last time i was at sapphire a month ago, ung rails inside the 2 elevators were purposely taken off coz the mirrors inside accidentally cracked due to careless use + a portion of lobby front steps' edge chipped off. doesn't bode well to real estate value appreciation. eye sore talaga. :bash:i hope they are fixed by now. btw, how do u like our new bldg. manager in sapphire?

Sad to say, hindi pa rin napapalitan yung basag na mirror cladding sa loob ng elevator, i was there last week and i noticed, medyo eyesore nga! :ohno:

Marami na talagang naloko si Nonie. I don't think he's taking his time, nagamit nya lang siguro yung pambili ng materials sa ibang projects. I'm sure when he talk to other clients, he will tell them na may hindi nagbayad or other excuses.
I hope members here will stop patronizing him, if only the building admins can relay the REAL stories behind his kapalpakan. :ohno:
BEWARE cheap is not always good baka mapamahal pa kayo in the long run.

I learned this lesson the hard way. Sumasakit ang ulo ngayon ng bago kong contractor sa pag rectify ng mga cabinet drawers na hindi masara ng maayos dahil wala sa eskwala! Pagdating sa cabinets, palpak gumawa ang karpintero ni Nonie! :ohno:

Yung bago kong contractor, meron magaling na karpintero na matagal nang gumagawa ng wooden furnitures, kaya nakikita nya yung maling diskarte nung unang gumawa. :bash:

Mabuti na lang talaga at hindi ako ang nagbayad ng "construction bond". Pina-hold ko na sa property mgt. para maka claim ako sa lahat ng gagastusin ko sa rectification works ng bago kong contractor. :)

The kitchen splashback was quite a gamble but paid off really well :) Ang ganda very modern and chic ang dating!

Congrats Sapphire16-G on your successful unit - job well done.

^^mismo....napansin ko yan mga carpenters niya hinugot lang atah sa tabi tabi:bash:dami kong pina rectify lumaki ang gastos dahil palpak ang pagka installed ng toilet door(ang door handle baliktad ang kabit) at ang pagkagawa
sa wardrobe(built in cabinet door ganoon din):bash:ayaw ko na lang patulan dahil malaki na ang ginastos ko:ohno:

^^whattt??? wala atang planong ayusin un ah. :ohno: para saan pa yang monthly assoc dues? :bash: we really need to establish hoa soon to make sure that owners' interest is protected. btw, who has control over bldg maintenance? is it still G&W or FPDAsia?

^^ Ang alam ko, property management is being handled by FPD Asia. They really should be looking at some of the repairs that needs to be addressed sa loob ng building, specially sa common area. :bash:

Are they going to replace the benches at the swimming pool area with lounge chairs? I remember Winston asking this same question before. :ohno:

I asked the property manager for it, both rommel and glen told me that the lounges are part of GW building delivery. If they did not include it then that is it. They said that those lounges are not part of the association dues. If we want to request those lounges, we would have to ask GW for whatever was promised as part of their delivery. so hanggat walang nag sasabi sa GW benches lang daw yun.

For BSR, they have not delivered anything as swimming pool lounge. Dapat
pala follow up. :bash:

We need at least 51% unit owners present during the election day in order to proceed and elect board members for our building. Thank you.

In case u haven't heard of it yet, there is this tax, albeit minimal, condo owners need to pay to city government on top of the regular real estate tax for individual unit. And according to Ms. Bing of the admin office, we will soon be charged with something like equipment/machinery tax. The reality of condo living. :bash:

Pare, do you have the contact info sa contractor na pinatapos mo sa unit mo? Nonie is still not done with my unit, and I can't get a straight answer from him. I'm just going to eat my losses and move on. Mag 1 year na yung project ko hindi nya ma tapos-tapos.

hello fellow sscer's!

just want to inform owners that the company who was looking for units to lease at Mckinley Hill turned their attention to G&W projects most especially the newer ones due mainly to the size of the 1BR units compared to Stamford Residences. since they would be housing expats, a minimum of 48 sqms is required. Add to that the units should be:

1. Fully Furnished (interior finished is a plus)
2. with ready cable and wifi

please send in your units for lease so that we could offer them. Tenants move in by the 1st week of March. Thanks so much for those who could offer theirs!
