาได้เรียกประชุม คณะกรรมการการพิจารณาโครงการจัดทำระบบสอบถามข้อมูลท่องเที่ยว ผ่านตู้ให้บริการข้อมูลระบบสัมผัสของเมืองพัทยา(ทัชสกรีน) ซึ่งเป็นโครงการที่เมืองพัทยาได้รับงบประมาณอุดหนุนจากรัฐบาล จำนวน 24 ล้านบาท เมื่อเดือนพฤษภาคมที่ผ่านมา เพื่อว่าจ้างบริษัทกิจการร่วมค้า บริษัท ซีนอินเทนซิส จำกัด เข้ามาจัดทำระบบตู้ให้บริการข้อมูลการท่องเที่ยวระบบสัมผัสของเมืองพัทยา จำนวน 60 ตู้

ทั้งนี้ เมืองพัทยาจะนำตู้ดังกล่าวไปติดตั้งตามสถานที่ท่องเที่ยวที่สำคัญต่าง ๆในเมืองพัทยา เพื่อให้นักท่องเที่ยวสามารถเข้ามาตรวจสอบข้อมูล ในด้านต่างๆของเมืองพัทยา แหล่งท่องเที่ยว ที่พัก เส้นทางการเดินทาง และอื่นๆได้โดยสะดวก อันจะเป็นการส่งผล ไปถึงภาพลักษณ์และการส่งเสริมการท่องเที่ยวของเมืองพัทยาได้เป็นอย่างดี

นายวีรวัฒน์ เปิดเผยติ่ไปว่า สำหรับโครงการดังกล่าวเป็นโครงการที่เมืองพัทยา ได้เคยดำเนินการมาแล้ว 1 ครั้ง ซึ่งได้มีการติดตั้งตู้ให้บริการข้อมูลการท่องเที่ยวจำนวน 16 ตู้ ตามสถานที่ท่องเที่ยวต่างๆ แต่ก็พบว่า ปัญหาที่เกิดขึ้น คือ เรื่องของ การดูแลรักษาและข้อมูลที่ไม่ทันสมัยมากนัก

อย่างไรก็ตามปัจจุบันเมื่อรัฐให้งบประมาณ อุดหนุนถึง 24 ล้านบาท จึงเป็นโอกาสอันดีที่เมืองพัทยาจะได้มีระบบตู้ให้บริการข้อมูลที่ทันสมัยมากขึ้น ทั้งนี้เนื่องจากบริษัทดังกล่าวมีข้อสัญญากำหนด ที่นอกจากจะจัดทำตู้ให้บริการจำนวน 60 ตู้ที่ต้อง ส่งมอบให้เมืองพัทยาภายในเดือนกันยายนนี้แล้ว

สำหรับตู้ทัชสกรีนนั้น นอกจากจะให้ข้อมูลข่าวสารด้านการท่องเที่ยวต่างๆที่ทันสมัย ในจำนวนถึง 9 ภาษาแล้ว ยังสามารถต่อเชื่อมกับระบบอินเทอร์เน็ต หรือการจับจองห้องพักตามโรงแรม ต่างๆได้โดยไม่ต้องเดินทางไปด้วยตัวเอง นอกจากนี้ยังสามารถตรวจสอบเส้นทางการเดินทาง ไปยังสถานที่ท่องเที่ยวต่างๆ การตรวจสอบข้อมูลเกี่ยวกับกิจกรรมการท่องเที่ยวตลอดปี และสถานที่ ท่องเที่ยว ที่น่าสนใจในประเทศได้

อย่างไรก็ตาม ปัญหาสำคัญประการหนึ่งในอนาคต ที่อาจจะติดตามมา คือ เรื่องของการบำรุงรักษาสภาพเครื่อง รวมทั้งการอัพเดทข้อมูลที่ทันสมัยให้กับโปรแกรม ของเครื่องโดยตลอด ซึ่งเมื่อหมดสัญญากลับบริษัทในเวลา 1 ปีหลังส่งมอบแล้ว ก็อาจส่งผลให้ตู้บริการดังกล่าวไม่ถูกใช้งานอย่างเต็มประสิทธิภาพ ดังนั้นเมือง พัทยาจึงต้องเตรียมแผนในการรองรับการแก้ไขไว้ในอนาคต โดยขณะนี้กำลัง อยู่ในขั้นตอนของการเจรจา เพื่อหาทางแก้ไข ซึ่งเบื้องต้นได้พิจารณาไปถึงเรื่อง ของผลประโยชน์เกี่ยวกับการโฆษณาในเว็บไซต์และหน้าจอคอมพิวเตอร์ รวมไปถึงรายละเอียดของข้อมูลการท่องเที่ยวต่างๆซึ่งได้มอบหมายให้บริษัท กลับไปพิจารณาแก้ไขใหม่ ก่อนจะมีการเรียกประชุมเพื่อพิจารณาอีกครั้งในเร็ววันนี้

At its annual meeting in Pattaya, which kicked off yesterday, the Tourism Authority of Thailand (TAT) discussed details of a marketing plan for 2005, aimed at attracting 12 million visitors and revenue of Bt380 billion, said Minister of Tourism and Sport Sontaya Kunplome.

The meeting concludes on July 12.

The discussions are centred on three main strategies - making Thailand more competitive, product and service development, and integrated management.

Sontaya said the country is facing tough competition from neighbouring countries, adding that he has had meetings with many regional tourism ministers and is aware that each country is trying to boost its own tourist arrival figures.

Macao, for example, aims to increase visitors from 10 million a year to between 30 and 40 million over the next few years.

China, itself, is becoming one of Thailand's main tourism rivals, offering more unspoiled natural attractions, while Singapore plans to add casinos among other attractions.

Vietnam is another rising competitor and Burma has announced plans to open its 800 islands as tourist attractions.

The World Tourism Organisation has predicted that the number of tourists in the Asia-Pacific region will increase significantly in the next 20 years, but Thailand has experienced a decrease in growth from some markets, such as China and Japan.

TAT governor Juthamas Siriwan said the country received 3.8 million visitors in the first six months of this year, a 25-per-cent increase on the same period last year.

The latest outbreaks of chicken flu in Ayutthaya and Pathum Thani could be a threat to the industry.

But deputy TAT governor Suraphon Svetasreni said a Crisis Communications Centre operating around the clock has been set up to provide information to TAT offices in Thailand and overseas.

The Tourism Council of Thailand, Thai Airways International and the Ministry of Transport also discussed how to increase tourist numbers during the low season.

City looks at traffic management with a view for change

Residents vote overwhelmingly in favor of air-con bus service

Pattaya’s longstanding traffic woes may soon be over if the new city administration gets its way. A review of a research project was presented at a meeting with Prof Dr Thawatchai Laosirihongtong, director of the traffic research and development department at the King Mongkut Institute of Technology, and research officers last Thursday morning.

Prof Dr Thawatchai revealed that a survey conducted among passengers showed that 98 percent were satisfied with the air-con bus service, whereas two percent favored the Songtaew (baht bus) Cooperative.

The positive points concerning the bus service were politeness of the drivers, its convenience and improving the image of Pattaya as a tourist city with proper public transport.

“I would suggest that Second Road remain a one-way, with the inclusion of the air-con bus service on the city’s major routes, which will ease the city’s public transport problems and begin a new era for Pattaya,” said Prof Dr Thawatchai.

“I suggest that the bus initially run free of charge to residents, but we would need to find sponsors to the tune of 500,000 baht per month to help pay for the service. This was the intention with the initial trial but due to the Songtaew Cooperative intervening, the contract was cut short and problems arose,” he added.

Mayor Niran Wattanasartsathorn voiced his personal opinion on the matter, “I would like to see Second Road return to the two-way system but with the added bus service along Beach Road as a better alternative. As for the free service, I would prefer students ride free to and from their schools. This would create a better scenario for their parents, knowing that their children would be safe. This would create confidence in the parents, which is part of our public service policy.”

At 1.30 p.m. administrators called in representatives from the Songtaew Cooperative to discuss the current three-month trial period for the songtaews running along the same route as the air-con bus.

Pol Lt Col Somchai Phongsai, Pattaya’s traffic superintendent, was also present for the discussions.

Suchart Klungsin, deputy chairman of the Pattaya Songtaew Cooperative Company, addressed the meeting on a number of issues.

“There have been a number of problems during the trial period. Initially we had no public relations campaign by the city or research department that the songtaew coop would take over from the bus service. This created a loss in revenue, and at the same time a number of drivers have not correctly followed the research directives and the specified route. The income has now leveled out where drivers are taking around 1,000 baht per day in fares, which is satisfactory,” said Suchart.

“In the past week there was also an incident where one vehicle had its windows smashed in, most likely due to someone unhappy with the service. Some of these drivers (within the research project) are also operating outside the route because of passenger requests. Whatever the case may be, we have instructed these drivers to remain on their given route and pick up and drop off passengers at the bus stops to reduce potential disputes. Those drivers who fail to obey the directive will be fined,” added Suchart.

Concluding the meeting, Mayor Niran called for Second Road to remain a one-way for the moment, with the songtaew drivers continuing to carry out their regular services but within the specific guidelines set down in the research project. They should also improve their behavior for the benefit of Pattaya.

“Both the city administration and the traffic research and development department will continue to study the results of the trial and in conjunction with the policies laid out by the department of transport will form a definite plan to develop Pattaya’s public transport system and resolve traffic problems,” concluded the mayor.

One hundred and forty new government inspectors attended a training seminar at the Adriatic Hotel in Pattaya on June 28. Chonburi Governor Pisit Ketphasook presided over the opening of the seminar and revealed the government’s aim at making Chonburi an economic hub for the nation’s export industry.

The seminar was conducted by the secretarial office to the prime minister as part of the government’s policy on further developing efficiency with government offices to benefit the nation and it residents.

The new inspectors were also given the opportunity to speak with those already experienced in the position, in order to gain further insight into their duties, which entail developing and inspecting procedures and ensuring transparency within the government sector with greater accountability.

Governor Pisit told the group in a special talk that the government is intent on further developing the region as the center for agricultural and industrial exports by facilitating a greater output through the Laem Chabang port. The port is the largest in the country and is a vital link in creating further investment in the region.

Yes, I can say Pattaya traffic has gone worst than Chiangmai already., those beach road are barely possible to get in by car during the weekend since there are paccked by both people and vehicles... :bash:

Raimon Land secures Baht 400 Million Project Financing for Northshore Condominium Pattaya

The CEO of Raimon Land Plc., Nigel J. Cornick today confirmed that the company had secured a Baht 400 million project financing facility from Siam Commercial Bank.

