This Lis Pendens annotation puts a cloud on the title. This involved all the unit owners' TCTs. I have not seen my original TCT, since I am based abroad, they need me to claim it personally. But for those who have their TCT on hand, can you please confirm if there's a lis pendens annotation on the face of your TCT? For prospective buyers or even banks, who will buy or accept a real property with a cloud title, meaning not free and clean title? The lis pendens was recorded in April 2008 vs G&W, et al. As to the details of the case, you can get that from the records of the court. The annotation on the title will state the case number and the specific court where it is pending. In all likelihood, what happened here is that a person having a claim against G&W filed a case against it and annotated the lis pendens on all G&W properties to have these properties secure the payment of the claim if granted by the court. But again this is all speculation until we have more information. I think, though, that since G&W is already requesting for an SPA for the removal of the lis pendens, then the claim or "cloud" may have already been lifted already, you just need to authorize G&W to have it removed from the Register of Deeds. And I don't think SR residents should be worried, kasi wala pa tayo na titles. Kung wala na ung kaso, then hindi na siguro i-annotate sa magiging titulo natin ung lis pendens. At baka din naman specific lang sa Hamptons ung dispute or case. Also by theRick and Superboy's contractor and many others that are going through their fit out now as we speak. With Nonie it is really the quality that counts, which will give you more reason to pick this guy, take a look at some pics i just posted below. Ang kinis ng gawa. Remeber I dont make any money of spreading the word. I just want to share with you that there is a good contractor out there. Tested na sya through theRick, Superboy, and now me. You really have to watch out for their work, after all it is your money. Lesson learned, better safe than sorry. To tell you the truth, I'd rather have it this way, where I have more control as to how things are going to turn out, than go through disappointments and all the surprises you will see at the end when it is too late to fix it. I remember with hv_k's unit, every time he asked to have something redone, the contractor got mad and demanded for more money because, he's losing his profit. The tension built up between the customer and the contractor. This is how they parted ways and the contractor, who was arrogant and didn't know how to do business just left without finishing the unit and giving back the money. Can you imagine, the customer paid most of the 1.7M on the contract. Only 10% was left to be paid off and the kitchen was not even done yet. I wouldn't want that to happen to me. I do construction here in the US and the same case with customers here. While I'm installing their floor tiles, she was literally watching every thing that I did. If it didn't look good, she had me changed the tile that would match it perfectly and that is everyday. We all want our moneys worth. We worked so hard earning that money. hello! below is a quote from one of the customers, i couldn't have said it better. bravo! I hired my nephew to be there not totally to supervise but to look at problems and to observe the things that were done that may not be according to my instructions. Remember your instructions may be interpreted differently by anyone who is doing the work, even the foreman may have a different understanding from what you are saying. These are skilled workers, you can't expect them to think for you. Anyway my nephew sent me pictures twice a day. One in the morning and one in the afternoon when certain work if finished. I am very particular as to how things are done in the unit so I made sure someone was at the unit to literally man the place and its construction. I've learned that these skilled workers will hide something that was done wrong because they are afraid they may end of paying for it. I reiterated to my nephew that if it is wrong replace it at my cost. Just get it right and correct the mistake. I figured the cost would be less if it was redone rather than me finding it out when they're all gone and I have no one to fix it. The money I paid to my nephew was well worth the headache in my opinion. Nakatulong pa ako. TheRick June 25th, 2010, 02:31 AM Same with our experience. It would be nice to give them the plans and the just get a report on a weekly basis. That is do able but in reality it would be really advantageous to have someone oversee the construction as it goes along. Its really different to have a presence on the location. Plus, in our experience sometimes you make modifications to the plans on the fly. Somethings really look good on paper but in actuality it doesn't. Its nice to make