Indoor sports stadium in Pattaya to be built

450 days to complete the project

A meeting was held at Pattaya city hall to celebrate the establishment of the foundation for the indoor stadium in Pattaya. The department of sport nationally stated that the project would encompass two financial years in the period 2004-2006 to create a world class indoor stadium which would do credit to the Asian indoor games.

The stadium will be built in soi Chaiyapuk II in Jomtien. A budget of 472 million baht has been allocated to be divided into 15 equal and regular payments in a total time
period of 450 days. The Shino Thai engineering and construction company won the massive contract and champagne corks were popping at the celebrations to mark the laying of the first brick. When finished, the stadium will be a very significant addition to the leisure industry of the Pattaya area with the capacity to attract new categories of sports enthusiasts who have been a bit thin on the ground in the past.

Baht bus controversy still unresolved

The public’s verdict is what matters

A recent meeting, hosted by mayor Niran Wattanasartsathorn, reviewed the controversial micro-versus- baht bus debate, but there is no definite plan of action after current trials end in mid August. Dr Thawatchai Laosirihongtong director of traffic research said that the public had liked the new aircon microbuses, before they were withdrawn in a “beer and sandwiches”

emergency deal with the baht bus collective, because the drivers were polite and improved the image of Pattaya as a city with a proper transport system. The downside of the baht bus collective, which has been running the trials in 12 of their own vehicles in recent months, has been that some drivers have not kept to the authorized route on Second Road. Also, some passengers have complained about the bad, even violent, behaviour of the drivers and persistent confusion about the fare. The horrors of illegal parking, overtaking and private vehicles travelling in the wrong direction on a one way road have also been highlighted. Suchart Klunsin, deputy chairman of the baht bus collective, stated that city hall had not cooperated with his members in promoting or funding the pilot, and explained the drivers had sometimes varied the authorized route in response to customer wishes. He added that more bus stops were needed and with clearer signs. Critics of the baht buses wondered how its leaders could control 700 vehicles if they couldn’t even keep 12 of them to an agreed route. A number of ideas for the future were discussed. It was suggested that free transport for schoolchildren only, to and from the local seats of learning, should be introduced. Whether it’s a good idea to keep Second Road as a one way thoroughfare is still under review, although it’s clear that it will remain so for the forseeable future and certainly beyond mid August. There was majority agreement at the meeting that the public’s wishes should be paramount in future decision making. There was already research which suggested that 98% of the travelling public preferred the microbuses, with only 2% giving the thumbs up for the baht buses. However, the methodology of this research was not crystal clear. The only sure thing is that the current pilot will run its course until mid August and that further meetings are in the bureaucratic pipeline. Mayor Niran in particular was keen that transportation issues be not seen in terms of winners and losers.

Pattaya’s new city council has only just recently been officially installed, and already they are planning to leave a lasting legacy. One of the first orders of business when the council met for the first time last week was to begin planning for a major overhaul of city hall.

With Tawit Chaisawangwong, council chairman presiding and Apichart Puechphan, acting city secretary, opening the proceedings, plans were brought forth to begin construction of new facilities at city hall.

The proposed extensions to city hall include a multi-level car park and more office space for civil servants, to provide more efficient services to the public, a proposal that was agreed to in December last year.

Ministry of Interior officials and provincial governors have seen the proposals and have already given a nod of approval.

The funds for building, which would amount to 155,860,000 baht, will be processed through a loan from the Government Savings Bank, known for its low interest rates. The 10-storey car park would contain 414 extra parking spaces. The 6-storey office building, which would be built as an extension from the current city hall structure, would enable many more local offices.

The proposal stems from numerous complaints coming from residents over the lack of parking space and the need to improve government services. Once the details have been settled and the loan approved, tenders will be placed for the construction process.

The old city hall is bad because they took my motorbike after I had illegally parked on the walking street once :colgate: Had to go there and pay a fine to get it back.

Are the Ripley museums worth checking out? I didn't try the one in Pattaya because it seemed a little overpriced at the time.

ส่วนทางด้านเจริญ จุรีกานนท์ กรรมการผู้จัดการ บริษัท เตีย ฮง ฮะ สิริพานิช จำกัด เปิดเผยว่า ปัจจุบันในเขต อ.ศรีราชา จ.ชลบุรี นั้น มีการแข่งขันในธุรกิจดังกล่าวสูง ทั้งนี้ เนื่องมาจาก อำเภอศรีราชา เป็นเขตอุตสาหกรรมที่สำคัญของประเทศ เช่น มีท่าเรือน้ำลึกแหลมฉบัง ,นิคมอุตสาหกรรมแหลมฉบัง และ กลุ่มอุตสาหกรรมเครือสหพัฒน์ฯ ทำให้ชาวต่างชาติหลั่งไหลเข้ามาในพื้นที่ โดยเฉพาะ ชาวญี่ปุ่นเข้ามาลงทุนทำโรงงานและบริหารงาน มากขึ้น


อย่างไรก็ตาม ปัจจุบันอำเภอเมืองศรีราชา ได้มีการเปลี่ยนแปลงอย่างต่อเนื่อง เช่น มีธุรกิจร้านอาหารญี่ปุ่นและร้านคาราโอเกะเกิดขึ้นจำนวนมากกว่า 30–40 แห่ง และส่วนใหญ่ลูกค้าเป็นชาวญี่ปุ่น จนกลายเป็นแหล่งชุมชนของชาวญี่ปุ่นไปแล้ว หรือกลายเป็น เจแปนนิสทาวน์ แห่งที่สองของเมืองไทย รองจากที่กรุงเทพฯ ย่านถนนสุขุมวิท


ทั้งนี้ส่วนสาเหตุที่ชาวญี่ปุ่นนิยมพักในพื้นที่ศรีราชา นั้น เนื่องจากมีสิ่งอำนวยความสะดวกให้เค้าได้ เพราะชาวญี่ปุ่นส่วนใหญ่ไม่นิยมพักในแหล่งชุมชนพุกพล่าน เช่นในเมืองพัทยาสังเกตได้จากสไตล์ของคนญี่ปุ่น จะไม่เที่ยวรวมกับคนทั่วๆไป แต่จะมีสังคมของตนเอง ซึ่งอาจจะเป็นสังคมที่ค่อนข้างปิด และการพักอาศัยของเขาก็จะเป็นหมวดหมู่เป็นกลุ่ม นายเจริญกล่าว และว่า


"ปัจจุบันความเคลื่อนไหวของคนญี่ปุ่นโดยในปี พ.ศ. 2548 นี้จะมีคนญี่ปุ่นเข้ามาทำงานในประเทศไทยประมาณ 5,000 คน และในจำนวนนี้มี 2,000-3,000 คน จะมาพักอาศัยอยู่แถวนิคมอุตสาหกรรมใน จ.ชลบุรี และอีสเทิร์นซีบอร์ดจึงมองว่าอำเภอศรีราชาเป็นพื้นที่เป็นเป้าหมายรองจากกรุงเทพฯ ที่คนญี่ปุ่นต้องการเข้ามาพักอาศัย และในช่วงนี้ ก็มีนักธุรกิจประเภทเดียวกันเริ่มก่อสร้างโครงการดังกล่าว ขึ้นมาอีกหลายแหล่ง เนื่องจากมองว่ามีความต้องอีกมาก"


นายเจริญกล่าว ต่อว่า ด้วยเหตุดังกล่าว ตนจึงมีโครงการก่อสร้างเซอร์วิสอพาร์ตเม้นท์ ชื่อ เจ ทาวน์ อพาตเม้นท์ ขนาด 150 ห้อง ในเขตเทศบาลเมืองศรีราชา เพื่อเน้นให้บริการชาวต่างประเทศ โดยเฉพาะครอบครัวชาวญี่ปุ่น เนื่องจากปัจจุบันชาวญี่ปุ่นและครอบครัว ต่างเดินทางเข้ามาทำงานและพักผ่อนในพื้นที่ภาคตะวันออกเพิ่มมากขึ้น จะเริ่มก่อสร้างมาตั้งแต่เดือนมกราคม 2547 ที่ผ่านมา แล้วเสร็จภายในเดือนธันวาคม 2547 ใช้งบในการก่อสร้างกว่า 300 ล้านบาท โดยเน้นรูปแบบสไตล์โมเดิร์น และให้กลมกลืน กับความต้องการของชาวญี่ปุ่น คือ มีพื้นที่ใช้สอยที่เป็นประโยชน์จำนวนมาก มีความสะดวกสบายสูง นอกจากนั้นภายในห้อง ประกอบด้วย ห้องครัว ห้องนั่งเล่น ห้องนอน และห้องออกกำลังกายหรือฟิตเนส ส่วนตัว พร้อมห้องเซอร์วิสต่าง ๆ อาทิ ด้านอินเตอร์เน็ตความเร็วสูง


อย่างไรก็ตาม หากโครงการนี้ผลประสบผลสำเร็จหลังเปิดให้บริการ จะมีการเตรียมโครงการที่สองต่อไป แต่ก็คงจะดูต่อไปว่าความต้องการที่พักอาศัยในพื้นที่ศรีราชามีอีกมากแค่ไหน แต่อย่างไรก็ตามขณะนี้โครงการอยู่ระหว่างการก่อสร้าง แต่มีชาวญี่ปุ่น เข้ามาติดต่อขอจองแล้วกว่า 50 ราย ซึ่งหากประสบผลสำเร็จก็ จะทำให้เมืองศรีราชา มีศักยภาพมากขึ้น ส่งผลให้เศรษฐกิจของเมืองศรีราชาดีขึ้นตามมาด้วย


ทางด้านนายธนทัต บุญรัตนบัณฑิต วิศวกรโยธา 7 เทศบาลเมืองศรีราชา จ.ชลบุรี กล่าวว่า ขณะนี้ การก่อสร้างที่พักอาศัยในเขตพื้นที่เมืองศรีราชา มีการก่อสร้างเป็นจำนวนมาก โดยล่าสุด ที่มายื่นขออนุญาตการก่อสร้างทั้งสิ้น 8 โครงการ ประกอบด้วย 1.อาคารคอนกรีตเสริมเหล็ก สูง 6 ชั้น จำนวน 69 ห้อง โดยจะแล้วเสร็จในเดือนมกราคม 2548 2.อาคาร สูง 8 ชั้น จำนวน 73 ห้อง โดยจะแล้วเสร็จในเดือนกุมภาพันธ์ 2548 3.อาคารสูง 8 ชั้น จำนวน 77 ห้อง จะแล้วเสร็จในเดือนมีนาคม 2548 4. อาคารสูง 8 ชั้น จำนวน 98 ห้อง จะแล้วเสร็จในเดือนมิถุนายน 2548 5 .อาคารสูง 12 ชั้น จำนวนเกือบ 200 ห้อง โดยจะแล้วเสร็จในเดือนธันวาคม 2548


6.อาคารคอนกรีตเสริมเหล็ก สูง 11 ชั้น จำนวน 117 ห้อง เริ่มก่อสร้าง ตั้งแต่ ปี 2546 แล้วเสร็จในเดือนมิถุนายน 2547 และ อาคารสูง 17 ชั้น จำนวน 224 ห้อง ขณะนี้ได้ผ่านคณะกรรมการสิ่งแวดล้อมแล้วและอยู่ระหว่างการยื่นแบบเพื่อขออนุญาตจากเทศบาล


ขณะนี้ ถือว่าโครงการที่พักอาศัยในพื้นที่อำเภอศรีราชา มีการลงทุนอย่างต่อเนื่อง โดยมีทั้งนักลงทุนในพื้นที่ลงทุนเอง และมีนักลงทุนในพื้นที่ร่วมกับนักลงทุนจากกรุงเทพฯ ทำให้เศรษฐกิจในอำเภอศรีราชา ช่วงนี้ดูคึกคักเป็นพิเศษ ซึ่งที่ผ่านมาในเขตอำเภอศรีราชา มีโรงแรมแล้ว 6 แห่ง จำนวนห้องพัก 281 ห้อง ,คอนโดมีเนียม 7 แห่ง จำนวน 1,144 ห้อง และอพาร์ตเม้นท์ 7 แห่ง จำนวน 394 ห้อง

yep.. and I heard there are lots of older Japanese (retirees) living here as well. They get pensions from their government, something like US$2000 a month.

yes. there are lots of Japanese retirees in Thailand. The government is also
promoting that too. They can live gorgeously in Thailand with their pensions.
But also there are many many Japanese in the area where industrial park locate. Chonburi, Chachoengsao, Rayong... the 2nd japanese town I think may be Sriracha. From there they can go to work at eastern seaboard, Laem Chabang, Amata city and Amata nakorn.

นายวิชญา จาติกวนิช กรรมการผู้จัดการ บริษัทเจนเนอรัล เอนจิเนียริ่ง จำกัด (มหาชน) กล่าวเพิ่มเติมว่า ปีนี้บริษัทได้ตั้งงบลงทุน เพื่อใช้ในการขยายงาน 2 โครงการ คือโครงการเดอะ มาร์เก็ต พัทยา และคณะผู้บริหารกำลังพิจารณาการลงทุนใหม่อีก 1 โครงการ มูลค่า 60 ล้านบาท โดยบริษัทได้กำหนดเงื่อนไขการลงทุนไว้ว่า จะต้องเป็นโครงการที่มีอัตราผลตอบแทนไม่ต่ำกว่า 15%ต่อปี

"โดยขณะนี้เราได้ดูทำเลโครงการที่ 2 ที่หัวหิน และเชียงใหม่ มีความเป็นไปได้ที่จะเลือกลงทุนที่หัวหิน แต่อยู่ระหว่างเจรจา ส่วนรูปแบบ หรือลักษณะโครงการจะใกล้เคียงกับโครงการพัทยา ซึ่งจะใช้เงินลงทุนราว 60 ล้านบาท ทั้งนี้จะเป็นโครงการในลักษณะของการร่วมทุน ที่เราต้องถือหุ้นมากกว่า 50% และเข้าไปบริหารงาน คาดว่าโครงการนี้จะได้ข้อสรุปใน 1-2 เดือนนี้แน่นอน" นายวิชญา กล่าว

รายได้จากธุรกิจพัฒนาที่ดินจะมีสัดส่วนรายได้ในปีหน้าประมาณ 15% และจะมีการลงทุนเพิ่มในโครงการใหม่ๆ อีกหรือไม่จะต้องศึกษา หรือดูโอกาส

ด้านนายกิตติชัย รักตะกนิษฐ์ กรรมการผู้ช่วยกรรมการผู้จัดการ บริษัทเจนเนอรัล เอนจิเนียริ่ง กล่าวถึงสาเหตุที่ขยายสู่ธุรกิจพัฒนาที่ดิน และเอ็นเตอร์เทนเม้นท์คอมเพล็กซ์ว่า "เนื่องจากกำไรไม่ทันใจปันผล จึงต้องหารายได้จากส่วนอื่นมาเสริม"

เขากล่าวเสริมว่า โครงการเดอะ มาร์เก็ต พัทยา จะมีส่วนที่จะต้องขยายลงทุนเพิ่มอีกคือ ธุรกิจโรงแรม เพื่อเป็นการรองรับโครงการหนองงูเห่า ซึ่งอยู่ระหว่างการศึกษาว่าจะต้องใช้เงินลงทุนอีกเท่าใด โดยโครงการนี้ จะต้องดึงพันธมิตรเข้ามาร่วมลงทุนด้วย โดยจะให้เข้ามาถือหุ้นในส่วนของบริษัทฉัตรเฉียบ ซึ่งจะเป็นตัวโฮลดิ้งส์คัมปานี และจะเปิดทางให้ถือหุ้นมากน้อยแค่ไหน ต้องศึกษากันในรายละเอียดอีกครั้งหนึ่ง

"ขณะนี้โครงการเดอะ มาร์เก็ต พัทยา มีการแบ่งพื้นที่ห้องเช่าระยะยาว 411 ห้อง และขายพื้นที่ได้แล้ว 281 ห้อง หรือ 68% ซึ่งโครงการนี้ จะสร้างความเติบโตให้กับเจนเนอรัล เอนจิเนียริ่ง ในระยะยาว และให้ผลตอบแทน 18% ต่อปี"

ส่วนกรณีที่มองว่ารายได้ธุรกิจพัฒนาที่ดินขยายตัวเพิ่มมากขึ้น จนอาจมีผลทำให้ขยับขึ้นมาเป็นรายได้หลักนั้น "แต่เราก็ยังคงจดทะเบียนอยู่ในกลุ่มเดิม และปล่อยให้เป็นไปตามธรรมชาติ ในการปรับเปลี่ยน เหมือนกับกรณีของยูนิเวนเจอร์"

นายวิชญา ยังคาดด้วยว่า ปีนี้จะมีรายได้ 1,000 ล้านบาท และในปีหน้าจะมีรายได้เติบโต 10-15% หรือมีรายได้มากกว่าปีนี้ เนื่องจากมีงานในมือที่ทำสัญญาแล้ว โอนไปในปีหน้า 400 ล้านบาท และจะมีงานสร้างสะพานและถนนอีก 300 ล้านบาท อย่างไรก็ตาม สำหรับโครงสร้างรายได้ของบริษัท จะเป็นรายได้จากเสาเข็ม 65% พื้น 15% ผนังสำเร็จรูปและจีอาร์ซี 10% และผลิตภัณฑ์เชื่อมต่อสะพานอีก 10%

Pile maker plans to diversify into property market

General Engineering Plc, a major manufacturer of pre-stressed concrete piles, has decided to diversify into property development to leverage risks associated with its existing business and cope with future growth, said managing director Vichaya Chatikavanij.

About 120 million baht has been earmarked for two property projects.

One is a retail business complex in Pattaya called the Market of Pattaya, similar to Suan Lum Night Bazaar in Bangkok, and the other will be either a hotel in Pattaya or an entertainment complex in Hua Hin.

Mr Vichaya said the board had approved 60 million baht in funding to buy shares in Chut Chieb Co, the Market of Pattaya operator, currently the largest shopping centre in Pattaya.

The company will buy 85% of the company's total equity after Chut Chieb raises its capital to 70 million baht from 10 million.

The Market of Pattaya, to be built at a cost of 200 million baht, will go up on a 23-rai plot, of which 13 rai has already developed.

Of the total 411 retail outlets in the complex, 281 have already been leased out and the rest will likely be gone by September.

``We are confident this project will help improve our growth in the future with a return of 18% per year,'' said Mr Vichaya.

The company chose this project because it was located in the centre of Pattaya where buying power from both Thais and foreigners is high.

In addition, about 10 rai near the Pattaya beachfront is available for business expansion in the future.

Mr Vichaya said another project is still up in the air and two other deals had not made it past the negotiation stage.

The company, with 60 million baht ready to invest, is seeking strategic partners for a co-venture in either the hotel business in Pattaya or an entertainment complex in Hua Hin.

Negotiations are under way with the owner of the Pattaya Palace Hotel which was left unfinished on a 23-rai plot. The existing structure might be renovated or demolished.

As well, the company is negotiating a land deal in Hua Hin for building a modern entertainment complex there.

``We do not restrict ourselves to only buying shares or developing new projects. But before we'll co-invest in established projects, we must hold at least 50% of total equity to allow our management to have a say in the operation,'' said Mr Vichaya.

The company, founded in 1962 by Khunying Chatchani Chatikavanij, has been listed since 1990.

General Engineering shares closed yesterday at 1.26 baht, down seven satang, in trade worth 4.76 million baht.

I had a chance to visit an auto part company in Amata City.
So many japanese are working in there.
Its a beautiful industrial park. And no need to worry about ground subsidence.

BTW, BMW Thailand plant also locate in Amata city.

Yes Amata city is in Rayong. But not far from Pattaya.
I stayed at the hotel in Pattaya and it took about 30 min by car
from there to Amata city.

First pylon placed for Pattaya’s new indoor athletic stadium

Sports city dream becoming a reality

The first support pylon for Pattaya’s new 472.5 million baht indoor athletics stadium was set into place at the auspicious time of 9.29 a.m. Tourism and sports minister, Sontaya Khunplome did the honors on Friday, July 23, amidst an array of grand ceremonies.

The new indoor athletics stadium is due to be completed by July 2005, in time to host the inaugural Indoor Asian Games scheduled to take place from November 12 to 19, 2005. The stadium is being built on Soi Chaiypruek 2, south of Pattaya, in a large area inland from Sukhumvit Highway.

During the opening ceremonies Sontaya said, “This new indoor athletics stadium is an important step towards developing sports in the region, especially as Thailand will host the 1st Asian Indoor Games. Chonburi is an ideal place and is ready to host such a great international event and again in 2006 for 24th SEA Games in which Thailand, and specifically Chonburi, has been chosen as the venue instead of Singapore.”

The Asian Indoor Games will feature 9 events in the newly completed facility, including futsal, 25-meter swimming events, bicycle motocross, aerobics, takraw, Muay Thai boxing and extreme sports.

The stadium is being built by the Sino-Thai Engineering Plc and will take 450 days to complete. They will be paid in 15 installments.