those adjustments early reducing your cost to redo it and at the same time save you some construction time. Quality is very subjective. Sometimes ok na sa amin but either Nonie or my eng. cousin would have it redone. There are times ok na sa kanila but hindi ok sa amin. I gave him the work and the schedule of the arrival of some of my materials and furnitures at bahala na sya sa coordination ng workers with the arrival of the materials. So having said that, there were times when only one or two people were working inside my unit, yes my unit took 4 months to finish, therefore the work was not rushed. I noticed that a lot of you guys are asking for your unit to finish in two months time. I'd say it is ok to ask for that time frame, but expect the quality to be less than compared to something not rushed. Ang iba two bedrooms pa and asked to finished it in two months. Ok lang, pero may work around jan. Get someone to be there for you kasi ang mga workers will work so long as you give them work pero due to the rush time frame you need to give them guidance para alam nila kung what and how you want things done, in other words have someone there to oversee your needs and satisfaction. Kasi with the given short time, of course they'll do the job and move on to the next one if no one is complaining. All I'm saying is that they are given the instructions and if they hear nothing from anyone including the foreman then as far as they are concern the job is done. If I were the worker I would assume the same thing. But because it is my money that is being spent here. I hired someone to be there for me. It will save you a lot of headaches and money. Nakakalimutan nyo na maraming mahal mag charge at mandurugas na contractor jan, nagtutulungan lang tayo. Madami ng naloko na clients kagaya satin. Mas mahirap pa nga mag hanap sa mga nasa labas kasi wala tayong means para mag canvas, it's all word of mouth. Pasalamat ako hindi ako bumagsak kay Stephen David at kayo din. I volunteered to try this contractor so that I can share the experience with all of you guys and hopefully help you in deciding who to hire and more options at para my proof na maganda tong kausap at hindi ka lolokohin. Ngaun kong quality ang pinaguusapan, very subjective yan. Case to case basis yan, dapat i exercise ninyo rights nyo bilang isang client. You have the right to get the service you deserve kasi you paid for it. Hindi naman tama yung magrereklamo kayo dito sa forum tapos ne hindi papala nairereklamo sa contractor para maayos. Ginawa ko tong pag pagawa kay Nonie not only for me, but to share it with all of you dahil nga sa mga nanloloko ng mga contractor lately. Now that we have a good contractor and an affordable one, let's take care of it and please be careful with what you say here sa forum kasi yung iba nagdedesisyon pa. Alam nyo naman na sa oras ng pagpili mo ng contractor mahirap talaga kasi ayaw mong mabiktima ka. Kawawa naman ung nasa mga stages palang sa pag pili kong sino kukunin nila. Be specific and truthful with your complaints para hindi misleading, tama ba? Nonie is not bad at all. I'm sure it is the same with any other contractors, you will experience the same dissatisfactions. I remember hv_k had the same complaints and every time he would ask Stephen to redo something Stephen would get mad kasi daw malulugi sya kasi bili sya ng bili ng materials. Eh kung gawin ba naman ng tama eh di na bibili ulit. Pero kay Nonie madali syang kausap. You just need to tell him what you dont like and he will fix it. Yan ang Nonie na kilala ko. I have to admit dami din ako reklamo pero ginawa lahat. Ako pa, hindi pwede ang sorry sorry sakin, kelangan ayusin talaga. o diba? Reality really is, you have to be prepared that the actual finish is never going to be like the picture you have. You have to be ready to make exceptions and adjustments. You have to learn to say to yourself that is good enough for me. We have the tendency to make things perfect, which is impossible. Just a few questions. Climax777 1) When you saw all the mistakes, Did you inform Nonie about these mistakes? 2) Did you ask Nonie to rectify the mistakes? I'm sure you still have XX% of retention fee that you hold until the job is finished. If there were things that were done incorrectly for sure a contractor would try to fix it in order to get the remainder of his fee. If No, Why would you not let your contractor correct the mistakes? 