The new facility comes after a Cabinet meeting in 2003 approved a budget of 680,000 million baht to host the games. At a meeting on January 24 this year, the Asian Olympic committee agreed that Thailand would host the first indoor games event.

Interior Ministry’s midnight closing plan postponed again

Not much has been heard lately about the Interior Ministry’s proposed midnight closing for entertainment venues. According to Anucha Mokka, MOI deputy permanent secretary, this is because the plan has once again been postponed.

The deputy secretary reiterated, however, that the plan is postponed, not forgotten, and that Pattaya’s entertainment venues should adhere to current rules and regulations or risk incurring the wrath of law enforcement or, worse yet, the Interior Ministry.

Apparently the MOI feels that local entertainment venues have been bending the laws of late, so the MOI sent the deputy secretary down to Pattaya to meet with law enforcement agencies, and provincial and local government officials at the Ambassador City Jomtien Hotel on Monday, July 26. The province’s cafe, bar and massage parlor owners were also called in.

Deputy Secretary Anucha started by telling the meeting that he was here as part of the government’s effort to ease their concerns over proposed changes to the legislation. He assured them there would be no immediate changes to the laws proposed January 13, but he wanted to create a better level of understanding for all concerned, especially in enforcing the current regulations.

The focus is being put on the six ironclad social order rules: 1) All venues must have authorization to operate and are subject to inspection; 2) Patrons under 20 years of age are prohibited from entering during operating hours (staff over 18 are able to work in the establishments); 3) No narcotics or illegal mind altering substances are allowed on the premises; 4) Lewd or inappropriate entertainment is prohibited; 5) Strictly follow operating hours as classified in the legislation and in accordance with operating licenses; and 6) Weapons inside entertainment venues are strictly prohibited; this is applicable to members of the public and law enforcement agencies.

Penalties for infringement are set to range from imprisonment, increased fines and or cancellation of operating license and numerous other guidelines as well as tighter rules on closing venues that break the law, ranging from 30 days to permanent closure.

The increased entertainment venue license registration fees will remain in effect, with a new operators license set at 50,000 baht; Interim license 1,000 baht and License renewal 10,000 baht per year. Fees also take into account the type and size of venue under the amended legislation.

During the meeting government officers and business operators voiced their concerns over the lack of clarity in the legislation and as such the issue was discussed at length. For further understanding, a booklet outlining the legislation was handed out to all attendees.

On July 23, the foundation stone was laid of the new indoor stadium in Jomtien’s Soi Intharam which will house the November 2005 Asian indoor games. The ceremony was presided over by Khun Sonthaya Khunpreum, minister responsible for the Tourist Authority and Sports.

The building project has been approved with a grant of about 472 million baht from central government funds and the contract has been won by Chino-Thai Construction
Company which will finish its work by the end of July next year. Monks were invited to bless the proceedings with a good spirit and the ceremony was attended by many dignitaries and guests. These included Dr Santipa Tachawanit, a governor of National Sport Thailand, and Pattaya mayor Khun Niran Wattanasartsathorn. Khun Sonthaya explained that, once the games were finished, the indoor stadium would make an excellent training centre for sportsmen of all ages as well as the general public.

Raimon Land will launch its luxury Pattaya condominium project – called Northshore and located on Beach Road Soi 5 – later this month.

Northshore will offer 185 units in its two towers, one rising 28 floors and the other 24, in North Pattaya.

The main structure of the building is already completed up to the 22nd floor. Raimon Land’s managing director Nigel Cornick said the firm bought the project from its previous owner, who had suspended building after the Pattaya property crash about 10 years ago.

Cornick has employed architecture firm Woods Baggott “to redesign and reconfigure” the building to meet higher standards.

Northshore will share a podium covering its 2-rai plot. The first four floors are set aside for parking, and a swimming pool and fitness facilities are located on the fifth floor.

The first tower rising 28 floors will have one-, two- and three-bedroom units, while the second tower, rising 24 floors, will contain 17 penthouse units.

The Tower-1 units offer built-up areas of between 68 and 117 square metres. The penthouses will offer units from 265 square metres.

Raimon is currently finalising the prices for the units, said Cornick, who estimates the floor area will probably sell for Bt55,000 to Bt65,000 per square metre.

The units will come fully fitted, but exclude free-standing furniture.

Cornick is confident there is strong demand for high-quality units in Pattaya, one of the nearest beach resorts to Bangkok.

The intense traffic congestion in Pattaya, building up over the past months, shows the massive influx of tourists – both foreign as well as local – crowding the area.

Its popularity is expected to soar further when the new Suvarnabhumi Airport along Bang Na-Trat opens, said Cornick.

The new aviation complex is expected to reduce travelling time between Bangkok’s airport and Pattaya by 30 minutes. The current airport at Don Muang is considerably further away, on the northern outskirts of the capital.

Although there has been a huge supply of low-grade condominiums swamping Pattaya, the number of Grade-A units has been rather limited.

As such, Northshore has drawn much interest, said Cornick, adding that interest in the project’s “penthouse tower” has been acute.

At the same time, he noted that one of the comments from buyers had been that most Grade-A units in Pattaya were “too large”, and therefore out of their price range.

He hopes the smaller units at Northshore will draw on this segment.

Raimon will have invested about Bt900 million in the project by the time it is fully completed, said Cornick. Northshore will be ready for occupation by the end of 2006, he added.

To distinguish Northshore from lower-grade sites, Raimon will charge a Bt35/sqm maintenance fee and a Bt600/sqm sinking fund in order to provide first-class amenities and standards.

The company’s most successful endeavour to date has been The Lakes condominium off the Sukhumvit-Asoke junction, launched last year.

โดยจะจัดซื้ออุปกรณ์ เครื่องเล่นกลางแจ้ง สำหรับเด็กรูปเรือจำลอง กว้างประมาณ 12 เมตรยาวประมาณ 20 เมตร ยอดเสากระโดงสูงประมาณ 10 เมตร ซึ่งวัสดุที่ใช้จะเป็นไม้สน ยุโรปอบแห้ง และอุปกรณ์เหล็ก ทำจากวิลาศหรือเหล็กกล้า เคลือบสารอลูมิเนียม 1 ชุด ซึ่งภายในตัวเรือจะเป็นเครื่องเล่นชนิดต่าง ๆ ประมาณ 20 ชนิด

At a city hall meeting, Pattaya mayor Khun Niran Wattanasartsathorn announced that more microbuses and private hire vehicles would be used on new routes in the city. He said that the Second Road one way experiment with the microbuses had actually been very successful. Customer research illustrated that most travellers had been well satisfied with the initial service and had praised both its efficiency and the courtesy of the smart, microbus drivers.

In recent months, the Second Road scheme had been placed in the hands of the baht bus collective in a temporary deal hammered out with city hall officials. But research showed considerable dissatisfaction as the baht buses did not keep to the authorised routes and the behaviour of some drivers left a lot to be desired. On occasion, even fights had broken out. However, these criticisms were rejected by baht bus collective leaders in attendance at the meeting. They said that their cause was much misunderstood and that city hall had done next to nothing to assist them. Mayor Niran suggested that other routes in Pattaya ought to be opened up to competition. He suggested that minibuses, public buses or taxis would ply routes such as Threppasit Road, Soi Potisan and Third Road on a concession basis. At the moment, these and other busy roads were at the mercy of the baht buses which did not, in any case,
offer a regular service. Potential passengers on these roads often waited in vain for a baht bus to come along and the driver might ignore them in any case if he was so inclined. Some officials believe the baht bus collective are acting rather like “backwoodsmen” trying to block all change on principle to protect their sectarian interests.

นายฉัตรชัย ทิมกระจ่าง นายกเทศมนตรีเมืองศรีราชา จังหวัดชลบุรี เปิดเผยในการประชุมสภาเทศบาลเมืองศรีราชา สมัยวิสามัญ สมัยที่ 1 ครั้งที่ 1 ประจำปี 2547 เมื่อวันที่ 3 กันยายน ว่า ตามที่เทศบาลเมืองศรีราชา ได้จัดทำแผนพัฒนาเทศบาลเมืองศรีราชา ประจำปี 2547 เพื่อพัฒนาด้านคุณภาพชีวิตของประชาชน และส่งเสริมการท่องเที่ยว ให้สอดคล้องตามยุทธศาสตร์การพัฒนาของจังหวัดชลบุรี

ทั้งนี้ โครงการที่จะจัดทำนี้ จะเป็นโครงการที่เพิ่มเติมของแผนพัฒนาของเมือง
ศรีราชา จากที่เทศบาลฯได้จัดทำไว้แล้ว โดยโครงการแรกจะปรับปรุงสวนสาธารณะริมทะเล คือ จะมีการจัดซื้ออุปกรณ์เครื่องเล่นกลางแจ้งสำหรับเด็ก ซึ่งเป็นรูปเรือจำลองมาติดตั้งในสวนสาธารณะดังกล่าว และจะมีการปรับปรุงพื้นที่บางส่วน เพื่อให้เหมาะสม พร้อมทั้งจะติดตั้งเสาไฟฟ้าส่องสว่าง เพื่อให้แสงสว่างในช่วงเวลากลางคืน

ในโครงการเพิ่มเติมนี้ ก็จะเป็นส่วนที่สามารถเป็นประโยชน์กับเยาวชน ที่เพิ่มพูนทักษะในการเล่นเครื่องเล่นได้อย่างถูกต้องและปลอดภัย รวมทั้งให้มีสุขภาพ พลานามัยที่แข็งแรง สมบูรณ์ และยังเป็นการเพิ่มแหล่ง ท่องเที่ยวพักผ่อนหย่อนใจของเด็กเยาวชน รวมทั้งยังเป็นการเสริมสร้าง ความรัก ความอบอุ่นของสถาบันครอบครัว

ส่วนโครงการที่สอง ปรับปรุงสวนสาธารณะเกาะลอย โดยจะมีการรื้อถอนหอนาฬิกาเกาะลอย เพื่อที่ก่อสร้าง ประติมากรรมรูปหล่อบรอนซ์ปลาแทน พร้อมทั้งทำบ่อน้ำ เพื่อให้เป็นฐานรองรับ ประติมากรรมรูปหล่อบรอนซ์ปลาในบริเวณดังกล่าวเพิ่มเติม

โครงการที่สาม คือโครงการปรับปรุงถนนและท่อระบายน้ำ ในซอยแหลมเกตุ เพื่ออำนวยความสะดวกให้กับประชาชน และโครงการสุดท้ายก็จะเป็น โครงการที่จะจัดสร้างตลาดสดเทศบาลเมืองศรีราชา ที่จากเดิมตลาดสดของเทศบาลเมืองศรีราชา ใช้พื้นที่ซึ่งเคยเป็นโรงภาพยนตร์เก่า ซึ่งในปัจจุบันตลาดสดนี้มีสภาพทรุดโทรม และได้ใช้มาเป็นเวลานานแล้ว จึงจะได้มีการจัดสร้างใหม่เพื่อให้ตลาดสดของ เทศบาลเมืองศรีราชาเป็นที่ขายของที่สะอาด ได้มาตรฐานตามหลักสุขาภิบาล ถูกหลักอนามัยและสอดคล้องกับนโยบายของกระทรวงมหาดไทย ในการแปลงสินทรัพย์
ให้เป็นทุนในที่สาธารณะ

นายฉัตรชัย ยังกล่าวต่อว่า ทั้งนี้โครงการทั้งหมด ตามแผนพัฒนาของ เทศบาลเมืองศรีราชา ต้องใช้งบประมาณทั้งหมด 16 ล้านกว่าบาท ซึ่งก็จะแบ่งเป็นในส่วนของโครงการปรับปรุงสวนสาธารณะริมทะเล ซื้ออุปกรณ์เครื่องเล่นสำหรับเด็ก ใช้งบประมาณ 5,030,000 บาท ส่วนโครงการปรับปรุง ถนนและท่อระบายน้ำ ใช้งบประมาณทั้งหมด 4,420,000 บาท และโครงการจัดสร้าง ตลาดสดใหม่ของเทศบาลเมืองศรีราชาต้องใช้งบประมาณทั้งหมดอีก 7,282,000 บาท

ในส่วนของโครงการปรับปรุงสวนสาธารณะเกาะลอย ที่จะมีการรื้อถอนหอ นาฬิกาเกาะลอยและสร้างประติมากรรมรูปหล่อบรอนซ์ปลา ขณะนี้ยังไม่ได้กำหนดงบประมาณ

Beach Road utilities go underground

‘Spaghetti’ cables and wires will disappear

Construction workers have begun digging up the sidewalk so that they can bury all cables and wires along Beach Road.

Pattaya’s 250 million baht project of relocating all above ground cables on Beach Road has finally started. Construction crews are now busily digging the 3.4-kilometer trench in which all telephone, TV and electrical cables will be placed underground.

The project, which was approved last September and due to start earlier this year, failed to begin due to the changing of the city’s management team, but it is now back on track. The process should take about 9-12 months to complete.

Yonyuth Parnsri, Pattaya building control supervisor told reporters, “The project has now become a reality. It was initially due to start in June, but because of the changeover in city management and the constant rain it was delayed. We expect to finish the project in February 2005.”

All cables from the Dolphin Roundabout in North Pattaya down to Walking Street will be removed and placed in specially designated pipes.

Mayor Niran Wattanasartsathorn commented, “This is a great project, as far as city development. We received the approval for 250 million baht and have begun construction. It will beautify the beachfront and has won great approval from residents and tourists alike. It is also safer for the public. The project will be complete in approximately a year because all cables and power poles will need to be carefully removed.”

The mayor added the city also intends to deal with numerous street signs along Beach Road and keep them in complete order.

I wonder if they can have a law on the book to force developers and city planners to only put utility underground going forward. It'd be much cheaper to do, put wires underground, if they plan ahead. Here in the Bay Area, all the new developments, post 1970's, have underground utilities.

Sukhumvit to receive traffic light sensors

All major intersections on Sukhumvit Road will have sensors installed within the year, the mayor revealed during a meeting on Pattaya’s traffic problems held at City Hall.

Mayor Niran explained, “The new 25 million baht traffic sensors will be installed at the intersections of North, Central and South Pattaya and Thepprasit roads. The system is computer controlled and allows traffic lights to change according to load.”

The project is aimed at reducing major traffic snarls on Sukhumvit Road and will be completely automatic. It comes as the local government attempts to implement infrastructure development plans.

Pattaya traffic problems have shown a marked increase in recent months and city officials and police discussed the options to solve the issue.

The mayor added the he had noticed an increase in the number of cars on the road, particularly at the Dolphin Roundabout, central and south Pattaya intersections.

Suggestions were made to change the flow of traffic on Pattaya Second Road down to Central Pattaya but the plan received vigorous opposition. It was agreed, instead, that the Dolphin Roundabout be closed off to south-bound traffic during peak times.

Excluding the potential of a microbus service, the idea of banning large vehicles inside the city was raised, but it was agreed such action requires further study over the next five to six months.

What South Pattaya Beach would look like, should the proposed land reclamation happen, began to come into focus last week. Representatives from the Associated Development Consultant Corporation Ltd (ASDECON) presented city hall with their proposal, complete with an artist’s sketch of what South Pattaya Beach could look like in the future.

The plans include a 40-meter wide beachfront from Walking Street to Bali Hai, complete with public park, a lighthouse and clock tower. In the sketch, however, the infamous 101 businesses that now reside in that area appear to have been replaced by a series of boat docks.

An environmental impact assessment (EIA) on the extension of the South Pattaya beachfront still needs to be carried out, according to the consulting company representatives who met with administrators at city hall last week.

The intended project, which will reclaim land in South Pattaya where the infamous 101 businesses lay, is now in it early stages but initial studies as to the long-term environmental effects are inconclusive and require further research, in accordance with 1992 government legislation. Other factors include contract tenders and overall pricing structures.

At the meeting it was revealed that the current encroachment of buildings is still cause for major concern and the present environmental conditions in South Pattaya are quite bad.

Mayor Niran Wattanasartsathorn told the meeting, “This is one of the larger projects in Pattaya and as such requires a consulting company to investigate all aspects of it. Our aim is to provide the greatest benefit to the city and its residents with minimal impact on the environment and society. More importantly, it is the general public, who receives the greatest benefit, who must offer their opinions as part of the study process.”

Fly Now to open new Pattaya factory outlet

Fly Now Group, a major Thai fashion house, will open its third provincial factory outlet in Pattaya on Oct 15 as part of a bid to double its sales of out-of-season and contract-branded merchandise to 300 million baht next year from 150 million baht last year.

Subsidiary FN Factory Outlet Co is already operating two Fly Now factory outlets, one in Phetchaburi and another in Kanchanaburi.

Fly Now manufactures and distributes fashion apparel, leather goods and furniture under its own brand and six other house brands. In addition, it produces fashion products as an original equipment manufacturer (OEM) for well-known international brand owners.

Preecha Songwatana, the chief executive officer of FN Factory Outlet, said the company's outlet sales last year amounted to 150 million baht and were expected to rise to 200 million this year.

Outlet sales accounted for about 20% of the company's total revenue which is projected to be one billion baht this year.

About 60% of the company's revenue is from domestic sales and the rest, or 40%, comes from exports.

Mr Preecha said he expected that his company's turnover this year would grow by about 10% from last year.

He said he preferred to expand his business slowly, while carefully taking into account all related factors. For this reason, he said, the company would operate no more than five factory outlets, at least initially.

``If we run more than five, we might not be able to supply high-quality products to all the outlets sufficiently,'' Mr Preecha said.

The Pattaya outlet, to be located in front of the Chomjan Hotel in Chon Buri's Bang Lamung district, will require a 30-million-baht investment, the same as its second outlet in Kanchanaburi.

The Phetchaburi outlet is part of the company's factory.

Product offerings at Fly Now outlets also include leather wear and furniture under the company's own brands and those produced for international brand owners.

Out-of-season products of the company's house brands at Fly Now outlets are sold at more than 50% off the regular retail prices. OEM products without their international brand labels are about three or four times cheaper than the same products sold by the brand owners, said Mr Preecha.

Now that many other businesses in Thailand are setting up their own factory outlets, Mr Preecha said Fly Now outlets differentiated themselves from the others by selling high-quality products at value-for-money prices, while other outlets tended to market low-priced products of generally inferior quality.

FN Factory Outlet Co, a distribution unit of the Fly Now Group, is spending Bt30 million to build a new factory outlet store in Pattaya.

The new store is part of the company’s plans to build out its outlet stores over the next five years to reach Bt200 million in sales this year, according to Preecha Songwatana, chief executive. The company also plans to open some outlets overseas, particularly in other Asian countries.

Once the newest location is running next month, it will bring to three the number of FN outlets. Preecha said the new outlet would boast some 2,000 square metres of sales floor. It will be similar to the two existing outlets in Phetchaburi and Kanchanaburi, but without a factory section. The stores will not sell its parent’s Fly Now brand.

“Though the fashion products sold in FN factory outlets are not labelled with the Fly Now brand name, they have the same high quality as those with the Fly Now label in department stores,” Preecha said.

FN Factory Outlets sell apparel, footwear, leather accessories and bedding. Fly Now’s factories make both its own brand and brands on contract for other companies.

The outlets posted combined revenues of Bt150 million last year, which represents about 20 per cent of Fly Now Group’s total revenue. He said the company would open more factory outlets over the next few years, but not more than 10 overall.

After working for the Fly Now Group’s import and export unit, Chor Songwatana, Preecha’s eldest daughter, has also been assigned to oversee FN’s factory outlets.

Fly Now is a Thai brand that has also made inroads overseas.

The company operates four stores under the Fly Now moniker, in addition to 10 apparel sections and 18 leather goods sections in department stores domestically.

นายปรีชา กล่าวต่อว่า หลังจากนี้ธุรกิจในส่วนของเอฟเอ็น แฟคทอรี่ เอาท์เล็ทนั้น เตรียมที่จะมอบหมายให้ นางสาวช่อทิพย์ ส่งวัฒนา บุตรสาวคนโต เข้ามาดูแลงานแทน เพื่อเจาะตลาดในส่วนนี้เฉพาะ และสร้างการเติบโตอย่างต่อเนื่องให้กับเอฟเอ็นฯ ซึ่งก่อนหน้านี้เคยอยู่ในตำแหน่งผู้จัดการฝ่ายต่างประเทศของฟลาย นาว จึงสามารถที่จะนำเทรนด์แฟชั่นมาปรับใช้กับความต้องการของลูกค้าคนไทยได้

Beach Road improvements will create more scenic view

Tunneling and traffic snarls must be endured

Motorists can look forward to another three and a half months of Beach Road traffic congestion whilst the city continues its ongoing beautification project. The tunneling will eventually result in the removal of unsightly cables, wires and water pipes from view and install them underground. The object is to create an uncluttered sea view.

Cluttered electric lines, T.V. cables, and telephone lines on Beach Road should disappear by early January.

Mayor Niran Wattanasartsathorn called another meeting at city hall with his management team and concerned departments on September 15 for a progress report. He stated that the work must proceed with expediency as it is now adversely affecting traffic on the road, and any delays would have a negative impact on everyone in the area.