3) You mentioned you spend 75k to correct the mistakes you listed. Was your retention fee higher or lower than the 75k? If the retention fee was lower it would make sense for you to ask Nonie to fix it. Unless Nonie refused or there is a grave misunderstanding on the cost then I could see getting another contractor. If the retention fee was higher then that might be what chillendawg was pointing out. I moved to the Philippines on my summer break from school in the US and hope to finish this unit successfully even though I have no design or construction experience. I don’t plan on renting it out when I’m gone and my materials and décor reflect that fact. Let me just say that the building and location are amazing. I can walk to Burgos Circle, which has great restaurants and bars, and on a cool day, I can easily walk to Bonifacio High Street. If you bought this unit pre-selling like me, you’re already a winner. Here are a few things you might want to consider before you start: General: 1. Pick a contractor that you vibe with and can show you completed units he’s done. I am working with Nonie Tolentino who provided me with the most reasonable estimate. I trust him and appreciate his personality. He has a lot of other units being built, but meets with me on a daily basis and responds always to my texts. I can’t think of a contractor who will supervise every aspect of construction. That sounds more like “bantay,” and having one is very important because certain parts of your unit can be completed in a day or two and if nobody catches an error, you lose time and money. I rented a unit next door which is costly (and impossible if you’re abroad), but it has saved me a lot of headache. I can walk over throughout the day (but not micromanage) and specifically instruct the workers on their tasks. You can get an interior designer to streamline the process (and there are affordable ones), but getting someone who shares your vision to check in every other day or so, will suffice. I am somewhat of a perfectionist, so I’ve had them redo certain things that aren’t up to my standards and they happily do it. I also try to catch the problem in the early stages or before it even begins. * Keep in mind that if a design is not to your liking, but a result of poor communication or vague directions, it’s somewhat unfair to expect them to redo it without compensation. So be specific to save hassle and time from the get-go. I’m guilty, but always get things down in writing. Each payment should be documented-- any changes in design should be discussed as to how it will affect the final cost. Protect yourself! You might want to include a timeline clause, as delays are costly but anticipated. 2. Have an idea of what you want your ultimate unit to look like. Browse around and see what inspires you or how others have effectively used the space. Thanks to this site and magazines, I’ve gotten a lot of design ideas I wouldn’t consider (like, hiding my aicron units in recessed pockets. I’m not sure if others consider that a violation of intellectual property, but I didn’t… maybe foolishly.. but all design is an exchange in ideas). I personally had a strong vision of modern Filipino with antique pieces (I want to remember where I am and celebrate Pinoy), white walls, dark floors and a masculine bathroom. No built-in accents as I want to have a clean palette if I add artwork or change furniture. Draw or provide examples because it really helps the workers envision what you want (they will usually tape pictures on the walls to follow). 3. Perhaps the most frustrating aspect of this whole experience has been just waiting for things to happen. Not a single company (big and small, high-end or super local) has been able to keep their appointments. If you can somehow get them to commit to a time or day (they usually say that they’ll just text when they’re near! I’ve gotten a lot of reading done just waiting by my phone), it is still no guarantee that they’ll show up! One supplier took a whole week to show up despite advising me almost daily that they were on their way. This casual, inefficient, way of doing things is common—from builders, to cashiers. It’s difficult, buy you must accept it as a way of life to maintain sanity. You must be prepared to suspend your impatient American ways and be as culturally sensitive as possible (but still try to get them to commit and hold them accountable). 4. Expect to go over budget because the cost of things is so arbitrary. Lots of surprises that you would never ever consider. I can and will make specific suggestions/examples later (and more in depth if you’d like to PM me) but cost varies so much based on numerous factors. But if you really want to stick to a budget, list your priorities accordingly, add a significant buffer and know what you won’t compromise on in quality and what really doesn’t matter. Perhaps you can have things done in group order. The most basic and important first, then things like furniture or electronics later (so they can be adjusted based on remaining budget). This way, you’ll be sure that the important things are taken care of initially. * It’s very easy to opt for the better quality item/finish/version, especially if you’re converting dollars, but this can be very dangerous and adds up quickly. Trust me. ☺ Some choices I made about my unit: 1. I got amazing tiles at Tile Express to cover my bathroom from floor to ceiling (for easier clean up) for less than 24k. Well-worth it to me as the tiles are well made and look fantastic. Consider it versus painting some of the walls. 