Pattaya City has formed a joint venture with S G - Bangsaen-World multi link for the tunnel project. This project has been running since August and when it went to construction, with a budget of 240 million baht, the time schedule was set for 240 days of work.

The tunneling on Beach Road starts from the Dolphin Roundabout in North Pattaya and continues to South Pattaya, a stretch of 3,400 meters. Completion time should be around January 8, 2005.

Pichet Uthaiwattananon, construction supervising project director said, “The project work for this year will entail moving all public utilities underground and all high voltage posts at the beach area will be gone. Admittedly they are a mess at the moment.”

Mayor said, “This project is meant to improve the scenery of Beach Road which has always been the main image in people’s mind of ‘picture post card’ Pattaya City.

The removal of the messy cables, pipes and wires will help to restore that image to residents and tourists. There is also a plan to arrange signs attractively and plant more foliage along the beach. When the whole project is completed, this area should be beautiful again.”

City Scope with Mayor Niran: Pattaya getting major facelift

On September 20 Mayor Niran Wattanasartsathorn met the people once again at city hall to announce and report on the progress and developments his administration has undertaken.

Mayor Niran spoke of the problems of the recent floods saying, “The heavy rains last Friday night caught us off guard and unfortunately caused a lot of damage to many parts of our city.” The mayor said that a lot of the flooding problems were caused by a few factors, some of them being rapid growth in constructions of new buildings and the filling in of land which causes the natural flow of water to be blocked. Some instances also show that public land has been encroached for these purposes, and this disregard for building codes is causing great damage to the water flow system as planned by the city. Another major cause was the accumulation of garbage that irresponsible residents poured down the drainage system, thus affecting blockage to water flow.

The mayor reported that various parts of the city suffered damage caused by the floods, namely Central Road, where the force of the water was so strong that it smashed the doors of the Kasikorn Bank. Many housing estates were inundated and residents had to evacuate to the second floor of their houses.

Mayor Niran said that the city had immediately implemented plans to avoid these flooding problems in the future. He said that side drains would be built along all roads so that water can flow faster leading into the major drainage system.

The mayor also said that this year a multi million-baht budget had been acquired for the purpose of connecting drainage of rain water into the city’s water treatment system pipes, leading to the water treatment plant. Both waste and rain water would be treated together for further usage. This will effectively help the swift drainage of rainwater during heavy downpours.

On tourism, the mayor spoke of improvements being carried out on and around Pattaya Hill, also known as the Sor Thor Ror 5 Hill, named after the Navy radio station on top. A fitness park is under construction and is estimated to be 50% complete. “I have spoken to our engineers asking them whether it was possible to connect the Sor Tor Ror Hill with the Chalerm Prakiat Hill without having to build an overpass,” said the mayor. “Our engineers and architects are drawing up a plan to build a tunnel connecting the two hills.”

The mayor went on to say that one of the next projects would be to install closed circuit television cameras along Beach Road as phase one, the next phase being along Jomtien Beach. These he said would enhance the safety of residents and tourists alike, as security personnel would be monitoring all movements along the beaches 24 hrs a day.

The mayor spoke of projects that were already underway, including the work being carried out to put all electric, telephone and TV cables underground. “As soon as this work is done, we will not see any more poles protruding out of our sidewalks. We will also plant trees and flowers along the roads, making our city look much more beautiful and much nicer for our pedestrians.”

The mayor expressed regret for the traffic problems during construction but assured the citizens that every precaution is being taken to ensure the safety and convenience of the road users.

In regards to traffic solutions, the mayor said that new computerized electronic traffic control systems are being installed at all major junctions on Sukhumvit Highway. This will help the smoother flow of traffic both through and into Pattaya.

He went on to say that sprinkler systems have been installed on the road islands, whereby the grass and plants are automatically watered without having someone do it manually. The next phase would be the road leading up to the Rayong bypass. The mayor also suggested that all schools should install this system to water their grounds.

On the public relations avenue, the mayor said that with the assistance of the central government, 60 ‘touch screen’ information units will be installed in and around Pattaya, including hotels, hospitals, department stores, airports such as U-Tapao and Don Muang (Bangkok). “These will be the perfect tool to give information about Pattaya and the east coast to residents and visitors alike.”

A-Plus Group presents plans for the upcoming Pattaya Carnival 2004

Canceled last year due to lack of imaginative plan

Having been canceled last year due to organization glitches, this year’s Pattaya Carnival plan has already been submitted to the city in hopes that the carnival can get underway in December.

Mayor Niran Wattanasartsathorn and Weerawat Khakhai, deputy city administrator, along with council members listened to A-Plus Group representatives during their Pattaya Carnival plan presentation last week at Pattaya City Hall.

Pattaya carnival has traditionally been organized during the month of December. But the fair did not happen last year because the city could not find anyone to do it properly. Earlier this year the city contacted companies experienced in large-scale entertainment venue organization to send in their proposals. Last week, Aphisit Chunchomphu, managing director of A-Plus Group led his team to city hall to present their project to the city council.

Aphisit said that this year’s carnival should contain uniqueness, internationality, and traditional activities, and proposed to call it “Pattaya Carnival Red Hot Beach”.

The event would be divided into 4 themes: a Fun zone, Food zone, Health and Spa zone, and Show zone. The Fun zone would highlight X-treme games. The Food zone would provide the longest Bar-B-Q grilling booths and international food stalls. The Health and Spa zone would highlight sand formation, beach games, and “a record 100 Thai masseurs”. The Show zone would highlight stage activity, including non-stop dancing, a fashion show and sexy show.

City councilors emphasized that a logo of Pattaya City should be printed on souvenirs such as T-shirts, umbrellas, belts, and caps. They expressed hope that these would benefit the city’s income throughout the year. They also plan to publish member cards to be distributed to visitors, offering discounts at several venues such as hotels, restaurants, and attractive places for the next time they visit.

On the first day of the event, Aphisit said, there would be an elegant opening where a chairman would literally touch a grand blue jewel and it would turn to red to declare the official opening of Pattaya Carnival 2004. High technology equipment such as a water screen and laser animation would fill up the fun for the day. A long colorful and exciting parade would entertain people on the second day. On the third day, concerts and several contests would be the highlight of the event.

To commemorate the 78th Birthday of His Majesty the King, exactly 780 fireworks would be set off into the night sky.

Aphisit said the budget was previously set at 25 million baht, but his company would ask only 10 million baht from the city. For the rest of the amount the company would appeal to sponsors. He said he believes that he would receive high cooperation from local and national business operators for advertisements. Aphisit said he didn’t expect the event would make a profit, but he hopes to create fame and uniqueness for the city.

Many in the meeting agreed to study the plan thoroughly. City councilors, however, also agreed to continue to look at proposals from any other company that is ready to present their ideas for the event.

Tourism Improvement Committee to attract more tourists

Many forces are at work to improve Pattaya City’s image to lure more tourists to the area. A new group on the scene is the Tourism Improvement Committee whose members are dedicated to increasing visitor numbers and arranging more activities that will draw them in.

The first official meeting was held on September 15 with the city’s mayor, Niran Wattanasartsathorn at the helm. Opening the meeting, Mayor Niran said, “Our purpose in setting up the Tourism Improvement Committee is because Pattaya City is an international tourist town with the potential to organize activities such as entertainment, culture and sports. All could attract tourists to come here and all of these activities bring income to the town and the nation. However, the tourist industry is highly competitive. Therefore it is important for the marketing development plan of Pattaya to set up this committee to connect between government and private departments for more efficiency in promoting tourism guidelines, the marketing plan, and promotion of Pattaya.”

This meeting was the first of many that will be scheduled to set up and highlight activities each month, so that Pattaya will have a monthly activity schedule such as New Year, Chinese New Year, the Pattaya Marathon, and the Pattaya Carnival.

Committee members agreed the process will involve proposing one main activity for the month and discussing the pros and cons in order to organize an activity most appealing to tourists. Logistics must also link the high-low tourist seasons during which the number of tourist varies, plus the weather seasons. Members also acknowledged more attention must be paid to the needs and preferences of tourists from different countries, as international tourists often have selective ideas of what they want from a holiday. Another main topic for the first meeting was future tourist development on Larn Island which could include a health spa.

Attendees included committee members from government departments and local organizations including the Pattaya Tourist police, TAT Central Division 3, the Pattaya Hotel Association, the Chonburi Industrial Board, the Thai Eastern Hotel Association, and a contingent of press reporters.

Starwood to manage new resort in Pattaya, Thailand

Beach Road improvements will create more scenic view

Motorists can look forward to another three and a half months of Beach Road traffic congestion whilst the city continues its ongoing beautification project. The tunneling will eventually result in the removal of unsightly cables, wires and water pipes from view and install them underground. The object is to create an uncluttered sea view.

Cluttered electric lines, T.V. cables, and telephone lines on Beach Road should disappear by early January.

Mayor Niran Wattanasartsathorn called another meeting at city hall with his management team and concerned departments on September 15 for a progress report. He stated that the work must proceed with expediency as it is now adversely affecting traffic on the road, and any delays would have a negative impact on everyone in the area.

Pattaya City has formed a joint venture with S G - Bangsaen-World multi link for the tunnel project. This project has been running since August and when it went to construction, with a budget of 240 million baht, the time schedule was set for 240 days of work.

The tunneling on Beach Road starts from the Dolphin Roundabout in North Pattaya and continues to South Pattaya, a stretch of 3,400 meters. Completion time should be around January 8, 2005.

Pichet Uthaiwattananon, construction supervising project director said, “The project work for this year will entail moving all public utilities underground and all high voltage posts at the beach area will be gone. Admittedly they are a mess at the moment.”

Mayor said, “This project is meant to improve the scenery of Beach Road which has always been the main image in people’s mind of ‘picture post card’ Pattaya City.

The removal of the messy cables, pipes and wires will help to restore that image to residents and tourists. There is also a plan to arrange signs attractively and plant more foliage along the beach. When the whole project is completed, this area should be beautiful again.”

NORTHSHORE: Developer confident in future of Pattaya

Wiith the number of condominium projects in Bangkok at saturation level, Raimon Land has decided to develop homes in resort towns such as Phuket and Pattaya, said managing director Nigel Cornick.

The company will launch its first Phuket project, called “Kata Gardens” on Phuket’s Kata Beach next month, while a second hillside residential project will be marketed early next year.

Its Pattaya project, called “Northshore”, started selling over the weekend.

The two-tower, 185-unit structure is being constructed on Beach Road Soi 5.

The project is expected to enjoy brisk sales, said Cornick, as the starting price of floor space has recently been pushed up from Bt55,000 per square metre to Bt57,000 per square metre.

Prime units with good views command Bt79,000 per square metre. Most of these condominiums have been snapped up, said Cornick, saying he believed demand for quality homes in Pattaya remains strong.

The decision to develop outside Bangkok came earlier this year, after it became apparent that speculation had reached a peak, especially on Sukhumvit Road where land prices breached pre-crash 1997 levels, as industry players continue to hoard land at those prices.

As late-comers poured in, Raimon Land, one of the early birds’ in the city’s condominium revival, fled the scene.

Its last Bangkok project, “The Legend” on Soi Sala Daeng, had already achieved 80-per-cent bookings, leaving the firm free of financial pressures and able to embark on the Phuket and Pattaya projects.

Northshore’s two towers rise 28 floors and 24 floors respectively. The main structure is almost complete.

“All Raimon needs to do is finish five remaining floors. We expect the project to be done in 14 months,” said Cornick. Buyers should be able to occupy their units in December next year.

The project’s previous owner suspended construction after the Pattaya real estate crash a decade ago.

Cornick engaged architectural firm Woods Bagott to re-design and re-configure the towers and contracted K-Tech to build it.

The Northshore towers will share a podium on the two-rai land plot. The first four floors will be set aside for car parking. The swimming pool and gymnasium facilities will be located on the sixth floor.

The first tower, rising 28 floors, will have smaller units, starting from one-bedroom units, while the second tower will contain larger units, one per floor.

Units will range from 68 to 117 square metres, with penthouses of 265 square metres. Show units are available for viewing at the site.

A frequent traveller to the site, Cornick admits Bangkok’s worsening traffic congestion will make commuting to Pattaya less than ideal. “The real problem is getting out of Bangkok,” he said.

The first-stage expressway, which leads to the Bang Na-Trad highway, and the elevated Bangkok-Bang Pakong expressway are now almost permanently jammed.

Clogged all the way to Din Daeng on the opposite side, the jams are most pronounced at the Rama IV and Port entrances and chronically choked at the Sukhumvit Soi 62 section.

Much of the problem is due to the enormous volume of slow-moving industrial traffic, made up of container movers and overloaded trucks.

Although Pattaya is also notorious for its own traffic problems, Cornick said, “They are nothing compared to Bangkok.”

Visitors to Pattaya today will see that roads there are being dug up once again. The annual ritual has come to be expected in this beach town, which has never been noted for being graft-free, environmentally friendly or even slightly efficient. Nevertheless, it is the nearest beach resort to Bangkok after Bang Saen and Sri Racha.

Its popularity is expected to increase after the opening of the new international airport on Bang Na Trad, said Cornick.

Even with the promise of more traffic, Pattaya is well-located to take advantage of the expected industrial shift.

Raimon plans to invest about Bt900 million in the project, which will comprise 21,000 square metres of saleable space and be worth an estimated Bt1.4 billion.

Mayor Niran Wattanasartsathorn says he wants to change Pattaya’s image into a respected international tourist town. But he inherited a lot of long standing problems when he entered office. Some of them have already been addressed, if not solved, and he and his management team continue to seek answers to a multitude of issues, including increased security for tourists and reducing the crime rate.

Another important factor in image is the physical appearance of the city. What makes a town appealing to the eye so that visitors to the city get a good first impression? Cleanliness and trash pickup are ongoing maintenance jobs, as is the upkeep of public gardens, shrubbery and flowers. Pattaya has added a lot of landscaping areas to the city during the past few years.

Mayor Niran commented on the water sprinkler system the city is now installing. “Water pipes were laid down for water sprinklers for the plants in the middle of Sukhumvit Road and in North Pattaya. The first stage was completed, but the sprinklers’ ranges were set too high and they sprinkled passing traffic and poured water into the roads,” he said.

This year the second stage will start and will cover North Pattaya to Krathinglai by connecting water pipes from the Dolphin Roundabout. The construction will run from North Pattaya to the Pattaya Central Road traffic light (Top’s Supermarket), adding water pipe for sprinklers, which will be used in various communities including the schools and their fields and gardens. The work will take about 2 months, which will congest traffic on certain roads with construction areas. At the moment the Pattaya City Roads Department is digging on many roads including Beach Road and Second Road.

Mayor Niran said, “This image improvement plan is scheduled to support the new Suwanabhumi Airport, which the central government believes will be ready on September 29, 2005. As the construction project follows the plan, they expect that the new airport will support industrial tourism especially in Pattaya.

“The government wants to make Thailand the aviation and transportation hub of South East Asia, including transporting imported and exported goods by sea at Laem Chabang, which is one of the important ports for eastern Thailand, while Pattaya is a tourist destination. All of this could make Pattaya’s tourism grow more rapidly till the year 2005,” the mayor concluded.

Pattaya swaps old ‘two rows’ for minibuses
PATTAYA, Oct 6 (TNA) - Pattaya is to do away with its traditional 'song thaew' buses and switch to modern minibuses in a move designed to ensure a faster flow of traffic through this tourist resort in Thailand's eastern province of Chonburi.

Tourists who once had to endure cramped conditions in the 'song thaew' buses--named so because of their two rows of seating--will, from now on, be treated to more spacious vehicles, thanks to an initiative by Pattaya Mayor Narin Wattanasatsathorn.

Yesterday Mr. Narin said that a private sector company had already submitted its plans to replace the traditional vehicles with 16 air-conditioned 30-seater minibuses, six open-air minibuses and two buses specially designed for the disabled.

The new vehicles, said to be luxuriously decked out, will cost Bt30 for a single trip.

Also available will be daily travelcards for Bt90, three-day travelcards for Bt180, and monthly travelcards for Bt900.

In a recent interview, Mayor Niran Wattanasartsathorn spoke of a new project on the drawing board which would introduce a new air-conditioned mini bus for the city’s residents.

The mayor said, “Pattaya City made requests for central transportation and received 3 lines of transportation monopolies. There were announcements to the investment companies to invest in the minibus transport lines, and what came out of it was the Pattaya Beach Bus Co. Ltd. (PBB). Currently Pattaya has 3 traffic lines; the first line goes from Krathinglai Station – Sukhumvit – Jomtien – Thappraya Road –Chaiyamongkhol Temple crossroad – Pattaya Second Road – Dolphin roundabout – Pattaya – Naklua Road – Banglamung District Office – ending the cycle at Krathinglai Station.”

“The second line goes from Krathinglai Station – Sukhumvit Road – Thepprasit Road – Thappraya Road – Chaiyamongkhol Temple crossroad and continues this cycle. The third line goes from Krathinglai Station – Soi Phothisarn - Pattaya Naklua Road – Pattaya Beach Road, turns at Walking Street to Sukhumvit Road and continues this cycle. All three lines already have a monopoly on tourist travel. They use 24 buses; 18 buses with roofs and 6 others without roofs for tourists who love to see nature and partake in it. In the beginning the new line will have 2 buses for service available for handicapped people as well,” said Mayor Niran.

“Bus stops will have visible signs, unlit during the day and illuminated at night. We plan to introduce this as a New Year gift for the Pattaya City public. The service is expected to start around the end of December or at the beginning of January. The timetable planed is 6 a.m. – 1 a.m., but the company is still studying the fare. They have suggested issuing a one-day ticket, 15 day pass, 1 month pass, student pass, and officials’ pass. The company will discuss fixing the fare with Pattaya City when they have enough data,” the mayor said.

Further explaining the system, the mayor said the minibuses will have three colors; yellow, red and green, corresponding with each line. The company already has some idea of different attractive styles for Pattaya City. The Pattaya City Roads Department will be responsible for traffic flow before the minibuses start their service, such as providing shoulders on the roadside for bus stops to prevent traffic jams.

When reporters asked about the baht bus cooperative, Mayor Niran said that they had discussed the minibus service many times. In previous meetings they talked about traffic solutions. The president of the cooperative and its committee members acknowledged the lines will not interfere with their present routes and agreed that the minibus fare is higher as is the quality of service.

Niran said, “The increasing number of cars with limited space on roads will bring some problems. But the minibus has a fixed service time and won’t stop too long. The baht buses can continue to pass in the opposite direction, the same as before because the public still needs that kind of service. Right now we are studying one-way and two-way lines, but the results still need to be evaluated. For this service Pattaya City didn’t make any investments, we only applied the said monopoly, while a private company will take over that monopoly including all of its investments. If the company can manage to make a profit, they can continue running this service. Pattaya City must agree with the company on any income. Advertising will be a factor and the company and the city is consulting on this matter.”

The mayor reiterated that he hopes this minibus line could be in service by December 5 because it would be a good day to begin. However, if the company cannot meet this date they will try to implement the service in January which would be a great New Year gift for Pattaya’s public.

Royal Garden in Bt250m growth plan

The Royal Garden Resort Group is embarking on a major expansion of its properties in Pattaya and Samui, the company’s chairman said yesterday.

William Heinecke said the company would invest Bt250 million to add four extra floors to the Royal Garden Shopping Plaza and renovate the Pattaya Marriott Resort and Spa.

But the expansion is not limited to Pattaya, he said. The company will also develop the Anantara and the Four Seasons on Samui.

“The Rice Mill, our Chinese restaurant at the Royal Garden, is undergoing construction and will be open soon on the new top floor of the plaza,” he said.

The present fast-food outlet on the third floor will be moved to the fourth floor and upgraded to the level of The Loft, Central.

The 293-room five-star Pattaya Marriott is also undergoing an extensive enhancement of its public areas. About Bt50 million has been spent on refurbishment, which includes the 650-square-metre swimming pool, garden restaurant, Manao Bar and poolside Thai Sala.

“The resort is committed to combining international hospitality expertise with Thai culture and hospitality to ensure our guests take home a taste of Thailand,” said Somsak Tanruengsri, the resort’s general manager.

RGR focuses on Pattaya sites

The opening of Suvarnabhumi International Airport plus a surge of development by rival hotel chains has encouraged Royal Garden Resort Group to improve its hotel and shopping plaza in Pattaya.

Pattaya is about 100 kilometres from Bangkok’s new airport.

“We want to re-focus on Pattaya beach, where the infrastructure is ready, to provide better access to the new airport,” president and CEO William E Heinecke said.

Competitor Hilton International is opening a hotel in the beach destination, entering a dense market that already has a number of established hotels and international operators like Hard Rock Cafe.

Royal Garden invested Bt250 million to renovate both the Pattaya Marriott Resort & Spa, formerly named the Royal Garden Resort & Plaza Pattaya, and the Royal Garden Plaza shopping centre. Work on the hotel was completed last weekend.