2. Expect to pay a lot for split type ACs. This one caught me by surprise. There is some variation in price, but SM is most expensive. For the 1 bedroom, you’ll need a 1HP in the bedroom and a 2 HP for the living room area (most brands). I’ve found that paying in cash (which is always the cheapest way—ask for the cash price) at the Carrier store at MC Home Depot at the Fort is cheapest. For normal units, its 24k (1hp) and 34k (2 hp). The new technology inverter types are 34k/44k, respectively. I am getting the inverter though because you save 60% on electricity costs which means that I make up the jarring difference in price in 6mos to a year with normal usage. I also knocked out part of a superficial wall on my balcony to make sure that the compressor doesn’t block the door or the 2hp unit isn’t in the balcony area (there are lots of units in the building that have huge compressor units taking up valuable balcony space or blocking the door). Installation for 2 units has been quoted on average at about 22k, but the company that handles Abenson’s at Glorietta 5 went all the way down to about 14k. 3. I just got a quote for roll-up white blinds (personally don’t prefer curtains because I want to take advantage of my view and since there will never be a building in front of me and therefore don’t have a privacy issue) to block out heat for 35k for both rooms at Duratech at the Fort MC, but that might be too much so I’ll keep looking. 4. I got a separate company to build and install my kitchen cabinets and my floors, which, looking back, is a more expensive way but also sped up the fit-out in general because the manpower is absorbed by others instead of my contractor. I wanted to make one wall of white cabinets with super high gloss piano lacquer finish. Modufit at SM North quoted me at 115k (which was too excessive) but I found a good cabinet maker called Artison Hardware at MC Home Depot that cost me only 65k including installation and countertop but I have to wait 30-45 days because they’re made in China. Other companies cost similar or more for not so great quality or design. I know that making cabinets with your contractor is an option. The one’s I’ve seen have not been my style, so I opted to do it this way. I also got a separate oven and 4 burner stove which, in retrospect, I realize might be unnecessary since I don’t cook (a two-burner would have been fine with no oven). I made a major mistake by adding 3 cabinets to the bottom half (and therefore the top too) versus 2 because I considered the LPG tank (despite staring at the gas line everyday!). I got decent Elba appliances (24k for stove, 8k for range hood, 10k for range, LG fridge for 22k). Under the counter sinks are double the price (7k for single basin) of the ones that go on top of counter. For the floors, I got Apo hardwood floors, which were a splurge at 75k for both rooms but I wanted the dark, shiny look. That’s cheaper than the 110k I was quoted for natural bamboo. You can get good quality laminated wood for about 35-45k with the sub flooring, but I personally don’t like the feel of them and there is a risk of the planks separating (depends really). 5. If you plan on drop ceilings/ cove lighting (which is striking and a nice conversation piece—and lighting is the most important part of design), expect to pay P1500 to move EACH sprinkler and smoke detector. Also, if you plan on relocating the intercom (which I did because I wanted to level the wall), that is also 1500 per building admin. 6. Simple baseboards will cost you about 15k. Good doors are about 6.5k each with hinges and decent handles. 7. I’m looking into getting a garbage disposal (the grinding mechanism in the kitchen sink) versus the mandatory grease trap. This grease trap is so odd. It’s just a plastic receptacle that gathers gross stuff that must be emptied out every few months. I’ve heard about these leaking! Will update about that (cost and building approval). 8. Most quotes for fit-out don’t include final painting which is about 20k. 9. Man holes are required in the ceilings in the kitchen and the bathroom. I think they’re an eyesore so I’m looking for vents that are the right size to put instead so it looks more intentional. I’ll just cover the inside of them with paper so dust doesn’t come out or cold air doesn’t go into them. 10. If you’re looking for cheap items, Dapitan in QC is supposed to be good (if you’re looking for Pinoy items) but you can also browse sulit.com.ph which is like ebay or Craigslist for 2nd hand and new items. 11. Quality is an issue everywhere, unfortunately. Serendra, The Residences, even the most upscale model units for flagship projects have construction and finishing imperfections. Sometimes, the walls are built unevenly and even tiles from the same batch are different sizes. You’ve just got to find which battles you want to fight and be smart about what to waste time, effort and money correcting. I hope that this helps prepare you for the worst and unexpected. But it’s also extremely rewarding to walk into your unit and know you built something. You worked hard for a vision that is manifesting with every spackle of putty. It’s a daunting process, but I can see the end and I know that it’ll be worth it. That’s all I can think of for now; didn’t think it’d be so long! I had the superficial wall behind the AC in the living room opened up above the unit so it's still hidden from view but open to the area behind it near the windows. I moved the room AC to the wall near the balcony door (and will just have cove lighting extended a bit-- losing a day) so the piping and wiring won't be too bad. It actually worked out well. I suggest that you guys consider the AC units and how they impact your design. For many, its not a big deal and they can just keep it where it is. However, if you do plan on moving it, there's a lot involved with the drains and wires (wiring is for regular units and must be replaced for inverters). He even told me, that everything has been purchased and is on its way to the site na. But nothing turned-up that day! On top of that, i'm stuck with a unit that has a lot of defect works left unrectified. Not to mention that i've already paid 90% of the contract value, yung ibang gamit na kasama sa contract amounting to around 5% ako pa ang bumili, so total amount paid is already 95%. Buti na lang sya ang sumagot ng construction bond and i was told by the property mgt. na pwede ako mag-claim ng expenses to be deducted from it, which i intend to do. I have also asked them not to release his contruction bond until everything has been completed and all the expenses claimed. I'm now in the process of hiring another contractor to finish what's left. It's a good business for him pero not for his workers, they're not getting paid and they're working on different projects at the same time pa kaya di natatapos or maraming problema pag natapos. most of his workers, di professional at nahiram nya lang kung saan saan. I'm sure alot of the victims would rather not share their horrid experiences, but my motive is to simply help the other members here before its too late. :ohno: gmwinternitz February 4th, 2011, 03:36 AM chepest is not always the best.... the best is not always the most expensive.... chillendawg February 4th, 2011, 05:58 PM chepest is not always the best.... the best is not always the most expensive.... that is so true...in my case, i think it's really how you handle your project that matter, after all it is your hard earned money that you're spending. im sorry but i won't trust anyone when it comes to my money. one can't just leave it all to someone you hardly know and expect it to finish like how you imagined your unit to be. one has to have a crystal ball to read my mind. my unit turned out great because i had my eye on it every single day! i did hire someone that supervised the fit out for me, but i felt that was not enough, i had him send me pictures everyday for every progress they'd done from start of day until end of day. this way if i see anything that were not done according to my instructions, i was able to correct the mistake and finish the work just like how i wanted it done. this is my second condo and my second fit out, and one thing i've learned in pinas, laborers in pinas are just skilled workers, they only know how to work the way they were taught how to do work. I work as a contractor as well in the US as a sideline job, but I'm also a college graduate and i do great work as a contractor. the difference i noticed is that these laborers are not educated, therefore, when they're given a project and it is something different from what they were taught, they don't think, they instead assume that how they know it is the right way. Even with the foreman, with just words given as instructions to them is not sufficient in order to convey your thoughts to them. I found this out at the beginning of my fit out, so what i did was to hire someone for me to supervise and to send me pictures because i felt this is the only way that i will not waste my money or be disappointed at the end. oh and to make things worse, even the person i hired had a different way of interpreting and understanding my instructions as well. i thought, "seeing is believing, so a picture for me to see is the only way. that's how i did it, it was a lot of work, stress, and headache every single day, but i did it to my satisfaction. if you ask me if i would love to do it again.