Royal Garden already operates hotels and resorts in several tourist destinations as well as Bangkok.

Heinecke said the renovation project has refurbished the 293-room resort, including the swimming pool, garden cafe and restaurant, and poolside Thai sala. The pool is surrounded by tropical gardens designed by Bill Bensley, one of Asia’s most celebrated landscape designers. The sun deck and garden area were also completely re-designed with Burmese, Thai and Cambodian architectural styles.

The hotel’s refurbishment was officially announced on its 25th anniversary and the second anniversary of its renaming as the Pattaya Marriott.

“The expansion is not only happening in Pattaya, but will eventually include developing two properties in Samui, one being Anantara and the other Four Seasons,” Heinecke said.

Royal Garden is also adding another floor to the three-floor shopping plaza in Pattaya at a cost of Bt200 million. This work, aimed at making it Pattaya’s most modern shopping centre, is due to be completed next year.

In the same location Ripley’s Believe It or Not museum will add a new House of Ghosts, expected to attract visitors from next month onward.

“The resort is set to ensure our guests take home a taste of Thailand. We are training [staff] to ensure they offer five-star service in Pattaya,” its general manager Somsak Tanruengsri said.

BTW : I went to Pattaya today and I was absolutely thrilled, there are hugh booming there, loads of many residential projects underconstruction some are not so tall...8-10 Storey but some are quite tall such as Jomtien Beach Towertell 2 towers of 28 storey, North Shore, View Talay phase 4, 5 and 6 which are all 26 storey tower each but situated on a differrent site.

therefore these I posted today just only I got a chance to stop the car and managed to snnap some pics, those I didnt I'll go there later...:)

Walking Street’s 101 listens to latest plan

Owners of Walking Street businesses last week listened to the latest plans to develop and change the Walking Street area. Not all were impressed.

The project would allow 40 meters from Walking Street to the sea to remain intact, but also includes removing parts of buildings that are infringing on public property, to make way for a 1 kilometer concrete road, boardwalk and parking facility. The structure would be built over the water, allowing the tide to ebb and flow unhindered.

The details include:

1. A boardwalk in front of the buildings, 10 meters wide with shop fronts being remodeled.

2. A 14 meter wide, 4 lane road to be built allowing two-way traffic. The road would be a continuation of Pattaya Beach Road down to the Bali Hai pier and onto Pattaya Third Road, and is aimed at easing congestion. Walking Street would then be permanently closed off to traffic with the street being refurbished to take on extra activities.

3. Public Gardens: Design for a garden/park area on the eastern side of the project leading down to the water’s edge allowing for activities and visitors to rest.

4. Annex facility allowing children to play as well as activities to be held, located next to the garden/park area.

5. Car Parking: A large car park for cars and buses with easily accessible entrance and exit points and reduced traffic congestion.

The working team also intends to conduct a detailed study including an environmental impact report, potential benefits in the overall picture of image, economics and to residents and costs. The results of the study will be compiled into a comprehensive report to proceed with the project in which they (ASDECON) believe will ease traffic, beautify the area and provide new business opportunities, especially for vendors on public property in accordance with the law, with rent being paid to the government.

Once the report is complete, further information will be collected from business operators and presented to the research committee in regard to environmental implication for further assessment. The process is expected to take some time to complete before the package is given to Parliament for approval. Providing there are no snags in the process, the project will go ahead.

One snag might be the owners of the 101 businesses along that stretch. They were invited to attend the proposal announcement. Community leaders, government representatives, academics and private enterprise were also present.

Sukum Wiputtharnont, representing the 101 businesses said, “We have already elected representatives to oppose this project, as it is unfair and will cause major problems. The 101 businesses have been there for a long time and realize that they are an important part of Pattaya’s tourism industry. City councilors have visited Walking Street and the businesses and everyone feels that it is not appropriate to remove parts from any building because it is an economic center in the city. It is appropriate to preserve what is already there and not make alterations. We have conducted a survey among residents and visitors and the majority feels that it not necessary to change what is already there. This has been handed to the minister of tourism and sports with a suggestion that if changes are to be made they would be to further beautify the area. We (101 businesses) are united and will fight to the bitter end any efforts to remove parts of buildings.”

Another meeting is scheduled for next month to assess follow-up studies.

Pattaya prices poised to soar

The prices of quality residential units on the outskirts of Pattaya are likely to soar by 30-40% next year due to the city's growing appeal among retirees, families and investors, according to Paul Davies, director of KCR Homefinder Co, a foreign brokerage agency based in Pattaya.

A major reason for the expected rise in values is the new Suvarnabhumi Airport, which will be less than one hour by car from Pattaya.

Mr Davies said the steady amount of foreign direct investment in Chon Buri and Rayong provinces was also pushing up prices in Pattaya's housing market, particularly in the rental sector.

He noted that high-quality houses and condominium units priced in the range of 6.5 million to 20 million baht had shot up in value in the past 18 months, with part of the supply being taken up by property investors.

Prices rose mainly in the Mab Prachan area, which has clean air due to strict city planning around the Mab Prachan reservoir, with an eye to keeping the population density low.

``There are many high-quality developments in the area 10-15 kilometres south of Pattaya heading to the Bang Sarea subdistrict,'' said Mr Davies whose company specialises in sales and rentals of quality residences.

However, he expects that prices of lower-valued units, ranging from one million to four million baht each, will rise about 15-20% next year.

Mr Davies said his firm had been successful in selling high-end units in Pattaya and nearby areas to buyers from Europe, the United States and Australia as well as to residents from other Asian locations such as Hong Kong and Singapore.

He said many of these buyers had shopped around in Phuket, Koh Samui, Hua Hin and Krabi but opted for Pattaya due to the more affordable prices.

Besides beaches, Pattaya also has other attractive facilities such as five Western-style shopping malls, 18 golf courses, five international schools and medical centres.

``Pattaya really does have a lot to offer those considering living here,'' Mr Davies said.

The city administration has also upgraded the infrastructure to cope with future development in and around Pattaya, and district officers strictly examine applications for real estate projects.

``Those not complying with the approved plans face stiff penalties, including the dismantling of construction, heavy fines and possibly imprisonment,'' he said.

For a property investor, Mr Davies is of the view that an investment of six million to 10 million baht in a quality housing unit would reap annual returns of 7.5% to 8% on the back of strong rental demand from expatriate families.

Sriracha Municipality to build “Kwan Yin” statue

Sriracha Municipality, Sriracha District Office, Council of Cultural Affairs for Sriracha, and the Sriracha public are building the biggest “Kwan Yin” goddess statue in Thailand.

The biggest “Kwan Yin” goddess statue in Thailand is being built in Sriracha.


The statue is being made out of white jade, and it will be erected at the Koh Loy Sriracha Public Park to honor His Majesty King Bhumibol Adulyadej the Great on His 77th birthday, December 5, 2004.

The statue will be placed in a central elevated position for the entire Thai population to see, and will be the new visiting and recreation place for Chonburi.

The goddess Kwan Yin statue will be 4 meters high and will be made of white marble and white jade from Myanmar, and will cost about 30 million baht. The money is being donated to the Sriracha Municipality by U-thai Chailuekit. A Chinese Royal Palace master craftsman will carve the statue. Part of the goddess Kwan Yin statue will have 2 disciples, which will be 2 meters high and have an 80 cm joss stick pot.

The Bodhisattva, according to Mahayana principles, was ordained by avatar in female form to be a daughter of King Meow Jong in China 2,300 years ago. The Chinese, Japanese, Vietnamese and Korean Buddhists have much respect for the Bodhisattva because of her help to release people of their anxiety. Therefore this goddess, known as the goddess of compassion for her sacred miracle performing power, is predestined to help people who are down on their luck.

Thirty-three new vehicles supplied to Pattaya police station

Increased patrol of city will reduce crime say donators

Pattaya police station on Soi 9 was presented with a new patrol car, 2 pickup trucks and 30 new motorcycles on November 4. The vehicles were provided by Pattaya City authorities and council members to help police officers improve their service to the public.

Until now, the station sorely lacked enough patrol vehicles to adequately cover this fast growing city. With the added means of transportation, officers can more effectively perform their duties.

The formalities took place in front of the station and the vehicles were handed over to Pol. Lt. Gen. Jongrak Juthanon, Region 2 police commander, Pol. Maj. General Anan Jaroenchasri Chonburi police commander and Pol. Col. Somnuk Changate, Pattaya police superintendent by Mayor Niran Wattanasartsathorn, accompanied by city council members Pisai Panomwan Na Ayuthaya, Bunlue Kulawanit and Farouk Wongborisut.

Pol. Lt Gen. Jongrak expressed his thanks. “It is my pleasure to receive these new vehicles which are so badly needed, and I want to thank the city and the public for their support for police activities. The vehicles will be used to give added protection for residents and tourists and to safeguard lives and property. Our officers have a large and busy jurisdiction to protect and will now have the tools to more effectively patrol their areas. They will also be useful to provide security for HSH Princess Soamsawalee, who always travels by road from Bangkok to Pattaya for her activities. Therefore the vehicles given by Pattaya City will be very useful for the police to better carry out their duties.”

Surveillance cameras along Pattaya and Jomtien beaches approach second stage

Pattaya City is in the process of installing TV monitors along Pattaya and Jomtien beaches to help crime prevention and ensure the safety of residents and tourists.

A recent meeting at city hall was held to finalize the details of more installation points for the CCTV project. The first stage of the project entailed 60 installations from North Pattaya to Jomtien Beach in front of the information center, and is already 50 percent completed.

Apichart Puechphan, Pattaya’s deputy municipal clerk led the meeting attended by representatives of concerned departments, project committee members and a representative Tesco-Lotus Co. Ltd. Discussions centered on the second stage of the CCTV project.

During the session Apichart said, “At the moment Pattaya City uses high quality technology for crime prevention and law enforcement. We are in now in the process of upgrading our technology and the CCTV project is part of an overall move to improve security in the area. The first stage is already 50 percent finished. We now need to address the second stage of the project.

“Pattaya City is studying the second stage of 25 installations by continuing the first stage at the Information Center (opposite Surf Kitchen Restaurant). CCTV technicians say each camera should have a distance of about 4 - 5 km. The control center will be at Pattaya City Hall, which must be updated. Technicians will build a second control center at the Jomtien Information Center, named the ‘Chaiyrapruk Center’. When the 2 projects are completed along the Jomtien and Pattaya beaches they will have one central control in Pattaya City which will connect with 5 sub-branch control centers. This comprehensive method of surveillance should provide a considerable increase in security for residents and tourists and will be a valuable aid to law enforcement agencies in their duties.”
